These realtors specifically, Vincent Koo, submitted their bids to be our hired realtors upon our announcement to sell our cooperative apartment in 2007 are extremely too aggressive and persistent. Eagerness and persistent are not always a good thing as they were extremely too pushy in their sales tactics and rather sneaky deceptive. After my former love and I interviewed a handful of realtors for the position, we jointly decided to choose another realty company and kindly refused Exit Kingdom Realty Corporation. A week later Exit Kingdom Realty Corporation phone us despite our telephone rejection that they found eager prospective buyers who will buy our cooperative apartment when we already registered with a competitor realtor. They were extremely persistent to put their bids in becoming your realtor despite NOT listening to your needs and our rejection. The staff fends a very condescending tone and hubris attitude. Exit Kingdom Realty Corporation does NOT listen to your needs! Charlatans! Exit Kingdom Realty Corporation also do NOT specialize in cooperative apartments. They are NOT knowledgeable with the operations nor policies of cooperative apartments of being shareholders and a cooperative board. They are NOT fully aware of the forbidden to host a open houses for buying or selling a cooperative. Has anyone ever encountered the rude, unhelpful and unprofessional agent? Recently I just found one!!! Her name is Michelle Ibragimov. My husband and I are looking for apartments to rent. I met her at the property and soon after I saw it, we decide to take it. she told me it was easy approval without board interview, only need one person credit check and tenant only paid rent and electricity. We made the decision right away and prepare for the necessary document for her. The nightmare starts... 1. The whole process is very unpleasant. She kept pushing me to send the application along with the signed contract with attitude, which doesn't make sense to me if our application has not get approved by the coop board. 2. We drop the application form and application fee check as request to her office. She said she's gonna sent to the management company which they never received. On the date we signed the contract with her, she said it's our response for losing the check!? 3. The whole processes is NOTHING like she said. She told me there's no board interview which we had one. She told me we only need one person credit check, later on she asks my SSN through the text meg and force me to give it to her, otherwise we not getting the apt. She said the owner agreed to pay gas and keep the same rent if you decided the renew the lease, but later on owner called us and said broker never informed him regarding this matter. EVERYTHING SHE SAID IS A LIE. And when I confronted to her, here's is the exact word she said "This is a 10 minutes meeting, what do you expect???" I thought it was it, we just want to move out ASAP. 4. Here comes to the worst, SHE DEPOSITED MY BROKER FEE CHECK BUT FAIL TO DELIVERY MY CONTRACT. She deposited my check right after we signed the contract. She said she'll had the contact signed by the owner and email to us the right away which we never received. Few days later, she texted me and said owner cannot fulfilled the term that stated in the contract and want my advise. We made the unfortunate choice with Michelle Ibragimov which caused us so many troubles and unpleasant experience throughout the entire process. What A Joke!!! read more

He failed to inform me in a timely manner that the apartment i made an appointment for is already rented. I came on time and waited for the landlord in the rain only to find out that there's no apartment to see. PLUS I am supposed to pay him (a month's rent broker's fee) when he was never around. Let's just said our experience with Mr. Yan Sun was the most unprofessional and unpleasant experience we've ever had to deal with a professional like a realtor. Generally I understand how business work and how money is a drive to people, but it seemed like Mr. Yan Sun was just after the money and not really working with us. I have had one year of living in NYC and my fiancé had just moved to the city so we decided to look for a studio since it's within our price range. We saw a couple of listings by Mr. Yan Sun and thought that he might be resourceful so we began the business with him. Let me just said in some points: 1. He was extremely late (1-2hrs) to our first appointment. He never showed again with our second and third appointments and made us sneak into apt and waited for superintendent for 1-2 hrs in order to do so. 2. He kept on breaking our price range and kept on misleading us on the rent price in NYC. Our original price range was from 1000-1200 for a studio. In the end he showed us studios that were $1400+. 3. We have applied for a couple of studios that we liked and fitted our price ranged. We had to call him consistently for the application and made sure he submitted the applications, which we believed he never did so that he could show us studios that are more expensive. We have applied to 4-5 studios with him and all of them, he reportedly, were taken. Then we called him after that, he never picked up or return our phone call. 4. During the only time we met with him, which was the first time, he was on his phone consistently and made us feel like crap since we were not making loads of money and were only looking for studios with a low price range. He told us that he would give seminar sessions in colleges and universities, but come on...really? With that kind of professionalism? I don't think he's even good at his job how can he give others advices? 5. He was the first agent we dealt with in NYC and after a month or so dealing with him, we never got an actual apt and wasted that month of time and continues our apt hunting. 6. Yan Sun was extremely unprofessional. I called about an apartment I had seen on RentHop and we made an appointment to see it. He told me he would text me the address right away and never did so the next day I called him back and he gave the address to me over the phone. However, when I looked at the original ad I realized that the apartments were in two completely different areas. I called him back, thinking there had been a mistake and he'd given me the wrong address and he said the apartment had been rented. When I asked about the other one, he told me it was a 2 bedroom, not a 3 bedroom like we were looking for. This was an hour before we were set to view it. He never called to cancel the appointment and it was only after calling several times that I finally got a hold of him. One of my roommates took the day off of work to look at the apartment. Couldn't have had a better apartment searching experience than I had with Erica Rose Siegel. I had dealt with unprofessional realtors before I finally got in touch with Erica who helped me get the apartment I am in now and am VERY happy with the arrangement. A good realtor does not make a client feel pressured, continuously follows up, reassures you when things seem bleak, and listens. Erica is all of these things and more. At a time when I was in a rush to move and needed a place I'd be happy with she followed up with me everyday, answered my questions, maintained patience when I was flustered, and always provided full disclosure on what was going on behind the scenes as we waited to hear back from management companies and landlords. She was always on time for appointments if not early and maintained not just a politeness but good energy and a kind, helpful demeanor throughout the searching process and the final signing. Real Estate Agent was a No-Show! We had an appointment to meet with Yan Sun last night at 7:30pm. We were on time and waited outside of an apartment for 30 minutes. We kept calling Yan Sun while we waited and when we finally got in touch with him around 8pm, he informed us that he was unable to confirm w/ the tenant if we could see the apt and now "it was too late." After some back and forth he told us the apt #, we finally gained access to the building, which felt very awkward and strange without the real estate agent present and the gentleman who showed us the apt couldn't answer any of our questions. In fact, it felt like this was sprung on him and and it was very uncomfortable. Completely unprofessional on Yan Sun's part, I don't understand what he expects to be paid for when he doesn't even bother to show up or inform us that he is unable to meet with us. We trekked all the way from South Brooklyn to Astoria for a complete and utter waste of time. Will not be using this agency or this agent again. read more

This review is for a particular agent, Stephen Yarczower. Stephen Yarczower showed my husband and I an apartment on Sunday evening, June 4, 2017. We came prepared with our paperwork ready to present to the agent as well as the landlord who was at the showing as well. We informed the agent that we were very interested in the rental, gave him our paperwork and asked him how to proceed with submitting an application. He took our name & number down, along with our paperwork and said he would call us on how to proceed. Monday evening I reached out to Stephen Yarczower via text and asked him when the landlord would be accepting applications, he informed me that he would ask them and get back to me. I again, reiterated that we were very interested in the apartment, his reply ok. Tuesday my husband decided to reach out to Stephen Yarczower to ask what was going on and to our surprise he said it was rented. How can a place be rented if you didn't even begin to accepting applications yet? Shocked, we politely asked for our paperwork back to which he replied ok we will meet tomorrow. My husband met up with him moments ago and asked what was up? Stephen Yarczower replied that the couple before us had stronger financials than us, he then began to say that they make $8k a month. With that, my husband said to him that he clearly did not look at our paperwork because if he had he would of seen that my husband makes $13,750 a month. My husband proceeded to show Stephen Yarczower the paperwork to which his reply was if you need anything in the future give me a call. Why would I want a realtor who can't take the time to review paperwork. Very incompetent broker. Doesn't do his homework. Homeowners should beware. She is an excellent communicator, especially with e-mail. E-mails sent in the wee hours of the night or early in the morning would receive a response regardless of what the question was. Lisa will never leave you wondering if she got your e-mail, phone call or text. You can always count on her to close the loop. There were times in the co-op buying process when we wanted to give up because of all the tedious paperwork and roadblocks that came up in the months-long process, but with the help of Lisa, we were able to make the home buying process a success. Anytime we felt unsure of what we were supposed to be doing/if we should be doing something/how to do something, a quick call or e-mail to Lisa would help us get back on track. Buying a home involves a lot of patience and the belief that in the end, it will all work out. I was referred to Erica Rose Siegel by a friend that had worked with her in the past. I own, and wanted to sublet, my Manhattan coop apartment. I was looking for a real estate professional to find suitable tenants and manage the extensive application required by the management company. Erica is based in Queens and suggested that, although she is not an expert in my market, she would find one for me -- and that she did! Erica referred me to a colleague who is based in Manhattan and an expert (and former resident) of the UWS. His knowledge of the area and the real estate market here was just what I needed. Erica's referral found a wonderful couple to rent my apartment and he took care of the entire application process, making sure the application was filled out completely and following-up with the management company to move the process along. I do not reccommend you waste your time with this business. My husband and I were looking for a 2 bedroom apartment in Queens. We came across a listing on zillow.com. After an email inquiry was sent through Zillow, I received an email and phone call from an agent at Exit Kingdom. I thought this wont be that bad, they are already very responsive. After a few email exchanges and 2 cancelled appointments, we had a time set up to see 2 apartments. We were set to meet the agent outside the first building. 20 minutes passed and the agent was no where to be found. I called her, it rang and then went to voicemail, so I left a message. My husband decided we were stood up, so left. The next morning around lunchtime, I decided to send an email to the agent letting them know how unprofessional it was to waste my time. Within 5 minutes of me sending that email, I received a response back. Asking for forgiveness, as the agent "forgot" to tell us the appointment was cancelled. Dont bother wasting your time. Yan Sun is completely unprofessional and rude. I still don't understand why I was treated this way. I came upon his listing on www.trulia.com, which led me to his page on www.renthop.com/managers/YanSun, and there he has a lot of amazing listings. 1. Yan Sun did not show up for the scheduled appointment. He did not answer my calls, nor responded to my text messages. The apartment door was closed, I waited for nearly an hour, and wasted gas driving there. I asked my friend to call him and see if he picks up, and he did, but rudely responded "Super closed the door, come back another day," and he hung up. I texted asking if I can come and see it the next day, but no response. 2. His "Pictures are the actual view of the apt, taken by Yan Sun" is a lie, because a lot of apartments reuse the same pictures either of the bathroom, kitchen, or other rooms. Also description of a place is only partially true, because when I showed up to see the apartment there was no doorman, and after asking people living there, there never was any doorman, nor any roof deck. 3. False advertising is illegal. Unprofessional act is easy reportable to Better Business Bureau, which is my next step, and of course the Department of State that holds his real estate license. I did not deserve such a nasty treatment, and no one deserves to be lied to with false listings. read more

Linda showed us the apt, learned we were using the VA loan (earned & paid for while serving time for our country), frowned, & scooted us out the door. She failed to tell us there were actually two other apts available at that time in the same building within our budget. Then was completely humiliating & unprofessional when she saw us w/ another realtor showing us those other two apts a few days later. We saw her grab our realtor by the arm, tell him to NOT work with us b/c were using the VA loan which requires no money down from the veteran. She shook her head "no" w/ a hand to throat motion to cut us off. UNREAL. Our soldiers put their lives on the line & this is how you treat them??!! I'm unsure about the negative reviews on Exit Kingdom Realty. My recent experience has been wonderful. I can't even thank Mr. Yan Sun enough to help me get my very first apartment in New York. Yan is a patient, honest and reliable real estate agent. Exactly a month ago, I got the good news for my new job in New York. My new employer gave me 4 weeks to relocate from Chicago to New York. I tried so many real estate agents. None of them bothered to return emails and phone calls, after receiving some of my sensitive financial documents! It's not like I don't have anything to proof my sufficient income! Yan was the one who responded to my inquiries seriously and advised me on the apartment hunting. I took his advice and flew out to New York on 08/03. Right after I got off the plane, Yan and I met up in Flushing, NY to see the first apartment. In that whole afternoon, Yan showed me a total of 6 apartments in Flushing, Forest Hills, Kew Gardens, Briarwood and Jamaica. I found 3 of them that met my criteria. I filled out an application for 3 apartments and waited for him to handle the rest. One thing that people need to understand is that real estate agents may work on multiple clients at one time, especially when the clients are looking for rentals. It didn't bother me when Yan had to answer calls from different clients. When he helped me, he put in his entire effort to assist me. That's all that matters. On 08/09, I heard the good news from Yan on 2 of the apartments I applied for. I flew out to New York the next day and signed the lease. Even after everything was settled, Yan called me and followed up on me. My only discontent was about giving me a formal receipt immediately after signing the lease. I had to explain to him that my new company might not reimburse me for the broker fee if I did not get an official receipt from him. Later that same afternoon, Yan took care of the receipt issue for me. That became the reason why I rated him 4 stars, instead of 5. If I could, I would give him 4.5 stars. read more

I had a lot of problems with the process and they were there for every step. They always responded to emails and phone calls in a timely manner. He called me, left me messages to keep pushing me to close and didn't acted as a buyer s agent at all. Dealing with agents from this company is a nightmare. Extremely unprofessional agents with zero experience in real estate. And bad attitude!!! Our agent Yani Wang actually walked out on us in the middle of a deal. We already put in our down payment for the coop, paid the bank fees, paid the lawyers, and she just disappear without returning our phone calls when it's time for the final walk thru and for the closing. Her reason is... She is a full time fedex employee and she's just doing the real estate thing on the side for fun to make some extra bucks. But if there is a time conflict with her full time job of being a fedex agent, then she'll just drop the case and disappear. read more
