I hired them back in June to evict some tenants and they filled out paperwork incorrectly they lost paperwork and getting information out of them was almost impossible, they would never return your calls you would have to call them several times and Kim would fill out paperwork incorrectly causing delay after delay. I think her supervisor Nicole never paid attention to anything and I never spoke to a lawyer. So this is my review update, now that I've completed the eviction process. Unfortunately, Express Evictions continued on its mediocre & frustrating trajectory. Basically, I am left with the impression that their attention to detail is not all that. They are not communicative, engaging, nor personal in their process. They will not inform you of the intimate details, they will not hold your hand through the process, nor are they are not forthcoming with any details. To the average person that has not gone through this process before (like myself) I had a thousand questions & wanted to know what was going on, at every step of the way. Every single time I interacted with them, I was the one who initiated the contact -- even when I specifically requested to be notified when they did this, or that, but even then, they failed to contact me. Not once did they reach out to explain where we were at in the process. Plus! I assumed they would immediately provide me copies of the proof of service, the court filings, the court orders, etc. - but nope! I had to request all of these, & it felt like pulling teeth. Ultimately they got the job done, & that's why they're getting 2 stars instead of zero - but it was a stressful & a lackluster experience. Like I said, it never once felt "EXPRESS". On top of that, they were very hard to get a hold of & their voicemail stated that they were operating on "Covid hours" closing at 2pm every day "through December 2021" -- mind you, this being well into 2022, ...so nobody updated their voicemail AND they decided to continue to observe Covid hours, long after everyone else had returned to normal business hours. This is relatively minor, I know, but it was just more frustration on top of everything else. If I were you, I'd shop around. read more

Not sure what's going on with all these bad reviews on here, but my experience with EE has been pretty awesome. I help manage several properties and had to finally evict a tenant. I was referred to this company by another landlord and was told that their prices were really reasonable. *From my research, their prices are the lowest I could find for evictions. Anyway, I work with a guy named Ben at EE. He's always been extremely helpful and very informative. Every time I call to ask any questions, he knows the answer and is always willing to help. I know the other reviewers complained that EE isn't good with providing updates and following up. But, I have always received prompt responses. For example, when my sheriff kick-out date was scheduled, I received an email that had H U G E BOLD letters emphasizing the date and time. In addition, EE offers other types of legal services and their prices are very reasonable. If I had to evict another tenant again, you bet I'll be calling EE! *BTW, if this is helpful, EE told me that when your'e serving a 3-day NOTICE to pay or quit, you should NOT include any late fees because late fees are not enforceable in CA! *Also, if you serve the notice on an individual besides the tenant, make sure you get their name or at least a good description of that person. Do not deserve any star for their rating. I hired them to evict a tenant who knows all the tricks in the law book to stay rent-free in California. Kimberly Mendoza, court paper filer in this company was filing the papers in my case. She started making clerical mistakes (copying the defendant's name wrongly in court forms) to serious time-consuming mistakes like not filing default judgment papers on time. Because of her mistakes, the case took an additional 40 days to close, costing me over $4,000 in lost rent and repair cost. I had to go unnecessarily to court trial because she didn't file the Default Judgment papers on time. Stay Away if you hear Kimberly is going to take over your case. She is unprofessional, gives you wrong information and shouts over you if she knows she had been caught making mistakes. read more

Stay away, they are not professional. I submitted my file with all the forms and they sat on it for 10 days. After I called and emailed, they told me the that my case manager went back to school and they did not review her emails. They literally did not forward a terminated employees mailbox to her manager. No apologize, no acceptance of responsibilities, no discounts for making me wait 10 days while my tenants are living rent free. These people are unprofessional. They will make you believe something is being done, yet when time comes to do something, they merely tell you that they dropped the ball or things fell through the cracks. Let me start by saying that this is the first ONE star review I have ever given and they do not even deserve that! I have used Express Evictions twice. The first time, as I recall was bad because Express Evictions was inattentive and slow, however, my contact with them was short as tenants moved out shortly after being served. Looking at my records, It did take 3.5 weeks from when Express Evictions took my money to the day tenants were served. That is almost a month for simply filing initial paperwork and serving tenants. That is way too long. Three years later I needed another eviction and was desperate with nightmare tenants so in desperation, I made the mistake of hiring Express Evictions for the 2nd time. Their service actually got worse! Or maybe it was always this bad I just got lucky the first time when tenants moved out before case progressed any further. Either way, I was a repeat customer but that didn't matter to them. I doubt they even realized that as they seem to not care about their clients at all. We are just a means to a paycheck. The only thing they are prompt at is taking your money. After that...good luck getting them to do anything on a timely manner. After the 2nd time, NEVER AGAIN! Fast forward to today, I have an associate and friend who is now needing eviction services and reached out to me for any recommendations as they know I have used eviction services in the past. I began searching online to help them. I saw Express Evictions and actually cringed and now that I became a "yelper" in the last year decided to leave a review as a warning for those that come after me. The following is a partial description of my 2nd and final experience with Express Evictions: The only time I felt their customer service was worthy was when I first called and they were trying to win my business. That guy seemed nice and sympathetic. Of course, once they do get your business, you realize the niceness and good service was all an act to get your money and will never hear from initial "nice" guy again or anyone for that matter. YOU have to hound them to do what you already paid them to do! It takes forever for them to get your initial paperwork done. For over a week and a half they were still "working on it". I lost half a month just getting that initial part done. Then to get the paperwork filed and tenants served is another two weeks. Tenants barely got served and a whole month was already lost! I would call every other or every two days for an update and could not believe when there was no change or update to report. They put you on hold for the longest time and when you finally speak with someone, nothing has been done. Finally when tenants got served, instead of checking with court to see if there was an answer filed, express evictions does nothing. I guess they wait to get answer in mail, but what if tenant does not serve copy (even though they are supposed to) ? I mean come on, we are dealing with people who refuse to pay rent (not the most ethical people). When express evictions finally took some action and became aware that a response to eviction papers was filed by tenants ALMOST A MONTH HAD PASSED!! And to add insult on top of injury they again just sat on this instead of filing paper to get a trial date. (Note: Contrary to the fake 5 star review clearly posted in response to mine, the company you hire DOES have to file a request for a trial date when the tenant answers. The sooner they file request the sooner the court trial. And, No the court does NOT do it automatically. Any anyone who has done and eviction and actually paid attention would know that. Call any courthouse unlawful detainer clerk in So Cal to confirm that!) I did the math, NOT counting waiting on court time, the eviction took THREE TIMES as long, and again, NOT because the courts take long but because express evictions takes their dang sweet time to move, file, serve or act! So shady! It seems like they got their money from desperate landlords, what do they care. After it was done and I won my case by default, Express Evictions sends me a letter to hire them to collect the judgment money.....Somehow, they were quick to send that email that would lead to getting them 50% of my judgment. HECK NO!! I am not hiring you again! And for those suspicious 5 stars, so many of those 5 and 4 stars seem to be from people with only one review....hmmm...mighty fishy. And to the 5 star accusing the one stars of being vindictive tenants, all I have to say is that if you look at my other reviews, you will see that I am very fair and thorough and in fact, as I said in the beginning of my review, have never given a one star until today! Dont use this company! The sales staff is great and responsive until you pay. Once they charge your credit card and assign you a case worker you will not hear from them. I had to harrass the sales person daily for updates. The tenants ended up moving out before the company got around to filing but they said they filed the same day I settled with the tenants. I asked them to close the case and give me a partial refund and I didn't hear from them for 3 weeks. I got an email today saying, sorry, we filed a dismissal so you dont get a refund. What did I get for $600? They probably paid someone less than $20 to go to the clerks office and get a 1 page document stamped by the county clerk. And they refused to give me a partial refund. My husband recently (within the last several months) contracted with them, the job is done, however, if you can avoid Ben Reyna as your contact person. Poor communication, does not follow up unless promoted to by management. Also, i read one review saying perhaps the very large disproportionate ratio of negative comments vs positive may be out of "spite", well why would anyone feel "spite" in the first place about a company that is contracted to work with an individual on one common goal(evicting a tenant,etc.), on the contrary one should feel alleviated,however, when your having to constantly call and follow up on your own (even once you've been told they will take care of it) well...you tell me if that makes sense? read more

To do an eviction in California I would definitely use someone else. There are less expensive and more reliable services out there. Many attorneys are comparable in cost. This company, including Ben, lacks any follow-up whatsoever. When I initially complained about their failure to file my case after 5 days they told me the service was incorrect. I served the tenant again and then they wanted to wait and give the tenant three extra days to respond. I told them the tenant had refused to pay and to file as soon as possible. When I finally reached someone there again, Ben this time, I learned they had again failed to file. Ben told me he would speak with the owner and call me but the owner never shows and I again get stonewalled. This company lost me 30 days rent due to their lack of responsibility, failure to return phone calls and general disregard for my case. If I was closer I would have sued them for professional negligence. This company doesn't deserve your business. They are the worst in customer service, responsibility of action and representation of your interest. I think its run by professional renters. read more

They eventually became my problem, more so than the drug-peddling tenant I needed them to evict. Where to start? I was skeptical after reading other atrocious reviews, stating Express Evictions is slow to move, inconsistent, and rare to return a phone call. Those negative traits are in deed the case, only somehow magnified. Hoping for a simple eviction, because this was a mere matter of the tenant not paying rent, I figured "Why not? How bad could they be?" I even discussed the negative reviews with Kevin, one of the associates. He assured me the damning claims were inaccurate and that they'd be glad to help my case. At first, Kevin was very responsive. He helped advise on the proper way to serve forms. Once the paperwork was complete on my end, an initial notice was served to my tenant. And after that? Unless I gave it a good five or six phone calls a day, I did not hear from anyone at Express Evictions. Multiple e-mail follow-ups finally revealed that my case had been handed to an assistant named Rondi. Thanks for letting me know that, Kevin! Rondi was as clueless as I was about the status of the case. After -- I kid you not -- TWO MONTHS of hounding Rondi, I finally through some miracle of God compelled her to check on the status of the eviction and see if the tenant has responded and contested. He had. Well over a month prior. That was unwelcome news to me. Thanks for letting me know that, Rondi! Sometime in...March? April? (I forget the exact dates, as this eviction has been going on since JANUARY of 2011), I got Rondi on the phone. Because of an error on her part, the court did not receive her default claim after the tenant missed his time line to offer payment to contest. It would have been a closed case had Express Evictions not gotten in the way. Another month passed. Nothing. No communication whatsoever. So I called up my girl Rondi, only to find that she'd taken a leave of absence, and that Henry would be handling my case. Thanks for letting me know that, Rondi! Henry, try as he might, could only do so much with the lazy, careless groundwork that Kevin and Rondi had laid. At that point I had ONE request of Henry. One. Due to my work schedule, I asked that he give me just ONE day's notice before the sherriff's lock-out date. Just one. Just a quick phone call, text message, e-mail or even smoke signal. Something to prepare me. Nope. About a week ago, while I'm busy at work, the land line of my building (which is transferred to my cell during work hours) rings. It's the sherriff. He's at the building to perform the lock-out. Could I make it home in time? Of course not. Livid, I called Henry. He said he'd "do his best" to reschedule. As of today I still have yet to hear back from him. Thanks for letting me know that, Henry! My favorite moment in all this is that even my tenant tired of waiting to hear back from them. Express Evictions handled everything for me. The company knows how the process works and they followed the law to a "T"! Everything was done properly and timely with the courts, which is VERY important. Communication with the case flowed from 1 person to another and I didn't find that I had to ask about the status of the case (ever). Our experience was a contested eviction, so it took about 2.5 months, but ultimately we won our case and the house is now back in out possession! The only criticism that I have, is that they didn't hold your hand through the process. I imagine it is because they handle so many cases. However, being a newb like I was, I found it difficult to get the answers I was looking for (I had a lot). A better FAQ section on their site or a general email where legal questions for customers can be answered. That is a small issue. The important thing is that they did their job and did it well! Mr. Krasney knew his stuff. On the date of the trial, he was the true professional. I'm very happy with this company's services. These guys are great. Very friendly, helpful, and calming to talk to when you are freaking out and feel out of control. The reason I give them 4 stars is they don't call you to update you on your status, which in today's business world is unreal. It's just too easy to make a call back and notification client spreadsheet on Google calendar, and make all your phone calls and update clients first thing in the morning. However. If you keep track of the dates things are happening (ie: 3 day notice. call them on the 3rd day. find out the next step, do it, then call on the day that's completed, etc), they are really helpful, just remind them which case you are upfront on the phone. So the main thing is YOU keep track of your dates and call them at the appropriate times. Don't wait for them to call you. They always gave me every courtesy, called me back promptly after I called them, and a lot of great information! For $600, when every other eviction lawyer was $1500 even with LEGAL AID, they were great. read more

I am so glad I found this firm. I use them exclusively for all my evictions. To date, they have evicted 10 or more people for me. No judgement!! I'm a good person. LOL!! In the past I used a sole proprietor attorney in Marina Del Rey, but he was crazy expensive and every time I called him, he would chat me up about random things, then send me a bill. I am not looking for a therapist, but someone who will evict the deadbeat tenants!! Express Evictions is just that firm. They are priced reasonably and have always been successful. If you understand how their internal system works, communicating with them is really (REALLY) simple. They have a few people who handle the initial portion of the case and then hand it off to a specialist who, if necessary, will file answers or take it to trial. I read one review that mentioned Ben Reyna. He is an intake guy, so he doesn't always know what is happening once the case goes to a specialist. One thing I know for certain, he knows the cases that he is working on before they get to the specialist. I have also worked with April and Lesleigh and they are both solid and I'm not talking about body weight either (humor ). Express Evictions has never lost a case for me, they are reasonably priced, fast and easy to work with. I do believe that some of their, not so highly rated, yelp reviews are from people who have been evicted by them or friends of people who have been evicted by them and are posted out of spite. This place makes the eviction process even more difficult than it should be. They are willing to take your money but never correspond with you regarding the status of the case. Cassandra was in charge of our eviction case and never was helpful or informative. We had never any experience in evicting a tenant and needed someone to walk us through the process without any heavy legal jargon. We ended up having to go to a family friend who is a paralegal just to translate everything for us from Express Evictions. We were never informed of the lock-out date and then found out that Express Evictions only filed a court case for possession only (not including past due rent). This is how shady Express Evictions is-- they then suggested that we work with their collections department for the rent. It's been over 6 months since we signed an agreement with Express Evictions to start the collection process and Mandy is just as bad as Cassandra. She never responds to our emails and in those rare occasions that she does, her response in not helpful or informative. After 9 months of eviction hell, we don't know what's worse-- the chronically late tenant or shady Express Evictions. Meh. read more

To keep a long story short, Express Evictions is a misnomer in my opinion. After serving my 3 day notice, I faxed a copy of the 3 day notice, and the rental contract to the office. After 2 weeks of emails and phone calls (and my credit card already being charged) the unlawful detainer complaint has still NOT been filed. Completing a UD-100 takes 10 minutes at most, and any delay that I've experienced is unreasonable. Hope my poor experience saves you some grief! read more
