With all the online fraud, I wanted to make sure the house was as advertised online. The tenants were understanding and packing at the time. The owner and someone with CUR met with my coworker, let her take some pics, and eased my worries. The application process was quick and easy. We leased for 5 years. Each renewal period was done quickly and they worked with me and the owner over any concerns I had. They have a system online that is customer friendly. I paid each month online and could enter a maintenance request online. I could track the maintenance progress online. Some owners won't allow the property manager to hire anyone they want. Any delay was minor and not due to the realty company. I put in a request less than once a year. The office staff always answer the phone and were always polite to me. Fast forward to this year, I wanted to buy a home. They allowed me to propose purchasing the property to the owner. They were a wonderful property management company for us when we needed it. They went above and beyond and graciously hosted the closing for us! It's clear they care about their tenants and owners!

CLT Prime Properties negotiated a few items in the lease for me with the owner. I was having difficulty finding an owner or property management co that was willing to accommodate me - this is the benefit of working with a local company rather than some of those large corporations that own rental homes and are inflexible. Shannon and Wendy are reachable and responsive. We had some issues with an appliance and with the heating system in our rental - Shannon was on top of getting repair/service companies sent out and getting the issues fixed promptly, even at the beginning of covid. The property we rented was nice but wasn't the cleanest on move in. We got it in much better shape before we moved out and Shannon refunded our entire deposit . I did not expect that would happen based on prior rental experiences with property management companies. I was pleasantly surprised with our entire rental experience. After we moved out, Shannon picked up Amazon packages that I mistakenly had shipped to the rental, and he shipped them to me out of state. He also contacted us a few times when the owners' packages/mail were delivered to the rental to help the owners. Wendy sent me a very empathetic note about a personal situation I was experiencing because she had been through it herself. These folks are kind and honest, and the people they have working for them seem to be of the same character. As a renter, I highly recommend CLT Prime Properties.

    **Renters & Property owners BEWARE** If I could leave…read morenegative stars, I would. We began renting our home in February of 2020. Initially, we were pleased with the property management. However, that quickly changed. There is not an emergency line for after hours or weekends. God forbid your air/heat go out or there's a water leak. You can't have anyone service the HVAC because you're a tenant. So, you just suffer through whatever weather element you're enduring. Our hot water went out one day. You have to fill out a maintenance request and give three available days/times. Again, when it's urgent, there isn't emergent services provided to have your issues addressed. I was unable to shower comfortably, wash my clothes, do dishes, etc. I called to see if this service request could be complete within a timely manner. I ended up speaking with Derek, the owner. I am obviously frustrated they aren't adequately attended to the home's needs but I am not using profanity or becoming ugly. Derek proceeded to tell me "do not back talk me!" Surely I misunderstood him, so I asked what had he just said to me and he confirmed, "do not back talk me." I was in absolute shock this was the owner of a property management company speaking to a tenant as he had. Eventually, their "vendor" came by and sure enough, the water heater needed to be replaced. Their vendors are whomever they can scrounge up that day to do some work. However, Aleksander was always helpful and polite. This passed summer, we noticed the HVAC was struggling to recover. The house is 16 years old with an original unit. Getting someone to come take a look was an absolute nightmare. We filled out the maintenance request. A vendor reached out to us and stated he would be by at a certain time. He text us later to say he was sick but would let us know if he needed to reschedule. We never heard back so, as one would assume, we awaited our appt time. Nobody showed. I contacted the vendor and he showed me the screenshots where he let Derek know he wouldn't be completing the job due to illness. Derek didn't even had the common decency to contact us. My husband reached out to Derek and we were told they would come by "when we see fit." Derek also threatened to terminate our lease with an eviction notice, which would be illegal LOL, which he now denies. That was the icing on the cake for me. I found the information for the property owner's and contacted them directly. Within an hour, Eddie sent an email 9pm at night to see if someone could come by the next morning. Eddie and a vendor came by to check the HVAC, a water leak and fix a toilet. We had been told prior, by Aleksander, he placed more freon in the unit to get us by but it needed to be replaced and he would speak with the boss. Eddie acted like this was news to him and offered no reassurance except, "well, when it finally dies we will replace it." We have been out since 9/1/2022 and I waited to write this review to ensure we would get our deposit back and also, to make sure it would cash. We spent $750 to have the carpets professionally cleaned, along with the house and a room painted just to ensure they wouldn't attempt to be vindictive. Derek puts on a flashy front for his website but behind closed doors, there is not a professional bone in his body. He is laughable in the surrounding realty world. His ego far exceeds him and for the life of me, I cannot fathom why. Listening to Derek pitch a fit like a spoiled frat boy is comparable to nails on a chalk board. Eddie is guilty by association. I will say, he is the more tolerable and quant of the two. Tiffany in the office is an absolute upgrade, to the nasty woman they had prior. I am so thankful we were building a home and this lease was temporary but I feel for the people on here that solely relied on them for housing, just for empty promises and ruined rental histories. I filed a formal complaint with the BBB and to no surprise, Derek lied in his response. These are just a FEW examples of this wretched management company. My dog could run a better business. Don't. Do. It.

    Disappointing Leasing Experience at Brixton Apartments in Rock Hill, SC…read more I initially removed my previous review because I wanted to give management at Brixton Apartments in Rock Hill, SC, the opportunity to address my concerns. Unfortunately, after several months of experiences at this property, I feel it is important to share my honest experience for the benefit of current and prospective residents. From the beginning of the leasing process, communication was inconsistent and, at times, confusing. Before signing my lease, I specifically requested to tour all of the available two-bedroom floor plans because I needed a layout that would accommodate my medical equipment. I was told by Jack that there were only two two-bedroom layouts available at this brand-new community. After signing my lease, I later discovered that there was another two-bedroom floor plan that more closely matched what I had originally been looking for and initially inquired about. Had I been given the opportunity to tour that layout before making my decision, I likely would have selected it instead. After moving in, I experienced numerous issues with my unit that required repeated follow-up before they were addressed. These included inspection-related deficiencies, significant gaps around the entry door that allowed excessive light to enter the apartment, affected energy efficiency, increased outside noise, and contributed to pest concerns. I also experienced ongoing maintenance issues, including defective stainless-steel shower niches that were also not uniform to the construction fixtures which remains unresolved and a non-functioning air conditioning system for an extended period, which delayed my ability to fully move into the apartment. I was also surprised to learn that the apartment did not include ceiling fans or overhead lighting in the living room or bedrooms. I was informed that if I wanted those features, I would be responsible for purchasing and installing them myself, resulting in additional unexpected expenses that I had not anticipated when leasing a newly constructed apartment. More recently, I observed pest activity inside my unit, throughout the hallways, and around the property. Although management suggested that I obtain pest spray from the leasing office, my request to transfer to another available unit before unpacking my belongings was denied. Another concern was the condition of the building's only elevator. On one occasion, it had a very strong odor resembling urine, along with a yellowish residue on the floor, making it unpleasant to use. Since there is only one elevator serving the building, I hope greater attention will be given to its cleanliness and maintenance. To management's credit, vendors did respond to work orders and made efforts to address certain issues, and I genuinely appreciate those efforts. However, my overall experience has been frustrating because I often felt that I had to repeatedly seek clarification, document problems, and advocate for solutions that I believe should have been addressed more proactively. The property itself is attractive and offers many appealing features, but my leasing and move-in experience did not meet the expectations I had when choosing this community. I hope management will improve communication, ensure prospective residents are provided complete and accurate information about all available floor plans before signing a lease, to include equal and fair housing opportunities and continue addressing maintenance concerns promptly so future residents have a much smoother experience than I have had. Unfortunately, several of the concerns I reported remain unresolved. My intention in sharing this review is not simply to criticize, but to provide an honest account of my experience so that prospective residents can make an informed decision and management can use this feedback as an opportunity to improve the overall resident experience.
