Communication has been consistent and proactive--especially during the transition from my previous property manager, which could have been complicated but felt seamless. To…read morethose in RVA who own a property with tenants OR to who are currently looking for rental housing: I retract every positive statement that I've ever made about my property "management" company, Keyrenter Property Management Richmond. TLDR version of what's below: they are unorganized, have very questionable business practices, do not communicate well internally, will relay mixed messages to both owners and tenants, and will 100% drop you as a client like a hot sack of potatoes when it's inconvenient for them to do their job. What started out as a seemingly great arrangement has turned into an absolute nightmare. On July 6th, I received notice that my tenant of three years was not renewing her lease again. That same day, I sent a very casual reply email to KeyRenter saying that I was contacting my realtor to discuss the POSSIBILITY of selling vs continuing to rent. On July 13th, without speaking with me or confirming anything AT ALL, I was contacted by the general manager, Jeanine, with the tenant CCed in the email stating that they had sent her deposit to me and that I was taking over property management effective immediately. This was just as I was going to Alaska for ten days, so the timing was terrible and created a massive amount of stress as I struggled to get in touch with them to resolve it. They had "assumed" that I was listing the property right away, so simply dropping the last month and a half of their contract was apparently protocol. They apologized when they realized their blatant error, but they left the tenant's deposit in my possession and just told me I'd be responsible for disbursing it with 45 days of the tenant moving out. Then, while I was busy trying to sell my Palmyra house and buy another in less than a month, my tenant contacted me to tell me she got a $600 water bill. I immediately contacted KeyRenter and filed an emergency maintenance request on the tenant's behalf. My tenant works long shifts and doesn't have a lot of down time to sit on hold with Richmond Utilities, so I called them, and after an hour and a half on hold, I was told that only my tenant could speak to them about the bill or schedule a time for them to come out to the property. Almost a week passed, and KeyRenter did nothing. I then asked them to send a plumber to the property preemptively in case there was a problem that could worsen over time. Three days later, KeyRenter replied and brushed me off, saying that Richmond Utilities would handle it. After a second week passed, I asked again, and they finally sent out a plumber. Fortunately the source of the problem was that the toilet was continuously running, which was an easy fix. However, that still left my tenant on the hook for both her $600 bill and also the second (likely) large water bill she'll receive for the two weeks that elapsed prior to the toilet getting fixed, since KeyRenter neglected to send someone out sooner as I requested. After that situation, they told me that I would need to conduct my tenant's move-out walkthrough and collect the keys. I do not live nearby, and these kinds of things are what I hired a property management company to handle (move-out walkthroughs are listed as an included service on their site). I reviewed the entirety of my contract, and I emailed back pointing out that these things were specified nowhere in it, again asking them nicely to do their jobs and let me know when they had it scheduled. One person, Mary, provided me with the date that KeyRenter would be conducting this; Jeanine then replied saying that KeyRenter would not be conducting one at all and that I must have misunderstood an automated email. I forwarded her coworker's (not at all automated) email to her. After that time, everyone else stopped responding, and I was unfortunately left to deal only with her. She has since been disrespectful, dismissive, and not at all concerned with the predicament she's left me to handle or the awkwardness and inconvenience she's created for my tenant. I'm filing complaints both with the franchisor and with DPOR, and I cannot wait for them to experience the levels of panic and stress that they forced me to endure since the beginning of July. Per their website and what the owner claimed when I hired them, "You want to work with a company whose corporate values are an extension of their personal values. This principle is what has led KeyRenter Richmond to become an industry leader in our area. Our success stems from treating you the way we'd like to be treated. We focus on values, ethics, customer service, client satisfaction, innovation, quality, and personal service that gets results. When you work with us, you get access to a team whose foundation is built on integrity, honesty, and accountability. We genuinely care for our clients and the community they represent, and that is reflected in our care and service." This is all nothing but a bold-faced lie; do NOT fall for it like I did, and steer clear.

When we asked for a video walk through before signing the lease we were told by Cheryl Dudley the Property Manager that the property was now not going to be available until the 12/15 because the current tenant asked to extend. We couldn't wait that long to move so I asked Cheryl for a refund of the application fees paid since we couldn't rent a property through them. She said she would have to ask the Broker and then never responded after several more inquiries. I think this is bad business since we wasted over $100 at no fault of ours. They falsely advertised a property's availability date. BEWARE!

This company has been atrocious to work with. From the beginning, we toured a property of theirs in the Carytown area that had a yard completely overrun with weeds, grass a foot tall, and debris/limbs everywhere (we found out later that the owner was told they had been keeping up with the yard -- this fact would probably explain why it took them 3 months to get the property rented for her...). We told VIP that we would like to have the carpets removed in order to rent this property and that we were willing to pay for the repair ourselves - they said they would coordinate the cost with the owner. Months went by and they never communicated what we would need to pay - the result was slashes down the middle of the carpeting in every room because of the unfinished work of a contractor the owner tried to get an estimate from. We discovered this the day before our move-in during our walk-through inspection. The yard-work had still not been completed. VIP said that the house would be pressure-washed, that the limbs and debris would be removed, and that the yard would be tended before move in -- none of this was completed. The biggest concern I have with this company is their blatant misrepresentation of our property's amenities - they told us point blank during the inspection (remember: this was THE DAY BEFORE our move in) that the property had central heating and air and that the entire house ran on electricity - no gas. When we saw window units in the back shed, I was concerned and tried to affirm "The house runs on central air though, right?" and I was assured "Oh yeah, these are just for if anything goes wrong with the AC. Don't worry, it's central heating and air." When asking about the radiators, I was verbatim told they were just "left-over; they don't work." Turns out, the house is only cooled by window units, only heated by radiators, and that gas heats the water for the house. Because we did not know we required gas heat, we were without hot water for an entire week until the next available time for a gas company rep to come turn our line on. We also are likely going to incur a higher electricity bill due to having 5 window units running 24/7. The latest issue is that the dryer has short-circuited and could not be looked at until 2 weeks after our move in. I have communicated all of these issues throughout this process to a lead Partner at this agency, Cheryl Dudley, and she has continuously been rude, abrasive, unsympathetic, and unhelpful. Seriously the worst and most offensive customer service experience I have ever encountered. After several unanswered emails, I called her today. First, she hung up on me. When I called back, she was immediately on the defensive, turning things around and trying to say it was my fault for "assuming" that a house built in the early 1900s would be energy efficient, completely glossing over the fact that her colleague point-blank lied about the property's amenities. She was not willing to look into a pro-rate for these difficulties / miscommunication, she was unwilling to accept any blame on the part of VIP for these continued issues, nor was she willing to hear me out about adjusting the rent. All this would have been at least acceptable if she had been remotely kind. She was not. We love our property and our owner has been wonderful to work with. I can not say the same for VIP. If you are a renter looking for a company to manage your property or if you're a tenant looking for your next home - DO NOT WORK WITH VIP. You'll regret it.

I'm on the Board for a condominium building in Richmond City and after years of trying to self-manage, we were referred to Dodson. We work specifically with an Association Manager named Foster. Foster has worked tirelessly to help our building when we've had emergencies (on or off the clock), to schedule a reserve study and attend our work/planning session, to organize our financials/ vendor contracts, and to maintain regular communication with the building's residents. While these points are written into our contract as expectations, I feel as though Foster goes over and beyond with the highest levels of professionalism and attention. Dodson has highly reliable companies that they've referred us to for varying needs. I was skeptical at first that there may have been some sort of "kick back" for referrals they give, but our contract with them clearly states that they accept nothing in exchange for their referrals,and at any point we can always select our own vendors outside of their recommendations; the irony is - their recommendations have actually outperformed our own previous selections! Their rates are affordable and I feel like we really get every penny out of what we pay. Last but not least, Dodson has a wonderful handy man, Knox, who is truly a jack of all trades. He's quite accessible, very reliable and trustworthy, and consistently does good work for everyone in our building. Thank you, Dodson (specifically Foster and Knox) for making our condominium building a much more smoothly run home!

    Rented a property through them through VRBO. Although I canceled within the cancellation guidelines…read morethrough VRBO, the host refused to refund my deposit, claiming it was non-refundable. I had emails stating it was within the cancellation time, including the email from them that says it was non-refundable. After numerous attempts to contact them through VRBO, I still do not have my refund. I would not rent through them or VRBO again. Although I canceled within the cancellation guidelines through VRBO, the host refused to refund my deposit, claiming it was non-refundable.

Things to consider and be aware of before you lease through them. - Boiler plate contract that includes items not applicable to the property leased. - Lack of understanding of utilities needed for unit and where to go to get them. Was told I would need to show proof of all utilities before I could get key. And half of the utilities are handled by landlord/owner. Shouldn't they know this as a management company? - Had to pick up key at their office on southside. There was no introduction to unit on where to find things, how to access the mailbox, hvac/ heating units, etc.. they had no idea which mailbox was associated to the unit. They should be able to tell you this. I think someone should meet you at unit and show you around on move-in day. - Had a lot of maintenance requests after I moved in. - They will nickel and dime you: --monthly pet rent- $40 --monthly benefit package - $30 --monthly rent -$2800 --monthly insur- $14.95 --one time pet deposit- $200 --one time non refundable fee- $100 --lease initiation fee- $175 --rekey fee- $75 --security deposit- $2800 - Communications are very generic and many times don't apply to you. They just send it out whether or not you need it or have already responded. - Checkout- had to drop off keys at Southside office. No feedback requested or confirmation of returned keys, openers or other community passes. - Demanded receipts for carpet cleaning and house cleaning in order to get security deposit. Which I gave them. Normally I wouldn't take issue with this but the place was not thoroughly cleaned at my move-in. I had the place cleaned before I actually stayed there and again before I left. Take pictures of the place before you move in - to have on hand to prove the condition of it, should you need it when you leave.

    PMI became my rental company 2 years ago. During my time as…read morea tenant in one of their properties, they were very slow to answer maintenance request and not attentive to client needs. I have since purchased a home and stopped using them in Sept 2024. Since then, I cannot get ANYONE to return telephone calls or respond to e-mails. They terminated the relationship with the homeowner of the home we were renting. Upon the end of our lease, they gave our entire security deposit back to the homeowner and basically washed their hands. They told me that it is up to the homeowner now to return any deposit (even though we submitted it to the company to begin with) they feel is warranted. PMI left us high and dry and we have no recourse with the decisions they made. For what they charged for their services, they did not reply. I would not recommend renting a home from this company.
