Prior to viewing the amenities and unit, he asked what features/services/amenities I was in search of, and if I had any additional questions. While touring the apartment, fitness room, club house, swimming pool area and lounge area, he disclosed details about an array of things such as the pet policy, clubhouse services, mounting a tv on the wall of an apartment, parking fees for tenants/guests, and more. The 1 bedroom unit was a little too small for me due to the amount of furniture I have, and the 2 bedroom unit was not available in the time frame I needed to be able to move in. Overall, the building was very clean even the maintenance crew spoke to everyone they passed by. Each unit has a washer and dryer- no additional fee, stainless steel appliances, granite counter tops, concierge in the lobby, concrete ceilings in each unit which helps in eliminating most noise from someone living above you. In addition to the amazing amenities and views, I love that you need a fob to go up on the elevators to get to any floor- this is a great security measure for tenants. I truly enjoyed the tour and would highly recommend this location to anyone who's looking to reside in Midtown Atlanta.

Yes this is an older building but the new management team has been focused on giving everything a facelift. Atlanta had a major power outage recently that knocked out the elevator power and within minutes the management team communicated and had the maintenance team servicing the elevators. This building is centrally located and you're able to walk to all restaurants and shopping places from the building. I love it here and will be here for a while as long as this team stays in place. Then we ask about a credit for the TWO trash valets we are paying (personal and community) you are told this fee is built into your rent so they will "see" what they can do. Pretty sad but I will say this is what you are met with when nobody lives on site but the maintenance guys. It's not the women in the office homes that look like this, so it does not matter to them. So when you are seeing this building being price lower than the others in the area please believe you are going to pay the price one way or another. I first lived at AMLI Piedmont Heights in 2021 and had such a good experience that I chose to move back in 2023. At that time, the office staff was friendly and understanding, and I had no complaints. Unfortunately, my experience from 2024 to now has been very different. One of my biggest concerns has been safety. During 2023-2024, there was a serious situation where a stranger was given access to my apartment with a key by someone employed at the complex. After this incident, my locks were changed, but I was only given one key even though my lease stated that two keys would be provided. This was already concerning. On June 9, 2024, I lost my key around 8-9 PM and immediately contacted the office. I was told I would be charged $200 for a replacement because a locksmith was needed. I had an early morning flight and a family emergency at the time, so I agreed under pressure. After reviewing my lease later, I found no clear statement showing a $200 replacement fee. Management referenced Page 2, Section 9, but it only mentions keys generally and does not list a price. I also later learned from a former employee that I could have received a replacement key free of charge if I had waited about an hour and a half, which made the charge feel excessive and inconsistent. After I posted a review about this situation, the fee was removed and I was asked to take/change the review down, which I did. More recently, on March 11, 2026, I was notified that I owed five months of retroactive pet-related fees along with a one-time fee and an additional $20 monthly charge. I understand pet policies and I am willing to follow them, but prior to this notice I did not receive emails, written warnings, or any documentation stating I owed these fees. The situation arose after an individual in the complex began taking photos of residents' dogs on balconies. I was informed by a leasing office employee that this individual was upset due to a personal matter involving his girlfriend and a dog trainer in the complex. After noticing that a photo of one of the dogs I occasionally sit was taken between my balcony bars on February 9, 2026, at approximately 1:21 PM, I receive an voice mails pertaining about the puppy and I immediately contacted the leasing office to explain that I occasionally dog-sit and would comply with any required policies. I was told someone would follow up if there were concerns, but no one did. But this not surprising due to the lack of responsiveness to phone calls and the frequent absence of staff in the office. There are also ongoing property concerns, such as excessive dog waste around the property that is not consistently addressed, which affects the overall cleanliness of the community. I chose to live here again because of my positive experience in the past, but the lack of communication, inconsistent charges, and safety concerns have been extremely frustrating. I am simply asking for fairness, clear policies, and better responsiveness from management.

I can walk down the block which leads to the beltline which I am truly happy with, as I am working from home and often need breaks. Jim Stabler is the Community Manager and truly takes great pride in making everyone he meets feel very comfortable and valued as a resident. The other tenants in the building are so friendly. This is the quietest place that I've ever lived in which is I am sure why so many of my neighbors in the building have lived here so many years. I have a dog, I am happy the building is pet friendly and there's a dog park for when its late.

Great coffeeshops, BBQ joints, restaurants in the area, walking distance to the Beltline and all the restaurants & pubs there. Gym (Planet Fitness) is less than 15 minutes via bus. Mattress Factory Lofts is diverse community, very pet friendly, hallways are clean, laundry is great, never had a problem with receiving Amazon/UPS/FedEx packages. Charles in the leasing office is very friendly and responsive. I had submitted two service tickets and the staff responded and fixed the issues same day. Neighbors are friendly. It is a quiet location so I sleep well throughout the night. Only constructive feedback is the front/back passenger gates don't consistently work so I can't use the key fob but have to buzz myself in. I would still highly recommend living here. Btw: I'm 6'4 and the pictures might not do the lofts justice because the ceilings are so high and the entire loft is spacious, and I love the industrial look & feel that it make me feel comfortable & at home.
