Trying to get a decent house in Seattle with a fairly small under $1M budget seems fairly impossible. And by Seattle, I mean within a 30 mins commute of downtown. Not Everett, Tacoma, or Sammamish. This is possible, if you have a 2M budget. Mine was far under 1M - so seems impossible already. Now add on that I wanted to do a low downpayment, 10%, which is already difficult for a traditional loan. But this is Seattle, one of the craziest markets in the country, so almost every loan is a jumbo - which makes giving 10% even harder. If that's not enough, I don't have much cash on hand, so I'm not going to be lavishly bidding up houses for $100s of thousands of dollars above the appraised price. These constraints were of no consequence to FlyHomes. They referred me to several lenders who could work with 10% down on a jumbo, including one which was able to use *all* of my employer's compensation package (RSU, signing bonus, regular salary) when determining eligibility. Traditional lenders don't understand non-traditional compensation. I mostly found properties myself on Redfin, but FlyHomes would send over some also, particularly when they had the inside track on something about to go on the market or a new construction. It was also easy to self-schedule tours on the FlyHomes site, so if I saw a new property on Redfin, I could tour it same day. And ultimately that's how we found the house we ended up getting. I found the best value of FlyHomes to be during the negotiation and closing process. They conducted a thorough comp analysis, and helped us decide how much to offer, and what concessions to offer the seller. It was a very typical process - with another buyer bidding up the price, FlyHomes helped us avoid getting sucked into that. The seller also wanted personal information from me and the other bidder, which is typical in these types of markets, so the seller can see who they would prefer to be living in "their" house. Stuff like photos of us, why we like the house, our lifestyle, etc. FlyHomes was familiar with this and helped with that too. As is common in these reviews, even though our offer was not the highest, it had some other benefits to the seller which they saw the merit in. And they ended up taking our offer. The closing process was easy, with FlyHomes being communicative and clear in what was involved, and taking care of any issues that came up. Closing went without a problem, and we took possession easily. Thanks again to FlyHomes for helping us find a great place. Bought a $1.4M house with Flyhomes, but ended up hating the home after only moved in 2 weeks. I suffer from the road noise during the busy hour everyday. Neither the tour agent nor the client advisor warned me the traffic condition. Some tour agents just open the door for you without saying anything. I cannot feel my client advisor really care about my case. They only answered what I asked (sometime I have to ask multiple times to get an answer). What they care is how much you put in your offer and win the bidding war. Planning to sell it soon which may cost me $100k for transaction. A total nightmare! Update: Flyhomes client team contacted me and discussed with me about possible solutions. They promised that they will help me sell this house and buy a new one. This could potentially help me save 30% of my transaction cost, which means my cost may reduce from 100k to 70k. I am giving one star back for their after-sales service. Prior to starting our house hunt, everyone had told us that we should expect to wait at-least 3-5 months before we might land a home or have an accepted offer. When we heard about Fyhomes, we were a little suspicious about how a startup could make an impact in the crazy real estate market in Seattle. However after talking to a couple of real estate agents who basically gave us the same spiel of applying for home after home , we decided to talk to Alex from Flyhomes to see how their model differed from the standard real estate model. From our conversations with Alex, it was very clear that Flyhomes had an interesting but aggressive model where you look for homes you are interested in and Fyhomes will try to get an early walkthrough and an early offer to try and close the deal. This was quite different from other real estate agents who told us that they would find us suitable homes and send us listings and we can go and see them if they are still available. After going for a few walkthroughs on weekdays and weekends over a period of 2 weeks, we saw a property we really liked and wanted to make an offer. This is where flyhomes really shone through. This is a long overdue review. Bottom line - We had one of the best home buying experiences with Flyhomes. Our journey: 1. Start. We initially started our home search with a recommended traditional full service realtor that had 5 star reviews all over the place. After about a little over a week of tours, etc, we decided there were enough little things about him that did not click well with us. Things like snide comments here and there, no real input with putting our best interests first, other than explaining away our concerns. Hyper inflated sellers market, so everyone wins except for the buyers. It was time to say good bye. 2. Single and on the hunt. New found freedom meant more research on who to interview to represent us on what is probably the single most largest financial purchase of our lifetime. Web searched, company intranet search, more recommendations ensued. Than, I came across this one company...Flyhomes. What was this place all about? What's the catch? Is this one of those Redfin look-a-like? 3. Google-Fu. Did plenty of google-fu and decided to take the first step and get an appointment to chat. I finalized my search at some wee-hours of one morning, reached out at 6 or 7am and was in the office that same morning at 10am chatting with one of their founders (Tushar). How impressive is that?? He went over the process step by step with my wife and I (with kids in tow). I kept saying to myself, 'this is a great pitch, but what's the catch. She kept that segment together despite the fast closes that happen at Flyhomes. 6. Bumps? There were very few bumps in the road during our journey with this team. When there were bumps, things were smoothed out in a flash. Flyhomes is definitely a class act. They have an incredible business model that provides the tools to help you get a foothold in this crazy market. 7. A worthy note - Another traditional realtor reached out to me during our process and I told them we were working with Flyhomes and were very happy. They were not familiar with this company, but nevertheless offered their services. A short time later, they reached out again to see how things were going and that they had some news to share about Flyhomes. Interesting, I thought to myself. What was this tidbit? So I called back to let them know we're still very happy. The tidbit was a bunch of numbers surrounding how closing stats and prices were not optimal with the company I was using. Now, if I was your average Joe, I would've probably believed these stats, but that's where it stopped. I am a numbers guy by trade, so right off I knew these metrics were skewed. I started to challenge the both the numerator and denominator of those calculations. Yes, take it for face value it supports your story, but add a little more detail etc, than it does not. 8. Ending. We are completely amazed with how our journey ended with smiles all around. We cannot be more happy than we are now with our home purchase. We lost out on a bunch of bids by crazy crazy amounts, but we ultimately found our new home. We highly recommend FLYHOMES. I bought an house from Flyhomes. We bought an house at our first offer. I believe their guaranteed buying program helped quite a bit. We beat an all cash offer by $3k margin, for 800k+ home. Also, they helped me deciding the right amount to bid and we didn't end up paying more than we had to. I think their business model is pretty clever. With the guaranteed buying program, they share some of the financial risk involved in loan process after some verification of creditworthiness / property value and so on. The actual cost of sharing the risk would be pretty low given all the pre-screening and rising property price, but still it provides huge value to the buyers they represent. Their guaranteed buying essentially turns your offer to the equivalent of all cash offer. (Even more so if you utilize their new version of it.) I wasn't able to enjoy all the service they provide because it was so quick to buy a home, but they seem to offer various services that helps touring the candidate homes and so on. This has been a long time coming but we wanted to share our phenomenal experience of working with FlyHomes! Being totally new to home buying, we needed a team which was patient, educational, and smart! In FlyHomes we had the perfect combination! We found our dream home in Westlake - awesome townhome with a view and super easy commute to work. We still can't believe how lucky we were to be able to win in this super competitive market! Home buying was a long journey for us. We had our first session nearly six months before we actually ended up buying our home! This session was very helpful as it gave us the context on what we wanted to buy and how to prepare ourselves. We felt that the team wanted to share information with us and help us prepare while giving us time to discover our own preferences. Here goes our experience with FlyHomes : Right from the very beginning till the very end, FlyHomes have been great. They understood our requirements very well, picked up homes for us according to our taste and budget and showed up on time every single time and were very generous in showing us the homes. How we ended up buying our sweet home goes like this: We had almost decided on a home and went to the agents to get more details about the same. It was then when we realized that another home in the same location has come back for sale. We immediately went to take a look at it and liked it as it had a great view and was less priced. I would like to highlight that Tushar himself and one of his colleagues accompanied us that day. Once we decided that we want to buy it (in next 15 mins), we didn't want to delay any further knowing that the market is really crazy and were able to put an offer with Tushar's help immediately. Since it was our first home and we had no prior experience and lot of questions, Tushar walked us through the offer details , answering all of our questions and concerns. And offer ended up being accepted in a couple of days. Tushar and his team worked with us towards the end till the closing. They helped us understand the entire process and were in constant touch with us through emails and phone calls, helped us with contacts of a few lenders and guided us at every point. FlyHomes is absolutely incredible. My wife and I have been living in Seattle now for 8 months and after doing the math I discovered that it would make more sense to buy a house now than continue renting. After meeting with Tushar from FlyHomes he agreed with our assessment and spent nearly 3 hours in person one night going over what FlyHomes could offer us as well as what my wife and I were looking for. Throughout the week and a half we were looking for houses (that's right) we were constantly amazed with the dedication that the FlyHomes team showed us. We looked at 5 homes through FlyHomes and 2 by ourselves. All 5 homes we looked at through FlyHomes were done within an hour of me letting Tushar know we found a house we liked. Tushar would then send over either Zach or Vinny who would graciously show us the house. The best part of all this is that as soon as we left the house, or even before, Tushar would call me and see what I thought. This market is so crazy that he said we needed to put in offers immediately. As we were preparing offers, the FlyHomes team would send us a comp analysis of nearby properties and what we could expect to pay. As you can imagine, all were for over asking. At no point did I feel the FlyHomes team was trying to get us over our budget and, in fact, counseled us on several occasions not to bother on certain houses because it would be out of our reach. What was truly unique about our experience with FlyHomes, and specifically with Tushar, was that the first night we met with him he was saying he saw this house in Sammamish that sounded right up our alley. A few days before we had seen that house as well and I, not so jokingly, said we would buy it. The next day that house went pending and so we were unable to look at it. That eventually fell through and so Tushar recommended that we go check out the house immediately before work. My wife and I spent 5 minutes walking through the house and just said "ok". 3 hours later we signed an offer letter. At 8pm that night we got the house for $10k under asking! Tushar and team made this home buying experience amazing. In just a week and a half we went from feeling overwhelmed from looking at homes that sold within a few hours to actually getting an offer accepted. It is now 3 weeks after our offer was accepted and we own the house! If you are looking at this reviews thinking that people are just doing it for the miles or cash back, read a little more into the reviews. While it is nice that we get a ton of airline miles for buying a house, in no way is that the reason for us going with FlyHomes. What FlyHomes offered us was a dedicated, personal, and very detailed service in providing us a great home to live. I absolutely recommend them to anyone even interested in buying a home.
