They encourage homebuyers to shop for title service, I think because they are confident they offer the best service and price. And that was certainly my experience! Their staff was responsive to all my questions in the weeks leading up to closing. Our closing attorney, Chris David, was terrific. I had previously used Federal Title & Escrow Company for a my first mortgage without issue. With a refinance, I used them again, and had a $400 credit as a repeat customer, which was heartening. On 3/11 (pre-COVID) I was sent a settlement statement lacking any useful information (left blank in many places) and vague information asking me to get information about my escrow. I immediately notified them that their settlement statement was incorrect and asked for clarification on the escrow request. After three e-mails from me, I finally got a response on 3/16, which was too late to prevent an escrow issue between my initial lender and closing. I was also never provided a settlement statement until I arrived at closing. The escrow issue left my money held by Federal Title for over a month after closing, including three attempts for them to mail me my escrow, including one attempt where they sent an unsigned check. I keep money outside my E-fund in the market, and during the time my Escrow was held due to poor communication and repeated error, the market rebounded 26%. Refinancing with Federal Title & Escrow Company 'saved' me $400 but with an opportunity cost of $650 and over a month of frustrated e-mails. read more

The worst title experience I have ever had. Purchased a home in September of 2020 and they have still yet to file the paperwork with city hall. Every time I call to get answers or updates I'm bounced from one person to another and no one tells why there have been so many delays. Throughout the 30 day closing they communicated what needed to be completed by me in a clear and timely fashion. My lender REALLY dropped the ball on my closing day (sent the closing documents 6 hours after my scheduled closing appointment time) and the FTEC closing attorney stayed over an hour after their office closed to go over the closing documents with me prior to signing each document so I could close on the desired day. Two years after closing on our first home with Federal Title, my spouse and I discovered that the previous owners hadn't disclosed some key information about our property. As a result we hadn't paid the full tax bill for two years, and part of our property was at risk of foreclosure. What a nightmare from out of the blue. But Federal Title went far out of their way to help us resolve the problem, offering time, expertise, and even covering the costs associated with getting our property back onto safe ground. Unlike other Yelp reviewers, I did not receive a loyalty discount; however, the process was seamless and efficient (if not a bit impersonal) given the COVID-19 realities. I've closed on three houses in the DC area in nearly as many years. Seriously it's becoming like Pokemon: Collect them all! Regardless of the experiences (and hoarding tendencies) I have gained, each purchase has been fraught with more and more issues. With this latest experience, the one and only thing that went absolutely flawlessly was closing and that was thanks to Federal Title and Escrow. From a logistical perspective, Stephanie and Helen squared us away and made sure closing day was organized well. If you park in the garage they give stickers to validate and if you metro the exit goes straight into the mall where the Federal Title offices are located. We worked specifically with Todd on closing and he was professional and very understanding. He was super flexible when additional issues arose from the seller on closing day - working with us to draft an escrow clause to ensure the issues were addressed - and very kind and agreeable when we decided the sellers had to get their shit together rather than put all of our eggs into an escrow basket. When the new closing day rolled around they adjusted their schedule to accommodate our work hours and the impending snow storm. Despite bumps in the road towards the final goal, it was Todd and Federal Title who got us there. We couldn't be happier with the result! Buyers usually go with the title company their agent recommends but if (when?) we buy our next place I would insist we go with these guys again. I am a loan officer for Wells Fargo, and over the years, the team at Federal Title has conducted settlements for at least 80 of my clients. Todd, Joe, and Catherine do an excellent job of explaining things to my customers in a clear, understandable way, and always make everyone at the closing table feel at ease, whether they are seasoned realtors or first-time buyers. I represented the seller, and the buyer choose Federal Title to close. We had an 8 day closing and Chris at Federal Title got it done on time! It was also complicated but the fact my clients moved overseas and we needed to use a power of attorney to sign on their behalf. The POA was also located out of state. Chris had all of the closing documents drafted and sent to the POA, who then returned the originals via FedEx before settlement. It was a tight timeline all around and Chris was on top of everything. In addition, they use automated emails with status updates, intro emails, an online in-take form that all parties can fill out (which is not common in the area, and so easy to fill out). The office is in a great location and very professional. I would use Federal Title again and do not hesitate to recommend them in the future to other buyers. read more

We have been unsuccessfully trying to recover the $250 water escrow we paid since June of last year (it is now February). DC Water confirmed that our account had been closed in good standing at the beginning of August and I provided the documentation to Federal Title, but they did not respond to my last email (Oct) inquiring about the status of the refund the owe us. UPDATE: Federal Title contacted me within hours of my post on Saturday, which we greatly appreciated. We received our refund check in the mail today. As anyone that works in the real estate industry will tell you, there are a million things that can go wrong in a transaction. Issues with the title company are is not one that you want to have. Federal Title makes it a point to have the closing go as smooth as possible. As an agent, you are able to submit your client's information online and have a preliminary HUD1 available within mins. The administrative staff is in contact with your client within 24hrs and maintains a clear line of communication throughout the transaction. Throwing in the credit to the buyer for their agent submitting for the HUD online is just icing on the cake. My wife and I closed our condo with Federal Title & Escrow in 2009. We are now in the middle of a move, and I was unable to put my finger on our original closing documents. I reached out to Dedra at Federal Title, and she was able to find my documents, scan them into a PDF and email them to me. On first attempt, Dedra sent the message and I didn't receive anything. After a couple more attempts she suspected the attachment was above space limitations for Gmail. Dedra split it into 3 parts and they all came through without issue. (She also offered for FedEx the documents if that hadn't worked.) Dedra really exceeded my expectations in working to get me the documents, even five years later.
