Andrew Crites of EXP REALTY should be ashamed of himself and if you ever find yourself in a position of working with him in the real estate world I highly suggest you don't! All Andrew cares about is getting his commission and moving forward. I bought one of his listings in Oregon and after he and his client received their money they left my new home completely trashed. Leaving appliances, chemicals, trash and hazardous materials in the house for me to have to absorb the cost to dispose of. The house was so unsanitary I had to have somebody come in professionally clean it for 3 hours before I could even think about moving in. Andrew's client damaged things in the house before the closing date and they failed to inform me or my real estate agent about this so now the bathroom is non-functioning nor can I secure my home because the garage door has been damaged so that I can't even close or lock it. When we reached out to Andrew for his help he basically told my real estate agent and I to pound sand and that I'm on my own. He offered the sellers phone and said I could take it up with them if I wanted to. I just want to save anybody the heartache that I went through of being so excited about buying my first home and having to deal with the likes of Andrew ruining that experience completely. I am going through Mediation to in hopes that the contract that Andrew and his client signed will be honored. In the meantime I just wanted to put this out there, so buyer beware!! I've attached pictures with the house looked like and all the crap his client left in it for me to deal with. Also want to mention the fact that the pictures that were posted on the listing marked "MOVE IN READY!" Looked nothing like house when I took ownership. I don't recommend using an agent from EXP Realty. I terminated a contract mid-escrow.

Though this is a discount company, nothing could have prepared me for the extreme lack of competence. They are basically the equivalent to fast food real estate. Stephen will present VERY well on the first meeting. Then you will get passed off to a realtor you'll never meet, who will never see your home and you will never have their direct contact information. It took me a long time to realize her phone number was just a generic line everyone in their office uses, mostly the administrative assistants. My agent never answered calls, and would only text back. So while I thought I was texting and communicating with my agent, it was only a generic line that office assistants were monitoring, not my agent. There was so many issues throughout this transaction, I can't even begin to list them all here. This was mostly due to their sales premise of getting as many transactions as possible, having administrative assistants do as much as possible, and agents take on as many houses as possible. To say there were issues would be an understatement. -They literally missed at least one offer (that I know of) that took them almost a full day to unearth in the mass dump pile of all their transactions. My agent literally said "I can't believe she didn't call me"(even though they are instructed to email only) because she couldn't hide that it was missed and we had lost the ability to use it as leverage with the offer we had currently been entertaining. There is no doubt I lost several thousand on not being able to leverage the two offers I had at the same time. -Another total breakdown.... there was an FHA requirement that I had literally asked about when the buyers requested to switch from FHA to conventional. I was told it should be fine. Well, 3 days prior to close, FHA said the requirement had not been met and the sales agreement had to be thrown out and completely redone adding 8 days onto the process not to mention the stress of having to go through the entire sales process again (another appraisal, more inspection period, etc). -The correct fee I was quoted was not included in the sales contract they sent to sign. I had to send the sales agreement back twice to correct the fee. This happened again at closing as they again added and extra .05% and had I not paid extremely close attention to ALL of the paperwork, I would have been out $2500 just for clerical errors. -I was really looking forward to the open house they originally promised and noted in his paperwork. When I inquired when it would be I was told they don't do open houses because they are basically a waste of their time as they "don't sell houses". Not sure why they tell you they will do that when they have no intention of holding the open house but will never bother to tell you that. -When they sent the original listing doc which included the private notes to other realtors, they requested buyer realtors to communicate only through email, hence missing the offer. I could not believe this was how people would handle a 500k transaction with literally everything through email (again so administrative assistants would handle everything). - There was a number of times I received NO response at all to texts. Unless I followed through with additional attempts (days later) nothing would have been said. I can only imagine what the buyers agents went through trying to get questions answered. They had a terrible relationship with the buyers agent and blamed her for everything that went wrong (which was a lot). Please, do yourself a favor, and hire someone that prefers quality of quantity as far as transactions go. There are PLENTY of discount realtors who do so much better of a job, and thankfully I have found one. While these people were nice enough, their obvious priority is bulk sales and their bottom line. read more

They were all helpful, knowledgeable, very approachable with questions etc.. made a stressful transition as smooth as possible. Very disorganized. Very disappointed. After never getting a call back on a property my wife and I wanted to purchase I called the brokerage office. We had left multiple voice-mail over several days with the listing agent Elizabeth Thoa but never received a call back from anyone in thier agency. Finally I called the brokerage and Spoke with a Mathew Ledford he apologized and told me he would set me up with an agent to view the property. He said they will reach out to me shortly. I received a phone call from an April from that brokerage to schedule the viewing. She was unable to show it till 2 days later bcuz of her schedule. I received an email after confirming a date and time from Mathew that I would be working with Peter??? The next day the home was under contract. I called Mathew to find out my options as a buyer since the property through the app was marked contingent. I was wondering can I still put in my offer. Spoke to Mathew and to my surprise the professionalism I had expected was gone. He seemed upset that some how I wasn't working with Peter and that I wasn't loyal??? What?? I simply followed his direction and a lady from the same company called to schedule the viewing as he had directed. Very disappointed in the professionalism. How are you gonna tell an innocent buyer they aren't loyal blows my mind and is offensive. I feel disgusted working with these unpolished used car salesman. I am dismayed by and skeptical of the 5-star reviews. This agency listed my home for 6 months last year. Their efforts were marginal at best. My agent was slow to respond to my calls and emails. The photography was fine. The property description was uninspired and when I suggested changes they were defensive. They were late for their own open houses and only put out one or two signs - they literally could not have put less effort into them. I rarely received personalized communication, even after open houses and showings. Instead, this agency sends out automated messages that do not include anything informative or helpful. And when the market slowed down they had absolutely nothing creative or different to offer. My opinion is that their services are quite similar to the discounted websites but at a higher rate and I would never use them again. I'm not posting this to be mean-spirited. But I rely on Yelp reviews for all sorts of things and I think it is important to share both good and bad experiences. read more

At first light you would think getting a team is better than just one single, experienced agent but I learned that is not the case "the costly way"... Working with the Fremont Team (Jermey & Jennifer) they can turn a house over for sell in less then a week; even with a few initial fumbles with photos and appointments... ...once the listing was live things were very quite except for a dozen showings and automated email feedback which doesn't provide any personal agent outreach so the feedback is mediocre at best. ....The 3 hour open house is held by agents who are focused on getting work; feedback is again automated... Once offers come in they hand you off to Jennifer (when she's in)... but my Multiple offers came in over the weekend and ultimately I was emailed the specs and texted which one to go with from Jeremy; this left a lot to be desired, unanswered questions and ultimately cost me $25k... 5 days later the buyer he recommended walked quoting concerns with the market crashing; which is ironic since the main listing agent (Stephen) published a negative outlook for the 2019 market the day they terminated... Making matters worse they did not put an offer in back up... It's true... you get what you pay for and for an investment of this magnitude you might want to seriously consider looking elsewhere if you want a consistent, experienced agent who will pick up the phone and take time to explain things and keep you updated. My general take away is they focus on quantity over quality (glorified Redfin); but on the plus side, they can get you listed fast, at a discount (however most agents will negotiate) and they honor the cancel anytime policy... read more

I will start this by saying: we didn't actually work with the FitMaurice team. No, we were disappointed before then. We reached out because we are starting the process of selling a home in one state and buying in PDX. I sent them a message and was contacted by 3 people almost immediately-which made it confusing whom I should contact back. Then, I followed up with Stephens message by clearly and concisely stating our needs and it didn't seem from him response that he paid much attention at all. I stated that we were going to be in the area in a couple of weeks and wanted to set up a meeting. I was told we would be passed along to his buyers team and contacted to set up a meeting. The days until we were going to be in the area grew closer and we never contacted again. In that time we found a great realtor who was recommended to us and so I emailed Stephens team to let them know that since we were never contacted by the buyers team we were not confident in them and would be moving forward with another firm-it was then that we were contacted by their buyers team. Too late. I'm editing my review to say this: in response to the owners retort, yes I do think my review is fair. If you look at my review history I am fair and balanced. I am not one to just hand out negative reviews at the drop of a hat. He can come back with whatever facts he may like, but the truth is we didn't feel like a priority to their company. I do not have the many emails or calls he states were made; and we were in fact passed off to a team. Which is fine- it's fine if that's the way you do things. Some people probably like that! We happen to not prefer that, so we went a different direction. The fact that the owner reached out defensively on Yelp publicly and not privately, not offering an apology but attacking the experience we felt we got, proves to me that we made the right choice. I'm sure this company is great for some but it wasn't right for us! Edit number 2: I don't normally revisit reviews I've left, but it's come to my attention that the below owner of the business has edited his retort for the third time. I wish I still had the screen cap of the first one or two responses so that the public could see what his true response was. However, I didn't think it was necessary to keep them. Listen guy, mistakes do happen I'm sure. But reviews are based on our impression of your business. Our impression of your business was that we were Not a Priority. We were passed off to a team immediately instead of assigned an agent, which didn't make us feel comfortable. We were not contacted, which didn't make us feel important. Sorry you're offended, but this is our experience. The agent we went with worked with a team but we weren't passed off to them in the beginning- we were in the hands of a competent agent who was excited to work with us. Great experience with this company while selling our first home. Kim Woodhouse was our realtor and she made a very stressful process much easier. She was friendly and upbeat, yet honest and to the point. She helped us maneuver through the multiple hurdles inherent in selling an older home. Her team was professional and quick to respond to any questions. We sold quickly and for well over our asking price. TL;DNR version: Stephen gave me money out of his own pocket to make a last minute glitch right for me. Stephen and his assistant Jennifer were attentive, didn't miss details, got me what I needed, and closed the transaction. I recently closed a 4 plex. Stephen was the listing agent, and I knew the plex was listed at an attractive GRM that would get it snatched up. It produces healthy cash flow and has solid bones and only a few cosmetic things needed (door hardware, leaning fence post). I offered to have him represent me because that gives him the option of 1) making more commission, 2) taking normal commission he would receive with split and pass savings on to the seller, 3) something in between. They had 3-4 offers in, but took mine. I found Stephen and Jennifer to be reliable throughout the due diligence period process. They helped schedule the inspection, they leaned on the property management company when they were not getting me records I needed for my due diligence, they got my attention if I missed turning in anything I was supposed to paperwork wise. Not sure what else you could ask for in representation for the seller. After inspection, I had a list of the items that would need repair, and requested a seller credit to cover them. The amount the seller and I settled on felt fair to me and was actually a bit better than I was expecting. I do feel Stephen acted impartially in this negotiation. I had two minor hiccups during escrow: underwriting wanted all the moss removed from the roof before they would release the loan, and 2 days before close a new tenant reported a roach infestation (they were extremely unhappy). Stephen talked to the seller and came to me with a quote from the property management company to remove the moss for $1,975. I know that is around going rate, but I also knew I could do the job myself with $5 of bleachwater, 2 guys, and 5-6 hours. Stephen got the seller to approve this, I leaned on the underwriters, and I made $200 per man hour doing the work myself. For the roaches, the seller said they were not dealing with it and extermination cost was my problem. Legally I am positive that is incorrect, but I don't feel so strongly that I want to take the seller to small claims court over it. I had two big concerns: 1)Let's get the tenant taken care of, 2) If I am paying for it, I am damn well going to pick the company that does it. After it was arranged I went back to Stephen and asked him to go to bat for me with the seller over this cost shifting, and when the seller would not cooperate he just cut me a check for the cost. I've never heard of a realtor spending their own money like that to make something right, it really blew me away. In the future I would not hesitate to use Stephen. read more

Stephen's group guided me through a difficult sale. The buyer had many problems and their original financial arrangements completely collapsed. There were four postponements to closing. Fortunately, Stephen's group had a mortgage group that managed to get the sale financed. Both Stephen and the buyer's agents took cuts to their commissions to make the sale happen. However, I was able to sell it at the same price without any cuts to my price. Communication by email and phone provided me with the support and answers to my questions that I desired and wanted all along the way. This was a case for the textbooks. As a lawyer who lives in California, I had no time to travel back and forth to Portland to sell my Willamette River home. I needed an agent who would be my doppelganger in preparing my house for sale, and actually selling the home once that was done. I found the three best agents in Portland and told them I would fly up only one time, and interview each at a set time at my home. The commission rate was the least important factor. I needed an agent would would go above and beyond, making suggestions on how to prepare the house for sale, hiring contractors, following up on the work done, etc etc etc. Then I needed that same agent to sell the home for a price that recovered my costs and then some. After interviewing three agents at the same time in front of my house, only one stood out. He did not talk big, boast, or make crazy promises. He told me what he believed were three approaches to preparing my home depending on my budget and hopes of making a greater gain. After careful consideration, I chose Steven. He dealt with the contractors, made sure they did not screw up (which is almost impossible if you know contractors), and when a mistake was made he made the contractor come back out and fix it. Then he sold my home for a great price and delivered excellent customer service. I will never use another agent again. Simply put, he is the best.
