This is a terrible representation of the building. 805 Peachtree has great floor plans and amenities. The pool, workout room, and other common areas are better than those in surrounding buildings. The residents are friendly and warm. Building rules are designed for responsible residents, rather than a partying crowd, and they fit the building well. The front desk is helpful and friendly.

I appreciate that I can walk to the trash chute in my socks and not worry about stepping on something gross. Speaking of the trash chute, these have to be the best smelling ones in the city. Seriously. Normally even the best maintained ones still have a lingering smell. The location is wonderful and access to MARTA is unmatched (and so subtle it doesn't cause any issues like at other places, like near Lindbergh). I'd totally give it five stars if the exterior wasn't so worn. Some of the lighting and pavement needs repair, plus the American flags at Peachtree Walk & 11th Street are faded.

There's loads of parking and a separate guest parking, which really fills up on Friday and Saturday nights. Pound for pound the best accommodation in Atlanta.

River West is in the Jackson Elementary school district, and a few miles away from the proposed new Atlanta Braves stadium. Minutes to midtown and all of Bulkhead. The security measures on site are also spectacular. This place is gated, the parking deck for the condo buildings is gated, and the doors to access elevators are also keycard access only. Visitors have to report to the front desk occupied by friendly employees and then are escorted to the elevators once your host has approved you as a guest. Elevators were a bit slow but the TV screens provided a distraction. Yep, lots of gleaming surfaces and flatscreens. Towering at 36 stories, you have a pretty insane view of Atlanta if you're on an upper level. The pool is open-air and housed on the 11th floor. Smack dab in Midtown, there are heaps of distractions nearby, many of the edible kind. The Viewpoint block alone has Rreal Tacos, a gasless QT, a macaron shop, World of Beer, and other establishments. The chief disadvantage is that there is no free guest parking. You will have to deal with street parking or nearby decks. MARTA is also an option.

My landlord was pretty cool. I wasn't happy with the Rental Agent giving me the wrong data about the monthly electric bill. The owner of my unit owned Mid City Cafe downstairs and had the camera system in my closet, of which I was paying about $250/month for that. He finally switched it to the cafe after several months. I also had non-working cable in the bedroom and some broken hardware in the bathroom that never got fixed. However, the unit and building was great. The rooftop pool and gym are great here and you can't beat the location. You can walk to a lot of things, which is nice. If I ever returned to Atlanta I might look into buying or renting here. I walked across the street to LA Fitness, down the street to Safeway, there are a few restaurants withing walking distance, and Piedmont Park is also a manageable walk.

Here's what future tenants should know: unit 2216 -Crooked deposit practices - After move-out, Mr. Levin withheld $1,500+ without supplying legally required invoices or the move-in checklist. Charges were issued before my lease even ended, violating O.C.G.A. §44-7-33. -Misleading communication - Repeated requests for itemized costs went unanswered until late, and even then the details were missing. -Serious habitability issues - The unit and common areas were crawling with gnats, bugs, and rats. Appliances and fixtures were decades old and in disrepair, yet upkeep was ignored. -Overall neglect - You'll pay professional-level rent for a property in urgent need of maintenance--then fight to recover your own money.
