I purchased a home warranty with a repair or replacement guaranty from First American Home Warranty with a swimming pool rider. My first claim was for a broken light in the pool. Of course I was told that the swimming pool light is not covered, even though the salesman originally told me that any problem with the pool would be repaired or replaced, STRIKE ONE! This week, my water heater started to leak. I called and a repair company was dispatched. A Z Remodeling and Plumbing. I was charged $100 for the service call. The plumber who arrived told me the unit couldn't be repaired and I would a new one. In fact, he told me I would be getting the identical unit as a replacement. Two days later I was told that I was getting the new water heater but I would need to pay $1,340 for the modifications to install the unit. I was told that would cover moving the gas lines, the water lines and the vents. In that I was told I'd be getting the identical unit, I argued that there should be no modifications, but was told that I either pay the $1,340 or they wouldn't even order the replacement unit. All this while I've had no hot water for the last 5 days. STRIKE TWO!! I then contacted an independent plumber and got a quote to put in a new unit for $1,400 total. Angry about this, I contacted First American and was told, since I was unhappy with the contractor that they dispatched, I could take a "cash out" offer, which reflected what they would have had to pay the contractor for the installation of a new water heater. That offer was just over $500. The insurance company, in conjunction with the installer was trying to hold me hostage to pay $1,340 plus the initial $100 service call to install a system they claim was going to cost them less than $600. STRIKE THREE!!! I plan to file a complaint with the Florida State Attorney General as well as the Florida Insurance commissioner. This probably won't go anywhere but I'm inspired to be a pain in their ass. My advice is to NOT DO BUSINESS WITH FIRST AMERICAN HOME WARRANTY!!! read more

The worst. A scam. A racket. I am reasonable knowing that I might have to shoulder some of the cost, but the warranty company said the replacement install for the recirculation pump on the tankless hot water heater required a "modification" and my portion would be $450 on top of the $125.00 deductible I paid. There was no modification. Unbolt, remove, install and done. The pump ranges from $390 to $540. I paid my own plumber $650 which included the part and install. The "cash out" option from FAHM was $20.00. Better off to go without a warranty. read more

Wish I could give negative stars. Located in Arizona and always paid on time, when our AC broke in the summer they send someone who couldn't repair it, then they send someone else out they didn't even want to look at it because someone else had alr "started a repair". The whole process was drawn out over idk how long and I ended up not getting a repair or a new AC. Ended up canceling home warranty and had a company come out that stated that it needed replacing. On March 9th I submitted a claim that my AC stopped working. It is now March 16th, and I have not had any company come out to my house. I have had multiple conversations with First Americans "claims team" which is really a 3rd world call center who doesn't keep notes on what is going on. WARNING! WARNING! despite showing them proof that the hot water heater we had insured with them was putting out carbon monoxide and leaking natural gas and having two different plumbers. Tell them that there was nothing wrong, the Office Of The President finally decided that it would be a reasonable thing to replace the hot water heater because of the dangers involve regarding possible asphyxiation and death. so they got one of the plumbers who had looked at the hot water heater to work up a bid for replacement. The bid included $700 for the hot water heater, $70 for the plumber to install the hot water heater and $50 for the plumber to remove the old hot water heater. since I live in Flagstaff, and since there were no plumbers in the area willing to accept the mere pittance that First American Home Warranty wanted to pay them, they had to go to Phoenix and contact ANY TIME HOME Services. I should mention that this was the plumber that drove up to do one of the original inspections. Anyway, I couldn't believe that this plumber would install the hot water heater for $70. Well, obviously not. They decided that the modifications that needed to be done and the contract that we have says that they don't pay for modifications. Interestingly, they consider modifications to be connecting the hot and cold waterlines, the gas line, and the pressure relief valve line. The charges for that, for which I was told, I would be responsible total $900 which of course would be paid to the plumber. So I was correct that no plumber would come and install a hot water heater for $70 as it is a three or four hour job. This plumber would get that $70 plus the other $900 to hook up the water heater in order to make it useful. in addition, we have a hot water circulating pump and this wasn't even discussed despite me reminding them multiple times that it needed to be installed also. Basically they decided that they would mail me a check for $950 as there was also several code violations that needed to be corrected and I had additional $250 insurance for that. anyway, this took about three months to resolve. Needless to say the plumber is not allowed in my house and I'm not going to accept the $950 check. I'm taking them to binding arbitration and we'll see how that turns out. Hopefully I can get some money for pain and suffering. i've had four or five homes insured with First American Home Warranty over the last 12 years. You might ask why would I be so stupid to continue to use them. All I can say is that I've had other companies, and I didn't think any of them would be any different. Insurance companies job is to take your premium and to keep it and not to settle any claims so that they can make more money. Please do yourself a favor and don't pay 600 700 or even $1000 a year for a home warranty plan. Put the money away in a savings account and just pay cash when something breaks. their service call is now up to $100. I had a refrigerator part fixed by them, I paid $100 so the service person could come out. He charged $120 to fix it so basically I paid about the whole thing and First American only had to pay $20. My first experience with FAHW was great, didn't need to use their services for a couple of years until I had a serious main sewer line issue. I called and they identified a plumber. A sewer line issue would be considered a priority, entire home was not usable. Initial response was I would have to wait 24, 36, or even 72 hours for a response? I waited 6 hours that day to hear from them. I called the plumber several times with no response. Called FAHW again and they could find an alternative plumber from their database. Their responses were very poor which made me more anxious. After another 3 hours, I ended up finding my own plumber to resolve the issue. This is the level of service FAHW gives, very poor and inexcusable. If it was a single toilet or a sink, I would have been able to work around them. During the renewal process, they offered me nothing in terms of reimbursement or empathy, although they gave me $60 discount because I had multiple policies. WOW. Needless to say, I found another company to switch to who listened to my concerns and they look forward to servicing my future needs. Since July 30, 2025 I have been without a/c, First American Home Warranty sent out a tech finally on the 8th of August, he said that the unit needs to be replaced. I got contacted on the 13th that they were having another company come out and check to see if it needed to be replaced. The new company said they couldn't come out till the 18th. I have been without a/c for now going on 3 weeks, I am 68 yrs old and have a heart condition. Today First American Home warranty called and said that they are going to have another person come out and check it. I asked her why since it has already been checked and that they were told that it needed to be replaced but that Jungle Cats couldn't do it. I have my own HAVC person coming out today and is going to get it put in asap. They told me when I was told that it needed to be replaced per Jungle Cats that I can request my own HAVC person put it in and that they would cut me a check. Today I was told that I had to use their people and that they would give me only 2000.00 towards the unit. I am not going to use someone that is going to charge almost double what my quote was from my own HAVC company. Also I asked her why they weren't using the first companies results. In one word: TERRIBLE. For further details, I had my washing machine fail, and they sent out a complete insult to any decent appliance repair person. It would not work when he left, then FAHW sent out a second technician, he was as much under water as the first one. Again it did not work when he left. Elapsed time now is about 3 weeks without a washing machine. After the second failed attempt FAHW agreed to buy a new machine, but they had to find one. Find one? there are hundreds of machines within a thirty mile radius of my home. They could not put the need for a customer over the incremental cost in a machine. It took them four (4) months before I had a working machine in my house. When it arrived it was clearly a much cheaper machine than what I had been paying the warranty costs on for nearly 18 years. All this while I made weekly trips to a Laundromat. before You buy a warranty, just call them as if you are an existing client and you will see first that reaching the service department is an extreme headache, and if they were to forward you to a third party technician you are told they have 24 to 48 hours to call you back. $100 DEDUCTIBLE FOR NO SERVICED WORK. Paid $100 to have my water softener looked into why it was not using salt. FAHW contracted Green Home Master LLC out of Las Vegas Nevada who was 90 late, requiring me to take off a full day of work. Only for the technician to have me open the garage door and tell me this unit is unserviceable, please call the warranty back. GREEN HOME LLC Didn't look at the unit, didn't make an attempt, if he did, he would realize the unit was unplugged and the water safety control valve was tripped. Keep in mind I only needed help with programming my head unit a FLECK 5600SM. This unit also had a cracked brine grid at the bottom of the salt, which I purchased for $18 at Home Depot, which wasn't even necessary. The fact that I had to remove all the salt and clean the system and do this myself is absurd. If I pay a company for work, I want the work performed. If I do not get acknowledgment from this company and a refund of my $100 deductible i will open up a dispute process and cancel the warranty entirely. I pay for service to get service, not sit on YouTube realizing how I can fix the unit myself. RUN, DO NOT WALK AWAY FIRST AMERICA HOME WARRANTY (FAHW). -- I have had FAHW for 15 years and at first, they were good, but their service has declined especially in the last 2 years. -- With FAHW when a repair is made it's only guaranteed for 30 days. If it breaks 31 days AFTER the repair, you must pay another copayment. This 30-day limit on repairs has happened to me TWICE with just the ice maker!!! --- FAHW had two different contractors come out to work on the ice maker in my refrigerator. -- The first time it was repaired, it worked for about 2.5 months then broke again. -- After another copayment (remember the 30-day limit on repairs), they sent out another 4 additional service calls and could not get it to work. First American Home Warranty company would not back me up on getting it repaired. They finally concluded, "There is nothing else we can/will do". -- They offered to let me pay for a NON-FAHW contractor out of my pocket and FAHW MIGHT reimburse me IF the new contractor could fix it. How generous. -- Tricia Donovan at the home office/office of the President was especially disappointing. Twice now, I have been denied coverage because they put the effect before the cause. First was a water softener that they told me wouldn't be covered because I had not been refilling the salt pellets, which I was not refilling due to the fact that the system wasn't working so I was bypassing it. Not sure why I would keep refilling the salt on a softener that was not in use. Then I call about a leak in my oil equipment. Just noticed a leak that was hidden underneath a hard to see area. But, the leak had apparently been going on for a few months as there was som calcification around it. So they determined that this wouldn't be covered because of the calcification. They claim that this was a sign of lack of maintenance. So the leak (that is supposedly covered) causes a symptom, and that symptom then absolves them from any responsibility. They dragged their feet over months, mailed parts to the wrong address, used a piecemeal approach and sent technicians who made matters worse. They got the AC working in Oct. of 2023 only after I complained to our state Attorney General. This week a reputable AC firm did an annual check of our AC system, and showed me that the compressor is about die. First American Home Warranty offers only 30 days warranty of their vendor's work and parts. So I had to open a new case. Save yourselves and RUN from this firm. Had a dishwasher leak on Dec 27th. It is an urgent issue - mainly because I was not able to close the valve to the dishwasher. So I to drain the water and close the main water supply when not needed to avoid water dripping to floor. For that the first appointment I got was on 1/04 I week later. On 01/04, my appointment was between 8am - 12pm. I waited there till 2pm. But nobody showed up. The contractor company closes at 2pm - so I couldn't call them up at that point. Monday morning I called First American warranty and asked the issue to be escalated. They said they will try to find another contractor. They will try to find an appointment immediately. But nothing happened. The next day when I called - apparently the person handling my claim is not reachable. The original contractor( A Go appliances, 1 star review on yelp) said they will give an appointment still one week later. That is how they deal with urgent requests and issues. Horrible company! My AC was out for over 2 months in the middle of summer in Phoenix AZ. Their first contractor disappeared after coming to inspect but they wouldn't send a new contractor for several weeks. The new contractor was great and would've been able to order the parts and have it fixed in just a few days but American First wouldn't allow them to use their parts supplier. Instead it took over a month for American first to order the parts from their own supplier. During this time I had to call the company multiple times per week and was told a different answer every time I spoke to someone. I pointed out several times that it was unsafe to not fix this while it was over 120*. They told me that unless there was an infant or elderly person in the house it did not count as an emergency. I have two homes and policies, and I pay close to $140.00 monthly. After paying these fees for over two years, I finally need them, and they claim a failed part of my AC unit is not covered. This part that rusted is a secondary drip pan. The cost of this part is less than what I pay them per month for both properties. I had to pay a service fee of $85.00 to have them come out. I sure wished i read the reviews before signing up with them. They are Horrible the customer service is Terrible you can barely understand anyone because of the language barrier they'e effort to assist you is lack luster they just dont care at all it's like they know there's nothing that can be done to them so they just don't care. They are a scam. The contractor's they work with are just awful it's like one big scam. My washing machine went out they sent a technician that said it was the engine. 2 days later a another technician showed up with the drain pump was bad. Finally another technician showed up and said the washing machine was bad they didn't want to replace it so they denied my claim they need to be out of business i reported them to the BBB anyone else seeing this review please file a claim to put them out of business we cannnot let them continue to rip people off like this. We have to stop them. They donont deserve to take our money with the same results. Everyone is saying the same thing about them it can't be a lie. read more
