We hired SunCoast Restoration in 2025 for mitigation and restoration following water damage…read more The mitigation portion of the project went smoothly and was completed without issue. Unfortunately, our experience with the restoration phase was much more challenging. From an administrative standpoint, we received a final restoration invoice that did not properly reflect payments we had already made and included materials we had purchased ourselves. We notified SunCoast of these issues immediately, provided receipts and documentation the same day, and were told the invoice would be revised. Despite multiple follow-ups, we did not receive a corrected invoice or meaningful communication for nearly two months. Instead, a mechanic's lien was filed against our home based on the uncorrected invoice. After filing a complaint with the BBB and notifying SunCoast that we intended to pursue the issue further if it remained in place, we finally received a corrected invoice. We promptly mailed payment, and the lien was subsequently released. We also experienced workmanship concerns during the restoration process, including loose fixtures, electric work and finish details that required additional attention after project completion. By the end of the project, we were exhausted by the ongoing billing and communication issues and chose to address some remaining items through another contractor rather than continue working through SunCoast. In addition, we experienced a gas leak after returning home. The workers had moved our gas dryer and did not properly secure the gas line but put the dryer back in its place. We had not been informed of any concerns regarding the gas connection or that there were precautions we should take before turning the gas back on. We ran laundry overnight and woke up to the smell of gas. We notified them and they took full responsibility. Fortunately, no one was injured. While some aspects of the final restoration turned out well, the combination of billing errors, prolonged communication gaps, the filing of a lien during an unresolved billing dispute, workmanship concerns, and the gas safety issue made this an unnecessarily stressful experience. My advice to anyone considering this company would be to carefully review all invoices, maintain thorough records of payments and communications, and inspect completed work closely before making final payment.

I'm the type of person who is very specific about what I want and I did my homework. I got four different bids for this project, and C2C was the clear winner. Their quote was completely itemized--which I appreciated--and ended up being well under every other retail bid I received. Two people really made the difference: Mary and Bolo. Mary is a literal pro when it comes to the insurance side of things. She worked tirelessly on the supplements to ensure we maximized our RCV payout from our insurance. She caught things the adjuster missed and helped us get the settlement we actually needed to do the job right. Bolo, the project manager, was extremely responsive and reasonable throughout the entire build. Whenever a technical issue came up--even complex stuff like electrical circuit stability or specific plumbing heights--he was there to talk it through and get it handled. One thing I will say for people considering them: you need to be the kind of homeowner who has the capacity to stay on top of the work. If you know exactly what you want and you're willing to stay involved in the day-to-day details, C2C is an incredible solution. It's a partnership, and because I stayed engaged, we were able to hit a level of quality that usually costs twice as much. The house looks amazing (see the photos of the Blue Thunder Quartzite and the Jade tile!). They were fair, they were fast, and most importantly, they were responsive. Highly recommend if you want high-end results without the "luxury markup" of other firms.

Remember what good customer service felt like? Sit down, because I'm about to remind you…read more Between November and March I had three different remediation companies in my home. Two were forgettable. Express Dry was not. Let's start with the basics: they showed up 15 minutes EARLY. I didn't know that was still a thing. From the first call to the final walkthrough, communication was consistent and clear, no chasing anyone down, no vague timelines, no "someone will be there between 8am and never." Before anything else, their first responder, Christian, did a quick health survey -- asthma, allergies, immune compromised household members? They came prepared. That meant a lot to our family and honestly set the tone for everything that followed. The crew arrived that afternoon, introduced themselves, walked through their scope for the day, and then proceeded to professionally protect every floor, wall, and personal item in sight before getting to work. They worked in 100-degree heat, in a garage tent with industrial drying fans blasting, and stayed until 7pm on a Friday night. On a FRIDAY. These people have my respect forever. Each evening you get a full inventory and walkthrough of the day's work plus what's coming next. PMs arrived every afternoon to check progress. I'm convinced they swept up every last speck of dust before they left, the house was cleaner than before they arrived. Shout out to Christian, Omar, and the rest of the crew whose names I absolutely should have written down -- I'm sorry, you all deserved better from me. Meticulous. Professional. Health-conscious. Hard-working. And genuinely good humans. No affiliation. Nothing in it for me. Excellent companies and employees deserve to be recognized, especially in today's service landscape. If you're dealing with water damage, a flood, a slow leak, whatever it is call Express Dry. You'll be very happy you did. ---- 3/23/26 Update 1 - Johnny just left, he was checking on the project, friendly professional, and guess what he also showed up 15 minutes EARLY. I'm telling you you're not going to find a better company. ---- 3/25/26 Update 2 - Salvador just left, he was making sure we hit 15% dryness across the project before packing up the dryers and HEPA filters. He also arrived EARLY, excellent communication, called to make sure timing was okay. He was friendly, respectful and informative and asked if there were any questions and advised next steps. I opted to leave their tents up so the next reconstruction phase of the project didn't get dust everywhere. Would definitely recommend this team!

The only reason I even went with them was because of the impressive plumber I met with that recommended them. They came that night and helped initiate the process of drying the next day. Noah Lopez was the rep and was my contact initially. I saw 3 restoration companies that day and 3 plumbers so I had a decent idea how of much water damage, estimated time of deconstruction and reconstruction. A lot of companies get a bad reputation because they try and tear up as much as possible and I thought Express Dry was different but I was proven wrong. After a few days of drying, they all of a sudden discovered that my tiles were 30-99% saturated and they had to rip them up which would add another 2 weeks of work. I was confused on how this was NOT spotted initially by them or any other company I saw that initial day of interviewing. Everyone commented on how I should be lucky that the tiles didn't get wet. So obviously I called BS on them. They tried several scare tactics by having me sign some hand written statement that I would be liable and having multiple try and convince me to remove the tiles. Thank God I got a second opinion and had an outside company return to check for water damage and they too once again confirmed that tiles weren't wet and even if they were, there are other options that don't involve tearing up the tile. I thought I was getting a company that looked out for me but they were obviously looking to rip off the insurance company and make money for them. Noah tried to convince me not to contact my insurance company myself and he would do it all for me but I'll glad I called my insurance while he was present. I think that made him upset because after that, he went from being pleasant to being irritated, especially after the process began and I attempted to contact him. There were other things they did that also rubbed me the wrong way but I don't want to get anyone fired. Just another example of how can't even trust people to have some decency, even in 2026

I wouldn't characterize the sudden burst of water that flowed from our kids' toilet as a storm, but it was an unexpected happenstance that upended our lives for almost three months. Ironically, my wife and I had been contemplating restoring our outdated bathrooms, but I had explained to my wife that we needed to wait until the home interest rates plummeted, so that we could refinance our home in order to remodel our bathrooms. God Is Good All The Time and we know He heard us, but I wouldn't have fathomed that us getting new bathrooms would have occurred this way. We are so thankful to God that He allowed Aaron McFadden, Freddy and his team, and Element Construction and Restoration to be the main contractor that were responsible for the beautiful bathrooms, new flooring, and restoration of the damage that occurred from the water damage. Our home was built in the 1970s, so it's antiquated and prone to have issues such as water leaks and other problems associated with owning an older room. Unfortunately, this is our third time having some type of water issue. We've had a slab leak, a leak from our water heater, and this most recent iteration, a sudden burst of water from our kids' toilet. When this most recent episode transpired, I was a veteran of handling the basics of having to deal with a water leak such as reaching out to my insurance, contacting a plumber, and ensuring mitigation assisted with our situation. What I wasn't experienced about was construction and restoration of three bathrooms, part of our downstairs ceiling, affected walls, and our downstairs flooring. Praise God our go to plumbing company, All American Plumbing, recommended a small business and North County construction contractor named Element Construction and Restoration. The owner of the company and Aaron are family, so it's a family-run business based out of Oceanside. They have work all over San Diego, so they provide service around San Diego County. Full disclosure, I'd rate Element Construction and Restoration 4.5 stars because we did have some delays as a result of wrong materials ordered, but I would give Aaron, Freddy (one of the subcontractors Aaron uses), and Freddy's team 5 stars based on the impressive workmanship, diligence, and how everything that was restored turned out. Writing about their work doesn't do it justice, so please look at the pictures of the project. It truly was a blessing to work with Aaron. He's a friendly dude, has a positive disposition, was overly communicative in a good way, and he was completely transparent about everything including being apologetic for some issues that came up during the project. From the start of the work where Aaron came out to measure things to our final inspection where he scrutinized the work that was done, he was professional and knowledgeable about what we were going to embark on. What I also appreciated about Aaron was keeping my adjuster in the loop and updated about anything that came up from our project. One of the things I want to upgrade in our home is our kitchen, but I'm not looking for God to put us through another storm. If you're in the market for construction, restoration, or renovation of your home, I highly recommend Aaron and Element Construction and Restoration.

Furthermore, in today's world there seems to be a shortage of skilled contractors, honest contractors, contractors that actually stick to the budget, and contractors that consistently show up to complete work on a promised timeline. With 1M Construction you can comfortably remove worry from many of the items I listed above! Unfortunately my house suffered a few different pipe leaks over the last 4 years and 1M came to the rescue in regards to mitigation, repipe repair, flooring, and tile work. They made the grueling process bearable, they were timely, I received cost quotes immediately that didn't change in the middle and end of my job, they consistently showed up, they made the house livable in a very un-livable atmosphere in regard to a construction zone, they were incredibly nice, communicative, and did high quality work that didn't require re-dos because of cutting "lazy" corners. Not to mention, they gave me great ideas throughout the job that I could consider for the quality of the home in a future state and did so not with money on their mind, but my best interest at heart. That said, they are a construction company that actually cares about the customer experience... in other words, they are one in a million! Thank you to Nick and crew for not only taking care of my home, but taking care of me as well. I'm a female homeowner and while I like to believe I have a lot of knowledge, these gentlemen never took advantage of what I didn't know and for that I'm beyond grateful! There was no…read morewater at all in my unit.they tore up a wall of bathroom tile, 1/3 of my floor, took my toilet out, and cut off my shower head. The HOA gave them permission to talk to me but they didn't give me their inspection report for weeks. They were very prompt in giving me an $11,000 repair bill, way before the inspection report. When I asked why they tore out my flooring, they said I had asbestos under my floor. I asked for a lab report to confirm this because my flooring was recently installed and that asbestos adhesive was banned in the 1990's. They ignored me and didn't provide proof. Their own inspection report also checked no under asbestos or mold. Then they told me my clay tile was buckling. I have luxury vinyl plank flooring, not clay tile. Then they told me remediation was done and they were going back to write a repair estimate. They then decided to remove all my flooring. Then they told the HOA that I demanded they take my flooring out. That is a complete lie. I have many emails asking them why they took out my flooring. I took them to small claims court and lost because the HOA approved everything. But the judge did say the demolition was excessive. He just couldn't judge in my favor because the HOA approved it. Their job is to remediate not diagnose the source of leak. In court they even said "we aren't plumbers." A licensed plumber diagnosed the leak under my bathtub. None of my flooring or walls showed any water damage at all. They necessarily demolished my bathroom and I had to pay $13,000 to repair it. Beware, don't let them do anything without a specific reason or your permission. Or you could end up replacing a bathroom that had no problems at all. Like I said even their inspection report said no mold or asbestos.but they tore up my bathroom anyway and came up with a number of inaccurate excuses as to why. Not only did they get paid by the HOA for unnecessary demolition, they were hoping to get paid to put my bathroom back in order. I paid someone else. Editing to add something regarding 1Ms response. I never received any report showing 99% meter readings from ceiling to floor! I guess 1M just lies. If there was 99.9% meter moisture readings that is severe and walls would have been falling down. There was no damage at all to studs or any of the walls. Imm attaching a photo after the leak was discovered. There is no severe damage! Just like when 1M lied to the HOA and said I asked to have the floors removed. I never wanted any demolition. No leak was found in my bathroom at all, it was under the tub. I attached 1Ms inspection report that clearly shows no mold, no asbestos no abatement. All these other reasons justifying it came weeks later in emails. Plus I was there in my bathroom there was no water at all in my bathroom. My plumber agreed! If there was 99% saturation in my bathroom, the leak magically repaired itself. Because the only repair required was a drain pipe under my tub that had no impact at all in my bathroom. Be careful with any company that does both demolition and repairs. They are highly incentivized to demolish unnecessarily to make more money on repairs.
