We've rented from these guys before but never long term. When you drive on the 99, you'll see their building and seems like they always have a huge advertisement sign stating about how you can get your first month's rent free. So it seems like there are some weird quirks about that advertisement. Like usually what most people do is they go online and this place usually has some sort of one-time "sale" going on. And it's one of those things where you can't get the sale price and the free month's at the sametime. Usually the online price works out to be better. Like for the month free, the monthly rate is pretty high. The online price usually gives you a better rate for a few months. But watch when those months expire, because your rate goes up. So here's a "trick" to keep your rates at a somewhat good price: take the online specials, then when you reach your expiration, you can apply all over again. BUT the only caveat is that you'll have to move to a NEW unit. Yup, like take all your belongings from the unit you're currently in and move it to where ever they assign you to. I haven't done the math if it's worth it, but I guess it just matters how much stuff you have to move. read more

They want to keep your storage and they don't inform you the rent is going up. They are scammers I don't recommend any of their locations. I called to check availability and had a very pleasant conversation with a woman (can't remember her name) over the phone. I was given a quote and told they could hold the reservation for 6 days until I was ready to move in. On the 5th day, I called and spoke to someone else to pay for the unit and setup the account. I was told that, not only was that unit no longer available, but the quoted price I was given was also no longer available. So the reservation was absolutely pointless. Given the reasonable prices, I still rented from this location. However, the miscommunication on the reservation is what dropped it to 2 stars. Not entirely sure where the ball was dropped here, but it was disappointing nonetheless. read more

BEWARE!!! This review is for Extra Storage Space at 3800 Bayou Way 95835. Beware of using this storage place, they have mice(s) infestation and will not assist you other than saying " use your protection insurance." District Managers are disrespectful, and dismissive. They, continue to not be helpful but continue to tell you what they can't do. I have spoken with Corporate and they shared I would be compensated 30 days free for being disregarded and for my inconvenience to be told of a loop hole they decide to do when it came time to do so. I now have to come further out me pocket to pay for a rodent pest control company because mice drippings are a biohazard and there is a certain way to clean so that you are not harming your lungs from the droppings that carry disease. After moving everything in for 6 days i have just been told i have to clean footprints off of the parking lot in front of my unit every time i am here or will be evicted. I asked for a refund and was refused. That's $250 i just got ripped off for not to mention the $400 to $500 i spent on transportation moving in. Staff, by name of Keia, was extremely rude and disrespectful throughout the entire horrible experience. After over 30 years of renting storage units this is the worst. Nobody should rent here. This was the absolute worst experience ever, total bait and switch I started off paying $55.00 for a 5X10 unit which was great after 6 months they tried to double it and my card was on auto pay so they charged my card without authorization I called and complained and they said the best they could do was $70 I Hesitantly agreed because all my stuff was already there then after a year of paying $70.00 They slapped me with $133 charge for that little 5x10 unit I was paying $55 for originally so I loaded my truck up and got all my stuff out today! Do not do business with these people nothing but a headache total scam they must be paying for there reviews or something!!! I found this storage facility last month and I was instantly impressed with it. It is really clean from the moment you pull into the parking area. It's on E. Stockton Blvd down the streets from Costco. It looks to be much smaller than what it actually is. When I came in to ask about their availability. I was taken on a small tour to see two of the units I was inquiring about and was giving the last one of its size. On our way back to do the contract, as I spoke with the young man, he explained that they were full up to 98% and so many people were coming in looking for storage units. I must admit, this place was really clean and the staff was very professional. I meet the manger when we returned and her name is Theresa, she then informed me that she lives on site. Right above the office and that they've never had any issues there and reassured me that if I have any concerns she was easy to reach. One thing I didn't like is that they want to charge for everything. I've never known a storage unit to require you to have insurance before, especially if no one is breaking into them and then a 'one time' administration fee. Lol come on people, really! So once we get the things I was storing all in, we then had problems getting the latch to connect, to put the pad lock on and its after hours. So we put the lock to look as if it was locked until Monday. Once I came back and explained what happened. I was taken right over so that I can be shown how to maneuver the latch to get it to connect. I was a lil taken back when the manger stated she was aware of this problem with the unit, but she didn't want to spend the money to get it fix. Well hopefully I won't have anymore problems with it and she won't have to bother getting it fix. So I'm hopeful and believe this will all work out. I love the atmosphere over here, except for today, while coming to pay my bill, there's a fire that is down the streets that I'm sure will be on the news this evening. This is not the place to rent a storage unit. They charged me and over charged for a month I did not use just because I didn't give a ten day notice. I tried to speak to the manager and she was really rude to me. Then when I cleaned out my unit. my unit had rat shit and chewed on some of my important stuff I had in my unit. Pros: Fairly new facility. Almost all units have drive-up access (or merely a couple steps away). Not far from highway 99 exit (you can actually see it from the highway). Friendly. When I left, I noticed they had acquired a moving truck for renters to use to move in their items (something they didn't have when I signed up). Cons: Management isn't on top of things. Price of rent goes up at least once a year. When I signed with them, they were a brand new facility. The management probably wasn't accustomed to things yet. I wasn't informed that I was to sign up online to make payments. If I wanted paper statements I was apparently supposed to request it (but they didn't tell me this), so my first payment was late. Had I not visited the unit, gotten locked out and talked to the management my stuff my have been sold off! Their lack of attention to detail was also horrendous. The notices they said they sent to me, I found out weren't being sent to the right address. Apparently the management input the wrong address into the computer. I found this out when I finally signed up online and looked at the address already on file. Another issue I had was the rent. I've been with this particular storage facility for a little over a year and they raised the rent on me 3x! The difference when I finally left the unit was $30. For the new price, I could have gotten a larger unit at another facility! I'm so much more happier at the new facility I'm currently located. When I looked for a new unit, I made sure to stay away from Extra Space and very glad that I did. read more

I came into the office yesterday to let them know I was going to be vacating my storage space because of a rate increase and honestly I needed to downsize. I was going to go to public storage down the street. Phil explained that because he didn't want to lose me as a customer he would transfer me at a discounted rate. We moved in at the beginning of 2018, and it was a very easy process. The rate went up by $20/mo, but we were notified in advance via email in advance. When we finally moved out, we accidentally damaged one of their poles with our giant U-haul truck. They ended up charging us a very small (and very fair) fee for the damage. Moving out (cancelling) was easily - we notified them over the phone, and they sent email confirmation. We would definitely use them again in the future. read more

I rented a storage unit with them for at least 5 - 6 years. I did not remember that you would have to contact them before you move out because the bill is prorated. The money was paid on the 13th; I moved out on the 16th. They state they have no way to refund once it paid. All stores refund; not a very good excuse. $140 for 3 days. I appreciate the clean storage units. I've used Extra Space Storage on a few occassions and my unit has always been clean when I checked into it. A positive is I've never found any rat droppings, insects, etc. The negative is that they draw you in with low prices and then every couple of months, there is a price increase. That is the main reason why I leave Extra Space. There shouldn't be a price increase every few months. read more

pricey for what I got ($7x/mo for a 5x10). there's no light, don't think it has HVAC. they're providing a room to rent, without utilities. for what it is, I suppose it's ok. most of the stuff I have in there is stuff I needed to get out of my house, and have posted for sale until someone buys it. read more

Before I begin, note that I've been a continuous customer for 5 years. The units are clean, security is good (even do lock checks in AM). Cons: And these aren't rants. Hopefully marketing and their CEO Spencer Kirk reads reviews. MAJOR CON: Note, I am newly disabled and going through a nasty "divorce". I've been a loyal customer for years. Everything points to my continued loyalty. I'm being forced out of my current living accommodations and have A LOT to move into my unit. Moving MORE into my unit should, and does in the eyes of other Extra Space locations and those of competitors, raise the HUGE GREEN FLAG of continued rental with them. Why move more in if not planning on staying longer. They have a large box truck for customer use. I live 3 miles away, its next to Costco, so we frequently drive by. They need to paint on the side "NEW Customers only". Our inquiry about using(even renting) the truck to put MORE household items in the unit are rebuffed. It's a one time event. THE TRUCK REMAINS DORMANT IN THEIR PARKING LOT!!! Even the district manager responded that he'd prefer losing a customer rather than helping retain one. " Corporate policy". Lose a customer paying a high rental fee, not a teaser or first month free. One who's been loyal for 5 years. Moving to a new location or competitor would save me a months rent: $100+, rental of a truck: $100+. In all about $300. Other Extra Space locations are recruiting us. "A new location means a new customer, at teaser rates and use of their truck." 1) Garbage dumpster with the sign stating something to the extent of "we value the cleanliness of our location, please contact us if you have trash to discard.". Multiple requests made to different employees results in the same response: it isn't for clients. If not, then either their office staff creates a ton of garbage or tenants moving out leave a lot of trash (not abandoned belongings) behind. I've been piling torn boxes, etc in front of my garage for years as I try to fit them in my recycling bin. NOTE: Multiple other locations, competitors don't have this policy realizing that storage results in trash. 2). The teaser rates are just that, teasers. Multiple times they've increased our rental fees with no notification. The phone number, address, and email (their email address & domain are are on my white list) current so every avenue of communication is open. Not good for business. 3) Hours of availability are poor compared to competition. My wife and I moved from San Diego to Sacramento last month. We needed a 10x30 storage unit for 2 weeks while our new home was being finished up. We did not want to make a 1000+ mile round trip just to sign paperwork, so we called around to find a storage company that could handle this. The only storage place that would do this is Extra Space Storage. We went to a sister Extra Space Storage in San Diego and signed all of the paperwork. We also got our gate access code and unit number while in San Diego. The unit rental was only $60 for the month, so I was happy with that. The place is clean, well maintained and secure. The office lady was great to work with and her husband checked me out on the last day. I made my last trip unloading the storage unit and the husband came along to check me out. I told him I still need to come back and sweep the unit out. He said no big deal, grabbed the blower and blew out the unit. I was checked out in 5 minutes. Wow!!! Had a storage unit in West Sac. I made the mistake of missing my December 12 payment. On January 15 I called to make a double payment and assumed I would have a $15 late fee, which I did. Not only did they charge the late fee, which I do not dispute, they added an $85 lien fee. Mind you I was 33 days late. I did not even receive a late notice in the mail. Yes, it was my fault but when I called to pay I was treated so rudely. They would not work with me at all. The manager was so rude and threatened to sell my stuff. 33 days!!!! Don't put your stuff at the West Sacramento facility. They are horrible and the manager is awful. read more

I rented a unit at the E. Stockton facility and that evening while putting my stuff inside, my car battery died after leaving lights on to see inside storage unit. It was after hours (8pm) which the gate locks at 10pm. I needed to ask if my roadside assistance came (AAA & Progressive) would they be able to get in/out if after 10pm. I tried to reach someone at the afterhours number 5x but no one answered. Thought great managers/security on site as her husband came out of office, I tried to ask my question and he stated he had cables in her car and eluded to the fact he could assist. He spoke with her & she'd return in about 10min. He then stated he didn't work there. I waited & waited for 2hrs and at 10pm she came to see why i was at the gate. She ran up to me yelling about what the rules are, contact the afterhours number, her husband and conflict of interest. She did not let me explain nor ask my question, I never needed her for anything else. She talked/treated me like i was an escaped convict. I (we) never seen such unprofessionalism in my life, I did not yell or raise my voice. She did not act so negatively when she took my $ for a new unit. The division mangers stated that because it was after hours and no one answered the phone, it was okay for her to be so hostile, yell, inconsiderate and to have an attitude with customers.
