(3rd lease) From the original date of signing the first lease, I was scammed out of $120.00 in processing fees, that I was advised I would get credited back for... I never was. Additionally, the master bedroom had a leak in the ceiling and black mold actively growing, it took about two weeks to be repaired in which I could not move into the bedroom, also never reimbursed for that time. To avoid any additional fees, I put my account on "autopay", days later $500 was stolen out of my bank account by the accountant. Additionally, the washing machine broke, which took about two months to fix, costing me time and money at laundromats. Never reimbursed. The master bathroom had a very bad leak from the upstairs bathroom which took over two months to repair. The front door of my apartment has been broken for over a year, in which multiple maintenance workers advised that they would fix it and it still has not been. Most recently the air condition unit has stopped working and the unit was blowing out heat, making the unit over 88 degrees on a hot day, in which I had to leave and stay at a hotel due to the level of heat. When attempting to (stupidly) renew my lease for the 1st time, management withheld the lease, forcing me to pay a $450 fee due to their negligence. I've been advised that there is full-time "security" which has never been seen from anyone I've talked to. Vehicle burglaries have occurred, drugs being utilized, smokers on balconies, abandoned cars in the parking lots, college parties, and other noise disturbances. Even my sliding door was smashed while I wasn't home. The most recent issue I've had is with the accountant, I've caught this individual "cancelling payments", then charging late fees, and then approving the payment afterwards, but leaving a late fee. The payment website also suspiciously crashes during the first 6 days of each month. If you'd like to leave after your lease is up, it's a 60-day notice. Once you agree to leave, they immediately tour your unit and charge you miscellaneous fees on your last two monthly payments and threaten you with a court proceeding. If you wish to be month-to-month it's a 30% rent increase, 6-month lease is a 15% increase, and a renewed yearly lease is a 6% increase. But hey, you get free brunch on Sunday and the location is close to the shopping center and expressway entrance. read more

We have just completed our lease for 12 months. Just listen to the reviews, and rent elsewhere. Our first month living in our renovated apartment we were without gas for a weekend due to a gas leak you could smell in the home. We also had the hot water heater go out right after. The dishwasher wasnt even fully installed, and had to be finished upon our arrival as well. For the 2100 a month price point. You'd assume better. Even though we were told in the inspection our house looked great. We're now being told that the entirety of the carpet, and walls. Need replacement and repainting. Which is just a lie. The management doesn't even pretend like they care after the initial consultation. It really is sad cause my fiancé, and I were very excited to get this property, and to watch all the work we put into it be wasted is ashame. They also tried charging us for another pet screening when having a notice to vacate already. Just seems like they'll try anything anyway to get more money. read more

If you go to visit their apartments and townhouses and find something you like, please be aware before you sign anything. Their management team is the absolute WORST you will ever have to deal with. They send out warnings and letters to all tenants when they expect things to happen/change but they don't follow up with anything. Also when it's ever time for you to move on or leave your apartment/house in that development, they will do whatever then can to never respond to you, do anything else but issue you refunds such as your security deposits and even go as far as to say that so and so is damaged so that they can charge you even more. I personally finally received my security deposit check after the expiration date on the check issued. That's 90 days late! Would not recommend this management team to anyone. read more

Horrible experience.... The neighborhood and unit layout were nice. However, I rented for 1 year (stayed for 10 months) while house hunting. After happily paying the full 12 months as agreed and turning over the unit, they took my entire security deposit and tried to get more. I had to pursue them in court and even two years after that I'm still sorting this out. They do not want to pay a dime towards normal costs of turning over a unit. Do your due diligence and read reviews regarding returning security deposits. Very disappointed by how this all ended because the initial experience was good for what we needed at the time. The property manager even lied in court and stated that my cabinets were new. I had documentation of them being in such bad shape that they offered to come and paint the insides. I opted to use liners since I knew we wouldn't be there long. If you decide to ignore reviews or are already there, take a lot of pictures and video when you move in and out!!!!!! read more

Sadly, I have to agree with all the complaints on here. I've lived here five years. When I first arrived, their maintenance department was top notch. They had committed employees who took pride in their work and made sure the repairs were to the consumers satisfaction, and most of the time, you got the same person. Two years in and those committed employees are gone. Though, I must compliment two maintenance people who do care, and they're the only ones holding this place together. One is a woman, named Ellen who takes her job very seriously and does impeccable work. The other is a Latino named Mariano who is wonderful and always ready to lend a hand. But other than these two, I see a parade of new faces all the time and they don't know what they're doing. This is only one of a string of instances I could tell you about but I'd take up the entire Yelp page to list them. Last Friday, I contacted maintenance for a leak in my shower. Maintenance showed up, did his thing and left saying he'd be back the next morning. Checking his work, I was appalled at the sloppiness. Walking outside, I saw him and told him I was unhappy and reminded him this was my home. He returned and tried to fix it, but it's still sloppy work. Where do they get these people? And where is management in all of this? Why isn't their supervisor doing something about these unskilled employees? And why are they even hired. To fill a vacancy?? My surroundings are very important to me. We are the paying customer and should get the same level of care that we give back. I keep my home spotless and respect their property--they should give me the same respect! Perhaps the owners should take a walk through just to see what these employees are doing to their investment. I'm sure they'd get a real eyeful. Now, it is a week later and Josh still has not returned to fix the remaining issues! I've been living here for two years now, and I cannot stress enough how important it is that you all read this before moving in. I don't know if they're deleting bad reviews, or if it's bots writing good ones? There's just no way. Everyone is talking about how it's a scam and they just want your money, but why is nobody talking about the fire alarms, the gas leaks, the mold, the lack of maintenance, the appliances constantly breaking, etc?... Every week it's something new. Within this last week, my whole building had to be evacuated in the middle of the night TWICE. Once for gas leak, and the second time for a fire. Although, I didn't even leave right away when the alarms went off the second time because they go off constantly over just putting something in the oven for 10 minutes. You hear them all day from all the different buildings. I had thought it was another false alarm. The firefighters informed me that gas leaks in our development is "very common." Like, are you kidding me? I had mold on my ceilings due to a leak for months. I have pictures for proof. My AC has been broken since the summer. It's now December. Maintenance has come a handful of times, yet it's still not working. First, the heat wasn't working and it made our apartment 60 degrees, and now the heat won't turn off at all, even when shut off, and we keep waking up to it being 80. I'm starting to just give up. We should have known things weren't going to go right when our dryer was broken after living here for two weeks. Or when the oven light stopped turning on. Or when my neighbors stove stopped working all together. Not to mention, we're in the "new" apartment, so maybe you're better off renting out the older ones? It's funny, before moving in, my biggest fear was bad neighbors. The neighbors are actually the best part of the experience. They're well very quiet and nice. I feel like we're bonded at this point for all sharing the same terrible experiences. Except for whoever keeps breaking into cars in the middle of the night. Mine included. Luckily I didn't have anything valuable in there. Unfortunately, my friend can't say the same. He had his laptop stolen. I will say, our leasing agent in the beginning was very kind, and our favorite maintence man is very kind. I hope they don't find themselves in trouble for this, but I just couldn't be silent anymore. Prayers that things will go up from here. I will keep editing as the time goes. I stayed at one of the Edgewood Properties, Evergreen, for a total of 6 months and this is my warning so that no one stays at any of their properties and has to put up with what we did. Upon moving out, I was told someone would be in contact to schedule a preliminary move out inspection. No one contacted us, but I did get a very generic email saying something was scheduled. I reached out to try to get this rescheduled since the day and time did not work for us. No one would answer me, and we found out that someone came by our townhouse anyways and did it without us. With this preliminary move out inspection, they tried to charge paint touch ups, carpet cleaning, and cleaning of the townhouse. It was clearly evident that we cleaned the carpets and that the townhouse was much cleaner than how we received it. The manager, Amanda, wanted proof we cleaned the carpets, but we definitely don't need to provide a receipt as proof we cleaned the carpets. After getting upset in the leasing office with the Amanda, we were told they wouldn't know the final charges as it had to go through corporate, and we could only dispute the charges once corporate sends the security deposit back. The only charge that ending up sticking was the paint touch ups. Our security deposit was also sent well after the 30 day window. The corporate office then had the nerve to call me to ask me to take a survey of my experience at the property. All in this to say, by NJ law, you cannot charge outside of normal wear and tear. All things they tried to charge are clearly not outside of that. By NJ law, you also must receive your security deposit back within 30 days. We're currently in contact with lawyers regarding both, but I just wanted to give this as a warning so that no one else stays at any of the Edgewood Properties. Charging for items outside of normal wear and tear are clearly something they do at ALL properties in hopes you don't say anything or legally fight back. Also Evergreen has a rule that your pets must use the bathroom outside of their property. This is the craziest rule as one, no one should have to take their dog on the longest walk just to use the bathroom, and two, no one actually has control of where their dogs decides to go. If you need a place to stay in the area, Ann at Mi-Place at the Shore and Karen at Hamilton Green are much better places to go and people to work with. The apartments might be more expensive but I promise it's worth it!! read more

Tried to charge me $968 to repaint my entire apartment when I moved out. The walls were fine, just had some a few small scuff marks. The funniest part is that they were there when I moved in and maintenance painted over it like it was no biggie. They ultimately kept my security deposit and I had to pay almost $500 out of pocket on top of that. Absolute worst company I've ever done business with. If you don't clean underneath your washer and dryer they'll try to change you a ridiculous cleaning fee. They definitely take advantage of any leasing laws they possibly can. They lie worse than a used car salesman! Bring a tape recorder when signing a lease because they go back on everything they say. They lie about everything to make you think it's a great place until you move in. Very accommodating until you want to leave because you figure out it was all a sales pitch! I was told I could leave with 30 days notice, lie...I could but I'd have to pay penalties. I was told I could move out and wouldn't have to pay after move out date..lie still had to pay penalties and she acted like she did me a favor. Smoke free environment- I guess pot smoking on the balconies by many different residents throughout the day and coming thru the vents doesn't count. No dogs over 40 lbs.....there's an abundance of big dogs as well as breeds that shouldn't be allowed to be locked up all day in an apartment. One neighbor's dog was bit twice by two different dogs. Parking-get home early before all the college students pull in. Can't keep employees in the office so each person gives you a different story. Get anything they say in writing. trash- I guess it takes a brain surgeon to get extra trash pick ups during the holidays. trash was continuously pouring out the trash area in the street. It was not maintained on a daily basis and the bulk trash that was outside the building really added to luxury aesthetic they advertise. Be prepared to repaint your entire apartment because the cheap paint they use allows for many scuffs. That will run you over $1000. Hope your not planning on getting your deposit back either. When the office finally called me in reference to renewing my lease i informed them i was moving ( which would've been less than 60 days notice ) i proceeded to do what i was asked of in order to break all ties with Evergreen at Timberglen. We had an amazing experience at evergreen apartments because of Nirene. She has a smiley happy face and very friendly which made our visit very comfortable and easy. She was very inviting so we asked all our questions without feeling uneasy, and EXTREMELY helpful . She literally showed us every apartment available that meets our needs. She would go and come back several times to get the keys to show us more without making us feeling like a burden or we are asking too much ! This complex is a nice complex, very dog friendly and I felt save walking around at midnight. That is all the nice things I have to say. The Property Manager changes every six months so good luck having someone there that knows your account. Every year for four years I renewed my lease and yet they always 'lost' the paperwork which of course result in a fine for me. The final straw was when I moved out a lovely woman came to examine the apartment and told me that I would be getting back $700 from the security deposit. The rugs were old and damaged so I didn't complain. She even emailed me this. I gave the office my forwarding address where they can send the check. I never saw one penny of my deposit. I didn't fight it because I was just happy to get out of there. One year and six months later I get a letter in the mail saying there was a judgement against me and that there will be a lean on my checking account for $1746. I called their lawyer immediately and posted a complaint that I provided them with my forwarding address. Needless to say since 'I didn't show up in court' the judgement went against me. I set up a payment plan to pay back the amount for $100 per month. Did I say that I had to call their lawyer multiple times since he never called or emailed me back? Now today I see my checking account was emptied because their lawyer never told the court that we had a payment agreement. After venting to a few of my friends I find out this also happened to them when they moved out. I think it is a complete SCAM and I don't understand why the court allows this to happen......oh yea because they conveniently never advise the tenant that they are even being sued!!!! the communication is little to none. they deactivate log ins to everything after you move out, you cant print or prove anything, they refuse to write things on paper, every thing is word of mouth and everyone tells you something different. when you move out, regardless of how nice your apartment is, they will never give you your deposit back. i would never recommend this place to anyone. staff is always changing, they dont know what there talking about half the time. just over all very poor way to run a business read more

I would not move in. Between all the false information given to us at move in and the ridiculous move out charges, plan to spend hundreds of dollar more than you would anywheres else. My husband and I our a military family and have moved six times in five years all dealing with different apartment complexes, never once have we been charged a painting and cleaning fee. Yes, we were charged a painting fee for them to reprint the apartment that alone was over 800 dollars. Oh and as life isn't stressful enough, make sure you document and have someone sign something every time you call to have something fixed. If it isn't fixed properly I will be charged and they magically have no record of any phone calls being made about the problem in the first place. Don't want your extra hard earned money on the secured entrance either, it's not actually secure. If it breaks you can call as many times as you want it will not be fixed. So the extra amount you pay for the secured entrance is A bunch of bull. Just drive through the complex it's beautiful but do you see how many empty spots there are, take the hint.
