4 stars. For your perspective, I give myself only 3. They say never read the comments. So I read the comments. If that's all I had to go by, I could imagine that FirstService Residential (FSR) employees are the devil's spawn, dedicated to making HOA living pure hell. But I've met the devils spawn and FSR people ain't it. I have worked with FSR people both as a director and resident of a large FSR association client. I've had residents scream in my face. Sometimes I deserved it. I've also run companies and had my own employees. Anyone who has done that knows the full range of frustrations in dealing with the public and one's own hires, and that's where I start. I see the stress that ANY property management firm is under. An employee can be a flawed human being. Hell, I'm a flawed human being. That employee is caught between company policy, the law, a resident's requests/ demands, and a dysfunctional Board that doesn't understand that it doesn't understand what it's doing, turning every little decision into a combat. That's stress. I've seen our FSR reps under some truly remarkable pressure for extended stretches of time, and I've wondered why they didn't just quit and walk away. But the FSR managers, customer service associates and corporate officers with which I have dealt directly have all proven to be decent people trying to do their best under a killer load. They try hard, and succeed in providing timely decent service more often than not. On balance, I am thankful. 'Coz otherwise, I'd have to do it all myself, and get screamed at every day. By you. A few thoughts. Who or what stood in the way of your request for service? Was it the hired management company, or was it the board which gives them direction? Does the board president have it in for you? Your own behaviour? Was your issue something that the management company has been given blanket authorization to deal with right away, or something that required board approval at next month's meeting? Was it an issue with the CCRs or Rules&Regs, which you haven't read? Have the directors themselves read the CCRs, or are they the little tyrants we have all experienced at some point? Is it something a simple lawyer's letter would solve? Is it a major, deep-pockets lawsuit? Have you made any attempt to learn the financial, practical and regulatory constraints imposed on the association and management which make your request problematic, before you race to the bottom with comments such as we find here? Is it possible that FSR needs you to help them solve your problem? Two cents. Study up, get the CCRs, By-Laws, Rules & Regs. Read (ugh) and understand 'em. Learn what management can and cannot do for you on your issue. Attend board meetings, study how the directors behave towards the managers. Are they good people? Are they competent? Have they even looked at your application? Are they following the law and the rules themselves? The comedian Tom Lehrer one wrote: "Life is like a sewer. What you get out of it, depends on what you put into it." Don't be the problem, and, if FSR is falling down, be the guy who helps them solve their problem, so they can solve yours. read more

Our HOA had a meeting tonight which I am at aghast to see one of their employees pretty much running the meeting and displaying a smirk here and there of comments from the homeowners instead of being a neutral observer and take notes. The employee didn't even bother to stay and left for whatever reasons. The litany of complaints were directed to poor management style. Does FSR ever oversee their employees job performance or just give them carte blanche power with no accountability? read more

I am simply trying to sell a unit managed by them and they won't respond any request without a huge fee then send pre completed forms saying their attorneys only allow. People just want a place to live not get raked over the coals for something simple. read more

Beware of this shady HOA company, they have poor communication and do nothing to better the community. They constantly send out mailers asking for input on service requested and then respond with excuses. They are absolutely crap. This is a prime example why everyone hates their HOA's. read more

This is one of the worse businesses to have manage your properties! They want to blame everything on the board and say they take forever with approvals when it's clearly the office. For example Samuel the community manager is horrible and is the biggest liar and doesn't deserve this position. We've had over 6 people in this position and he is by far the worst! This company is terrible! If you are looking for a quality property management company, you don't want this company. They are lazy and do nothing about complaints for those who consistently go against HOA rules. Our property looks like crap. They take our money and appear to hire cheap and inexperienced individuals to care for our property. It looks run down and it's a newer community. The Resort in Rancho Cucamonga is managed by the Resort Master and ALE Association - they have terrible management and communication. We have experienced multiple issues that affect the entire neighborhood's health & safety, to the extent that the City and Police Department have gotten involved. This includes: Cockroaches spreading across multiple households, improper cigarette disposal that could potentially lead to fires, residents trashing the community and violating noise ordinances. We have followed all community guidelines and submitted all the relevant complaint forms with both associations. To date, nothing has actually been fully resolved and the only significant action taken has been a warning. Communication from all staff about actions taken are severely lacking - they keep quoting generic responses that push responsibility onto other parties. Ami Reynaga from the Resort Master has been dismissive of resident issues & refuses to acknowledge the validity of our concerns. She has noted that since her staff has not personally witnessed the violations, they cannot take further action. This comes even after I provided video and photo documentation, then going above and beyond to offer a personal walk-through of the community to show evidence that is clearly outside. To date, she has not accepted this invitation, and further tangible action has not been followed through. Furthermore, her staff (especially Hannah Katz) refuse to follow CC&R's. Even with clear regulations quoted to her directly, she denied to adhere to the rules. It took a lot of back and forth before they acquiesced to guidelines that are clearly black-and-white. HOA staff members misinterpreting CC&R's to their own benefit is a legal violation. The whole point of living in a neighborhood managed by an HOA is to keep our common areas clean and livable. Instead, current residents get unnecessary pushback on safety issues that need to be addressed, escalating to straight up negligence. We pay more than $425 per month for HOA dues, with a significant increase coming soon. In addition, contact with the FS Residential Customer Service line is useless. The responses always deny responsibility or refuse to provide additional support. Do yourself a favor and steer clear of any homes managed by this poor excuse of a management company. You can check all the other reviews of FS Residential in different cities and find the same issues. It seems they are not actually willing to improve, but rather provide canned responses provided in their Customer Service Handbook for "dealing" with residents. read more

I don't recommend this company at all. When our community was managed by this company, I recall being subjected to frequent and excessive delays in communication from both their service representatives and the property "manager." One at least one occasion, I had to compile and use a long list of email addresses from the company's supposed national executives whose respective contact information was posted on their corporate website just to get someone to respond to my issue. Also, I found that some of their local office personnel behaved in an apparent unprofessional manner during telephone calls. Recommend to use caution when officially interacting with this company: I would take notice of their arguably poor reviews here and compare and contrast them very carefully with other "social media" star-based review platforms. read more

I've been unable to access my home through the gate using my transponder for weeks. I contacted FirstService Residential, and while the manager initially promised to resolve the issue -- including another serious problem where an employee deleted my old gate access code -- nothing has been done. Despite multiple calls, emails, voicemails, and even direct conversations, no one has followed up. They blamed the issue on the other gate, saying my transponder was installed in the wrong place. But when I went to that office, they told me I'd need to buy a third transponder just to have it reinstalled in the same spot. As a temporary fix, the manager gave me his personal code -- but that could be deactivated at any time, leaving me locked out of my own home, waiting for another car to enter. This situation has caused ongoing frustration and inconvenience, and the lack of communication and accountability from FirstService Residential is unacceptable. read more

Actually no, the side yard violation was for the home next door not mine. A fine was attempted for a water hose in my yard when I don't own a waterhose, I have never had a warning for "cleaning supplies in the window" until the fine. I had to remove a child's printed curtain in her bedroom because you accused it of being bedding because it was printed. People are selling their homes and moving out because they don't want to deal with this HOA. The home on the corner is for sale and I personally wouldn't but it because of this HOA. read more

Terrible customer service. I have been trying to reach our manager for a month now and haven't been able to reach anyone or get a call back. Disappointing because we pay a lot for our HOA dues. They have you go through a call center and I have been attempting to relay a message with no call back. I did this on five different occasions. Additionally, I have called the manager three times to inquire on an issue I have but haven't received and type of correspondence. We are going on a month now. There was a sense of urgency because I was informed just days before they were doing deck repairs and painting our decks. A month earlier I had to pay out of pocket to repair my deck because I was informed anything in the exterior must be covered by the home owner. The HOA told me this in 2019, and there was no changes noted CC&R's. I spoke with the project manager for the repairs and he told me my deck was going to repaired based on pictures they took last year of my deck. It had been a little warped. I figured I would have to personally pay because I was informed it wouldn't be repaired. There was no email correspondence sent out ahead of time for the deck repairs, they just put notes on the doors the week of. They recently sent all of the owners an email "demanding" we fix our challenger circuits in our home. These are costly repairs and apparently are dues we pay don't cover it. On their page they note the responsibility of their management is to "communicate with residents and address their concerns and questions". Additionally, their goal is to anticipating needs and "putting people's minds at ease" by coming together to find solutions. Communication is abysmal, customer service is terrible, and they do not value their home owners. I hope nobody has to go through this because it takes time out of my day to continuously try and reach someone. read more

This management company is a joke. I get letters sent about supposed landscape violations and only given 9 days to fix the issues. It took them 10 days to respond to my request for more time. Therefore, after the time frame given! Meanwhile, all of my neighbors have the same "violations" and more!!! Everyone around my home has red mulch. This company is entirely incompetent. I assume its very hard for Derek Allred and Bridget Dolan to respond to emails in a timely manner but they have no issue sending violations in the mail with inconsistencies. They are both brain dead. I don't know what they put their focus on but they should try fixing the actual landscape we pay for in the community and treating the infestation of spiders we have everywhere in the plant beds. It is not safe to walk around the community when you can walk straight into webs and spiders. read more

I've been trying to find ways to communicate with this management company but it's amazing how little respect for the customers these managers have. I have a ton of emails that didn't get an answer, except when it's convenient for them. My car got broken into twice, the gate does not work properly and I never got an answer about those issues. I'm almost getting to the board to discuss the service we get from them, but we surely get increases in rate every year. I haven't been able to get the footage of the recording for the sheriff, to help investigate the burglary last night. I am frustrated with these people. I hope they at least respect the police when they call, because as a customer I'm only good to pay every month. read more

I am leaving a five star review solely because our community manager -Sara Ryan, has been an absolute blessing to deal with. Yes, this is a property management company. Yes, that means there will be bureaucracy to deal with. These companies are often extremely poorly-received on Yelp, often by irate homeowners who only ask for a reasonable answer to a reasonable question in a reasonable time. Stuff breaks and you need it fixed. Yes, that is when life is the worst. But when life gets bad, Sara Ryan doesn't crumple into a plastic bag, blowing through the wind -NO. She springs into action. Sara Ryan is a beacon of light in a vast ocean of darkness. Yes, matters of bureaucracy are often a black hole: airless, timeless, hopeless. But just like Sandra Bullock in Gravity, community manager Sara Ryan is what keeps me tethered to safety -to sanity. When I needed a roof leak looked at, Sara Ryan set up the appointment. When I needed a plumber, Sara Ryan was ready with contractor recommendations. When I wanted the community jacuzzi turned on, Sara Ryan made it happen. Not through magic, but through doing her job extremely well. That's extraordinary. Real talk, community managers are often the point of breakage between the homeowner and their entire HOA. A bad one is a disaster and will cement any feelings of disdain towards your HOA. They might even end up having a 2.1 star average on Yelp, as of this writing. But Sara Ryan might change all that. She got me to write a review for a management company, after all. She's that good. read more

My community is manage by First service Residential. Today is paving day, some road is ban to traffic. But I accustomed to the usual path for sending my kid to elementary school. A paving guy which in a shorts jumped in front of my vehicle and yelled to me and my kid. "go away! go back! turn around!" It's first time I've seen such a rude guy in 4 years in US. I've never experienced incompetence on this level before from any organization anywhere at any time in my 40+ years of my life, ever. I've been left to believe that the people at FirstService Residential do not care about the property owners. I'm going to do everything in my power to oust them from managing my property, believe me. They're going to regret the day they ignored my many pleas for assistance. I've emailed. They've been ignored. I've called. I've been given the wrong information. I've sent additional money for gate clickers only to be told they lost my money order (that they required) and that the gate doesn't operate on clickers and that the person to whom it was sent was no longer there. 24 days after they were notified of the acquisition of my home, my license plate is still not programmed. I've been locked out of the community three times at the gate when my gate code failed to open the gate. My visitors still can't find me in the directory. I just called from the gate and sat on hold for 30 minutes while customer service did nothing to help me. I got a call from someone later who said he would get me a code on Monday. It's Friday. I was calling from outside the gate. This is ludicrous. I can't wait for my first HOA meeting. read more

If you're in a community managed by the company, get out or don't sign a lease or mortgage. They are the worst. They complain and micromanage every aspect of life. We have been in a terra vista condo community for 6 years and their complaints are ridiculous. From having trash cans out 2 hours beyond sunset, not being able to celebrate culturally specific holidays, threatening to fine if children run around and play (without offering a kid friendly alternative), refusing to fix pool or spas but increasing HOA fees, and discriminating against marginalized communities. As an example, we have a shoe shelf outside our home. As Hawaiians we don't allow shoes inside. Rather than approving our request to practice cultural customs, we were told it's against policy because it's unsightly. We began negotiations with their legal team but were fined for it anyways. This individuals are discriminatory and cater to older white patrons who live alone. Avoid this company at all costs. Can't wait to move. read more

Based the experience I had this week. When I thought the service couldn't be worse. This property management never fail to disappoint their customer. The property manager only reply to the email or phone calls on the topic she desires to reply. No consideration on how they should service the resident in the community. Random fines charges with no proper reason. Hard to get a hold with the property manager, customer service sounds like they did not wake up, and did not care for the job. It was taking forever to process the repair/maintenance request. Different instructions received to resolve the same issue when talking to different person. read more

This is by far the worst HoA to hire. Homeowners beware. Do not purchase s home that is hiring this agency. They have the worst rating as you can see. Charge high fees to bully the residents instead of doing their job. They illegally towed my car and when I won the lawsuit in court, they banned me from safelisting my gusts in my own community that I pay for. The patrol masters said "you have been SUSPENDED to Safelist vehicles". Without notice. When I ask the reason they don't even respond. But when there is problem with my garage and they are supposed to help with repairs instead of helping they knowingly have my car towed. And don't even accept responsibility. I am very satisfied with FirstService Residential now. Our community was assigned a new manager, Jay McGuire several years ago, and he has made a major difference with our relationship with the management company. Jay is accessible, knowledgable, and communication is reciprocated in a timely manner. Since the change, our HOA meetings have a clear, concise order, with everyone having the opportunity to voice their concerns, as well as the agenda of the Executive Board and management being transparent. The face of the community is appealing, and if there is an issue that needs to be addressed it too is done so in a timely manner. My family has lived in this community for over 30 years, and this is the best relationship we've had with our manage company. Thank you! read more

They are too big: an public company with many executives who dont bother to care the real customers-home owner. I saw a recent Jade Winds Association filed an class action law suit against first residential service. I have the same frustration and anger. The Upland manager, Carmen Portela, that I complained about, all the notes, complains and info went to herself and handled from there. The first service residential has no internal control. Wrote Letter to FS Residential, Not sure anyone Above Carmen can see. It has been several years and with many frustration and anger dealing with the Upland ( CA) community manager, Carmen Portela. Tenant reported the beehive and when I clearly communicated to Carmen that the beehive was attached to the unit, she did not respond untill several requests. She then said someone will be asked to work on the beehive, and disapeared. Weeks past by, no calls or appt. When i called the customer care and she found out the work order was placed and asked me to call Euclid Management and gave me phone number. I did and there was no lease agreement so the work order was not processed. No one followed up in this process to find out if the work order has been taken care and if not, why. I immediatly mailed out and email upland office a copy of lease agreement. Why she did not ask? Just by asking and saying a word. We are all regular people, reading CCR is not our daily routine. We are civilian and a simple communication of "we are missing your lease agrement" will work. Three years ago, when Carmen became on board( before the HOA was very nice efficient and they are local and care about the HOA, works, and us) the HOA jumped, all the sudden, from $170 to $270. Shortly after that somehow the metal fence serving as one side of the wall of the community was broken, and people ( who park their cars by the street) used that as door for their convenience to walk in and out of the community without walking through the front gate. The issue was reported several time to Carmen, and it felt that we were talking to a dead person, no response after her first response. It took her days and weeks to finally get back one phone call or an email. It took monthes that the fence was fixed. About two years ago, the community's mail box was broken. Tenants live there without mail box. The issue was reported, and again, Carmen did not take care of it by leaving it broken for monthes. Not until people threaten to sue her and she started to response really fast. She is not a good ethical person. I talked to her on the phone and immediatly sensed that. All the complains, notes, email about anything and everything go back to her. I want to complain about her, and all the compalins go back to her so she handles the complains about herself. After all , when SEC started the investigation, the investors are going to eventually feel some pains of supporting a company who has no internal control and do not care about the actual customers, who felt helpless prisoners. read more

Our current property manager, Jay McGuire, has proven to be the most helpful and professional among all the managers in the last 6 years at our community. In a timely, courteous and decisive manner, he's helped us resolve a convoluted problem that started in 2015, which had been neglected by the previous managers, causing the problem to worsen over time until July 2021. In a case of dispute between the home owner and the HOA, the manager has a vital and more active role in resolving the problem. The board of directors are more passive and not as considerate, requiring the manager's guidance. Our family is very happy that Jay is here and hope that he'll be around for a long time. read more

In 25 years of property management, I have never dealt with a company so unprofessional and non responsive. I have a log of calls with no response. Last time I called the call center the representative said wow you have called a lot. I will connect you with our regional manager. I left a message and no surprise, never heard a word back. This company is quick to issue fines, collect fines and dues but when it comes to there portion of responsibilities, it crickets. Im at my wits end. The unit I manage has been leaking every time it rains. They finally sent someone and it was to match the comp tile roof color, not to fix the leak. They collected $4500 from my owner to repair the roof when they should have fix it to begin with. The owner paid it out of desperation to get the roof fixed. And they still haven't fixed the roof. Take the money and run is their Moto. As a real estate professional I would never recommend to any of my clients to purchase anything in a community that is managed by this company. 6/30/2018 Feces were discovered in our community pool water at 4:30pm on 6/29/2018. Homeowners contacted First Service Residential at (909) 981-4131, approximately 5:00pm. The agents at this phone number recorded the homeowner's names, numbers, and stated "Dispatch was already notified of 'feces in the pool.'" No planned action, timeframe, or further information was provided. As of 11:00am 6/30/18, feces were still present in the community pool water. Signs posted by a homeowner's daughter were the only notifications posted in the pool area. As of 6:00pm, feces were still present in the community pool water. Feel free to forward this issue to our property manager Carmen Portela, but I am requiring this issue sent to her supervisor/manager. Twenty-four hours later, Ms. Portela should have already addressed this issue and initiated action. When our emergency representative receives a call such as this, they contact the pool vendor to take care of it.
