I truly don't understand how it can even be legal when the ltv is based on the money I borrowed and the current principle left. I don't know how they can keep charging PMI based on the current value, which has only obviously increased in this market. The very fact that increased is displayed on their own website. Their website is also riddled with lots of errors. Everyone I talked to get this addressed just said their hands were tied. Would even wave my August PMI due to their slow and inaccurate information they gave that caused them WEEKS to get the assessment completed. There are lots of other options out there!! Our mortgage application was not put in till 3 weeks after we signed our contract. Our loan office told us "he dropped the ball on our mortgage". I called and spoke to his manager,  they assigned us a new loan officer and our original loan officer resigned. Our new loan officer tells us that we need 3000 more down then they told us 2 days prior and have a week to get it. We switched loan companies and couldn't be happier. I wouldn't suggest AEM to my worst enemy.

Now, we are in the process of being charged an extra $300 a month on our mortgage for a year because of his mess up. Never EVER use him for your accounts. Demand for Resolution…read more Dear Haven Home Equity (Top Flight Financial) I am writing to formally complain about the handling of my refinancing application and to demand a prompt resolution. I was recently informed by your credit department that my application was denied because my mortgage company processed an escrow modification. This is unacceptable, especially since my mortgage payments have been current since July 2025. Throughout the two-month process, Tim and other representatives repeatedly led me to believe that my loan would close without issue. I was specifically told, "I see no reason why your loan would not be approved." At no point was I clearly advised that approval was uncertain or that unresolved issues could prevent closing. I completed extensive paperwork, provided documents that were not required, and repeatedly requested updates and return calls, many of which never occurred. I also paid nearly $700 for an appraisal based on your representations that the loan was moving forward. I was even advised to miss a car payment to help cover the cost, which forced me to make a double payment later. This experience has caused serious financial and emotional stress to me and my family and has negatively affected my health while I am fighting cancer. As a retired disabled veteran, I find your company's lack of professionalism and communication unacceptable. I am demanding: A full refund of the appraisal fee; A written explanation of the precise reason for denial and the documentation relied upon; A written apology for the misleading representations, delays, and poor communication; and A complete review of how my application was handled.this matter is not resolved, I have escalated it through your corporate chain of command and file complaints with the BBB and appropriate consumer-protection and regulatory agencies. I expect your company to take responsibility and provide a fair resolution. I have filed this with the BBB
