By all means DO NOT try to refinance your mortgage through Grand Castle. Total time of back and forth delays for attempting to refinance was 3 months. After 3 months I pulled the plug and didn't want to continue with their service. I had to continuously resupply statements as they kept dragging their feet and the statements would be outdated by the time they got around to filing my paperwork. They also would say that they would contact me by a certain date, they never would so I had to constantly check in to make sure my account was still moving along. Wayne's assistants lied about what caused the delays. They tried to blame the delays on my HOA and so I contacted my HOA who confirmed at that time no one from FP Mortgage/Grand Castle had even reached out and when I confronted his assistant about it she back-peddled and said never mind the delay was due to some other BS reason. Due to the incompetence and lack of care this business has shown, I missed out on low interest rates and had missed my window to refinance. I made a bad judgement in trusting this company, I hope you don't do the same. This is a highly unprofessional and dishonest business. You have been warned. read more

Worst mortgage broker I ever deal with, rude and unprofessional. Make sure they lock interest rate RIGHT AWAY and lock rate for 30days, not 15days without your authorization. FP Mortgage is a dishonest company. Some points noted are: (1) FP Mortgage (Wayne/the owner) usually offers only verbal quotes at the beginning to get your business and then change the terms shortly before closing with more charges at the end. Similar situation was reported before. However, instead of the $1,000 reviewed, I got charged for additional $2,500. Just try to get a written quote from them and see if they would commit to one. (2) Wayne/FP Mortgage is very rude to their customers after you paid your money. They conduct sneaky business practices. (3) I pointed out some 1&2-star reviews on Yelp about his company's performances. Wayne indicated that the negative reviews were againt his company's employees and not him. I would definitely give 0 star if there is an option. The employee named Melissa is so rude. Her way of talking and attitude is just so condescending. She frequently yells on the phone and keeps doing these annoyed sighs when my family don't understand certain things. She is super unprofessional and makes the entire process so stressful. I agree with other posts that Wayne changes his verbal quote various times and charge us extra fees without notifying us. At first, he approached our family with a friendly attitude but immediately changes after we decided to commit to him. Honestly, the good reviews sound really superficial and do not reflect the actual services that are provided here. This is not the place to get your mortgages. Leann is my lender. After she yell at me on phone today, The only star is for the work they did. The first suggestion I will give is go to Cathy Bank inquire some mortgage info before you walk into this place. It may save you thousands dollars. Second, try to pay your fee as late as you can, because after you paid, their face changed. Everything or normal request after you pay is bothering. I know they have some many cases and don't care lose some, but the attitude is not acceptable. The last but not least, don't give them second call in the same day, because they may yell at you. from what I just experienced this is a company I dare not to recommend to people I know because the updates of my refinance application got misinterpreted, informed via a representative and I got 2 identical charges on my credit card for subordination. also, I was told to get a letter and paid for, from my CPA explaining specific area on the tax return. One of the worst lender experiences I've ever had to deal with. I'm a realtor and I have a listing and the buyers are using this mortgage company with Leann Li as the Lender and we've had to do an extension solely because we were waiting for the lender and now we are looking at a possible second extension because of this lender again! We signed closing papers Monday and now it's a Wednesday night as I write this going into Thursday and there's no confidence in this lender, it's to the point where the title company asked if we could extend it for safety. This lender from my point of view appears lazy and there's no way it should take this long to get the deal both funded and recorded. If I ever see a buyer use this lender I'll advice my clients to go in another direction because it's been a long tough process for my sellers solely because the buyers are waiting on their lender.
