If there were a way to give zero stars, or even negative stars, I would. What this company has put my family through has been heartbreaking, exhausting, and at times overwhelming. We came to Florida Modular Homes during one of the darkest moments in our lives. My wife's mother has stage 4 cancer, and we were desperate to move quickly so we could be close enough to help take care of her. The sales team knew this. They knew exactly how vulnerable we were. They promised us that if we bought their lot-model home, the process would be fast -- "four months," they said -- and that everything would be simple, smooth, and stress-free. It turned out to be anything but. The home took far longer than promised, and when it finally arrived, one of the worst moments happened right in front of us: during delivery, the house smashed into a hillside so hard it bent the steel chassis and knocked walls and framing out of alignment. We watched it happen with our own eyes. We took photos. Yet the company has repeatedly denied this accident ever occurred. From that moment on, everything spiraled. We discovered major roof defects -- dips, lifted shingles, missing components, broken areas, and visible sagging across the front. Three different licensed roofing companies have now inspected it. Three. All of them came to the same conclusion: the entire roof must be replaced because more than 20% of it is damaged or improperly installed. Not patched, not repaired -- replaced. We also found missing support elements, misaligned walls, and structural problems that no new home should ever have. Instead of stepping up and taking responsibility, Florida Modular Homes has given us delays, excuses, and statements that made us feel pressured instead of helped. The dishonesty and runaround have made a horrible situation even worse. Every day has been a battle just to get basic repairs acknowledged -- much less completed. We invested our life savings into this home. It was supposed to be our safe place during a family crisis. Instead, we ended up with a damaged home, endless stress, and a feeling that the company we trusted took advantage of us when we were emotionally vulnerable and desperate for help. I wouldn't wish this experience on anyone. Not another family. Not another homeowner. Not anyone going through what we're going through. Please be careful. We were told what we wanted to hear, and we paid the price. read more

Terrible company to work with . They are all affiliated to each other and take peoples money and not even completed the project. We purchased our home from Fl Modular in Ocala . Will Petenbrink and Matt are associated together with the other companies that sell these modular homes. Our project started off with the wrong home going in for permitting and now foundation not poured to permit specifications per the county with no inspection and now stop work order put on home for several months now and nothing being done. We now have less then a month before permit expires and noone has attempted to fix our problem . They do not answer phone calls , letters . and even letters from attorney. I bought a home off of the lot and it took a year to finally move in. Do your due diligence on the things needed (permitting, impact fees, rules of your city) and other things that need to be done because this company will not help after they get your money. it's like pulling teeth for anyone to follow through on anything. read more

Called and spoke with Brad. Unfortunately, he was not very polite for a customer calling the first time he didn't seem very interested in helping me. Almost a bit of a rude attitude. Also, he informed me the website was not updated and when some of their homes priced "starting at $90,000" is no longer true. He told me prices have increased at least $10,000 or more. All in all, the entire call was useless and not helpful. read more

To be honest one star is being generous. I purchased a home from Florida Modular Homes "FMH" that was supposed to be newly built from the manufacturer and FMH decided, without my knowledge or consent, to sell me the model. I discovered what they were doing prior to the house being delivered and they made an agreement to sod my front yard in exchange for my accepting the model. Once the house was in place the manager, Tray, told me point blank he wasn't sodding the front, it was too expensive and he thought the lawn was much smaller, that after he had been to the lot prior to and after the house was delivered on several occasions. I did not budget for sod and now I am being threatened with fines by the HOA. I can even except the no sod if they would have graded to lawn properly. That is only one of many frustrating and untrue things I was told. Once the house was delivered it took three months for them to get the CO and I did most of that myself. I found out they had been paid in full for the house and outside work being completed and I was paying the full mortgage months before I was able to stay in the home. I was promised by Lou the house would be in perfect condition when I moved in: I'm still waiting for a whole "punch list" to be done which they made it sound like they would do and now I have to wait for the manufacturer to come out and do. The manufacturer also said that much of the work should have been done by the dealer when the home was delivered. I could go on and on but I don't want to bore anyone. All I can say is be very leery dealing with FMH. They will make promises they have no intention of keeping and they will lie and take advantage whenever they can. They won't even level my front steps that I waited forever to get. I am in the process of looking for a good litigation attorney. Be very careful if you decide to buy from them. It has been the most disheartening and frustrating process I have ever been through. read more

They quoted a price of a modular home of $215,000. The same, exact, Jacobsen Imperial modular in Lake City goes for $145,000!!! They are making a killing!!! read more
