(No homeowner wants to move into surprise repairs after they think all is well, especially if they are hazardous after putting so much money down). I called Inspect-O-Graff and Sherry (who answers the phone whenever I call), answered my questions and reassured me I was in good hands stating Steve has 25 years of experience in construction (big bonus) in addition to being a home inspector and having hands on termite experience. She was right to convince me to go with them. Already feeling pretty good about my company choice I still wanted to meet with Steve personally at the home as I also previously inspected many aspects of the home and wanted to ensure nothing was missed. Literally Steve found soooo many things that I had overlooked! He openly listened to my concerns and went over each point. He also showed me some points to be aware of as the potential home owner. When his final report came in it was very comprehensive showing recommendations, also some things that needed to be addressed to pass the 4 point inspection and even found possible missed SAFETY ISSUES! Realize this home we are looking to purchase is a FLIP home picked up in September 2017 and on the market in December 2017- this means the previous home inspector (if they inspected) literally missed or overlooked safety issues he caught for us! When you are getting a home inspection, you want your inspector to have enough passion for his job to inspect a home as if he was going to purchase it himself - it is my opinion this is what he does.

Accucheck inspected my house prior to purchase.... Told me roof had 5 years of life left.... Only…read moreto find out that it required immediate replacement W fourteen 4 X 8' sheets of subroof, 120 2X4's to reframe roof, solar deinstall/reinstall. $17000 in costs.... Not happy. AC was given green light by Accucheck... but reqired $2700 in repairs... system ran constantly without shutting off... condenser coil, control card, UV light etc all required replacement.... Fortunately the system was under warranty on parts. Still not happy about thumbs up report from Accucheck. Cannot and will not recommend them.... Unless you're ok w $20,000 in unexpected repairs. Buyer beware!

When they went in to see what the problem was, they found out that the wiring was installed incorrectly. Inside the house there were wires hidden and connected to nothing. The fuse box was not the correct one to use with the AC. I was told they couldn't believe my house did not catch on fire this whole time. I tried calling them and letting them know and I was told by one of the men that did the inspection in a nasty voice we closed down and don't do inspections anymore and hung up on me when I told him about the issue. They also did not catch that it was the wrong thermostat and wires in the wall were not connected. All of these issues should have been seen by a professional home inspection. They dropped the ball. No wonder they are not in business anymore.

Like so many Floridians, we are shopping around for homeowner's insurance after Citizens sold off…read moreour policy. We had a new roof installed earlier this year, so now that it's time to secure new insurance, I called the roofing company we had used (Trust Roofing) and asked if they could recommend someone to do both a wind mitigation and 4-point inspection. They referred me to Joe at JBW. I was hoping to get this done in the next couple of weeks, but when I called on Thursday afternoon, they told me they could have Joe come out the very next morning at 9 a.m. He arrived a few minutes early and got right to work on the exterior portion of the inspection. When it was time for him to come inside, he even changed into clean shoes which was much appreciated! Overall, Joe was polite, thorough, and took the time to explain everything in detail. I had the inspection done Friday morning, and had both reports completed and ready to send to the insurance broker by midday Monday. They charged a fair price, and even said if I had one item fixed by a certified electrician, to just have them send a photo and they'd update my report without charging me. I wouldn't hesitate to call JBW again if I needed an inspection done!
