Even the people that work for this company have secretly said how bad they know that it is. on top of all of that. My breathing has suffered because of mold, mildew, and the condition of this house, and instead of hearing what their tenants say, they act like every Maintenance request is an offense to the company. It's not, it's just stuff that needs to be fixed. I've NEVER left a review before, but this company needs to be shut down! They are a bunch of crooks! Beware at all cost. I moved in a rush from the St Augustine area to Groveland mid-summer 5 months pregnant. When I met the realtor at the house that was supposedly "move-in ready" the A/c was broken the house was filthy trash in the yard and floors were just being started. These conditions were not livable for our family as I had a child and was a High-risk pregnancy. Which ultimately ended in a miscarriage 2.5 weeks after this traumatic stressful experience. So my family had to rent a hotel for about a week and add additional days to our rental truck! The lack of compassion or care from this company was ridiculous. Tina gave us $100 credit for our inconvenience which is laughable as this inconvenience cost far more that $100. Fast forward toward the end of our lease this company wanted to schedule showings to this property our last 2 months of renting and we had no choice but request days off to do these showing as our 13-year daughter was home alone for the summer while we worked. They did not care. NOW they are trying to keep half of our deposit to fix things that we sent photos for and sent work orders for in the beginning of our lease! I've responded back to the claim attempt and I am awaiting there response to see if they will have to sense and give me my deposit back . Only reason they got one star is because I can't leave zero or negative. Absolutely, unequivocally, indisputably, without a doubt, the WORST property management company in the state of Florida. DO NOT trust any of the positive reviews, as I've come to find they are fake, and not actual reviews. I wish I had researched this company before renting with them, but my family and I were desperate for a place to live. They are slow to respond to just about anything, and to describe their agents as "incompetent" would be giving them too much credit. Even to the point that they would send us official emails and documents with multiple spelling errors and mistakes. The lack of professionalism is ASTOUNDING. They have made our lives a living hell the entire time we lived that the home, and when a life circumstance forced us to break the lease early due to moving out of state, things went over the edge. I realized that there would obviously be fees related to breaking a lease, and that we'd likely forfeit our security deposit, but on top of both of those things being true, FRI also came to us with an additional bill for repairs to the home for more than $3,000 (!!!). And most of the repairs and services we were being charged for were either pre-existing issues in the home, and/or services we paid to have completed prior to moving out! They just waited to fix these things in the home until a situation like this where they could make someone else foot the bill outside themselves. They want us to fix things in the house that they neglected to fix before we even moved in. But the icing on the cake is the fact that they put a loophole in our contract where if we broke our lease early, on top of all fees and potential damage charges, we also have to keep paying our rent to them until they find a new tenant, or until the end of our original lease term. So basically, we "broke" our lease, but we could still potentially be paying our rent for the entirety of the original lease term. Which makes absolutely ZERO sense, and basically just allows them to keep stealing money from us, even though they've already taken thousands of dollars from us. I wanted so bad to have faith in this company after reading nothing but bad reviews and what they did to me is very disappointing. Long story short I went and looked at a unit that this company had posted on Zillow /Realtor March 11 upon doing my walk-through. I liked everything about the apartment and thought it was gonna be perfect. The only problem was the washer and dryer was vandalized and damaged and not working for the tenants to be able to use so I applied got approved I brought that up after I got approval letter and was told that the property manager had been informed and work order had been placed by Jasayra. After applying and being told of a move-in date would be mid may that I could move into I than was unable to move in that apartment because they told me a different date that that the owner wanted it rented sooner than what they originally told me . So I had to put my application on hold until another unit or place be became available mid may/jun so in April the Realtor reached out to me to inform me another unit in same building will be available mid June and I then again brought up the washer and dryer and was told by Jasayra that she was unaware of the situation and she would let the property manager know and have a work order put in meanwhile this is the same person that I've been dealing with since March 11 And now this was April 14, when I looked at the second unit they transferred my application and i put a deposit down and I once again communicated with Jasayra them that I couldn't move into this unit or property without a working washer and dryer that was accessible and able for me to use and I was informed multiple time ls from Jasayra that the work orders have been placed and the property manager was notified . So days go by it's May 19. I go look at the apartment to see if the washer and dryer had been fixed in the building and it was still in the same way that it was back on March 11 when I viewed the first property in the first place. I asked for my deposit back on May 19 and was told by Jasayra on May 20 I get a response back from Jasayra wanting to clarify that the property was never marketed with the laundry room as an amenity for the tenants. and because there's a current tenant in that unit that doesn't move out to the end of May, they're willing to Give me half my deposit back. All of this was done wrong to me . If communication was communicated with me from day one I would've never paid a $95 application fee. I would've never paid a full deposit of $1175 on April 14 if this was communicated with me through back-and-forth emails from Jasayra. I would've never wasted my time. I would've took my application fee and deposit and went elsewhere, but the fact is if she didn't do her job and communicate with me and because of it, I have to suffer and walk away with a partial deposit of $587.50 and a $95 loss on application fee with something that should've been advertised on their listing and been told multiple times and multiple emails back-and-forth and if I was told that in the first place from Jasayra , I would've never went through with any of this I think that Jasayra should've made it right. I should've got my full deposit back of $1175 . I should of got my application fee back of 95 and I should of got an apology on the fact that she failed to do her job and communicate to me in the first place. I never got lease or move in date and I was about to sign a 12 month lease with them I almost would've been stuck living there for 12 months without a washer and dryer that was working or tenants could use with the situation that should've been handled in the first place. I'm sad that they're gonna steep that low and not only do this to a person what it makes me how many other tenants they have done this too, not including I am a single mom that could've went elsewhere to find a property that had a working washer and dryer or a washer and dryer hook up that came with an apartment. My Time was wasted from March 11 to May 20 on this whole process that could've been prevented if communication was done right in the first place. I am definitely going to seek some guidance to make sure that this was done properly. please save your time and don't waste your time with this company like they wasted mine and as you can see in previous reviews, everyone else's time as well read more

If you're reading the reviews before renting, consider yourself lucky and heed them. Avoid this company at all costs. All the five star reviews are fake as hell, their showing of the properties is misleading and dishonest. Valentina Rodriguez showed me the property over video, and told me I could store my bike (after I specifically asked) not five feet from a sign saying you can't leave personal belongings there -- she hid the sign from the camera and the fine print says you have to store your bike inside. The lease is the biggest F U I've ever seen. I found 3 cockroaches the day I moved in, but didn't even realize they were roaches because I'm from the West coast. The lease gives you pest control for only 30 days after you sign. They did a very light spray (with the wrong chemicals!) once in that 30 days and then stalled me with BS emails the rest of the time, instantly going dark on me on day 31. I found traps in cupboards they forgot to clean from the previous tenant lol. There was a giant water leak and every time I took a shower my downstairs neighbor got flooded. It took them a week to send a repairman and he left a gaping hole in my wall for 3 weeks, through which I could see my neighbors. Every repair has to get "approved" for FRI to lift a finger, which takes at least a week, and if the PM doesn't approve they just say "nah, go fck yourself mate". The AC didn't work the day I moved in, for crying out loud. My list of lamentations with this company could fill a book. read more

The property rented to me through Florida Realty Investments had so many issues, but most recently I discovered BLACK MOLD under the toilet tank lid. I called 8 times and no one would help me and I even was hung up on. I drove in and Tina was the least professional, rudest person, I have ever had the displeasure of speaking with and suggested that this could have happened from when I moved in and did I attempt to clean it??? Why would I, a new tenent have to clean this?? Outrageaous! Just for reference I moved in with the following issues: 1. Cabinets in disrepair - I just have to deal with it. 2. Stove was dirty - they sent someone out to "reclean" it 3. Straight hairs found in tub - I have curly hair - They sent someone out to clean it 4. Above cabinets had a THICK layer of dust that clearly wasnt cleaned. - I had to clean 5. Bathroom Faucet was ancient and in disrepair - Replaced 6. Light doesnt work in master bedroom - Still pending 7. A/C panel had dying battery in it - Replaced 7. Hole in bottom corner of master bedroom - Repaired. 8. Black Mold on toilet - Advised that I need to wait for two days to have the remediated even after I advised that I am feeling sick from this. Tina had the gall to say , "Its not a new property" as if to say that the condition received is acceptable. Just because it isnt new it doesnt mean that it was acceptable to rent it in this condition. This is so unethical and ths predatory company should not be doing this to honest, hardworking people. Honest I have never ever Rent with a Real Estate as unprofessional as this one in central Florida. My references and recommendations for this business is rated 0 plus... I rent a place where I have no oven for over a year and a refrigerator that sounds like a train and mold covering my Laundry wall... The Water Heather is about to explode of rust. But the rental price is almost a 1000.00 for the smallest 1/1 and have to be paid on time without a chance. I understand is my contract and I have to comply with it. Their maintenance were sent to my apartment after several months. I called in to reschedule and notice FRI have put a fine on my Acct. For rejecting services. In addition I question the vendor in reference to a safety gear as MASK AND GLOVES upon entering my apartment. I've rented from this company for two years. When I moved in the backyard was full of men's underwear (?!?) and broken glass from previous owners, the cabinets were full of bugs, it took me two weeks to scrub the floor on my hands and knees, and the ants were out of control. When I did my walkthrough of the apartment they were doing repairs on the apartment and I was promised it would be cleaned and ready by the time my lease was up at my prior apartment. The ceiling was leaking for a year on the porch, causing mold to grow. I asked for repairs for an entire year. When I gave my notice that I would not be renewing my lease, they fixed the roof the following Monday without having to ask again. I was not blind to the timing. Any time a repair was needed it usually resulted in a fight to get anything done. I've never been so stressed in a living situation. I worked 70 hours a week at the hospital just to save up enough money to buy a house and leave. On top of it all, they told me I was fined by Casselberry for my yard (that was manicured) and I would be fined up to $100 a day until it was addressed. I went directly to the city of Casselberry and said there was no such fine reported at my address. On top of me paying rent for it to just make people rich with no assistance, they were going to try to illegally obtain money from me, as that daily fine is not in the lease. Many times I had to contact the owner of the property directly. My air broke too and with it being 100 degrees in the house, I finally called owner and he authorized to call an ac repair to get it fixed. She tries to pull all kinds of stuff on you at move out, like replace mulch, trim huge palm tree in front yard, the yard man had just been there on a Tuesday morning and she came in on Friday to show the house and she claims lawn needs cutting too. She will do everything in her power to keep you from getting your deposit back She is unethical and does not deserve to be licensed. read more

I didn't put identifying information, fair enough) This Property Management company is horrible, and their maintenance is nothing short of incompetent. We have had the issue of clogged pipes in a single-bathroom apartment. When this happens, it makes the toilet and shower unusable. We called "emergency" maintenance 5 or 6 different times over a 2 month period. Each time, we were told no one can come out that night (why claim to be 24 hours then?) and someone will be out in the morning. Each time, by morning, everything was clear. (NOTE: no one had ever come out. It cleared itself overnight and so we would not bother contacting them again). The most recent occurrence left our restroom unusable for 3 days. We called on a Sunday, and got it resolved on that Wednesday. This would NOT have gotten so severe if any of our prior maintenance calls had been tended to. We decided to prorate our rent for those three days our home was UNINHABITABLE. This prorated amount was denied by the owner because we delayed the plumbing company because we had to have a day off for them to come. If this was a single occurrence, I understand that reasoning. However, MULTIPLE maintenance calls never ended in a resolution. Why is it fair that we call maintenance SEVERAL times when we are home and this is happening, with no resolution, but they FINALLY decide to come out and it's suddenly our emergency? It is also frustrating because we were told that Sunday of the 3 day issue, that a company was coming out THAT NIGHT. A couple hours pass, and we call the plumbing company. There was never an order. So at this point, we got blatantly lied to.   I can not begin to explain my level of frustration with this whole ordeal. We were ignored several times, and then told it is our fault when the plumbing is backed up for three days. The money was not the issue with this situation, but it was the principle. So I will be paying the difference and leaving a review on every platform I can find, in hopes others don't have to deal with this. The final instance was resolved by an outside plumber. This is the most scandalous property management company I have ever dealt with! First, they send out an email for you to sign up for FREE online rental payments through eCheck, but once you do, they still charge you $9.99 to pay your rent online. Secondly the lease is full of wording that takes advantage of tenants and tries to take away your rights. One is the "non disparagement" clause that tries to force tenants not to write poor reviews about their company. If they didn't run things so poorly, perhaps tenants would not write the TRUTH about Florida Realty Investments! They also stuck in a clause that tenants have to pay a mandatory $125.00 fee for cleaning, no matter how clean the residence is left. $125.00 for nothing? That is just greedy! Besides, the Florida regulations already cover a landlord if the residence is left dirty or damaged, it's called deposit forfeiture! Finally, they have a clause where they can enter your residence at ANY time for ANY reason! There are Florida statutes prohibiting landlords or their property managers from doing so, but FRI put that clause in the lease anyway, because that is how little respect they have for the tenants! I don't know why any owner would ever choose this horrible company to manage their property! I should of definitely done my research before renting with FRI. Please do yourself the favor and look elsewhere to rent your apartments or homes from. First off, not one person is ever willing to help you without passing you off to someone else. When we first moved in back in November of 2021 we had no AC and no working fridge. FRI expected us to wait days to have both fixed. As the AC was able to be fixed same day, we were living out of a cooler until they could "get approval" for a new fridge. Mind you we were unable to move in early as the apartment "needed to be cleaned and squared away for move in" per Chris Lewis who was our old property manager. No longer works for the company. The apartment was no where near ready for move in. No AC, no fridge, broken cabinets, mold in the windows, and the list could really just go on. The newest issue is we have is we reported a leak in our apartment a month ago with no assistance as to when or how it can be fixed. I sent photos of the leak from the ceiling & bubbles in the wall and the only answer I could get was "without approval from the owner of the upstairs unit, we are unable to proceed with fixing the leak." Unfortunately I live in Florida. Where it is hot, wet, and mold can develop within these wet walls. There is no expediting fixing a leak even if possible mold developing is involved with these people. We have spoken with the tech companies that FRI sends out themselves who state that they are unable to move forward with helping us fix this leak because they need "approval" from the property managers who do not check up on you for weeks at a time involving these high risk issues. These situations are handled so unprofessionally and we as tenants don't deserve to be treated the way the people at FRI treat anyone. We pay money to live just like anyone else does. But being thrown to the side with no answers unless WE follow up with the property manager is beyond ridiculous and not how these issues should be addressed. THIS IS WORTH THE LONG READ!!! BUYER/RENTER BEWARE!!! Worst realty company EVER! Very unprofessional staff. For starters, we had it out with "Amanda" over our rent check not arriving in the mail. Mind you, Remax handled our lease before the owner of the condo switched companies. They were WONDERFUL! We put our rent check in the condo's office drop box every month. I have NEVER been late on rent... EVER. After Florida Realty Investments took over, they informed us that we could either mail the check or drive it to their office (about an hour away... 45 minutes on a good day). Of course, we opted to mail it. One month, we noticed the money wasn't coming out of our bank account, so we called them to make sure they received the check. They informed us that they hadn't and that we owed a late fee. Fine. Whatever. What was NOT necessary was the attitude and accusatory tone that "Amanda" had with us the entire time we were discussing it. THEN we were told that she would cancel the eviction notice (because our rent was 3 days late, completely unbeknownst to us, mind you), but that was another fee! What... the ACTUAL f***?!? Eviction notice?!? At this point, I was DONE with them. It was clear to me that they were just trying to take us for all they could. We paid all of the fees, but were left with an extremely poor taste in our mouth for this company. During this bout with "Amanda" we attempted to get in touch with her manager a number of times. We were hung up on at least 5 times, ignored for an entire day, and NEVER got to speak with her manager. Very unprofessional! That's not the half of it though... When it came time to move, "Kristina" contacted us asking if they could show the apartment to prospective renters. Even though we wanted nothing to do with them, she was polite, so we agreed and asked that she just give us notice. Shortly thereafter, I had an accident that left me unable to walk for 3 weeks. I was unable to work during those 3 weeks, so my boyfriend was working double time to make up for my lack of income. With him working all the time and me unable to walk, the apartment became a complete disaster - NOT something we cared to show off to people. Not to mention, bathing was VERY difficult for me, so I did it as little as possible. "Kristina" called while we were on our way to the hospital and we told her what was going on. By this point, we had about a week left in the apartment. "Kristina" called every single day trying to show our apartment. We ignored her constant calling because that was the LEAST of our worries and because we didn't want people paraded through our unkempt home with me laid up (unbathed) on the sofa. Two days before our lease was up, she left a rude voicemail and I had HAD it. I called back and explained the situation AGAIN and she got very irate and rude with me back (very unprofessional... I've worked in customer service and you should NEVER get rude and start yelling at an unhappy customer). She informed me that "legally" she only had to give me a 24 hour notice to come barging into my home with people. So I informed her that "legally" I have every right to lay around my own home as naked as I so pleased anytime that I wished... and, if she chose to parade people through my home, I would be doing just that. The next day (which was the last day of my lease), she (or "Amanda"... I'm not sure which) showed up at my apartment. True to my word, I was naked as a jaybird (I'm a pre-op transsexual, by the way). She barged in with "prospective renters" and showed the apartment anyway!!! I kid you not. She refused to leave. I'm not entirely convinced that they were real customers. You would have to be VERY unprofessional and a downright nutjob to put prospective renters through such an awkward and negative situation. So I believe that they were probably all employees of Florida Realty Investments, just trying to prove a point. I mean, which is more professional - waiting ONE day for my lease to be up to show the apartment or putting prospective renters through such an awkward and negative situation??? To sum it up, this company has horribly unprofessional people working for them. Customer service is a joke. I imagine the owner of my condo traded in Remax (a respectable realty company) for the cheapest company they could find. And Florida Realty Investments is so cheap for the condo owner because they take ridiculous fees (like an "eviction notice fee") and whatever they can from the renters. I have never had a problem with a realty company before this, and I feel like anyone thinking of dealing with this company should know what a nightmare these people working here are. read more

Do not trust these people. They are true sales people. The act super nice and helpful getting you into a property they manage and then you're screwed. They don't return phone calls, show up unannounced, and are generally rude. read more

If I could give this Realty Company a negative rating, I totally would!! Most horrible, unprofessional realty company I have EVER dealt with!! I have had a total of 4 "account managers" for the property I rented and there is absolutely NO communication!! I would call, email and even went in person to speak to the last account manager and sat there for 45 minutes and she never came out to speak to me!! If you value your property, time and money....do not let them manage your rental property. Horrible communication, they bring in questionable tenants, to be mild, and they appear to be more interested in protecting the tenant than they do the property owner(their customer). read more
