This is a review from a landlord, not a tenant. Disclaimer: I was unfortunate enough to have previously worked with a lousy attorney that took my money and did things wrong and delayed my process. So Nilufar and her colleagues basically did me a favor by taking on this mess of a case to help me out (I called three other firms and they wouldn't take my case)... Point being, these are super professional, experienced, expedient attorneys and they have a heart (no offense to attorneys out there, but the last one is a hard quality to find in this profession) Without getting into details, Nilufar painstakingly worked on my case and did her research to understand where things left off. She is fast, and clearly experienced, and is very good at "customer service" which I also find to be a rare quality in law professionals. Nilufar and her team always pick up all my calls, and if they don't, they always call me back within a day. Email correspondence has also been very smooth and easy. I had the most complex eviction case anyone could imagine! As soon as I served my tenant with the 30 day notice, she got a restraining order against me. I contacted multiple attorneys. Most of them didn't have a good understanding of eviction laws and they were scared to even take my case. They were simply telling me that it's not possible to evict her. Just got off the phone with the nicest lawyer I've ever talked to about eviction/tenancy issue. I had a displeasure of working with tenants who trashed our apartments ( broken windows/doors, 20-30 squatters, drugs and unleashed pitbulls!! Did I mention one of the tenants's boyfriend actually killed someone? so police was all over the place. It was right out of CSI episodes) and I so wish I found this company earlier, it would've saved me so much trouble!! Some eviction companies are just painful to work with, hard to get answers from, hidden cost( "for a lawyer appearance for the trial, it'd be another $1000", etc etc) but what bothered me the most about those companies were not being able talk to them clearly without being stressed out. They were in a hurry to get off the phone, talked super fast, and just left a bad taste in my mouth every time I had to talk to them. I am not talking about just one company, actually several of them so I was under the impression that a lot of people in this industry were just not so nice. Well, today the lawyer from Eviction Group changed that perception for me. Sometimes I am just as wary of all 5 stars as I am of all negative reviews, however, there is concrete evidence to support Nilufar's outstanding record. The single largest complaint received from the state bar association against attorney's is their failure to return calls. Not Nilufar, she will call or text, or her associates Monica and Karen will call or e-mail, sometimes within minutes. How refreshing. Nilufar is straight forward and tells you up front what to expect. Although we ended up compromising and in my opinion, the tenants came out winning the lottery, in the end I knew it was the right decision to make and of course, the most cost effective given the tenants had a FREE attorney willing to punish us by raking up the costs threatening jury trial ETC ETC. Nilufar has a tremendous amount of experience in landlord/tenant field and I felt confident that she had sufficient knowledge in the area to represent us properly. The best and sometimes most important part is how reasonable the costs are. About three years ago, I had a similar tenant problem received close to the same adjudication but my lawyer charged $8000.00. There is a generic message which doesn't even state the name of the law firm not lawyer. She did call back a day or 2 later and then eventually not at all. We would like to vouch for the outstanding professional services provided by the lawyer in this legal service group. We were desperate and helpless when the Eviction Service for which we paid for the entire service until the Sheriff's lockup phase had disappeared when the Unlawful Detainer and Proof of Service papers filed in court were being challenged. In an effort to buy more time, the only lawful tenant who died on Dec. 1, 2013, answered to the unlawful detainer complaint on January 31, 2014. The fraud did not end here; additional unknown people added themselves as the defendants and filed Motions to Strike. When not being able to reach our hired service, we were clueless on how to proceed and unwillingly allowed these unknown people dragging on the process. We finally found the Eviction Group through the Apartment Owners Association News, and made our initial contact on Sunday, February 23. The lawyer immediately identified the loopholes on the case, proceeded to file Ex Parte motion for the 2nd motion to strike filing, and advanced the hearing date from March 24 to March 6. With her presence in court, the motion successfully advanced and denied. She then requested the judge to set a trial date for March 19. Stop looking for an eviction lawyer. You have found her. Nilufar and her team were the knights in shining armor after I spent agonizing days interviewing and meeting with mediocre firms that would give me the run around or felt more like I was talking to used car salesmen. I had a very stubborn tenant. After giving her a 60 day notice she stopped paying rent and ignored her pay in 3 days or quit notice. After hiring Nilufar and her team they immediately took over (at a very REASONABLE price) and started filing the necessary paperwork to the court that my case belonged to. In just a few weeks I had a court date and I was represented by one of her many talented lawyers. My case went to trial because like I said, this tenant is STUBBORN and did not want to negotiate. She tried to say that she asked for repairs and we decided to evict her instead of fixing them. In other words tried to say we were retaliating because she asked for repairs. (Not true) Also said that's why she was withholding rent, since I was "making her live in an inhabitable property". My lawyer asked the right questions as well as asked her to show the court the evidence on where she asked me for those repairs with SPECIFIC dates. She couldn't provide that. She tried to say a lot of things to which my lawyer immediately objected to and the judge was sustaining it since all her pleads were irrelevant and "here say". Needless to say we won the case. Judge ruled against her and asked her to pay everything she owed. I was sure this girl would try to get out of paying the money. Nilufar reached out to her a week later and negotiated with her (with my permission). Got the tenant to pay every penny she owed within a week and got her to move out and leave the property in broom clean condition and free of trash. For this, I agreed to seal her case. (So it doesn't go public) Thanks to Nilufar I won my case, got my money back and my property wasn't a pigsty when I got the keys back. I can't thank her and her team enough for making this easy and FAST. What could have dragged out for 6 months was done and over with in 2.5... I highly recommend her and I have referred her to everyone I know that may need her services some day. P.S. it's hard to be patient when you're in the middle of an eviction case. Most of the time you are waiting on the court to respond. Trust that this team will contact you as soon as they have answers from the court...
