Gas is cheap everywhere now so it is hard to spike up prices...Check. Location, location, location. Being one of only a few gas stations on the peninsula of Charleston and being the only one right on the marina side offers a huge competitive advantage. Finally, scenery. In addition to the gas and beer they also are known as the lucky lottery store on the island; but I haven't had the pleasure of getting lucky there yet.
