You really rely on home inspectors especially when buying from out of state. You can't fully trust your Buyers broker because they need the sales commission. I was counting on Dennis' observational skills & report. I've purchased several homes & used several inspectors. This guy's report was nearly useless. You worry most about roof, foundation, HVAC, plumbing, heating & pests. The roof was new & the foundation fine - that was easy. He didn't turn on the HVAC to see if it worked! He said you can't unless ot's neen over 60 degrees for 24 hrs or you might damage your compressor. I called 3 different HVAC companies & they all said that wasn't true. He missed the foot long hole in the soffit in the attic where you could see light coming through. He missed the 2 missing huge ceiling boards in the attic. He missed the constant drip of the master shower drain. His report indicated thete was a few lights out & he didn't know if it was no juice or a dead bulb. I asked him why he didn't just take a good bulb from the light fixtures on either side of the bad bulb? ...crickets... The pest inspector he used was extremely brief & the the report's terminology used industry lingo so I'm not completely sure of the pest status. So no, I could never recommend Dennis as a home inspector. I gave him 2 stars because he was nice & sent his report on time, but it was a waste of money & I'm not pleased by the surprises I walked into.

I highly recommend Sean as he will give you all the details in a straightforward manner and a road map for a safe completion of your project for you and your family. An excellent Real Estate professional inspector must have in depth experience of all trades, knowing all the construction codes so that he may communicate safety concerns, improper or incomplete projects to the client. This is for present business and in building a relationships for future business through referrals. Attention to detail is critical for client safety and reduction of future liability. The detail of the inspection will facilitate a more efficient path of awareness for addressing safety concerns for all interested parties involved. Integrity is putting the client needs first over all obstacles of completing a detailed inspection. The client must be aware of steps of the inspection prior to arrival so that they may understand the process. The Client must be aware of all safety concerns and code violations so that a proper action plan can be written. Superior communication starts with the phone being picked up when the client makes the initial inquiry. As this sets the tone for the whole experience. A honest appraisal of the project with the opportunity for a Q & A is vital as this build credibility in the report and for future word of mouth marketing. Matt & Laurie Gilligan
