Be prepared for retaliation. Our family has been openly insulted and demonized by this prideful, vengeful CAM simply for seeking repair to our condo that stop leaks from delict maintenance of the exterior of the building, clearly their responsibility, and repair of a failed bulkhead. The retaliation has taken many forms, but sometimes a picture is worth 1,000 words. While landscaping is the least of my concerns, this is a visual representation of one aspect of the retaliation we have endured. read more

Our amenities director, Heather Robertson Edwards and administrator Darby Carson were incredible. Heather managed all the amenities as well as social activities with grace, poise, and incredible expertise. She took into account our residents' preferences and needs. She was an extraordinary amenities director. Darby was an efficient and polite fill in for Heather. She came in as an interim amenities director. She assumed her position with grace and understanding. read more

We've had several property managers over the last year, our newest being Samantha Davenport. She's only been here for a couple months but is by far the best one yet! She's responsive, professional and always finds a resolution. We're happy to have her and hope she stays! read more

Seems to have a BAD attitude. Management does not seem to be able to keep their employees. Heard difficult to work for. TERRIBLE communication to the HOA and its residence. We used to be able to walk up to the club house and talk to someone. NO MORE We will be talking to the Board about this. read more

New home owner! Closed back in Dec 2023. I I installed a fence and a few months go by and I realize my backyard is not being cut even though there is no lock (per requirements to access for landscaping and irrigation controls.) So they finally come out after speaking to wonderful Jennifer (who I found to have a good repore with.) Rewind slightly the day after closing a tree in front yard was pulled out of ground due to strong winds even with the tie traps in place. Builder helped pick it back up. However when a site Manger was out to finally address all landscaping he even said, it would have to be dug up and re-set deeper. So nothing has been done, no one even knows the SW corner gate code (another issue) Anyways I had the unpleasant experience of finding out Jennifer no longer works here as the president of this little company called me and was pretty unprofessional and when I said okay then if the contractor will not reimburse me for the portion of my dues allocated to the lawn service I did not receive (following the rules with said fence) that I'll just seek litigation. She displayed further professionalism by just hanging up on me. Luckily my CrossFit class is right down the road from FCAM office, so I drive to get an apology and maybe find out answers to my tree and the gate code! She was too busy to talk to me for 5 mins as a paying homeowner but I can tell you she was so busy to get out door for a meeting that she was berating her staff with all kinds of sarcastic and unprofessional comments to them I even asked the front person is that really how she talks to her staff? "Wow" is all I can say, the way she spoke to her staff that I could hear she lets that spill over to talking to a homeowner like that and unjustly hanging up the phone on one! This is one Alice who better realize this isn't her personal Wonderland! Honestly I feel sorry for these types of people! read more

I am a new Homeowner as a resident of North Creek under a HOA my experience with First Coast Association Management has been painful. I was recently on Military orders serving my duties to this country when just last month I had moved back to Jacksonville FL. When I contacted the associate Jill regarding my property and the fines that I had incurred of $3,000. She was rude and unprofessional and hung up the phone in my face up on me getting the answers I needed to make the payments. They said I owe $1,000 for "Dead Lawn", $1,000 for "Weeds & Turf", and $1,000 for "Pressure washing the driveway". At the time I was unaware of the Dead Lawn and weeds and turf because I was away on orders but once I got the notification for the driveway, I immediately fixed the issue. I emailed Ms. Hubbard to try and resolve the issue but she refused to further speak with me or email me and when I called her, she immediately answered the phone and started yelling at me and without even getting a word in she hung up in my face. This Management Company is entirely rude and unprofessional as I tried to correct the discrepancies of my property and reconcile the issues I have been threatened and yelled at and hung up on time after time. I do not know what the next steps are but hopefully this post will help someone in the future. read more

Spoke to a woman named Jennifer. This company is inconsiderate and not in any way accommodating. They had my car towed directly in front of my daughter's front door of her condo without any warning. They had the authority to tell the tow company it was a mistake but they refused. This girl from First Coast Management sneaked around at night and took pictures of my car instead of leaving me a note or knocking on the door. And of course I would have moved the car. Next day my car was gone. There wasn't any ...no parking signs in my proximity on the side of the street I was parked. read more

Note: reviews posted by residents who reside in the communities who are serviced by FCAM. Rating = 1 (even less if it option was available on Yelp). Further, only positive ratings came from an employee who they pay, and a Board Member who is not willing to provide a name. Hoping the HOA does a better job at vetting & selecting a vendor going forward. Otherwise, they are not listening to the very people they were brought on to serve. This is the worst management company our HOA has ever used. The records were in shambles when our new company took over. The property manager was extremely rude to homeowners and tried to be a dictator to the Board. Collections were terrible and legal fees weren't itemized into each account. The vendors they recommend left much to be desired. They would issue checks without coming to the property to inspect work had been done. Wouldn't recommend. read more

Terrible company! Will take over you HOA Board and rule as a dictatorship. We had then for close to 2 years running our HOA. Selective enforcement, will not work to help change rules or covenants despite the mass of the communtiy requesting, very arrogant and condescending to board and members. Crime flourishes in their communities as they refuse to support law enforcement! They seem to support chaos and anarchy and are all about the money and not the community. Constant bombardment for infractions, most recent being requiring mulch or shrubs on a rock paved patio area in front of a model home built that way by the builder. Pretty sad when you can tell the difference between a rock decor surface and porch versus a flower garden! Absolutely no clue! read more

First Coast Property Management is an extremely credible Management Company . They have managed our Extensive 417 unit condo complex in South Jacksonville Beach for many years . The chief executive and her staff are not only knowledgeable about condominium law, they understand contractors , services needed, and how to get " things" done efficiently . Monthly meeting reports are timely and accurate. As a condominium owner since development , I have seen this company in action. I hope our community continues to be affiliated with First Coast Management for years to come , as they are number one. read more

Worst management company I've ever seen. I will never buy from anyone who contracts this company again. They are absolutely absurd with their rules, no regard for how all the residents feel. If one person complains they take that opinion first even if 99% of the community disagrees. This of course opens the doors for petty reporting and terrible management. All that aside, this company is always getting paper work mixed up, trying to fine the wrong people, and changing their rules. Example one I emailed saying we were going to have guest parking in the street on and off through out the week as my in-laws were in town. I received no response except a letter saying they were going to tow my in-laws because I never let them know!! Luckily my in-laws left early due to covid-19, but can you imagine how embarrassing and expensive it would have been if they would have towed them! I know I had the correct email address because I emailed it again later about paying for plans to be approved and of course they emailed right back about that! Example two a neighbor had her shed approved and paid all the proper fees to have it put in. Then the hoa tried to tell her since she didn't get it approved she had to pay a fine and shingle and side her plastic shed(???? How do you even do that???) or take it down! She of course fought it and they finally gave in that it had been previously approved. Example 3 another neighbor got a letter saying she had to remove her chimney because it had not been approved. Her house was not new when she bought it and she had already been living there over two years, said chimney had been there the whole time. Again she had to prove this and fight to keep her chimney! This hoa company is ridiculous. If you want to put flowers in your front garden bed you have to pay a fee and get it approved first!! Literally the worse company I've ever dealt with. Would give negative stars if I could. read more

Before we had Cindy and First Coast Assoc Management managing our condo property, it was a mess and our budget and assoc fees kept going up and up. Now that they've been at the helm along with a good BOD, our property is back to being the delight it was when I bought it. Now I rent it out and get top dollars within moments after its advertised, and have bidding wars and return tenants. All due to the care and prompt attention Cindy M. and 1st coast Mgmt. give to the property under the direction of our BOD. Our assoc fees have gone down and level for years now. Seems many of these neg reports are narrow-mindedly about a flag. We must remember as homeowners that the actual HOA rules a neighborhood and an AM co works for the BOD. Don't shoot the messenger. I highly recommend 1st coast. read more

I wanted to give no stars at all. However system wouldn't allow. I purchase a home in December 2019 and haven't been pleased with the HOA service at all. Myself and other new homeowners has been complaining with the appearance of our community. Our biggest issue is the appearance and maintenance of our lake. In which happens to be the lake view of majority or homeowners that's complains. I've called and email SEVERAL times regarding someone coming out to clean the lake. I spoke with ALY Billings and this lady has lied every single time someone would come out and etc. This has been going on for two months and no one has came out YET. I sent pictures to her however the ball continues to be dropped on this community. This a brand new community just built. Myself and the other homeowners paid extra money for this particular LOT Because of the lake view but yet we have to call and complain everyday just to get someone to come out and clean the lake. I was just told yesterday by Aly that someone would be out on yesterday once again another lie. This is awful and we're not happy at all. Had I known that the management company wouldn't do their job by keeping the community and the appearance of the community up I would have never chose this subdivision. It's sad that we have to keep reaching out to this managent team to get this resolve however still no resolution. This beyond unacceptable. read more

I have been working alongside First Coast Association Management while serving on my HOA for the last 9 years and cannot imagine serving without Cindy and the professional staff. The attention to detail and service is immaculate! Working with this team took our property of 320 owners that at one time had accounts receivable bad debt creeping up to almost $1MM.....by creating and continuously working to get budgets and collection efforts in place, complying with Florida statutes, feet to the pavement, ear to the phones, and letters galore has our balance sheet looking BEAUTIFULLY and our Association is so financially healthy that we have not had an increase in assessments in over 6 years. The staff promptly addresses emails and concern....our property has flourished visually and economically. The staff is always respectable and any issue that arises is always handled legally, respectfully, and with utmost morality. read more

Our neighborhood was experiencing a spell of crime, mostly theft. We were victims of such and so were a couple of our neighbors. Cars were being broken into and windows smashed. After contacting the police, I called First Coast Association Management to let them know what had happened and maybe the could send out a message to the neighborhood or look into surveillance alternatives. The gentleman I spoke with stated that they do not want to alarm other residents and would not be doing anything about it. Since then, cars were broken into at least twice more, all of which was recorded on our security system. I was and am very displeased with their "management". Additional instances have arose with their waste of funds in sending an abundance of certified letters to residents every time a garbage can is left out one day past pick up or when a single weed pops up an inch taller than the St. Augustine only turf. read more

A terrible company. The person they placed in our association office is worthless. The president of the company is almost evil. She comes to our association meetings and talks down and interrupts our residents as if they work for her. I had to deal one-on-one with her once and it was a nightmare. All she kept saying was "I've been doing this a long time" and could have cared less about her responsibilities. Eventually a lawyer had to point out in the covenant what her responsibilities were. No people skills whatsoever. Clearly our association will not be renewing the contract with these jokers. read more

The president clearly has "issues." The treatment of anyone is condesending, at best. Did not provide collections for our community, then raised the HOA dues to maintain their contract. No people skills. Beware, writes huge amounts that can be spent WITHOUT contacting the Board. The former Board had the contract with $2,500. and spent, just to spend. Max. should be $500. and that should be emergency only. No fiscal sense. Why replace annual flowers every 4-6 weeks. The answer, becuz the money is there. When I replaced the President, still tried to run meetings like it was her own domain. I wrote emails to the Board and cc her. She flipped. I remined her that she was our EMPLOYEE. I interacted with the Board members as should be the case. As a courtesy, I copied her. NOOO she has to have total control. read more

Completely agree with Brian B. Run in the opposite direction, Alice Hubbard is a joke, who is completely unprofessional, incompetent, rude and completely uncouth. We own 2 homes located in two neighborhoods she manages, and we plan to sell them and move to an unmanaged private property where we don't have to deal with ignorants like Alice. I have been on the Boards of several HOAs and worked with many different management companies. First Coast is the best by far. Both of the owners are expert in their field and really know what they are doing. They provide excellent service at all times. The are professional, responsive and very service oriented. They keep our community common areas looking great at all times. During the recession when many homeowners started to get behind on their homeowner dues they responded with very effective collection efforts and saved the Association and the the homeowners tens of thousands of dollars. In short they are THE BEST. I highly recommend them! read more
