As a resident that stays in a property managed by them....ive been waiting for a call from Maria the property management for 7 months regarding an "issue" they brought up. If you are a property looking for help with management, Avoid this organization at all costs. Pics show unkept unsafe areas of property they manage in Buffalo grove. 7 years we've been waiting for someone to paint a fence. Will get fined if I paint it myself. Meanwhile Home Depot had already charged us for the garage door & kept calling. Luckily we weren't charged for storage of the garage door for 2 months. absolutely terrible HOA. I live in highland woods in Elgin, IL and these people never move on anything. They NEVER ever answer the phone and someone finally does, they're never able to answer anything. The answer is always, "we'll pass it along to the dept who can help" and then you don't hear back. Then when you call and wait 45 min to try and get a follow up, they hang up on you!!! I had one complaint in 10 years that was in their bi-laws and their response was, "we can't really enforce that". Why bother have it in the bi laws then?? This company is a total joke. Thank GOD we got rid of them and started with another HOA just last week....a company named TownSq. I don't have high hopes, but then again, they can't be worse. I'll never ever buy a house with an HOA ever again. read more

so I had to go to the office here to pick up a garage fob. I had a meeting with their agent Edwin, who was refusing to speak to the unit owner over the phone and instead emailed who they thought was the owner but was in fact me. when i informed Edwin that the email on file is mine, and for him to directly call the owner himself, he refused. When I asked him why he said that the owner needs to call him, but we don't have a direct way to call anyone, we have to go through their ai phone assistant, which tells us to come to this location to get the cards. I said this process is tedious and stupid, because it would require my diabetic grandmother to visit their office personally. He just walked out on the meeting. He refused to talk to me or give me his supervisors name and/or contact info. I was upset and disappointed. Raven, the front desk concierge, was the complete opposite experience. She helped by getting in contact with some higher up whom I believe is named Robbi. I filled out a form that gets filled out every year and submitted to them as they didn't have it on file for whatever reason. Something Edwin obviously wasn't capable of doing himself... Anyway, while I didn't leave with a new garage fob, I know Raven started the process, and we should have an update soon. When a manager contacts me I'll be willing to update my review based on the outcome of that. I was considering giving 2 stars instead of 1 because of the awesome service Raven provided, but I feel this needs to be resolved first read more

I wanted to give zero starts but the website won't let me. if your HOA is linked to this company, then either your HOA is either weak as hell, dumb as hell, or hates all of the residents. When I sold my property, I was more happy that I don't have to deal with First Service Residential anymore than getting the money for the property. I was charged over $500 a MONTH (some neighbors are still paying a lot more) in HOA fees by these "people" and what did it get my community? Overgrown trees, sparse grassy areas, a clubhouse that resembled the Regal Beagle from Three's Company, garages in need of serious upgrading, common areas with poor lighting and worn out carpets. I could go on but I don't want to waste anymore time writing about that sham of a company and spend more time celebrating that they are out of my life forever. For those of you still paying ridiculously high HOA fees to them, all I can say is see where your money is going. read more

I have had the pleasure to work with many FSR community managers over the years in Chicagoland. I could tell a story about each project and about how each community manager was pivotal in providing the experience and necessary follow through. Managing properties and working with HOA's is a tough gig and FSR managers seem to be doing some of the best work throughout Illinois. read more

Absolutely the worst! 1. HOA imposes rental fee $200/yr, $400+ for each move-in and move-out request. Renters have to register for the move-in/move-out procedure, which means the management office is informed as such. My unit had been vacant for 2 years, but the management office still charged me $200 per year. I disputed the charges with the office in vain. The office simply said the HOA denied such refund. What a joke!! 2. I paid with money order at the onsite office, and the admin staff recorded all the vital info for the payment. It turned out the MO was cashed, but the payment was not credited to my account. The property manage said it was my responsibility to pay the balance (including paying for the missing payment again). 3. My bank statement showed my online bill pay was ACH before due date, but I was still charged for late fee ($55 for some $425 monthly assessment) for several months in a row. So, my account ended up bearing a balance of a little over $1,000. The management office through HOA attorney sent me a demand letter, and I was charged for $450 for the letter!! read more

Patrick is very rude and does not know ow to run an annual meeting - who ever heard of an election being voted on proxy forms instead of a ballot and it is not secret as they write your name on the proxy form. If I could give a zero that would be it! We decided not to renew with this company. Once they heard we weren't going to sign the new contract, everything was put on me to handle. They collected their June fee, but did nothing for it! I reviewed the call logs from the homeowners. The homeowners were told FSR couldn't help them because the association didn't renew their contract. This was for the whole month of June. I have copies of these and the responses given to the homeowners. Our contract was through 6/30. Insurance was Due July 1. Insurance company sent in the renewal 6/7. The property manager did nothing with it. She held it until the agent followed up with her again on 6/23, because many closing were delayed. At that time the property manager told the agent to contact me, as we didn't renew the contract with FSR. we had 7 days to review and sign the policy, so it wouldn't lapse. We had no time to review other quotes. I had homeowners contacting me regarding A&A's they had sent in the beginning of June and nothing was done. I spoke with the Vice President about this and she assured me everything would be handled. It wasn't. We had a meeting scheduled 6/24. The regional manager canceled it, because we didn't renew. I told the VP about this. She told me they would not have done that unless we requested. I told the VP I could give her several examples of how the managers have stopped working on our account. I sent her 3 emails as examples in seconds of getting off the phone with her. I asked if she needed more, and she told me that was enough. The regional manager sent me an email stating he should not have canceled the meeting. On May 20th I sent in a receipt for reimbursement for an approved expense. It's now 7/9 and I have still not received the reimbursement. I asked the regional manager for anything outstanding, to please send to me before 6/30. He assured me he would get it to me. I followed up with him on 7/1, as I still didn't have everything. He said he would get it to me. That didn't happen. I followed up with him again on 7/5. He said they get off early on Fridays, so he left. Usually when a company gives permission to leave early, it's AFTER your work is completed. I guess FSR has different rules. I told the VP I will be sending in an invoice for all the behind the scenes tasks I had to do, because her managers weren't doing their job. I have a full time job already and that is why we pay a management company to handle requests and work orders. This company doesn't know what they are doing. DO NOT SIGN A CONTRACT WITH THEM. They also have managers and customer service employees quitting in huge numbers. I could go on and on how this company operates. Yes, Jenny once we didn't renew FSR got mad and took their ball home. The way the month of June was handled, even after discussing this in length with you was unacceptable. read more

Only, false apologies and promises to do better. This is bigger than just saying " we are committed to finding solutions..." actual follow through would be required. I have lived here for two yrs & they are always available to help in any way they can , from home issues, to planning amazing events for the senior community .. Worst management company ever. Customer Service doesn't exist. Manager is unreachable and when you reach, she doesn't even listen. They been charging extra Water usage last 6 years. We live 2 adults one kid in our home. we don't use our water more than anyone. I called village Water team and they confirmed my neighbor's ( they live 6 units away ) broken outdoor spigot connected to my meter. When they use it or running for landscaping I am the one who is paying for it. Management called Plummer and It was fixed after I shut my water. They surprised too. I explained this and asked the remove extra water usage but Manager says your home built this way and you should pay. I can't believe she is asking me to pay someone's running water. read more

This is my second review in 2 years of dealing with these clowns. After filing a compaint on Yelp against them last year for a matter I will mention in a minute, they apparently were upset with me because now they are issuing me a $50 late fee for my Homeowners Assessment. They mailed the invoices out on 1/1 and I received mine sometime mid January. I immediately wrote a check and paid it and they claim they receved my check 2/17 and it was late so they assessed me a $50 late fee. I wrote a check so that if I had proof I paid the fees. Why, because when I refinanced back in 2021, I needed proof I had paid them to refinance. I reached out to these clowns and they wanted to charge me $350 just to prove I paid the $350 assessment. Otherwise, I would have paid with my card online like I did last time. These folks are dirty, dirty, dirty. I am going to file a claim with the better business bureau as well. I have an immaculate credit record and these clowns will do anything to justify their pathetic existence and squeeze the average Joe for every penny they can get their hands on. Not even sure what they do for us here in Cambridge Run besides make rules noone likes or follows in the first place. They sure do not enforce them, I can say that for 100% certainty. read more

We are on the verge of losing the loan because nobody at the call center can get in touch with the property manager and neither can we. read more

If I could give a zero, I would. This company ran the 21 Kristin property into the ground. The building is now apartments, as it was deconverted from condos to apartments. FirstService did such a poor job of managing the building when it was a condo building, that they were unable to secure the contract to manage it once it was deconverted to apartments. FirstService owes the former owners money, as agreed to in our closing documents, yet has failed to pay some of us. My check was allegedly "mailed between Dec 5-15". To the WRONG address, despite being given the correct address months earlier. They are not responding to my multiple emails and phone calls regarding this matter. I am not the only former owner to have not received the money that is due them by FirstService. FirstService appears unwilling or unable to make good on the contract and pay us the money that we are due. Quite frustrating that they just ignore all attempts at communication. Makes it appear they have something to hide. If the place you want to move to is managed by FirstService, I would recommend looking elsewhere. They run buildings into the ground, ignore residents' pleas, and don't pay people to whom they owe money. Let me be clear..this is money that was withheld from the proceeds of our condo sales and was due back to us September 6 2022. They allegedly mailed checks Dec 5-15 and yet many of us have still to receive our checks. Very poor business practice and customer service. Also of note, the checks that people did actually receive came in UNSEALED envelopes, and many contained typos, making it difficult to get the checks cashed. FirstService just appears to be jerking us around, instead of being a good corporate citizen and paying the money they owe. Stay away from them at all costs! read more

I have lived in the Waterbury community for over 3 years. There are 3 assigned parking spots that are for guests. For the last 1 1/2 years I have been contacting First Service Residential without and reply. I have attached photos of the same 2 vehicles that are parked there and Never move. Even though this is against the bi-laws, First Service does not seem to care. They are quick to fine for other issues, such as the window well covers not being maintained or the proper doorbell [wrong color] not installed. I have First Service Residential as a building management company. It rained the past 48 hours and I have a leak somewhere in the roof or building. It caused my master bedroom carpet to get soaked about 3 ft. from the wall. I have put in 3 work orders. The last customer service representative said a roofer would be calling me. Still nothing. Meanwhile my carpet is soaked. Mold will start growing if it hasn't already. And my wood furniture it probably damaged or warped from sitting on wet carpet. Too bad they didnt do anything the first time that I noticed that this happened a month ago. When I put in the first work order. I think they do nothing hoping you get so frustrated that you do nothing or fix it yourself. Horrible way to operate. Wish I could give them 0 stars! read more
