My experience with Jeff Peterson as a buyer's inspector was, in my opinion, an absolute nightmare. I have never dealt with an inspector who was this wrong, this careless, or this reckless in the claims he made. Jeff confidently stated that the home had "sagging hardwood floors" and multiple "structural concerns." These weren't small comments -- they were dramatic claims that would scare any buyer. The problem? None of it was real. Not one thing he said held up under actual expert review. Because his statements were so extreme, I hired both a licensed structural engineer and a foundation specialist to verify the issues. They independently confirmed that there were ZERO structural problems, ZERO sagging floors, and absolutely nothing resembling what Jeff described. His claims were not just slightly off -- they were completely fabricated in my experience. The amount of unnecessary chaos, stress, and wasted time this caused cannot be overstated. His report felt alarmist, uninformed, and wildly irresponsible. I genuinely cannot understand how someone in this profession can be so dramatically inaccurate. In my opinion, Jeff Peterson is not a reliable inspector and showed a stunning lack of professionalism or competence. Based on my experience, I would strongly warn anyone against hiring him. There are plenty of inspectors who actually know what they're doing -- in my experience, Jeff was not one of them. read more

DO NOT USE FLETCHER INSPECTIONS unless you want to spend up to $10,000 on repairs after purchasing your new home. Tom Carmichael did our home inspection on the house we bought in May 2020, telling us it was in "great shape," and that he loved doing inspections on houses when he didn't have to give bad news. Little did we know that Tom did not do a competent inspection, so we would have majot problems after we moved into the house the first week of July. Our first night in our new house, a bat flew into our bedroom. We did not realize what this meant at the time. We hired a wildlife removal company to remove the bat and check for signs of others. They found a serious bat infestation in our attic that appeared to have been there for a long time. Since Tom didn't go into the attic, or onto the roof of the house, he didn't see the many entry points or large amount of bat guano and damage in the attic. The extent of Tom's inspection of our house was sticking his head through the attic hatch and saying it looked satisfactory, which we believed meant there would be no issues. Tom Carmichael's negligence in conducting the inspection, not getting on the roof or into the attic, and not flagging obvious issues outside of the house, put our family in an unsafe situation. And we had paid extra for a pest inspection because we knew the house had not been lived in for several months. The wildlife removal company recommended that we not live in the house until the bats could be removed, since they can carry rabies and people, especially children and pets, might not be aware they have been bitten, which creates a life-threatening situation. Since the bats could get into the house through the fireplace and basement, we were forced to stay with my parents for two months to make sure our family was not exposed to rabies. Bats are protected by law during their mating season, so we were not able to have them removed until mid-August. At least one bat came in through the fireplace and two through the basement. The bat removal alone cost us about $2,000. Once the bats were removed, we needed a full attic restoration due to the potential for lethal histoplasmosis from the spores that grow on bat guano, as well as the damage to attic insulation and wall structure. At that time, we learned that the rafters and the majority of the attic floor was covered in black mold due to an earlier roof leak. Even though Tom Carmichael did not go into the attic during the inspection, he should have seen that the rafters directly above the attic hatch opening were covered in black mold. We added black mold mitigation to the attic restoration in order to make our house safe for our family. The attic restoration for the bat infestation plus the black mold mitigation cost an additional $6,500. These issues were just the beginning of the problems that led to our $10,000 in repairs. For example, Tom said he could not check that our sump pump was functional because of our radon mitigation system. We later learned from the plumber we hired to find the cause of a strange noise coming from the radon system that by unplugging the sump pump and plugging it back in, Tom would have been able to see if it worked, without affecting the radon system. So now we had the bill for a new sump pump and for the plumber to replace it and re-seal the plastic cover for the radon system. All of this would have been covered by the seller if we had known the sump pump wasn't operational before we closed on the house. Since our home owners insurance would not cover the problems because they existed before we bought the house, we had to pay for all of these repairs out of pocket. As we attempted to recoup some of these costs from Fletcher Inspections, we learned from other realtors that Tom has a reputation for not going into attics or onto roofs, and that they have complained to Fletcher Inspections and refuse to use him as an inspector. We never imagined that we would need to follow our inspector to ensure he was doing his job correctly, which was not possible in May 2020 anyway due to COVID restrictions. We tried to contact Jeff Fletcher, the owner of Fletcher Inspections, multiple times and he never returned our calls. When we were finally able to reach him in September, he offered many excuses and refused to help with the costs we had incurred due to the negligence of his employee. After a long conversation, he finally refunded our inspection fee of $550, but that wasn't much help to cover the $10,000 that could have been avoided with a competent inspection of the property. Fletcher Inspections continues to send out an inspector who they know has a pattern of incompetence and of gross negligence. This is confirmed by other Google reviews written by Fletcher Inspections clients who have had major issues with the quality of their inspections. We just wish we had read these reviews before we had our house inspected. read more

Fletcher Inspections is on that list, and when I arrive at a property inspection and see Thomas McCalep, Kyle Burmis, or Dan Woolsey I know my buyers are going to get their questions answered and they'll leave the inspection with extensive knowledge about the house they are wanting to purchase. Also, if a buyer has realized s/he has a question that didn't get asked during the inspection, the inspectors continue to provide assistance and share their knowledge. Had Dan inspect my first real estate purchase this past weekend in Ann Arbor, he was very professional and thorough. He identified all areas of concern and gave insight as to how serious an issue and when it should be addressed. He took many photos for the report and the report was delivered within hours after the inspection finished. He was very patient and receptive of all the questions I had. As a first-time homebuyer I was initially satisfied with the condo inspection. The inspector was confident that the place was in great shape as it was only 20 years-old. Because of my lack of experience and the excitement of buying my first home, I believed what came out from the inspection report. To my demise, after having moved in and stepped in on the shower tub, a thin but visible crack opened on the tub base between my feet! I understand that inspectors might not cover every single square inch of the property, but they sure missed that crack big time on the master and guest bathtubs! On top of that, it was clear that the previous owner tried to remedy/cover the cracks by applying some white paint! Now I am left with a hefty $20k two-shower tubs replacement to deal with. I don't think this level of inspection deserves a 1 star. read more

We were extremely disappointed in our inspection service. Several big ticket items have come to light that in our opinion should have caught during the inspection. 1. The inspection report said that one of the toilets was loose, and needed to be fixed. However, he didn't indicate which one it was, just included a picture (there are 3 in the house). The home owners fixed "a" toilet, but not the right one. We couldn't remember which one was bad, so believed them that they had fixed the one indicated in the report. They didn't - the one in the report will require a new subfloor, and no plumber would have put a new toilet on that rotting floor. It also tells us that there was a second toilet that was loose, because a plumbing company did come out and fix one. 2. The sellers had painted the deck, but it's clear now that some of that paint has worn off how much rot there is - not damage, but rot. One would think that an inspection would be able to notice something, but his report doesn't indicate any wood damage on the deck. 3. A few weeks ago we had to call an emergency roof as we had water leaking from the roof into the kitchen. When the roofer came out, he said that a) the roof had 2 layers (the inspector said there was only one), and b) the top layer was put on incorrectly; not staggered appropriately, causing channels to to let water run into the house. The inspection report said "Roof appears to be in satisfactory condition." The inspector also said we "probably had 10 years" we could get out of it; the roofer, said we'll be lucky if we get 1 or 2. If the true condition of the roof and the chimneys had been known, we would have negotiated based on that fact, and likely would have brought the price down. The inspector only poked his head into the attic space, he did not go up. He remarks are "Monitor the discoloring of the sheathing on the north side of the attic." If he had gone up, he would have seen the significant rot and water damage that is only too clear to see. 4. The roofer also said that the flashing around both chimneys were incorrectly installed and there is leaking around flashing on one of them. He said both chimneys will need repair work - soon. The inspection report said the chimneys were fine. 5.We also asked for the pest inspection, but that's a joke. Carpenter ants and mice in the house, nothing noted on the inspection. It was very clear, however, when we started to clean the kitchen, that there were mouse droppings everywhere in the kitchen. There was clear evidence of mice activity in the attic; once again, if he had gone up, he would have found it. We've only been in the house for 4 months, so who knows what else we may find! Would not recommend them for inspection services. read more

These guys are the most incompetent home inspectors I have ever seen. I needed to have a second inspector come out and it was a world of difference. These guys missed the fact there were two filters in the furnace at the same time, which was causing an issue with airflow and timing out. They missed a major issue with the well, which is a required inspection in Wastenaw county. There was water damage they didn't find, but the next inspector did. There is more, but you get the point. They were a waste of our money and of course there is no recourse if they miss something. I would think twice about calling them. Maybe more than twice. read more

Beware - poor inspection missed substantial issue, company won't make right. I was directed to this agency by my realtor. When I arrived on the day of inspection, inspector Kenneth McLaurin of Fletcher was already done with his inspection. He gave a positive comment about "the house is in overall very good condition. Everything potentially problematic has been photographed and will be listed in a thorough inspection report". The "thorough inspection report" turned out to be a simple report structured as a list of condition checkboxes without much descriptive comments. Such a non-detailed report built from a template would be easily completed within 20 minutes. However the inspector missed a major issue. My nightmare began 3 weeks later when the contractor discovered the substantial amount of BLACK MOLD accumulated in the frames of the high-up windows in the living-room, which can easily be seen from a ladder. With two young children at home this is a great concern to me. The inspection report mentioned nothing about mold issues or any picture of it. The inspector failed to inspect the home in a reasonable professional manner and missed obvious defects that should have been uncovered by any inspector or any person with normal vision. I talked to both the inspector and the owner of the company. They are not willing to cover for the damage or to be held liable for anything to any extent. I have to go through a huge trouble of damage control because they did not do their job in the first place, and would not own up to any mistakes afterwards. I am filing formal complaints to the official bureaus. I don't think I've ever written a bad review about a place, but this company did a poor job and won't stand behind their work. read more

I recently got my condo inspected by Fletcher and they filled out a very thorough report. The inspector was very nice and helpful. The main issue I experienced was that they took note of some things, like broken window seals, but did not document them as proof to get repaired. Looking back at the report, these elements were missing, which affected my negotiation. I would recommend anybody that gets their service through Fletcher to double check the report and make sure the items that are broken/needs repair are documented and that they took note of everything wrong. In other words, do your own inspection too. read more

Jim Timbers has been invaluable as an advisor for dealing with major house projects. After a dismal experience with a disreputable contractor, I hired Jim to consult with me on big projects (roof, drainage system, crawl space encapsulation) to review materials from bidders, compare methods, prices, and workmanship proposed and evaluate pros and cons of each. As part of the consultation he inspects and does an opinion of the appropriate area of the house (which was considerably more thorough than the inspection I had when I bought it). It's helpful to have a professional who can speak to the technical aspects of big projects, to learn what has happened with other similar projects that he's inspected, and to get recommendations for good companies to do the work. Jim also provides direction regarding priorities for house upkeep which is quite helpful for planning and budgeting. I highly recommend him. read more
