DO NOT MOVE HERE ! Any new resident thinking of moving here, please read this and if you're still okay with moving here and experiencing the same thing then go ahead but I erge you to think twice. It has been such a MESS since day one of moving to this place. I Rarley ever write reviews and I just need to share this because of how OVER this place I am and I unfortunately still have 11 more months of this nightmare to go since I was talked out of not using their first 30 day move out policy because of the half empty promises that were made. When I took a tour here everything seemed fine, we were told that we could not see the unit we wanted because the person still was in the unit and they haven't returned the key - fine, so we see another unit which was supposed to be the same just minus the upstairs den. We walk around , the amenities looked nice, the building seemed relatively quiet - great. So we sign the lease. Which they ended up pushing back our lease day because they tenant "still didn't give the key back" that was whatever I didn't really care but then The day we are given the keys we open the front door and of course what do we see ROACHES crawling out of the sink in the kitchen, around the toilet in the bathroom, the closests and the living room. DAY ONE AND WE HADENT EVEN BROUGHT ANY OF OUR STUFF YET ! So I basically run down to the leasing office and of course they're not there (this will be a common theme moving forward) so I left and try calling later with no luck. It's right here I shouldve seen the glaring red flags and there if I had known they had that 30 day policy to leave and not pay at this moment I would have taken it right then and there and begged my old apartment to let me renew my lease and then I wouldn't have had to have the daily migraine of dealing with this place moving forward but of course I was an idiot and believed in management when I should've known the second they basically pleaded not for me to say anything cause they didn't another bad review and they promised they would fix everything and I should just stay. Spoiler - I moved on January 17th and I'm writing this on June 24th I still have a roach problem and it's f**king disgusting because I've never been forced to live with roaches in my life and cry so much ever time I fine one and have to kill it because I hate it so much. The "exterminator" comes literally every single week to "spray" and he's a nice kid, really and with all due respect, I really don't know if they he knows what he's doing in all honesty and management doesn't give a damn to actually hire a real company to solve this issue or let me out of my lease. Another big issue I've been having since the beginning is that my air ducts in my room (master bed) DO NOT WORK. Almost no air is coming out of the vents in my room like it does in the other rooms in the house and they are REFUSING to actually take a look at it and fix it. I have put in 8 maintenance requests at this point to fix it and they literally look me dead in my face and tell me no we're not going to look at it or fix it cause you're wrong and it's working even tho both them and I can literally feel a massive temp difference between the living room and my bedroom. And to top it all off the community manager had the f-ing nerve to say why are you sleeping with your door closed then as if it's my fault that the air isn't working in my room and they won't fix it so I have to FURTHER ACCOMMODATE THEM IN NOT DOING THEIR JOB AND FIXING THE ISSUES THEY CAUSED and try and SHAME ME for sleeping in my own apartment however tf I feel comfortable sleeping in. At this point I'm about to call an HVAC company and hire them to actually fix the issue and I will be sending them the bill and if they refuse to pay it at this point I will not hesitate for a second to call a tenants lawyer and sue I'm so done with this place. I have a long list of every other remaining problem but I guess yelp has a word count so I can't write EVERYTHING I had/have a problem with the day we moved in and if it's been fixed or not. Also its not just me many people in the community I have spoken too has other issues or have experience the same problem. Please be warned. read more

I like the apartment sizes and when several times to tour their apartments before making a final decision. The two stars is because each time I wanted to look at a particular apartment it was unavailable when I got there. Equity Residencial, the management of this complex, needs to do a better job updating their available apartment rather than wasting customer's time. It is also impossible to get anyone live in the phone or a returned called. This is a huge red flag for me so I rented somewhere else. read more

I lived there for over a year (originally planned for it to be just six months while my house was being built). On the downside, it's an apartment complex - so you get the few negative elements you get with any apartment complex (possibly loud people living over you or next to you, a few inconsiderate neighbors, etc.). However, I have to give a huge shout-out to Rebecca Seal and Jasmine Giles - they were both incredibly friendly and efficient throughout my stay there. I didn't have any major problems there, largely because Rebecca is so proactive at handling issues and communicating well. From day 1, the leasing staff was approachable and caring. They made everything easy, from move-in to move-out. The location is great (right across the street from the Gaithersburg MARC rail station, which gives SUPER easy access to Silver Spring and downtown DC for commuters). The management is proactive and caring, and the vast majority of neighbors are conscientious and thoughtful. Finally, the amenities are superb! You definitely get your money's worth as you stay here. I have loved here for 2 years and it is a great community. The staff is extremely friendly and helpful (especially William!). Service calls are answered quickly and the perks (pool, gym, etc) are worth the price tag. My one bedroom apartment is very spacious and has gorgeous windows that face the elementary school across the street. The porch is extremely small, but the windows are huge and makes up for it. My only complaint is my downstairs neighbor who consistently plays music extremely loudly at all hours of the day. I have tried to contact them on multiple occasions, but they never answer the door. I am not the type to call in a noise complaint, but I will put them on yelp blast (lol). read more

Me and my family moved here from DC to Gaithersburg last year and Gaithersburg Station was one of 2 other choices but we were awed at the many amenities: (ex. Pool, rental Cazebo area, elevators, gym, garage parking (free visitor parking), gas grills, fire pit, theater room, media/music rooms, business center, garden area, etc.). We love Jasmine Giles, our leasing agent. She so is so awesome friendly, family oriented and helps us when needed with any questions or concerns, also the other leasing agents are awesome as well (James and Julie), our maintenance workers (Ron, Raul, etc. are so awesome) are great and do the job in a timely manner, Rebecca Seal our Property Manager is also helpful and always there when you need assistance. We renewed our lease for another year in our beautiful luxury apartment home. I also love that the Ride-On bus line (57), and the Gaithersburg MARC train is directly across the street to travel downtown DC or up to Martinsburg WV. Quiet neighborhood and community, and close to some good restaurants and bars which is needed some days after a long day in the office. The downside is living below loud neighbors and pet owners not cleaning up after their pets, especially in the hallways. Totally loved this place from the staff, to the design of the building, the amenities and the apartment was so dope. Massive closet space just wish there wasn't so many added cost. The rent started out at $1700 by the time they added all the other cost I would have even paying $2000 a month. That's not ok. It's in the middle of no where. My partner and I were in the process of moving out of our apartments and into an apartment at Gaithersburg station. We signed the lease and paid the deposit. We were two weeks out from moving in to our new place and I was 5 months pregnant when we got an automated email saying our lease was cancelled. No one reached out to us to explain what was happening. When we called to inquire we were told that the current tenant was a holdover who decided last minute not to leave so we were left with nowhere to go and had to scramble to find temporary housing and pay for storage. They offered another comparable apartment with a later move in date but offered zero compensation for our huge inconvenience and cost. They were within the law to do what they did but not within human decency or good business practice to not even offer us a discount on one month's rent or the coverage of our storage unit cost...at least something! They promised to return our holding deposit in 4-6 business days. iIt has been weeks and no money has been returned. I had to reach out to gaithersburg landlord tenant relations. Rebecca (manager) has ignored my email asking about why we haven't received our money back. My advice is to stay far away from this place and look elsewhere. read more

My husband and I moved to Gaithersburg Station in October 2012 to be closer to work. I must say it was the best decision ever. The appearance of the surrounding area does not bother me because it is an historical area that I have seen constantly developing over the years. The interior and exterior of the community itself are well maintained. I love that my husband and I can walk within 5 minutes or less to Growlers or Don Jorge's to grab a bite to eat. My rent is very reasonable for all of the great amenities the community offers. I love that our fitness center is 24 hours and has pretty much everything you would find at your local fitness club. The theater room is nice as well. There have been times that the projector had not worked when we went in to use it but hey it happens. The office staff usually has it repaired promptly after. The pool is the best, I love to have guests over to show them the resort style pool. I enjoy the resident events. They typically have one for every holiday. Our apartment faces the courtyard, which is lovely. Our guests always comment on how peaceful it is when they visit and sometimes do not want to leave. I forgot that we even live near a train because you sort of become immune to it after a week or so of moving in. The only issue I have had is that some of my neighbors are not so clean. Sometimes I come out of my apartment and am frustrated because someone has spilled or left pet waste in the hallway but keep going. The community is responsive and cleans it up after reported. I just wish people took better care. It is a beautiful building that we live in and should want to keep the appearance up when guests visit. read more

I used to have nothing but positive things to say about living here... until I told the management staff that I was moving out. I extended my lease by two months at the same rate I signed my twelve-month lease. When the first additional month's rent was due, the balance was off by $45 (i.e., they raised my rate). I contacted the office staff, and they said to pay the invoice online and they would go in and adjust. When the second month rolled around, the bill online was now off by $90, as the office staff never adjusted as they promised (in writing). I again sent E-mails and was told they would resolve the issue. I've now moved out and live in a different state, and continue to see that the balance has never been adjusted. I have received phone calls from a computerized Equity Residential message regarding late payments, etc., and for me to contact my management team. They have yet to respond to my repeated E-mails and calls. This petty $90 error that the office refuses to fix has made me lose all respect for this leasing team. Poor business practices. You can find a better apartment in the area. Oh, and it may be worth your while to read the filtered reviews. I do believe a lot of points made are exceptionally (frighteningly) accurate. read more

I've rented in many places and have a background in real estate so when I moved into this seemingly perfect building(For $1500/mo for a 1bd, in not a desirable part of town), I expect the best! On the surface, that's how it seems but I've had nothing but problems. We moved in last March so as summer approached, we flipped on the air....no cold air came out. The apartment was 90 degrees and it took a month of them coming back and me having to make maintenance calls over and over again to get it fixed. The kicker, when winter rolled around this year, whenever I'd put the heat on, or vaccum, a breaker would blow and all the lights would go out!!! It's almost comical...you can have A/C but it's not cold and you can heat but no lights!!! This is just the beginning of my upsetment with this company....if your late on your rent, even by a few days, they will put a bright yellow court summons on your door for the whole world to see with your name and how much you owe. If you ask me, that should be illegal. The so called "secure building" is a joke, the 3rd floor door from the garage doesn't even close so anyone can walk right in from the garage(which doesn't work most of the time anyway) so basically, your not safe. I've lived here a year and the problem was never fixed. The noise in this place can be unreal! If you like barking dogs, screaming kids from the pool(they'll lie to you and tell you that the pool will not disturb you....it will) and a train that literally shakes the building, then you'll love it here. They'll even threaten you about trash!! It says if you throw something away you shouldn't or if it's not in an appropriate trash bag, they'll look through the trash to find out who you are and fine you. If they spent less time worrying about trash and more time caring about the needs of their tenants, I wouldn't be writing this review. This place is dirty!! Dog poop in the hallways, there was an infestation of caterpillars on the first floor and it smells like dirty dog on my floor. Not to mention the clientele that does live here...let's just say I lock my door. To give you an example, Last night, at nearly 11pm, we had the Montgomery County police banging on our door looking for a Miguel, asking us 20 questions about who we were and how long we've lived here. Great! An 11pm interrogation from the police when we have to get up for work in the morning. That's the kind of element that you'll see here. They'll also tell you that when you pay rent, it goes toward credit for buying a house. I looked into it and it's only one builders properties and the prices are really high so unless you have that particular builder in mind, it's not going to be of any help. In conclusion, this place looks beautiful on the surface but if you look closer, you'll see that behind the shiny veneer, this a very poorly managed building that is more interested in putting tacky notices on your door then you being safe and comfortable. read more

Husband and i live on the property for about a year now. Nov 2014 to currently 1/6/2016 1. The garage door is always breaking and the community is always fixing it which is a good thing for the safety of the residents and the upkeep of the parking garage 2. The place is very quiet other than the few kids here and there that likes to run the halls. 3. The hallways and the property is always kept up to very nice conditions. I'm a stay at home wife so there are times I see the cleaning lady actually wiping down our doors and the hallway walls. The people come and clean and polish the floors along with the residents keeping up their areas outside their doorways. 4. What I like is that ups and FedEx comes directly to your door to drop off packages. However usps drops them off at the office. I like how the property informs you when your package arrives given that I'm a amazon prime member im always having packages comming here. 5. The pool and fitness center are amazing however the pool is not open year round only during the summer during certain days. The fitness center is 24 hours and I never have a problem with their equipment. If anything breaks they are quick to fix it and the staff and residents here do take pride in cleaning up behind themselves and the machines. Also to note the fitness centers have very nice clean bathrooms and shower stalls for men ànd women. So those days you need to get a quick 30 minute workout and then shower and head out the women's bathroom and shower is perfect. ( the men have there own shower stalls) The water is always hot and the shower stalls are very clean..YES LOCATED ON THE PROPERTY IN THE FITNESS CENTER. 6. Business center no printer or fax. the place close at 9 or 10 I believe but there is plenty of sitting nooks. Nice apple computers...fast Internet and very clean upscale ambience. 7. The theater room is very nice clean and beautiful I go in there sometimes just to sit in there comfy recliners 8. They also have 2 music sound rooms for like bands and stuff but they are great for studying and hardly ever get used. 9. The property always have something going on every month. I haven't been to àny of the events cause I'm too shy however it's great here to mingle. Plus we're right by the Marc train subway system 10. The disadvantage I hate is; when we came on the property they had water fountains that are never on or working. We have a courtyard view and it would be nice if management got the water fountains working here. We thought by last summer 2015 they would be on for the spring and summer since when we move here in fall and winter on 2014 ..2015 it was cold but summer 2015 and fall came and they were never on. However the grounds are always kept up. PLEASE PLEASE GET THE FOUNTAINS WORKING. 11. residents here love the holidays it's nice to be walking the halls from the mailbox...courtyard. .. parking garage and see the decorations the residents have up in a fashionably respectable manner from different holiday reefs to flower pots and decor mats. 12. Pet areas could be better.. but there are always pet trash bags on site. It's only so much management can do to make people clean up behind their pets. 13. Living here was a blast! The price was great for a luxury apartment. The area around the apartment was very low class. The stores were for small businesses and a low income community was around the corner. For the apartment itself, it was extremely nice. I had the apartment you see in the image (with large kitchen) and I will say it was awesome. Guest eyes popped out their head when they came in. They loved the view of the garden from the balcony. The bedroom was large for us. We had plenty of space all over. The amenities were great. I used the gym until I started using the gym near my job. I biked to work from here to Rockville. Traffic was never a problem. The pool was awesome! The only apartment where I did get in the pool and they all had them. The only apartment where I used their computer room because it was relaxing. Neighbors could be improved upon..... I will leave it there. It would be unfair to give my input because people I dislike could be someone you love! Parking was never a problem, they let guest park on your floor. Parking on your floor is one of the best benefits. The garage door broke constantly when I lived here which was not a problem with I biked, I had to hit the button manually to get out regardless. Hope this review helps. It is one of the best place on the area. I lived here when it was still Archstone which if you are not familiar, was an upscale luxury apartment brand (compared to Bozzuto). Good luck! read more

I moved into this building last month and I am beyond amazed. Here is why: - the building itself is in immaculate condition. It feels and looks like a brand new spa resort; - the apartments are all spacious and look amazing. Everyone that has seen my apartment is amazed at how spacious and new it looks; - Denise and Lydia have been great. They are very helpful and treat residents like it's a five star resort :); - the gym is amazing, open 24 hours/day; - the people that live in the building are all friendly and smile and greet each other, its a good welcoming feeling; and - the location is perfect, close to buses, train and red line. Off course, because of the location, you can hear the train at times, but it's not uncomfortably loud (the windows have great insulation), and you only hear it on some sides of the buildings. For the past three years, Gaithersburg Station has been my home. I live an active life and living here fits extremely well with my needs. The property is very well maintained and includes a lot of considerations and touches to the units that make them feel less like an apartment but more like your home. I utilize the onsite fitness center, which is especially convenient to have on the property during the winter months. I love the friendly staff who is always there to greet you with personal "hellos" and make every effort to ensure your quality of living is maintained. I've had very few maintenance issues but when they have arose, the issues were resolved within a reasonable amount of time.The location is centrally located to public transportation, connective interstates, shopping, and numerous restaurants. I have and will recommend this property to anyone looking to rent in the Gaithersburg area. read more

Terrible Sketchy Management - Do Not Lease Here I lived here from May 2017 - March 2018, I left early because of my job relocating me. The entire time here was a nightmare, nothing went right. Cons: - The first week of moving in we found DEAD MICE in traps in our kitchen, under the sink and oven. The manager promised us she would take care of it. All she did was send Orkin to our apartment every week to take the dead mice and put new traps. She also promised us free professional cleaning, which we were never going to get unless I asked for time and time again. The mice stopped showing up after 9 months after we had our first talk. -Management and some workers are horrible. The manager Rebecca is simply the worst manger I have ever spoken with. She tried to scam us into paying over $3000 to end our lease. Our monthly rent was around $1400. When I was told by my job I had to relocate I contacted Rebecca asking if we can get out of our lease a few month early. She agreed right away, no conflict or anything. We had to pay a early termination fee of 1 months rent (I understood this was legally within their right, although she could have charged us less or even nothing, if she was compassionate for her tenants). We agree on the terms, sign all necessary paperwork, and move out in a month. We are now moved out and try to contact Rebecca over email and phone so we can pay our final bill (through their web portal it was saying our final bill was over $3000, so we wanted this corrected). She was never in office and never returned our calls or emails. And when we spoke to someone else they would tell us that we will get a corrected final bill in the mail. Weeks pass, Rebecca finally responds to a email. I finally get her on the phone and she tells me the bill online is correct and since I did not pay the termination fee before I moved out, I now owe more than $3000. She was very rude on the phone, immediately raising her voice and acting like it was my fault for not knowing. She never contacted me about paying the fees beforehand. A responsible manager would contact someone and just let them know they should pay the fee before extra charges incur. Only way we got out of it was because I recorded my calls with Rebecca and got the District Manager involved. So we pay the original $1400 plus last months prorated rent. Also within that month they reported it as a outstanding account and my credit took a huge hit! -Very very bad air leaks. We had a apartment on the 1st floor and it had a door that lead to our patio. There was a entire 1/2 inch gap from the door to the ground. We had to have them fix it, and they didn't do a good job i could still feel the air come through. I had to buy a door draft stopper to help. Our Heating bill was out of control, our apartment never stayed warm. We wasted so much energy trying to keep it even at 72 degrees. -There were reported muggings at the complex because the gates would never stay closed. The one door off of 8 Melvin Street was broken for more than 5 months and never fixed. Anyone can walk in. -Traffic is terrible, that train doesn't go buy 1-2 times a day like they tell you. It is there at least 3 times an hour and that train holds traffic so bad at that cross section. Pros: Only pros I can think of is the complex, the pool and gym are nice. Thats It. read more

I think when applying for an apartment it shouldnt be complicated. This place made the application process painful and disasterous. I came in due to the location. I needed something close to my daughters school. Im a retired military veteran that is using my GI BILL benefits. My benefits include; monthly rent and tuition. I was told that I could only use proof of income for 2018. I couldnt use my income for last semester. So when i came with my proof of income, i came with a payment history from ebenefits (retired military website), a pay stub from DFAS, my sons pay stubs, my daughters paystubs, proof of child support, and all of my student grants. I was told that my GI Bill may not be a good source of income cause "what if dont want to go to school"? I couldnt believe she said that to me. I brought in a letter explaining my GI BILL benefits. They asked if I can get a letter for the rest of 2018. Um NO the govt doesnt work like that. Benefits apply per semester. So they calculated my 1 semester of 2310 multiplied that by 4 and divided that by 12. Then stated that I dont make enough $. Then continued to ask for bank statements. I told them that i will NOT give you my bank statements but i will give them my bank deposits in which I did. Even after i showed them my deposits, they still wanted my bank statements. Julie, (my rep) fumbled with my paperwork. They wanted to see where a grant was given & deposited to my acct. Like they had to match. I dont know how the school budgeted my grants. The proof of deposits are right in front of them. Then they ask after I explained several times that the pay stub the govt gives me is just one paystub that was dated 2017. DFAS doesnt give me monthly statement when your retired. They want something from 2018. This paystub wasnt good enough. Long story short. I have never had such a problem with applying to an apartment like this place. Very strict demands with little room for negotiations. If your a veteran and using your GI BILL benefits, DO NOT APPLY HERE. Oh and i hope this apartment complex dont say we support veterans, cause they dont. My husband and I have been living here for almost two years now. I love coming home and seeing the familiar faces in the leasing office; the same staff has been here since we moved in. Super friendly and customer-service oriented staff. Also it's really efficient to get repairs done, you just do a quick request on the app (which I also use to pay my rent) and problems are addressed within 48 hours. The gym and pool are very nice looking and sufficient for our needs. I had my family over during the summer and they had a blast at the poolside bar and grilling area. No real reason to leave as I we have no issues or complaints and love our apartment. read more

When I tell you I LOVE my place, it is no lie!!! I've only been here a week & I feel like I'm dreaming. Let me start off with the rental office. They're open every day & close at 6/7. You cannot beat that. You can pay your rent online, so convenient! Lydia has been SO very helpful & pleasant. I've called this woman so much before my move in, I felt like I was a bother. She has been a top notch employee from the beginning, I love her. Ms. Denise & Matt have also been very helpful. Even Mauricio the maintenance man is very personable! The model of the building is modern & clean. The gym is never packed, there's always space to park in the garage, the elevator is always empty. My apartment, is so cozy and spacious! I wouldn't have minded having one more closet but at least they offer additional storage. It just feels too good to be true living here. I don't think I ever want to leave! read more

Great office people to work with. Rebecca, Jasmine, Jeanette, William and Julie are all very nice people. They are very attentive to your needs and requirements. They are always friendly, smiling, and pleasant to interact with. I would highly recommend working with these people, this location is just perfect in Old Town Gaithersburg. It's very clean, and the people working here were extremely nice and took good care of us when any issues popped up, which were all very minor things. Local gym is great for quick workouts, and am looking forward to the nice pool and grill areas outside when the weather gets warmer. All in all, we are very happy with the staff, the grounds, the cleanliness, and we are happy to be here. read more

I recently moved in the the gorgeous 2 BR Loft apartment and it is stunning. Super spacious and nice details including tiled kitchen and bathrooms. Granite kitchen countertop and over sized tubs and two sink vanities in the bathrooms as well as very large walk in closets make this apartment extra special. Our leasing agents, James and Jasmine were super accommodating and went above and beyond to get us into our new home.
