I was told the city inspector would check the quality, ha what a joke. He did not inspect the carport at all. I watched him walk up and sign off. There are visible gaps. Various issues that have been pointed out to me by people who are more familiar with a carport construction than I am. I would not recommend or use Lake Square Aluminum again. They do not take enough pride in their work to send someone out to make sure the quality is up to par.

Eddie is a great talker and tells you he can do everything and really lets you believe he can be trusted. I had a full rehab for my house including painting, new flooring, new vanities, all new light fixtures, basically total overhaul. The original bid was $23,900. I have pets so I specifically told Eddie I would be moving into an Airbnb so he could get the house done without having to work around me and I did not want my pets stressed by all the noise and activity. He agreed that the job would be done in 4 weeks. During this time, he decided to accept a bathroom remodel in my neighbors house at the same time. He only works from about 9am to 4pm with a lunch break. He was 2 weeks past the deadline and still was not finished!! He submitted receipts from the hardware store for me to pay that were parts he bought for my neighbors job! He has now charged me over $34,000 for my job that was supposed to cost $24,944. That is a 30% mark up!! The work site was an absolute disaster, they left my house in terrible shape. They sprayed my floors with glue remover and did not protect my furniture (he promised all furniture would be protected and covered) which has now eaten the stain off several pieces of my antique furniture. He took all my books and piled them on my mattress and did not cover my mattress so not only was it exposed to toxic chemicals from the glue remover he used, the mattress was filthy because he never covered it even though he promised he would. He did not wire my ceiling fans correctly so I had to pay an electrician to come and re-wire them. Ge burnt out 1 ceiling fan with his bad wiring and the electrician said it needs to be replaced. He also left screws loose on the bedroom fans so they would eventually fall from the ceiling. He stored all his tools in my garage and left such a mess, I tripped over his cords and hurt myself pretty badly. Even once I moved back in, everyday they would throw trash on the floors inside the house and then leave. Every night I would have to go around cleaning up all their trash. He bills you for items that are not complete and then expects payment even though items are not completed. I bought all the materials and because he was so disorganized, he lost several parts that I had to re- purchase. I have never seen such a messy, disorganized job site in my 30 years of property management where I worked with hundreds of contractors over the years. I could keep going, but I am sure you get the point t. DO NOT HIRE THIS COMPANY, WORST DECISION EVER! Total incompetent and can't complete job on time because they only work about 5 to 6 hours a day.

Since I had already handled the cleanup myself, I declined their offer. I hope moving forward there's more attention to preparation and proper demo practices so situations like this can be avoided for other clients. I want to share my experience so others know what to expect. When the roofing work started, the lack of professionalism was obvious. There was little to no preparation--no tarps were laid down, and debris was scattered all over my yard. I recently had landscaping done, and it was frustrating to see roofing materials, nails, and trash . Even after the job was "completed," cleanup was incomplete. I'm still finding roofing debris in my backyard, on my grill, and even on my smoker. They also damaged my outdoor lamps and didn't bother to fix or properly replace them. To make matters worse, they left behind leftover materials, including a large box of nails and roofing liner. Oh and because they had little care for prep my dog's water/food bowls had material thrown on them. If I wasn't paying attention they would of ingested that stuff. As someone who grew up around roofing (my father is a roofer), I can say this level of carelessness is not normal--it's sloppy. While the roof itself may look fine at a glance, the overall experience and lack of respect for my property were disappointing. I would strongly encourage others to be cautious and ask detailed questions upfront before hiring this company.

If you were unfortunate to have already hired them as a builder, DO NOT PAY THE FINAL DRAW UNTIL THEY REPAIR ALL ITEMS ON YOUR PUNCH LIST. This was my first construction loan and the builder told me it was normal to pay the final draw and all items on my punch list would be repaired. Once you pay them, you will be put on the backburner and they will concentrate on making their next dollar rather than taking care of a customer that fully paid them for a house. My construction contract states the builder is obligated to repair all the items on my punch list. But they choose what they want to repair rather than all the problems on my punch list. Examples of all the problems with pictures below. Many cosmetic issues with wall finish, door frames, window sills. Both double doors to the back patio are not sealed. I can see sunlight coming through the top and bottom of the doors. Both left hand back French doors do not have holes on the transition to lock the door down. Office window caulking contracted and needs recaulking. Crown molding in following rooms contracted and needs caulking. There are no quarter rounds or other rectangle trim to hide the unlevel floor so all the baseboards need to be caulked with white caulking. They are currently caulked with clear caulking. Many door frames are not square. Many doors are not plumb and open or close by themselves. All baseboards in the house have gaps below them due to unlevel floor. Gas lines to the rangetop, dryer and on the back porch need to be sealed off at the wall. Bugs are entering here. Missing doorstops all over the house. All the interior door strikers need to be replaced with longer strikers to prevent damage to the wood door frame. The metal door latch is hitting the wood frame before it hits the short striker plates. Especially the eggericious craftsmanship on the door to the garage. Metal on wood... metal wins. Baseboard needs to be completed on the side and behind the refrigerator opening. Front door handle is loose and not flush at the bottom. Range hood: Not completely installed. Missing top crown to cover ductwork. Work I was billed and paid for but not done. Cabinets: After soft close hinges were installed, some cabinet doors will not close all the way without manually pushing in by hand. Three cabinet areas missing trim. Pointed out by the last cabinet installer. I called the cabinet company (TrueWood in Longwood, FL) and they said the cabinet install was not complete and it should have been trimmed out completely. Last cabinet contractor said he would tell TC Metal to order one missing shelf. Spice cabinet rack rubs the wood on one side. Cabinet company said it needs to be adjusted so it does not rub.
