Parents should stop sending their kids to take out the trash unsupervised, and everyone should do their part instead of being lazy. Keeping the community clean is a shared responsibility. My biggest concern is the lack of communication from upper management. As a renter trying to get information about my rental balance, when the issue wasn't no fault of mine, it was frustrating not being able to get clear answers. If it weren't for Emma and Rona, I probably would have been much more upset with the experience. They were professional, patient, and genuinely helpful throughout the process. I'm not sure what's going on with upper management, but thankfully Emma and Rona are holding things together. They deserve recognition for the excellent customer service they provide.

This is a combo of Mobile homes and RV's. Many full time and long term people living here. The park is generally clean and maintained. Just needs updating. Staff is almost not present. There was a family who had an RV fire and staff never showed up to offer any kind of help. We thought that was very unusual and unprofessional. Staff did however come right into our site mowing and blowing while our windows and doors to RV were open. They moved our personal belongings, which should be a no no! We did not appreciate no warnings they just came right on in to our site and did what they wanted to do. When working around 1/2 million to 1 million dollar rigs this should not be allowed. Thanks for blowing all the dirt and grass into our rig. Very unprofessional and unappreciated. Another issue we had during our stay was that they shut the water off twice without any warning. I was doing laundry one of the times, a little notice would have been appreciated. I can accept that maintenance and repairs need to be completed from time to time but advance warning should be sent out to your guests. Industry standard that they missed. Overall location is good. Central to Space Center, Vero Beach, Daytona, Orlando, Miami all relatively short drives. The Sebastain inlet state park is close by and very nice. The restaurants and bars are nice and have a wide variety in the River Walk. Hesitant to recommend people to stay here. The park is situated right off HWY 1 which is convenient but a bit loud. It is also between railroad which has a commuter train and cargo trains running day and night. I found myself very tense from all the noise.

What frustrated me the most was finding out that the warranty had expired in June -- less than two months earlier. The company only works with Jandy pumps and did not provide me with any other option except replacing the entire pump, which I find unacceptable given the short lifespan. I expected higher-quality equipment and better customer support for a pool that is just over three years old. This experience gives the impression that there is little concern for the customer once the installation is completed.

Communication after this initial review improved. I was getting weekly calls from lady handling permits and even sales rep when needed. I did still have to speak to the engineer at the DERM department on a weekly basis too to make sure that both parties were understanding each other bc the special permit got "denied" 2 times. I do have to say that once pool construction began everything ran really quick and fast. We had a pool before Christmas. From the ground breaking to the finish work I had Pepe and another superintendent come in to supervise the work at least once a week or they will come and prep for the next part. I was also almost at all inspections and spoke to the inspectors as recommended by Pepe. Overall, I do believe that they have to communicate with the clients more often during the permitting process and specially when there are special requirements for a permit due to the property. So far my pool looks beautiful and it hasn't had any problems.

They insured my old sod was completely removed and dead. They Connected me with an irrigation specialist to insure my system was functioning correctly, was being efficient for what my lawn needed. Freshly cut sod arrived on there scheduled day. Installers where prompt to begin work. Great crew. They removed all pallets and left my yard as if it never had been removed . Being a pallet plus short they promptly ensured additional sod was dropped off and they finished quickly the following day. If your in the Apopka/ Tavares/Leesburg area I would recommend giving them a call. Schedule your re-sod early as they could get quite busy. Other contractors I've used where not as proactive in there communication and Lake Jem seems to have that down. They don't operate on the " Will work you in" Method!
