BEWARE!!! This company used to be good until they hired their new GM Katie. Horrible at her job, cannot respond to tenants or inform them of literally anything going on when requested. Sends emails discussing attachments that were never attached. Be cautious when looking to move here as their lease is built to use you as a piggy bank for them to abuse. Let's start with the good. Location is fine. Kind of close to 283, right on the edge of Mount Joy. The maintenance guys are great and get stuff done fast. Can always count on them! The grounds are taken care of constantly and the pool, albeit small, is nice. Now for everything else. The place is packed. You're in there like sardines and and if you have more than one vehicle, be ready to fight for a spot. The apartments are pretty poorly built. There is no sound barrier, as we could hear every move the upstairs neighbors made, including going to the bathroom. The floors are not level and there can be a bit of a slope at points in the apartment. Also when a child can accidentally break a shower handle and cause a leak just by simply turning it, you know cheap materials were used. FYI, when things like this happen and they require the use of YOUR electricity to fix issues for days to a week or two at a time, they WILL NOT reimburse you for the usage even though they say they will. There are loopholes built into the lease to use your money over theirs to handle their properties when they are at fault. We moved out in the middle of our lease and would has been required to continue to pay it if they did not find a new tenant. We knew someone interested in moving in there and when they asked and specifically mentioned our name to Katie, she basically ignored it. I'm surprised they rented the unit out and didn't just try to squeeze us for the rest of the lease. I'm sure I will get a response about "blah blah the lease says..." but with that I say that when requested about month to month leasing we were told it does not exist by the previous management only to be told by current management that it does, but it is not advertised and has to be asked about. So which is it? On top of that, when it was being renovated for a potential new tenant, we were required to keep the electric on under our name otherwise they would have charged us more themselves, while also having no access to the unit as they took the keys and changed the garage code. Somehow in 24 days they managed to generate an electric bill greater than the amount we ever had while living there, and not running fans to fix a leak caused by their poor quality hardware. When trying to ask about it and why it was so high, we got an answer and then were left ignored for over two weeks when we tried to reach back out again. I'm surprised we got a small bit of our deposit back. Pay attention to the other reviews and when they are dated. Continue with caution, otherwise look elsewhere read more

Lived here for 2 1/2 Years. The apartments are huge, well layed out with a washer and dryer. I had the upper level so the stairs (the go straight up) are a bit daunting but not horrible, just a pain to vacuum. Maintance here is top notch. Rarely had a problem but when we did it was taken care of quickly. They do regular routine maintence too, like changing out the furnace filters. The apartments are all electric, wish the furnace was gas but the bills were manageable. There is plenty of parking for guests, at least where I was in the complex. With your unit you will have a garage plus a carport. The garage was great to have either for a car or extra storage. Neighbors were quiet, lots of people have dogs (never heard them either). I'd say it's a great place to live. Wish they had more bars / restaurants within walking distance but maybe that will come as they have vacant retail spaces available. If Florin Hill is in your budget, I highly recommend. Wish I could move this apt to Virginia where I'm paying more for a lot less (1bd/1b no garage). read more

Must agree with the others on this site. I know that for every one complaint that there are typically 10 people not complaining, but I'd be amazed if that's the case with this place. The management team rules by fear. Making residents think that they will be evicted or receive a violation if they do not adhere to the juvenile rules set by the general manager allias "Hitler". Apartments fall apart after living in them one month. Small and not worth the high rent. Horrible roads, pot holes and bumps through out community. Never resurfaced. Pool given the size of the community is a joke! No fitness room which was promised, no car wash pad which was promised... We just moved to a lovely community where they keep their promises and the building is built to last. No scare tactics and GM riding around on the scooter policing the community. FH Management like to scare people into submission... Go visit for a weekend and count the moving trucks packing up people moving out! Horrible place. Horrible management and bad experience. Managers nice to your face then stab you in the back. Don't say you haven't been warned... We are trying to save you the trials and tribulation we've lived over 2 years. Nice area. Everything is clean, maintenance is on top of issues fairly quickly. Customer service is a little shady. Our car got towed when I moved my wife's car to the street so I could got to work in the morning. By the afternoon the towing company took it to a yard 25 miles away. The best part is Florin Hill management knew about it and thought it too much effort to give us a call or even an e-mail to let us know. They'll take the time to walk around and leave notes on every door to say they're changing the HVAC filter, but won't pickup the phone and leave us message? That's real classy... RENTER BEWARE!!!!!! We signed a lease to move to Florin Hill in July with the understanding from Kathleen the Property Manager and Kevin the Maintenance Manager that we could have Directv and change out all the appliances which included washer, dryer, stove, dishwasher, refrigerator, and microwave. They told that they could definitely accommodate us. We had even made a separate appointment with Kevin, the gentleman in charge of maintenance, to measure all the openings of the appliances so that would replace the appliances with ones that fit. Kevin had helped us figure out that we would have to stack our front loading washer and dryer so that it would fit in there closet where they have their cheap stacking washer and dryer.We drilled them on this since it was extremely important to us before signing the lease. They agreed to us replacing the appliances so we signed the lease in March for a July 11th move in. Then suddenly 3 weeks before we move in Kathleen the Property Manager tells us that we can no longer get Directv since they are having problems with the installer damaging their property. Keep in mind that we drilled her on this since we had a $380 cancellation fee if we didn't stay with Directv. Plus, we hated Comcast and didn't want them as our cable provider. Now, you would think if you were having trouble with an installer that you would then call a different one rather than getting rid of Directv all together. But who am I to use common sense. Anyway, we hashed this out with her over several days and they finally gave in and said that we can have Directv since we were on the third floor and there was already a satellite dish on the roof and we would be the last tenants that are able to get Directv. Fine, so we thought. Then miraculously, 2 weeks before we were supposed to move in Kathleen calls again and states that we can not exchange the appliances. Another agreement that she wanted to break after consulting with Kevin her Maintenance Manager. Keep in mind this is the second thing that we drilled them both on before signing the lease. Well, we told her that she would be breaking yet another promise that she had made to us and that we would definitely want to replace their cheap appliances since we want to stay there a long time of 5 to 7 years. Because replacing these appliances were such a big deal to us we even offered to have them keep our $5500 worth of appliances when we move out in 5 to 7 years. They made a huge deal of this to the point of having this huge meeting between Kathleen and Kevin and made us feel like we were being ridiculous about this situation even though they were the ones going against there word. Finally, they came back to us and said that we could exchange the appliances out but we would have to let them stay in the apartment when we move out. They then said that they would really like them to be Whirlpool appliances. We said that if we are paying for the appliances that we want them to be LG. Then, she agreed to let us have them and we said that we would like it in writing. So bottom line is they were going to let us exchange the appliances if we kept them there which was not part of our original agreement and the cost and loss of moving there became too great. Kathleen and Kevin are very friendly and accommodating before signing the lease, but everything changes once that lease is signed. Then everything that they do for you they make you feel like they are doing you a huge favor even though they may be going against their original word. DON'T BELIEVE A SINGLE WORD THEY SAY AND GET IT IN WRITITING. We ended up moving to another complex near by and got what we wanted in writing. Kathleen did end up returning our deposit for the apartment. Sadly, we had recommended a friend to move to Florin Hill that had made the same agreement as us and ended up still moving there, but is continuing to fight with Kathleen and Kevin over promises that were made. read more

These apartments are very pretty. That is really the only good thing about them. The management staff, Kathleen, is extremely unprofessional. You will never be able to resolve any problems that arise; instead you will be met with hostility and threats of "eviction." The insulation is horrible in the apartments, be assured you will be able to hear your neighbors with ease. The units are supposed to be "green" but your electricity bill will surely hit the $300 mark on a monthly basis. The pool and gym are way too small for how large this community is. These apartments are also over priced and you can find similar units in surrounding areas for much cheaper. I would not recommend leasing these facilities to anyone. read more

This is a condensed version, so not as eloquent as I'd like. We lived in Florin Hill for three months while we were looking for a house. Space- pretty decent; Perks- pool, gym; Cons- price, design, management, maintenance staff. Building is poorly designed structurally so you can hear all of your neighbors (zumba, singing, going to bathroom);The heating system is also in a room off of the second bedroom which meant that everything needed to be moved every time they needed to come in. It also meant that the vent blew out into the living room which was rather loud when you are trying to watch television. Our stove drawer never shut right and then we were blamed for it. There is NO guest parking, NONE. They have enough spaces for the people that live there and that is it. They will tow cars even if they are in your spot, so basically no one can come over, ever. Maintenance guy Kevin: He did not give us notices within a reasonable amount of time. We'd get notices for the next day at 7pm. This included needing to move our cars so that they could clean at 8 the next morning. People were told we could park our car somewhere else in the complex and not risk being towed from 8-12, but after 12 if the car wasn't moved back then it could be towed. My neighbors who were away on vacation didn't get the notice.... When they changed our air filters we got a notice the night before (8pm this time) that service would be done between 9-5. The man came at 7:30 at night when we were in the middle of bathing our child. They also showed our apartment (with us in it) to a man who had already seen that model in a different building because they wanted to show him his place. Major inconvenience, build a model apartment. So our biggest issue is the management staff (and Kevin). Our move out process was horrible. When we moved in we were told that we could either pay extra for a three month lease or pay for the charges of cleaning up. We chose to pay the charges for cleaning up. Our lease said that this was for repainting if we put things in the wall and HEAVY cleaning. We were also told that we could ask for touch up paint for little nicks or smudges. They flat out lied. We called to ask for paint and were not given any. We spent six hours cleaning an already spotless apartment. When we left there were two broken blinds (both broken by something falling {shoe and lamp, so you know they are super cheap blinds}), not one hole in a wall, and a mark the size of a dime on the carpet. At our inspection Kevin openly told us that every apartment gets cleaned after someone moved out (as expected) but he marked that we needed heavy cleaning for one blind (not the set, one slate in the set), that had dust on it and a handful of crumbs that could have been picked up by licking your hand and pressing down. He ripped our carpet up and when we asked why he was doing that he told us " because people lie to us about having pets", which is really rude and two, very sneaky because they are trying to get you to pay for a new carpet. We asked about the paint again and he said not to worry because there are no charges for touch ups. He told us that signing the move out slip showed that it was complete. So skip ahead to us getting our invoice back, our deposit was 500 bucks, you automatically lose 150 for cleaning the carpet (everyone has to do it). We got charged 250 dollars for paint initially, then they took off 125, so 125 for paint and 100 for cleaning. Yes, you heard me, 125 for touch ups that we were not supposed to pay for and 100 for a dusty slat on a blind. We got 84 dollars back. When I called to discuss it I was given attitude and called dumb. I told that my lease stated I should pay for the paint because unless I had it in writing that they would give me touch up paint then they wouldn't honor it. When I told her we did have it in writing she told me that no one would have written that, and basically admitted that they say that to people when they sign leases. She got smart with me and said that we were lucky they only charged 125 and not the 250 and if I didn't like that she could go back, take the charges off and charge me the 20% mark up rate for my rent those three months. I asked her about the cleaning charge and she had not comment. She asked me why we signed the move out inspection and I told her, because we were told that we needed to sign it to say we were there, that it wasn't agreeing. She told me I was dumb for signing it. These apartments steal your money, flat out. They try to be charming when they show a place, but after you sign the lease they could care less about you. I said I was writing a review and she said "go ahead because people come here and you can't stop that". Not one of our neighbors plans on staying after their lease is up. Several were shocked that they could have rented for less time. They are all unhappy because they have received the same treatment. Hope this helps people know what to expect. read more

I originally wrote a review in July 2010. Here it is. "They may be nice new apartments but since I've moved in, it hasn't been a pleasant experience worth the money spent each month! When I first looked at the apartment, I was given a flyer saying "coming spring 2010" a pool, fitness center, club house, terrapark...... I've been living there for 4 months now and we STILL do not have a pool, fitness center, terrapark, clubhouse. Oh the pool is being built..... but it's been being built for over 8 weeks now. No where close to being done SPRING 2010. They have made no strides at building any of the other items listed on the flyer they gave me when I toured the place. To top it off, we had small repairs that needed done since the day we move in.....that took weeks to be taken care of. They even came into our home to repair something without asking permission to enter first. Keep in mind we have a pet. So, a stranger entered our home without permission while no one was home and our pet was in the house. Luckily our pet did not get loose and run out the door since it had to be hanging WIDE open while the work that needed done was being done. This whole experience just didn't turn out the way I thought it would when I signed my lease. Very disappointing. I could be at 2 other complexes in town that actually have the amenities mine claims it will someday have.... don't be fooled." Now, it is Jan 2011 and the pool never got fully finsihed before winter came (I'm hopeful it'll be ready for memorial day if I'm still having to rent by then...) The fitness center and clubhosue are still not even started.... the few times we've had snow, no salt or anything has been put down to make sure no one is slipping on the icy sidewalks... still not satified.... make sure you look around before deciding to rent here. read more

Hello my name is Troy S, I have been a resident here at Florin Hill since October 2010, I was living in York PA, and could not find anything to my liking until I came accross Florin Hill, I ve done extensive research on finding a place to live and between York and Lancaster Florin Hill was the best BAR NONE, I love how they used cobblestone blocks to make the curbs rather than just plain cement curbs, the grounds are always professionally maintained with fresh mulching and weekly cutting of the grass, the ammenties are unmatched by all , with a brand new pool and changing rooms on site, an upcoming state of the art athletic club, community room for all kinds of events, not to mention two ponds where wild life runs freely, the community is just stunning,and when this whole neighborhood is complete it will be the pride of Mount Joy, my apartment is what I concider luxury living, from the plush carpet, to the upgraded whirlpool appliances, to all of the brushed nickel doorknobs and light fixtures, lets not forget the beautiful raised panel doors in every room, a complex right down the road doesn't offer that., and for all of this the price is right as well .. Kathleen and Kathy, these two lady's have been there for me from the start and they will be there when I transition into a home, Kathleen has always taken the time to talk to me , return emails, and address any concern I might have a true professional, Kathy I feel we hit it off right from the start, when she handed me that pack of pop corn and said thanks for popping in today, how cool was that, Kathy has helped me out in so many ways, I call her with issues , no matter what they are and she gets right on it, for instance , I thought i forgot to unplug my toaster ,i called her she checked it for me , I left a bill on the counter that had to go today , I called her and she took care of it for me, this kind of service you just dont get just anywhere, only at Florin Hill , these really are the apartments of choice, all it will take is for you to come here one time and you will be hooked , just as I was.. read more

DON'T RENT HERE! While you live in Florin Hill things will be most likely be fine, but if you ever plan on moving out prepare to be robbed. When you sign a lease with them you will be forced to sign a 21-page lease. We had to move out before the end of our lease due to unexpected circumstances. We were only able to give six weeks notice of our departure, and because of that Florin Hill made us pay for a whole month that we were not living in the apartment in addition to the required "two-months rent early termination fee." So, in total they received three months rent for three months we did not live there. Then on top of that, they made us pay for the replacement of all carpet when we left because our elderly dog had a couple of accidents they could see when they lifted the carpet up and looked underneath (this was expected). In total moving out early cost us around $5,000. That is ridiculous. There are plenty of other apartment complexes in the area that require only 30 days notice and are willing to work with people that need to terminate their lease early. I suggest going with one of them. When you move out they also require that you clean, or be charged, a two-page list of things in the apartment. It took me SEVEN hours of cleaning to complete (or what I thought was complete) the list. The tasks include things like cleaning the inside of the dishwasher, washing machine, cleaning ALL windows and window wells, air vents, bathroom fans, etc. Then when I had checked everything they off, they still charged us $40 for additional cleaning after we left. The apartments themselves look nice when you tour them but don't be deceived. They are constructed very cheaply. We had cabinet doors fall off, carpet come up, etc. The kitchen cabinets are made of particle board..so be careful to not get them wet or they will bubble. There are much better places to rent from in the area, at a much lower cost. This is a corporation that is only out for your wallet. Be careful. read more

I have to agree with Joan G about the Apartments at Florin Hell (and that's not a typo, I mean Hell not Hill). Besides all of the things she mentioned, add terrible construction and carpentry (there is ALWAYS something broken including the washer/dryer, the hand railing in the stairway, water heater, etc). Not to mention the power has gone off at least half a dozen times and when everything in the apartment is powered by electricity, that means no heat, no fridge, no stove, no nothing. On top of that, the power bills are outrageous. They claim to have all energy star appliances and to be energy efficient but our heating bill for a 2 bedroom apartment that is less than 1100 square feet is over $300. NOW, they are trying to force everyone to park in their garages because they didn't plan well enough to account for extra parking for all the apartment buildings they are adding. If you try and park on the street, instead of your garage (which will just barely fit a car with 2 inches to spare on either side), they are going to tow you! BEWARE renters! And if you are a homeowner in this God forsaken development, I feel bad for you. You just invested in a nightmare....a nightmare called Florin Hell. read more

The property manager comes off as nice but it's all an act. She will never take a complaint seriously, especially when it involves her niece who she hired to work in the front office with her, and who sped through the parking lot and almost wrecked my car going 30+mph. Thank god she didn't kill one of the neighborhood kids! The work out room is covered in dust and I got sick every time I used it. The office back door is never unlocked at any normal hour. The pool is too small. You will hear your neighbors, the insulation is horrible. The electric is "green" but I'd have to say otherwise, I had a $300 a month heating bill. The maintenance crews will blow snow until midnight, keeping you awake, even when there is nothing to blow. The cookies are good, but I personally saw them dropped on the floor and put out for guests and the girl said "five second rule" and giggled... I was mortified. The units are way over priced. If you want to live in a place you'll hate, rent away. read more

We checked out four apartment complexes in the area. Florin Hill was the only one that *refused* to provide an advance copy of their blank lease which I understand is approximately 20+ pages long (the standard Pennsylvania Association of Realtors rental lease is 6 pages long). As a former realtor, it was my business practice to *always* provide my clients with blank contracts so they could review them in advance. The rental agent stated we could only review the lease a day or so before signing and only after our application fees were paid and we were approved. She went on to claim that their lease is "proprietary" and they didn't want their "competition" to "steal" their lease. Really? With minimal effort I could easily get an advance copy of their lease from an unhappy tenant. Makes you wonder exactly what is in those additional pages and whose interests are being protected. They do make good cookies, though - so I'll give them one star. We're moving in someplace else next week. read more

The property management is terrible. No matter how nice the facilities are, you could not pay me enough to live here again. My wife and I lived here for over a year, and we soon found out how poorly this place is run. The light bulbs in the hallways were almost always out. There were spiders and bugs in the hallways and all over the exterior of the building so it was clear they never fumigated or tended to these areas. Kathleen, the main property manager, is phony and aloof. She will act nice but when it truly comes to communicating she is not receptive or cooperative. We emailed her numerous times with issues that needed addressed and she never returned them. This is ironic because while you're signing a lease she makes herself out to be very helpful and available to reach. And a word to the wise, if for some reason you move here anyways, good luck moving out. Their goal is to find ANY reason to charge you. I guarantee you will not get your security deposit back. I have rented for over 10 years with several different property management groups, and have never had any problems until this place. Do yourself a favor, and look elsewhere. read more
