Maintenance team came out and told me they saw nothing. I, then, informed maintenance of mold on my belongings. Maintenance came out, said it was mildew and not to worry about it. Mold spread throughout my entire apartment, from my belongings to my clothing to even the food my dogs were eating. I reached out to the leasing office demanding urgent reconciliation for this matter to which they responded their maintenance supervisor came out and did not find any moisture/humidity leaks. They sent maintenance men out (without my knowledge and hoping I wouldn't be home) to clean out my vents in which every vent had an ample amount of black mold, which they would've noticed months ago when I continuously complained of water leaking from vents. City View wanted to be cheap and not spend money on an actual mold company to come out and evaluate the condition of my apartment and how extensive the mold damage had gotten. As an asthma patient whose symptoms deteriorated beyond inhalers and to a biological injectable medicine because of the mold neglect, I hired my independent mold inspector and property development company who provided me with a report of how many mold spores there were in the apartment and how they in fact DID stem from the moisture in the vents. Fast forward, I demanded being let out my lease after hearing several other neighbors complain of mold to which they responded by giving me a Release in Full paperwork. This paper basically said I wouldn't sue them for any prior, past, or future mold issues. I refused to sign that document because it took me mentioning my health was deteriorating and I was taking legal action (I had already retained a Personal Injury lawyer at this time) for them to release me. Long story short, they sent me a hefty move-out invoice to which I am suing them in small claims court for Constructive Eviction and they are attempting to counter-sue me accusing me of negligence and improper notice of mold. Thank God I kept all maintenance requests, videos, documentation, reports, and medical summaries resulting from the negligence caused by this disgusting and greedy company. My personal injury lawyer and I will be teaching this company how to properly care for concerns like mold early on so things don't have to go this far. OVERALL, PROTECT YOUR BELONGINGS, HEALTH, AND PEACE OF MIND AND STAY AS FAR AS POSSIBLE FROM THIS APARTMENT COMPLEX. BEWARE!!!!!

I've lived in other apartment complexes where this has never been an issue but Cityview just chooses to make things way more difficult than it Has to be. River West is in the Jackson Elementary school district, and a few miles away from the proposed new Atlanta Braves stadium. Minutes to midtown and all of Bulkhead. You can't go wrong considering the River West as a place to call home!

The landscaping here has won awards (nothing to me, however I LOVE smelling lemongrass walking into the buildings), and has two different resident pools on site. The security measures on site are also spectacular. This place is gated, the parking deck for the condo buildings is gated, and the doors to access elevators are also keycard access only. Everyone here says they feel safe, and have basically seen/heard/experienced zero crime over the years. Much better than other properties ITP overall.

Fridge handle broken and is taped with duck tape. Carpets are old not dirty just old. Matted worn down from normal use. Bathrooms can get mold easily. We needed to buy a dehumidifier and leave it on most of the day to stop the humidity from rising since the built in bathroom fan doesn't seem to vent the bathroom correctly. The properties overall upkeep is great they make sure the outside is top notch. Repaved the parking lots, painted the buildings, power washed and cleaned our windows and deck maybe once but the inside updates, additions, updated appliances/ refreshes are non existent. Please look to refresh these units. Long term, on time paying, tenants are important and should not be ignored.

He passed away suddenly July 5, 2025. The Brumby made me pay 2 months rent plus one month plenty because I had to break the lease. Yes, my husband died and it has been very difficult. The Brumby is the only business that was so insensitive. Even the XFinity backed dated his account and gave me a refund. If you move here be aware that they will not be kind if for some reason, even death, if you have to move out before the lease is up.

My daughter put in a work order (has to be done through the portal) and hadn't heard anything. You basically have to wait for them to come and you don't know when that will be. Her dad is a senior and it was 97 degrees outside. So, I asked my daughter to call to see if we could do anything to help expedite the process or at least get a time frame so we could make hotel arrangements if we could not get it fixed. No answer (call three separate times). Since it was still business hours, I went down to the office. Found a lady in the back office "chatting it up" with someone about personal plans. I waited and politely explained the situation. I asked if there was anything we could do to expedite the process. She said no and suggested we just leave for the day. She was not concerned at all. Needless to say we were able to fix the problem but never heard back from the office or maintenance. Very disappointed. I will say my daughter likes her apt and hasn't had a need for maintenance before and likes color schemes in the public areas and the friends she has made. I really like the ambiance. They have a dog park which she loves taking her dog to. But most of it is a hill and hard to walk on. I have it a four stars with additional comments to take note of.

From the time I toured the facility to the time I dropped off my keys, I only experienced professional and courteous service from their administrative staff. Every maintenance issue was resolved in a matter of hours, I never had an issue getting mail, there were tons of community events and the property was alway well maintained. Of course, there are things I could complain about (thin walls vs noisy neighbors and random fire alarms), but overall the good outweighed the bad. They even gave me a nice going away box when I broke my lease! How sweet!?!

The only low one is from 12 years ago and was written by someone who was never even a resident. Her statements are no longer relevant and should be removed. This is an amazing place to live!!

It's conveniently located next door to the Super Target inside the Perimeter Place shopping center, so there are a lot of shops and restaurants within a stone's throw away. Geographically, the condos are located near I-285 and GA 400, so highway access is a breeze. As a guest, free parking is available directly outside in Perimeter Place's parking lot. Parking in front of Super Target is your best bet. Like other high-rise condominiums, the Manhattan is similar to a nice hotel. There's a circular pull-up driveway directly in front, perfect for pick-ups and drop-offs. There's an attendant at the front desk who'll buzz you in and tell you where to go. We had a get-together in the clubhouse. While some condominiums and apartment complexes have a separate building for their clubhouse, the Manhattan's clubhouse is located on the first level of the high-rise. It reminds me of a hotel lobby, waiting area, lounge, and bar. It's extremely spacious and stylishly decorated. The ceilings are high and there are tall glass windows adorned with billowy, sheer white curtains. Part of the clubhouse borders the outdoor pool and patio. However, movement between the pool area and clubhouse is prohibited. I guess the HOA doesn't want the clubhouse to get wet and messy and I don't blame them. The pool area is aesthetically pleasing. It's quiet, relaxing, and resort-like. There are waterfalls, miniature fountains, and both covered and uncovered lounge areas. One neat touch I really like when it comes to the pool area are the large, cushioned booths with tables tucked away from the sun. These are excellent for groups with food and drink. The clubhouse has seating of multiple types -- wall sofas, cushioned chairs, high-top tables, and an island counter with seating. The island is great for setting up food trays. A mini fridge is installed in the island and has ice. Behind the island is a counter with two small convection ovens and a sink. The clubhouse also has multiple widescreen HD displays. The A/V system includes a cable box and other equipment, so channels like ESPN are available for viewing. The carpet is bold and colorful and the light fixtures are swanky. The design is generally a good mix of modern and classy. Overall, it's a great space and ideal for hosting small private parties. No visit to the Manhattan is complete without a trip to the rooftop lounge. I think it's officially called the "Skyline Lounge." It's on the 27th floor. The rooftop lounge has both an indoor and outdoor portion. The indoor portion is small and has a restroom. The outdoor portion has snazzy lights and big wooden patio furniture that includes chairs, sofas (some cushioned), and tables. The outdoor portion is located on the southeast corner of the building. The outer edges are enclosed by glass windows that are about 6 to 7 feet in height. Views to the east include Super Target and primarily residential areas. The more picturesque views to the south include Perimeter Place, Perimeter Mall, and the Concourse at Landmark Center, which includes the "King and Queen towers."

There are two pools, a dog park, a car wash, tennis courts, direct access to the trail where you can walk, run, and bike. We are in a gated community where we all look out at each other. I would definitely recommend that you consider taking a look.
