I had two issues that needed attention. They both were taken care of within a suitable amount of time.

It looks as though the complex tried to cover up these damages, but never truly fix them. It is almost end of April and we still haven't had our cabinets replaced, despite multiple phone calls and emails. We also found water stains/possibly mold inside one of the cabinets. Additionally, our dishwasher had a strong smell of mold coming from it. It took about 4 different work orders for anything to be done to fix this. Our dryer takes more than one cycle to completely dry any kind of laundry load we put in. We've called and put in orders regarding this, however, no solution. Our windows are currently leaking a yellow/brown fluid anytime it rains. Taking into consideration how many issues we've had upon our arrival, rent is still absurd for the lack of quality. Energy bills run about 200-300 per month, but that might be from the fact our dryer doesn't actually dry clothes on the first round and our windows are leaking. Overall, I most definitely WOULD NOT recommend moving in here. We plan to leave as soon as we possibly can.

The costs are comparable and even on the low side of the market for what you get. They are very dog friendly with a bark park and many dog waste stations located throughout the community. Great location for families or for those relocating or between homes. Great location on the northwest side and easy access to downtown. The only negative is there is a lot of construction on the Whitestown/Zionsville exit off 65 and traffic can be heavy trying to get to the highway.

Poor communication from leasing office and they didn't seem to prioritize making it right. They lied about how maintenance was held responsible for their mistake. I've lived here for a year and a half and can't believe what I've had to deal with. Not to mention prior management losing my rent checks. I thought this new management team would be better but unfortunately they aren't. Avoid the headache. I'm sure there will be a fake, computer generated apology to follow this review, but I have been more than patient and respectful during this ordeal to only be met with shoulder shrugs.

Property management before moving in here was great, until Birge&Held took over. Major concern is the safety of this location and upkeep. Over the past year we've had packages stolen, no functioning lock on the building door, vehicles hit by other tenants twice, bike parts stolen, maintenance coming in unannounced, maintenance with felony charges committed in our same building aloud to keep employment. There are so many police in this complex daily that they do patrol several times a day through our complex. Any issues reported are not handled by the apartments as they are never in office. The only redeeming factor was Chris, the maintenance man, was always helpful, kind, courteous and willing to help in a pinch. For our move out we were unable to turn in 60 day notice in time due to the office being closed for several weeks and unable to get ahold of anyone. We were charged several hundred dollars for a late move out fee even though we paid last month rent and moved our belongings weeks before end of our lease. Maintenance was in our apartment and notified that we were out on the day of our lease ending. Overall, I would not recommend anyone to rent at The Rail or any Birge&Held location.

The only real nice thing about this place is the poo and gym, but due to COVID, I never the the chance to enjoy them this year as they cut the hours to 9am-6pm M-F.....when normal people are working. They will nickle and dime you for anything they can. Maintenance requests takes weeks to be completed, and they get upset when you follow up with them. My dishwasher overflowed with sewage 4 times, and each time I was told just to "use it more to clear the lines" Even though using it more never fixed the problem. I was told sewage overflow was "normal" and that there was "nothing they could do". It was very frustrating to pay rent for a so-called luxury apartment, to literally have to deal with sewage on a regular basis. I would have moved out sooner, but had to stay a little longer due to COVID. I thankfully have moved out now, but still dealing with management over ridiculous charges added to my account AFTER moving out. I would pass on this place, and live elsewhere where service and amenities are better.
