Their price was almost half of the other bids we received. The work only took one day and both of the guys were incredibly friendly and fun as they worked. This company uses galvanized metal parts - essential for the salt air in Florida. In our case, they left the existing anchors in place and added the new pieces next to them, according to code. The house actually felt more secure underfoot after they were done. Perhaps that's because they added an extra support column where they noted we needed it. They also solved a drain problem we didn't know about (a plumber had left a pipe leaking). And they performed a "skirting switch-aroo" for me, moving some skirting that had paint on it behind bushes and putting the prettiest pieces in front. I mean, how great is that?? We met with Steve and his wife Dawn at a restaurant to sign the contract and gave them half of the money up front, then paid the rest (plus a tip!) upon completion. They also give residents "maintenance" needs such as pressure washing or roof cleaning that homes don't need in attempts to collect extra money to make up for residents who don't pay rent. I can't recommend this business or either of their mobile home parks (Three Seasons or Orange Park North) on Collins Rd to anyone.

Handled…read morepaperwork for site plan, once their names were on everything and it was 3 days from installation, changed their estimate to $9200. They answer phone calls at their whim, sometimes it's days before they reply. Expect any date or time they say they'll come to be a bald faced lie. Expect to be charged extra for things that are part of the installation - they didn't put on the siding on the ends of the trailer, which is obviously part of installation. The whining, crying, lying and evasion will make you tired like it did me. I ended up paying other people at least $2000 to do things that should have been part of the original installation. They cut down my carport and didn't replace it. They cracked my driveway into tiny pieces and didn't even mention it, let alone apologize, offer to repair it or anything else one might expect form a legitimate company. The person they found to cut down a tree that had to come down to get the trailer in was unlicensed and dropped a tree on the neighbor's car. Run, don't walk and find someone a little bit more responsible to install your trailer.

We came to Florida Modular Homes during one of the darkest moments in our lives. My wife's mother has stage 4 cancer, and we were desperate to move quickly so we could be close enough to help take care of her. The sales team knew this. They knew exactly how vulnerable we were. They promised us that if we bought their lot-model home, the process would be fast -- "four months," they said -- and that everything would be simple, smooth, and stress-free. It turned out to be anything but. The home took far longer than promised, and when it finally arrived, one of the worst moments happened right in front of us: during delivery, the house smashed into a hillside so hard it bent the steel chassis and knocked walls and framing out of alignment. We watched it happen with our own eyes. We took photos. Yet the company has repeatedly denied this accident ever occurred. From that moment on, everything spiraled. We discovered major roof defects -- dips, lifted shingles, missing components, broken areas, and visible sagging across the front. Three different licensed roofing companies have now inspected it. Three. All of them came to the same conclusion: the entire roof must be replaced because more than 20% of it is damaged or improperly installed. Not patched, not repaired -- replaced. We also found missing support elements, misaligned walls, and structural problems that no new home should ever have. Instead of stepping up and taking responsibility, Florida Modular Homes has given us delays, excuses, and statements that made us feel pressured instead of helped. The dishonesty and runaround have made a horrible situation even worse. Every day has been a battle just to get basic repairs acknowledged -- much less completed. We invested our life savings into this home. It was supposed to be our safe place during a family crisis. Instead, we ended up with a damaged home, endless stress, and a feeling that the company we trusted took advantage of us when we were emotionally vulnerable and desperate for help. I wouldn't wish this experience on anyone. Not another family. Not another homeowner. Not anyone going through what we're going through. Please be careful. We were told what we wanted to hear, and we paid the price.

Will Petenbrink and Matt are associated together with the other companies that sell these modular homes. Our project started off with the wrong home going in for permitting and now foundation not poured to permit specifications per the county with no inspection and now stop work order put on home for several months now and nothing being done. We now have less then a month before permit expires and noone has attempted to fix our problem . They do not answer phone calls , letters . and even letters from attorney. Poor business practice.
