People do not obey speed limits in the park resulting in a very dangerous place for children to play. To top it off, the price to live here V.s. What you get is absolutely appalling. If you enjoy having water and other utilities shut off, on average TWICE a month for "maintenance" for hours at a time, a generally unsafe feeling, and a management team that fixes problems with problems for an exorbitant price, COME ON BY! I have seen a lot of things happen in this mobile home, but it's always been bad management. It was completely unsafe for me and the children I have in my family, close circle, and distant circle, I've experience management spitting on my car and nooses, Craig's list daters, being chased down on bikes, identity theft, I have no idea why someone would always choose to spit on my car. If I'm right in front of you, why don't you just spit on me, I mean it's still a charge. I was told the reserve parking was is for the whites and the Mexicans that steal identities for them so that way they can have a place to live. I had no idea that there are areas like that. From more of a modern environment I never had racial issues. I'm new to this environment but maybe if they put signs and separate themselves in groups from whites, Mexicans, and blacks, because I am so confused on how that kind of thing is going on. It's not really inappropriate I'm only asking because if I get a noose put on my steps or trees again after I already notified the police I'm gonna have to write a letter, this type of speech is definitely appropriate because I'm confused. Jim crow and what not. I always run into the spots certain races are not allowed. Not a racist person but I'm sure signs and picket fences would definitely work so I'm not always chased down. She is on her toes and gets things done. She is a professional with knowledge of rental and residential living. She is there for the management team as well as for the resident. If she doesn't know she will find out. She is in it to win and bring this property up to speed and may surpass the competition. She will help and provide information to assist the residents. She is polite in her dealings and I hope for this property will stay for years to come. I recommend this mobile home community and when driving through remember this property was opened in the 70's with residents who have lived here since it opened. They have security who patrols the area after 4PM and for the protection of the residents installed camera's at each entrance/ exit. Come and see what Alta Vista Mobile Home Community has to offer.

The park manager is on-site and so is the relief manager. They are both very nice, extremely helpful, and keep the park running at it's finest. There are strict rules, which I like, because otherwise people take advantage. I like that there is security that works most of the night...that makes us feel safe. The maintenance staff keeps the park very, very clean and I have had many friends, etc. comment to me about that. Another comment I get from people who are visiting the park is that they love that the "street signs" have the space numbers on them, instead of street names or nothing at all, like some parks. It makes it much simpler to find a home, especially your first time here. All this, plus the space rents are definitely some of the lowest around. I am very happy to be an owner in this park and I give the credit to the park managers, Ramona and Michelle.

This place has no cable!! The internet is slow!! They ripped up the streets in here to put in gas meters and gas lines. They have not repaired the streets properly!! And I have a feeling that before these gas meters were put in, that greedy little snot was charging way more than he should have for gas!! My bill is way lower than it used to be! Oh and make sure you keep records of the rent you have paid. They will come to you and tell you that you owe back rent!! I thank God I had my receipts and proved I had paid my rent each month!! This land owner is a greedy little skunk and will not work with you on rent! He doesn't care if you're on a fixed income!! We have one amenity in this park, that's the clubhouse with a pool. That's it!! So why am I paying $1,200 a month??? Oh and I had flooding issues with my driveway! That is their property! I had to pay for a pump to be put in to keep my driveway clear of flooding!! I hate this land owner!! He's like scrooge sitting there counting his money while a lot of people In here are retired and have no family left. They don't care!! Where is someone on a fixed income supposed to find extra money to pay this jerk land rent???!!! DONT BUY IN THIS PARK!!! If and when you retire or are older and have no family left, he won't care!! I can't even sell my house because the damed rent is too high!! He's a greedy little sniveling snot!!

They think people are ok with antennas on their homes. Only way to get any TV service is with DirecTV or dish. And they are so expensive. It's so ridiculous there's no Internet. Only internet you can get is with T-Mobile. And it's junk. It's like a small step above the old dial up internet. There's no reason for this. I've been to other mobile home parks and they have cable and Internet. Your telling me since the 1980s no company has ever came here and offered to install cable? I don't believe that. I think the owners of this place is just to cheap to break ground and install it. The dynamics of people moving in this area is changing. The days of old people living here that are just fine with antennas on their homes and not living the online lifestyle are over with. There's a whole new generation of people looking for places like this to live but has grown up with internet and have smart devices. And the generation of people that will want to live here play games online and stream movies and has a lot of smart devices. You can't really live that way here. It's like living in the 1970s here. Yes you can stream stuff but the picture quality is so horrendous. This place needs to get it's act together and get with the times. The picture I added to this is me downloading a game on my PlayStation 5. Look how long it's going to take. Where I lived at before this would've taken me maybe an hour to download this. This is a whole day and more. Ridiculous.

    I was a lien holder for an older mobile home and the owner was evicted because she was late 3x on…read morerent in a 12 mth period. A 60 day notice needs to go to the lien holder and owner of the home. The office and attorney lied when they advised I was served as the lien holder, pls see picture. Per state law: "Neither a copy of the 3-day notice per CC 798.56(e)(6)(A) or a copy of the 60-day notice per CC 798.56(e)(6) were never sent certified mail return receipt requested as per your certified mail & tracking. The 30-day time frame under CC 798.56(e)(6) never started to run, as to cure the default, the money orders have been sent and just under CC 798.56(e)(6)(C) the 60-day notice to remove the mobile home is and thereby Rescinded, please send your notice of recission upon receipt of money orders and cashier's check." The request was never answered after buyers were discriminated against per the Fair housing act. Please see Shawn p's review as the realtor. I know the law and was able to beat country meadows and their attorney, Ariel Bedell with the amazing help of Chanel Beery as the realtor. We fought back and beat country meadows with the discrimatory method. If you find yourself in a situation with CM and Martha attempting to take your property, I encourage you to fight back and contact Chanel to review your options. We did and the property was sold !

Our space rent increased to $1,400. But the time we left it was $1,650. I talked to a lot of the neighbors they said it goes up $100-$150 every year. The don't respect the lease agreements. And also only do 1 year lease agreement and never renew it. It favors them since they can harass you and continue to raise space rent. During the purchasing with our realtor, the office, including Martha would dodge our realtors questions, calls, and emails. Unprofessional. I read the awful reviews on Google and Yelp. The 5 star reviews are all fake. Please read the reviews carefully and listen to your gut. I did end up buying a home here, since my family need a place, dismissed the reviews, but regret it! But we moved out within the year. It was horrible! The park employees are creepy, I've seen them drinking on the job, they don't ask for your permission to enter your space. They talk back to you saying you don't own the space, yet we rent it. Also it is on the policies they need to get consent to enter. The park police's and regulations are generic and vague, done intentionally so it's not so straight forward and they can bend them. The BBB complaints residents have made have not been addressed and are ignored. Stay cats everywhere!!! Everywhere they poop all over your yard. Also have gophers and terminates!! Our terminate report came back positive. Other neighbors shared they also had to deal with them too. The chain link fences are not allowed. When escrow was closing and went in for the final walk through the fence was removed. Yet some houses (includes Martha's house, located in-front of mailboxes) have fences. I read the entire police's it says a small piece about fences and how the park has the final say. I spoke the Martha she said slowly they will remove all fences yet hers and other homes still have them. There's two pools located here. The back south pool is only open May-Sept. Yet we still pay the fees through our space rent and it isn't fair since the front pool reaches safety capacity. I will touch in the parking. It is horrible, If you your home is no located around a guest parking. None of my guests or my cars ever got towed since we stayed on top of send the parking pass emails. BUT I seen dozens of cars get towed. The tow truck company and its employees are in a power trip, I seen the tow truck harass cars speeding back and forth to cars. Alot of the residence with more than 2 cars park outside the community. And since the community only has one entrance and exit. A lot of people parking outside jump the fences. Management cleans their hands, in alot of situations, and say to call the police. And about speeding all the park employees speed and don't even respect the Stop signs. I've had them cut me off and I am going speed limit. Also they don't replace missing stop signs. (Even though it's a safety hazard!!) They do turn off the water! The send you an email notice like 2 days before but they turn off the water almost for the entire day. And it is not because of fail to pay the utility bill (utility bills are included in the space rent) it's because their water shut off is for the entire park all together. So when they fix or someone has a water issue, everyone's water goes out. I would say we had it off 4-6 times off since we were there. The clubhouse rental I suppose to be free for the residence they they have you paying $300-$500 for the required security guards. The clubhouse have AC but don't function. I've been to party in the clubhouses in the summer, everyone is sweating! If you call the office they ignore you. And to top it off the security guards literally walk around the clubhouse/hall during your event... Looks extremely ghetto and feels like you're in prison. Don't be fooled about the " gate community " they gate is never closed! They closed it when they have open houses to impress potential residence. Or randomly they have it working but for the most part it is wide open. THE CHERRY ON TOP... there was a GUN SHOOTING!!!! It wasn't a a shot or two it was a shower of bullets!! Some of the closer residents witness saw the whole thing!! Including their kids!!! It was two residence by the back south pool. The park and corporate try to "erase" all evidence And media report. Luckly I have saved the email they sent. (Attaching It to the review) The demographic is mostly Elder Hispanic here and a lot of them are afraid to speak up and protest what is right due to fear and they definitely do retaliate. They even retaliate by adding fines directly to your financing/mortgage! Please read the reviews carefully and listen to your gut. When I'm doubt go knock at some a few residences doors and ask them directly about the place before moving in.
