Horrific experience. Prospective House had squatters ( not their fault) followed up with them frequently to see when we can go see the house after they kicked squatters out and repaired the damages. Once applied , the person dodged our calls and emails after taking our application fees for weeks and then finally said "oh someone else applied and it's pending". No one else applied before we did , the manager dragged their feet for weeks after 27 phone calls and 8 emails. I finally called the HOA and that got them out there. They allow renters with aggressive breeds to rent which puts actual home owners in the neighborhood at risk (one of their renter's German shepherd attacked my 2 small dogs just for walking back to our home on the sidewalk). Landlords beware - Realty Medics is slow to respond to repairs. They took 5 weeks to replace the screen on a screen door (15 minute job). That's just one example of many. I lost multiple tenants due to RM ignoring issues. They are more interested in selling their add-on items like rental guarantees. If there were a 0 star, I would rate 0. I submitted an application 5/28/2025 with move in asap. 2 applicants $75 each=$150 application fee. Received an email on 5/29 that they were processing it and it could take up to 24 to 48 hours to complete. Income uploaded to their partner sight findigs dot com for the exception of my other applicant because their system couldn't load their income, so elected bank access that included all direct deposits for income. Received an email 5/30 stating that they needed pay stubs for other applicant. Sent over documents. I assumed that the application process timeframe would start over from there once they receive all info. Waited and still didn't hear anything by 6/2 so emailed in the morning and received nothing. So then I called and was told that she was processing the application and that she'd be in contact via email by the end of the day. Nothing! Then received an email 6/3 stating that my income requirement wasn't met, but she wanted me to send my pay stubs again. So I went on findigs dot com again and it said that the application had been cancelled due to inactivity. (Probably why she wanted me to submit my pay stubs again) but emailed over the paystubs instead of findigs. I have yet to hear anything from this company since. I know for fact that the verified income that was provided was almost 5x the amount required, credit score of over 700 and volunteer with children, so the background check was no question. Let's just say "IF the income wasn'T enough", it takes over a week to come to that conclusion?? Couldn't have the courtesy to stay in contact or a denial? It has been 2 weeks since the application has been submitted. I'm happy to report that I applied for another rental through another company and was approved in less than 24 hours, and the rental qualifications were higher. Either someone doesn't know how to do their job properly OR someone is simply not doing their job at all! I will never deal with Realty Medics again! Regardless of the outcome, they were very unprofessional and could not complete an application in a timely matter! And honestly robbed me of $150 for an application fee that they never even processed. The house is still on the market and by the looks of the way they do business, it will probably stay that way for a while! read more

the Realty medics negotiated a yard maintenance fee on my last lease I signed in November.. in the amount of $150. a month..which , along with the monthly rent I paid in full for the entire yr. this fee was twice as much as regular yard maintenance rates in this neighborhood... for the next five months I received no lawn maintenance, the first time I notified them I was told to take it up with the HOA . After 5 months and asking my neighbors to complain to the HOA the realty medics requested pictures... after sending pics with 5 months of growth showing they finally acted about 10 days later . When I stated I expected a refund of $ 750. For money PAID but no service rendered I was told NO.. they also mentioned that there was an extra cost for the yard bcz of extreme growth.. that the owner would cover .. like they were doing me a favor..This business practice is questionable & bordering on corruption read more

Would give negative stars if possible. I cannot believe this company is still in business. They have so many people that work with them as property managers and most are not licensed real estate sales associates, which is illegal. That was the 1st red flag. Plus, they managed a property for me, and it ended very badly. They claimed my house had mold, and they needed to spray toxic chemicals all throughout the house, walls and ducts etc. They also claimed that 2 dehumidifiers needed to be placed inside the home both of which cost $631.35, $194.35 for the toxic spray and $437.00 for 2 dehumidifiers. The invoice does not show tax is included so how did they come up with such odd dollar amounts for these 2 services? First, the mold was not nearly as bad as they made me believe. Second, their solution was not only toxic but was only a short-term solution just so their maintenance company, Certified Repairs, could profit from it. Certified Repairs, LLC is owned by the same owners of Realty Medics, Ben Sencenbaugh, Thomas (Victor) Weclew. I suggested we get a new HVAC system and duct work instead, and I worked quickly to get proposals. However, Victor Gonzalez, Malik Childress and Dalia Lonzano prevented that from happening for over 2 weeks as they would not allow my contractors in the home. They then claimed I was not working fast enough. Victor kept saying he was in the process of setting up vendor appointments when, without notice, he goes on vacation. The only the way I knew he was on vacation was his email responder telling me he was out of the office for several days. I was shocked. When Victor went on vacation, I called the company to find out that Dalia was handling Victor's work while he was gone. She was just as bad, if not worse, than he was. She had no clue what was going on with my property and said Victor did not inform her of my situation before he left. My vendors were never allowed access to my house, and she made no attempts to help me either. In hindsight, their main goal was to earn more money for their maintenance company, Certified Repairs. Over 2 weeks later and they now claimed the mold was an emergency then Malik sends me a email that said that he was sending the work order to Certified Repairs which, again, costs $631.35. When I told Malik I did not approve of this work being done he refused to listen. Keep in mind, these 2 small, dirty dehumidifiers looked very outdated and definitely not worth $437 for 2 days. I was beyond livid. See attached photos. Luckily, the toxic spray did not occur as I instructed the tenants to not let them in if they showed up. I have numerous emails proving I asked when my vendors could get access to the house,. At first, Victor told me he was handling it, but then I was just ignored even by Dalia. I called my vendors several times asking the if they had heard from my property managers but kept being told no. They all had called and left messages which were not returned. I then called and emailed owners, Thomas Weclew and Ben Sencenbaugh, thinking they would be understanding and apologetic, but they ignored me. Tenants beware!!! I've rented two properties through The Realty Medics. The first time was 2018-2019 without incident. The second time was 2021-2023 with an incident. Due to my credit, I was exempt from paying a security deposit. Signed up for the Obligo program. When we moved into the house, it was not suitable for occupancy. The walls were covered with crayon marks and kid boogers everywhere. The oven, refrigerator, and other appliances were not cleaned. I recorded all discrepancies on the move-in document and took numerous photographs. Fast forward. The lease expiration date has arrived. Before moving out, I had professionals clean the home, took photos, and emailed the receipt. It is known as C.Y.A. (Cover Your *ss). Thirty-days later Obligo informs me via email that I owe over $2500 in "damages." I told them to prepare for court, as I will not be paying them any money because this is obviously an instance of "landlord unfair charges." Bottom line, if you are authorized for no security deposit, be prepared to pay Obligo at the end of your lease because The Realty Medics will report "damage" to the home and try to charge you thousands of dollars. When there is no evidence of "damages." If this happens to you at the end of your lease, fight it as I am, however, be sure to have evidence. Take photographs before moving in and out. At the time of move-in, make sure you write down all the discrepancies at move-in and retain a copy for yourself. Again, C.Y.A. Prepare yourselves, The Realty Medics, because I am going to fight until this is resolved in my favor. I will provide an update once the "landlord unfair charges" issue has been resolved. read more

I would not recommend this property management company. This was my first time renting from this management for 1 year in the Poinciana, FL area, and I would not rent with them ever again. You can't reach anyone in the office; our property leasing consultant was changed to three different agents within the year. It's unprofessional when you are trying to call, leave voicemails and they don't respond. When we decided to vacant the premises at the end of our lease, we didn't know that this company would try to charge ridiculous tenant damages. I will not dispute minor wear as any tenant would have minor damages, however $4,300 in painting is a bit questionable. So the breakdown was: $70.00 for 2 fliters, $120.00 smoke detector batteries, $95.00 unclog drain in the second bathroom, $150.00 fix garbage disposal, $350.00 general cleaning, $4,300 painting, and $300.00 full interior repaint including 8 doors (no trim) pressure wash driveway, back patio and garage. Total $5,385.00. Prior to moving to this property I lived at a beautiful home for 2 years and I got my security deposit back. Sure I had wear and tear but they were not trying to be unethical and make people pay for a house makeover. Again I am not saying were not responsible for simple easy fixes, but not $5k worth of tenant damages. We were hardly in this house because we are over the road small business owner truck drivers to cause this amount of damage or should I say $4,300 to PAINT the house?!! Something is not right here. Just want to let The Realty Medic know, you have numerous complaints from past tenant who are currently dealing with what we are going through. We are going to fight this in small claims court if we have to. You cannot continue to do this to past and future tenants. read more

I rented from Reality Medics starting February 2023, and ended up deciding to take their option to pay a fee to break the lease due to how horrible my experience was. The move in process was started out pretty annoying (things like going in person to their office to pay for the initial fees in "certified funds" but not having them tell me in advance that they only accepted certain kinds of certified funds, so I had to spend a day fixing that. As well as being told that part of the services they provide with a $30 monthly fee you pay is having someone contact you to set up your utilities, then being called very last minute by this company who only was trying to sell me security systems, so then I had to scramble to get the utilities turned on.) Upon move in, I completed a move in check list where I noted many issues (my shower window was see through, the gate latch didn't work, there was supposed to be a clean AC filter upon move in but there was not, etc) and none of these issues were addressed or fixed ever in the year and a half I lived there. The house was dirty and they clearly did not uphold their requirements for move out with the previous tenants. A toilet in a half bath that we hadn't been using was shown to be broken when we did first start using it, and they refused to send a plumber out to fix it until I paid someone to come see what the issue was. We had additional issues with adding tenants to the lease, it took MONTHS for them to add someone to the lease when requested. Our property manager changed 3 or 4 times throughout the time I lived there and we were never informed when it happened - when we went to contact them it would just suddenly be a different person. Any maintenance issues we had always took forever to get fixed - our freezer took 2 weeks, our garage door took a month, etc. However, we did once have them attempt to send someone to do maintenance that we didn't even request, without warning, and I had someone call me to tell me they were 20 minutes away from the house when no one was home and we wouldn't have been able to let him in. One of the absolute biggest issues was that from March until we moved out now (August) our AC was broken. It took 2 months for someone to even come look at the AC, which was only partially fixed. When trying to get in contact with my property manager towards the end of living there, I called the office seven times, being told occasionally that he was there and they'd patch me through, only to sit on hold long enough that I hung up, while other times they either didn't answer at all or was told to call back. After a almost 2 weeks of trying to get in contact with him, someone told me I had to email him first, that he wouldn't take a phone call, and then had a very slow back and forth email conversation with him (while he still refused to talk to me on the phone). The only time we have good communication was when we sent the official letter saying we wanted to terminate the lease. Overall, I absolutely do not recommend renting a house that is managed by this company. It seems like they can do a good job, based on other things I've heard, but I don't think the risk is worth it. A lot of the things they did at my property were illegal, and not okay at all. I definitely recommend looking elsewhere if you're at all able to. I got tricked by a semi decent price that ended up not being worth the difference I would have paid else where. read more

For anyone looking for an answering service instead of a manager you're in the right place. Both owners and renters beware. You'll only find out that there is no value add when something goes wrong. Don't believe their marketing hype. If you can't advertise online, pay a realtor to get you a tenant and self manage with a trusted handyman. Following water damage from a unit upstairs, they did little to help even though they had all my insurance details and when it was time to have a tenant move in they did not perform an inspection as promised, causing all kinds of issues. Should you need repairs, they'll contact a company that acts as a middleman and charge exorbitant rates. When asked to explain repairs the company never responded. Following a second water damage issue, the tenant made numerous calls over the weekend and there was no response. Later I was informed that all was fine. When I happened to contact the tenant on an unrelated issue it became apparent all was not well. The damage is extensive and required the tenant to move out. This is pure negligence and abandonment of a duty to care. Once the tenant moved out some 3 weeks before lease end they refused to perform a final inspection or even get the keys back finally returning the tenants deposit to me via check that i received 2 weeks after the tenant moved out. read more

I have been an owner customer of TRM for just over one year and unfortunately, I wish I had done more research in my choosing a property management firm. The accounting and customer service provided by TRM is poor at best. The accounting has been incorrect for more months than being correct which has eroded any trust in the integrity or competence of TRM that I had hoped for based on their marketing. I am so frustrated that I have to manage the property management firm! If in the central Florida region and you are in need of a property management firm, let the buyer beware of The Realty Medics marketing hype and check references, and shop around. While I have a decent tenant through TRM and am locked into a lease term, thus cannot break out of using TRM at the moment...I am beginning a new search for more qualified property management firms once the current lease term expires. 5/12/22: TRM terminated their contract with me! Here is their statement: "As you have been having issues with our company's service and financials for a long time now, it would be best for us to mutually go our separate ways now and not wait until the end of the management contract. This would be our 30-day notice to cancel our management agreement. " So, as you can read, the company's service and financials are subpar by their admission. Let both owners and renters be forewarned of this company! Strongly suggest you take time and research your options. read more

Realty Medics blames owners and takes no responsibility. We are paying THEM rent, not owners. There's a hole in the roof which they PATCHED with a TARP during hurricane season. It's leaking in the middle of our bedroom and is a fire and mold hazard. It's getting worse each day and they do nothing about it. I do not recommend their services as an owner, they will mislead you and they will not listen to your request then stick you with a bull you didn't approve. Then after, they will make excuses and lie to support it. The agreement says they use professional inspectors and they will recommend you pay for a mid year but their inspectors aren't professionals because they don't check appliances within the home. Do not waste your money. Then they sought my permission for a repair which I told them if it was over 300 I would need to be consulted prior to any work being done and I will not replace filters which are consumables. They ignored both this and did the repair anyway then made up an excuse about using two vendors so they thought I meant per vendor which I did not say. They even delayed listing my property on the website after the first tenants moved out. They will not work to keep your property safe from damage and collect large amounts to obtain tenants which I had no issue with until finding out they are not honest in their business dealings. read more
