Remember what good customer service felt like? Sit down, because I'm about to remind you. Between November and March I had three different remediation companies in my home. Two were forgettable. Express Dry was not. Let's start with the basics: they showed up 15 minutes EARLY. I didn't know that was still a thing. From the first call to the final walkthrough, communication was consistent and clear, no chasing anyone down, no vague timelines, no "someone will be there between 8am and never." Before anything else, their first responder, Christian, did a quick health survey -- asthma, allergies, immune compromised household members? They came prepared. That meant a lot to our family and honestly set the tone for everything that followed. The crew arrived that afternoon, introduced themselves, walked through their scope for the day, and then proceeded to professionally protect every floor, wall, and personal item in sight before getting to work. They worked in 100-degree heat, in a garage tent with industrial drying fans blasting, and stayed until 7pm on a Friday night. On a FRIDAY. These people have my respect forever. Each evening you get a full inventory and walkthrough of the day's work plus what's coming next. PMs arrived every afternoon to check progress. I'm convinced they swept up every last speck of dust before they left, the house was cleaner than before they arrived. Shout out to Christian, Omar, and the rest of the crew whose names I absolutely should have written down -- I'm sorry, you all deserved better from me. Meticulous. Professional. Health-conscious. Hard-working. And genuinely good humans. No affiliation. Nothing in it for me. Excellent companies and employees deserve to be recognized, especially in today's service landscape. If you're dealing with water damage, a flood, a slow leak, whatever it is call Express Dry. I'm telling you you're not going to find a better company. ---- 3/25/26 Update 2 - Salvador just left, he was making sure we hit 15% dryness across the project before packing up the dryers and HEPA filters. He also arrived EARLY, excellent communication, called to make sure timing was okay. He was friendly, respectful and informative and asked if there were any questions and advised next steps. I had water damage under my kitchen sink that leaked into my garage. Express dry was the last company that I interviewed after an all day interview process of several companies. The only reason I even went with them was because of the impressive plumber I met with that recommended them. They came that night and helped initiate the process of drying the next day. Noah Lopez was the rep and was my contact initially. I saw 3 restoration companies that day and 3 plumbers so I had a decent idea how of much water damage, estimated time of deconstruction and reconstruction. A lot of companies get a bad reputation because they try and tear up as much as possible and I thought Express Dry was different but I was proven wrong. After a few days of drying, they all of a sudden discovered that my tiles were 30-99% saturated and they had to rip them up which would add another 2 weeks of work. I was confused on how this was NOT spotted initially by them or any other company I saw that initial day of interviewing. Everyone commented on how I should be lucky that the tiles didn't get wet. So obviously I called BS on them. They tried several scare tactics by having me sign some hand written statement that I would be liable and having multiple try and convince me to remove the tiles. Thank God I got a second opinion and had an outside company return to check for water damage and they too once again confirmed that tiles weren't wet and even if they were, there are other options that don't involve tearing up the tile. I thought I was getting a company that looked out for me but they were obviously looking to rip off the insurance company and make money for them. Noah tried to convince me not to contact my insurance company myself and he would do it all for me but I'll glad I called my insurance while he was present. I think that made him upset because after that, he went from being pleasant to being irritated, especially after the process began and I attempted to contact him. There were other things they did that also rubbed me the wrong way but I don't want to get anyone fired. I hired this company for water mitigation for a leak in my master bathroom shower and worked with Moises, the field manager. They were referred to me by a plumbing company that originally repaired the leaking pipe. Initially, he promised they would handle everything, including all communication with my insurance company. Unfortunately, that was not my experience. During the process, my insurance company informed me that they were not receiving responses to their emails regarding the mitigation. When I followed up with Moises via text, he dismissed the insurer's claims. The entire mitigation process turned into a stressful three-week ordeal. Once the work was completed, I texted Moises with a few follow-up questions, but he stopped responding entirely. Fortunately, I was able to reach Anthony in the office, who was very helpful and successfully handled the communication with my insurance provider. While others may have had different experiences with Express Dry, I personally cannot recommend Moises as a field manager and would suggest requesting someone else from their team. read more

If I could give zero stars, I would. I feel completely scammed and taken advantage of by Express Dry. They did not perform a thorough inspection at all--just a quick visual glance--and immediately tried to push me into filing an insurance claim. Their goal was very clear: tear my walls open, rip apart my kitchen, and create a massive project out of a very small leak. What's worse is their so-called "drying process." Instead of preventing mold, their approach would have created the perfect environment for mold. No proper assessment, no professional guidance--just high-pressure tactics to turn a minor issue into a major renovation. This company preys on homeowners who trust them to do the right thing. I'm thankful I trusted my instincts and stopped the process before more damage was done. I would not recommend Express Dry to anyone. We had a bad leak in our downstairs entryway bathroom and they came out quickly, assessed the issues and demoed the room the next day and set up fans and a dehydrator. Took about a week to dry. They came every two days and checked status. I highly recommend them. read more

I had a broken water pipe that discolored my hardwood floor and caused some minor mold in a bedroom. I called Express Dry and they had a rep out the same day to assess the situation. Neither of the two plumbers I had look at the area before Express Dry showed up tested for moisture. The Express Dry rep had a moisture meter, which what was required to see which areas were damaged. My insurance company wasn't thrilled about working with this company, which isn't necessarily a bad thing always. The same day the assessment was made, a separate crew came out and masked off the contaminated area, sawed the drywall open where the moisture readings were high, removed the toilet and vanity in the bathroom and set up heaters and HEPA filters. Separately, I hired a plumber to reroute the leaking water line through the attic. After this was completed, Express Dry sent out a tech to clean the area with a bio wash and Benefect antifungal agent. The room was then left to dry out for seven days. My only negative comment is that the methodology used by Express Dry to determine if the contaminated area was free of mold and moisture was to do a visual inspection. Having previously lost a home to toxic mold, that wasn't going to work for me. The day prior to Express Dry showing up to inspect the area and to determine if they thought it was safe, I hired (with my own non-reimbursable money) a separate testing company to do air sampling for possible mold contamination. The air samples were then sent to a lab to assess the mold spore count. Thankfully, the testing company reported there were no elevated mold counts in any of the areas in my home (I had them test non-water damaged rooms as well just to be safe). Express Dry removed their equipment as scheduled, and I am now searching for reconstruction contractors to fix the bathroom, install drywall and hardwood flooring. Overall, it was a positive experience, Express Dry showed up fast and kept all of their commitments. Four and a half stars (a half point deduction for the testing method). It was a positive experience and I would use them again, which I hope will not be necessary! Our neighbor's toilet flooded our garage - Chapter Two Travis from TK plumbers hooked us up with Daniel at Express Dry. Daniel came the same day immediately after the plumbers left. Daniel guided us through the whole process, communicated with our insurance company and got an army of fans set up in our garage to start the drying. After a week of drying, he scheduled a team to remove the drywall and put us in touch with a contractor to rebuild the garage.
