To…read morethose in RVA who own a property with tenants OR to who are currently looking for rental housing: I retract every positive statement that I've ever made about my property "management" company, Keyrenter Property Management Richmond. TLDR version of what's below: they are unorganized, have very questionable business practices, do not communicate well internally, will relay mixed messages to both owners and tenants, and will 100% drop you as a client like a hot sack of potatoes when it's inconvenient for them to do their job. What started out as a seemingly great arrangement has turned into an absolute nightmare. On July 6th, I received notice that my tenant of three years was not renewing her lease again. That same day, I sent a very casual reply email to KeyRenter saying that I was contacting my realtor to discuss the POSSIBILITY of selling vs continuing to rent. On July 13th, without speaking with me or confirming anything AT ALL, I was contacted by the general manager, Jeanine, with the tenant CCed in the email stating that they had sent her deposit to me and that I was taking over property management effective immediately. This was just as I was going to Alaska for ten days, so the timing was terrible and created a massive amount of stress as I struggled to get in touch with them to resolve it. They had "assumed" that I was listing the property right away, so simply dropping the last month and a half of their contract was apparently protocol. They apologized when they realized their blatant error, but they left the tenant's deposit in my possession and just told me I'd be responsible for disbursing it with 45 days of the tenant moving out. Then, while I was busy trying to sell my Palmyra house and buy another in less than a month, my tenant contacted me to tell me she got a $600 water bill. I immediately contacted KeyRenter and filed an emergency maintenance request on the tenant's behalf. My tenant works long shifts and doesn't have a lot of down time to sit on hold with Richmond Utilities, so I called them, and after an hour and a half on hold, I was told that only my tenant could speak to them about the bill or schedule a time for them to come out to the property. Almost a week passed, and KeyRenter did nothing. I then asked them to send a plumber to the property preemptively in case there was a problem that could worsen over time. Three days later, KeyRenter replied and brushed me off, saying that Richmond Utilities would handle it. After a second week passed, I asked again, and they finally sent out a plumber. Fortunately the source of the problem was that the toilet was continuously running, which was an easy fix. However, that still left my tenant on the hook for both her $600 bill and also the second (likely) large water bill she'll receive for the two weeks that elapsed prior to the toilet getting fixed, since KeyRenter neglected to send someone out sooner as I requested. After that situation, they told me that I would need to conduct my tenant's move-out walkthrough and collect the keys. I do not live nearby, and these kinds of things are what I hired a property management company to handle (move-out walkthroughs are listed as an included service on their site). I reviewed the entirety of my contract, and I emailed back pointing out that these things were specified nowhere in it, again asking them nicely to do their jobs and let me know when they had it scheduled. One person, Mary, provided me with the date that KeyRenter would be conducting this; Jeanine then replied saying that KeyRenter would not be conducting one at all and that I must have misunderstood an automated email. I forwarded her coworker's (not at all automated) email to her. After that time, everyone else stopped responding, and I was unfortunately left to deal only with her. She has since been disrespectful, dismissive, and not at all concerned with the predicament she's left me to handle or the awkwardness and inconvenience she's created for my tenant. I'm filing complaints both with the franchisor and with DPOR, and I cannot wait for them to experience the levels of panic and stress that they forced me to endure since the beginning of July. Per their website and what the owner claimed when I hired them, "You want to work with a company whose corporate values are an extension of their personal values. We focus on values, ethics, customer service, client satisfaction, innovation, quality, and personal service that gets results. This is all nothing but a bold-faced lie; do NOT fall for it like I did, and steer clear.

She approved work at my home they managed without my approval and tried to put all of the very expensive cost on me. I felt like we should had shared the expense and she disagreed.ever since these people have taken over this company has went down. I truly miss Rick and his team. No accountability at all on their part! I asked her if I could speak with the owner and I'm attaching the email she sent me. It said the owner declined to speak to me. I have never complained in 7 years of doing business with them and I cannot get a phone call from the owner. This is unacceptable and inconsiderate. So rude and unprofessional I will be complaining to the better business bureau next and of course fire her! I have been a client/landlord for over 7 years, and I must say that my experience with Jessica Eaton has been incredibly disappointing. When I asked if I could speak with her boss she sent me an email stating that he declined. Not only has she been consistently rude, but she has also acted unreasonably in her dealings with me. To make matters worse, both Jessica and Garret approved work on my managed properties without my consent and then attempted to shift the expensive costs onto me. Initially, I had high hopes for Garret, as he seemed pleasant and professional. However, his behavior quickly took a turn for the worse. He do not return calls and when he do it's by text and failed to provide any weekly feedback or comparative market analysis (comps), which is a crucial aspect of property management. Furthermore, I was shocked to discover that both of my newly renovated homes, which they had listed for rent, remained unoccupied for over 90 days. As a client/landlord, I expect transparency, professionalism, and effective marketing strategies from my property managers. Unfortunately, my experience with Jessie Jones and Garret has been anything but satisfactory. I plan to address these issues with them directly, seeking an explanation for the unauthorized work and a breakdown of the expenses they tried to pass on to me. I will also express my concerns about the lack of communication and their inability to successfully rent out my properties. I would like seriously consider finding new property managers who prioritize my interests and provide the level of service I expect. As a client/landlord, it is important to advocate for oneself and ensure that property managers uphold their responsibilities and treat clients with respect.

It took them 4 days to address a plumbing issue that was backing up human waste into the home. The fridge in the unit would randomly shut off for 24-48 hours, they sent a maintenance person the first time we reported it and they basically told us we needed to let it stay off for a few days then plug it back in. This happened several more times over next few months and they never replaced fridge or even sent another tech, so we bought our own fridge because I was tired of replacing food. Then....when we moved out they had the nerve to charge us to move the broken fridge back into the unit!!! I truly feel for whoever rents this property next...there is a massive plumbing issue they refuse to address and they just do not care about their tenants any longer. It's a real shame because they used to be great.

I showed them on my security camera where the truck was parked. I was not home when they did this. My neighbor informed me that they got stuck and please look at your lawn and when I looked at it, it was a shambles so I left a note in the vacant property. No one returned my call. I called the city. I called the county. They said you have to get in touch with the owners. I've called the Realty company. I've called the brokers and I was told unless I saw it in person they didn't do it because they didn't have anybody that would damage my property so now these big truck tire marks are all across my lawn and they are the only person who worked on that home and cleaned out that home and I was talked to in a very bad manner. I could only imagine dealing with them to purchase a property. I've been reading some bad reviews about them and I could see why.

But recently, there have been some hiccups in their organization of the rent payments. First of all this house was way too over priced on rent. Over $700 a month for a tiny 600 square foot bungalow style house with only a 2,500 square foot front yard, no backyard whatsoever! So, on two occasions... One I had to get two money orders to pay rent, and we ended up getting a default notice of only one of those amounts being received (Conveniently the larger amount!), so we called immediately! They literally told us, "Oh sorry, the money orders were stuck together". WAIT WHAT?!?! Are you serious?!?! Second one! And you're gonna love this! This was the straw that finally broke the camels back... We got another default notice for $141 for some late fees. We purchased the money order and dropped it off at the UPS Store (Of all places for residents to pay their rent!!!) within days of receiving the notice! Well, we end up receiving a unlawful detainer/civil claim approx a month later for eviction for the $141.00! After numerous calls trying to get a hold to someone in the office (Which that's a whole different issue!). The office receptionist Abby tells us "Oh, the money order was sitting in my box". Excuse me?!?! We have now actually received a eviction notice, because they obviously do not have their acts together!!! Abby proceeded to tell both my husband and I on DIFFERENT occasions (Calls) that we could disregard the summons and not appear in court, because everything was fine on our account. She actually said THEY OWE US $14.10 as of 8/29/18! You can't tie all this to coincidence!!! Something smelled fishy! But we are done and all moved out! You don't even get to walk into their office or see them face to face (What are they hiding?!?!). It's tucked secretly back deep in Innsbrook. All of your business (Rent payments, etc) has to be done out of a mailbox at the UPS Store! Like I stated above... Getting a hold to someone in their office is like a act of congress. Because they will not answer the phone half the time, nor will they return phone calls! Their maintenance service is deplorable as well. The water was always an issue!!! Wait till you hear this mess!!! The power supply to the well pump that provided water to OUR HOME was powered by our filthy neighbors (They were some shady characters too)!!!! WHAT?!?! So, our necessities for cooking, cleaning, and personal hygiene was all at our neighbors mercy! Our water heater sprung a leak (Under it) and ended up completely soaking the subfloor of the kitchen and completely ruined the vinyl. It took approximately a year of calls, emails, etc for maintenance to come check out the issue. They eventually put in a new water heater, but did a patch job on the kitchen floor (They put new floor down on top of all the wet subfloor!). We even almost had a costly a/c repair bill fall on us!!! Every repair was done by some Tom, Dick, and Harry contracting company (They always seemed to come in creepy unmarked white vans!). BE WARNED!!! These are slumlords! Please save yourself the trouble, and take your business elsewhere! They only care about making money than maintenance and customer satisfaction! Update (As of 9/22/18) Soooo, the receptionist at American Eagle Investments completely threw their lawyers under the buss (Or tried to anyway!). Saying it was the attorneys fault that all the court documents were filed and court was held on the matter. Well, what she obviously didn't know. Is that I had already talked to the administrative assistant at the attorneys office! The administrative assistant advised me that they never informed them to cancel the whole thing! Period! They ended up apologizing multiple times and voiding the judgement ordered, but the damage had already been done. You don't FOOL AROUND with someone's rent money! We have now been moved out for over a month (We moved out Aug. 19, 2018). And what do we receive in the mail 2 days ago?!?! Another late notice!!!!!! WHAT?!?! Our lease EXPIRED with them July 31, 2018!!!! We even made numerous called and emailed them several times inquiring about our lease renewal weeks before (From June-Aug) we moved (Up to DAYS before!), and had yet to receive ANYTHING up until the day we moved). The receptionist Abby kept telling us. "Oh, they're making changes to the lease". This has got to be the most misorganized and mismanaged company that I've ever experienced in my life.
