I think any competent agent can help you sell your house when things go smoothly, but the true test is when things are challenging. My house sale was challenging to say the least. It's an old home and it needed a lot of work. We had some bad luck with buyers. For example we had one who committed and then their financing fell through at the last possible moment. We had one who simply changed her mind at the last minute because she decided my house was too close to a busy street. Jennifer was referred to me by another agent because I was looking for a duplex in either Vancouver Washington or Portland Oregon. Jennifer is one of those agents who are licensed in both states. She made herself available for viewing of properties on my schedule. I'm sure she has more than one client, but she made it seem like my purchase was the primary one she was working on at the time. She answered text messages, emails and phone calls promptly. When I found the duplex I wanted to purchase, Jennifer's advice helped me make an offer that was accepted when the seller had multiple offers. However, there were a few problems that came up during the purchase process. An inspector uncovered several problems such as a leaky roof that needed total replacing, mold in the attic, a sewer line problem, and about 30 other issues. When I was immobilized with the weight of the inspection report, Jennifer attacked the big problems one at a time. She contacted the city who eventually accepted responsibility for the sewer line issue. She got multiple bids on roof replacement and mold remediation work. Based on the bids, she suggested that I make a reduced price offer, which the seller accepted. The 30 or so smaller issues were divided about equally between the seller's responsibility and my responsibility. The seller's property management company was supposed to finish work on his half of the issues by closing. However, the day before closing some if the issues were still unresolved. I couldn't delay closing because the roofer was scheduled to come the next day. Jennifer came to the rescue again. She spoke to the seller about withholding a small amount of the purchase money until the issues were repaired. After negotiations, the seller gave me another reduction in the sales price in order to complete the sale on time. I don't know if every purchase has such hurdles to overcome, but my purchase seemed particularly problematic, and Jennifer was ready with a solution for every problem that I faced. In short, she was easy to work with, a good problem solver and was responsive to my questions. Furthermore, she has a good contact list for inspectors, repair people, insurance companies, and 1031 exchange companies. read more
