We are constantly being parked in our driveway by other tenants or their party guests because there is no enforcement, especially on weekends. I lived in their (The Club at Oak Creek) apartments in Sheboygan. Do not lease with them. There have been two separate incidents where maintenance tried to enter my apartment without informing me in advance. The first time, I didn't open the door, so the guy eventually left. The second time, I again didn't open the door, but they actually used a key to unlock and open my apartment door. Thank God I had a lock on the inside to prevent them from coming in. I shouted at them from inside, and they left. I immediately texted the apartment office about the incident, and they apologized, saying the maintenance guy had the wrong apartment. Like WTF? That is so unsafe and weird. Not to mention, when we submitted a request to move out with one month & 1/2 left on our lease, they rejected it and claimed we were "required" to give a 60-day notice. However, the lease never stated that a 60-day notice was required, it only recommended it. The moment I pointed that out, suddenly it was okay for us to move out. Then after we moved out, we cleaned the entire apartment as a basic common courtesy. I also recorded the apartment afterward just in case they tried to mess with our security deposit and of course they did. They charged us for a "missing" smoke detector, even though I have video proof showing that it was not missing. I texted them about it and got ignored. I texted again the next day, and they finally responded, telling me to email my proof to an email address they provided and that they would "make sure to assist me." BULLSHIT. I emailed them the video proof and received absolutely no response for a week and a half. I contacted them again, only to be ignored once more. I almost never leave reviews, even when I have bad experiences. I usually just let things go. But since they want to ignore me and cheat me out of my security deposit, I have no choice but to leave this review about my horrible experience as a tenant here. You guys are purposely ignoring me because you guys are in the wrong. They are money-hungry and weird. 0/10. Do not recommend. Spend your money elsewhere. read more

We lived at this property for over four years under Munz Corporation and had a positive experience during that time. Unfortunately, everything changed when Focus Management Group took over. In February 2025 we renewed our lease with Munz through February 2026 at $1,325 plus $25 pet rent. After Focus assumed management, we were repeatedly asked to sign a new lease and were regularly billed for charges that were not part of our existing agreement, including utilities. Almost monthly we had to contact management to correct our account and remind them that our lease with Munz was still legally in effect. We provided documentation multiple times, yet the same issues continued to reappear. At one point we were told our lease had expired and were even told by a legal representative that utilities were agreed to under a Focus renewal. We never signed any lease with Focus. To resolve the confusion, we ultimately had to contact Steve Munz, the former owner, to confirm our lease renewal ourselves. After four years as tenants, the repeated billing disputes and lack of due diligence created enough stress that we chose to move out. Even after vacating, Focus attempted to withhold our security deposit for utilities that were included in our rent. Only after raising our lease agreement yet again was the deposit returned. The maintenance team and community were excellent, and we would have gladly stayed longer if not for the management issues. Property management companies have a responsibility to review tenant documentation and honor existing leases during ownership transitions. Unfortunately, that did not happen here. read more

The whole place went to hell when Focus bought the place from Munz. They don't even know the address of the property they own! Prices went up, service went down. They ripped out all the bushes and replaced them with ROCKS. Its like a Flintstones village. They outsource everything because the people they hire don't know how to do anything. You might be sitting in your bathroom one day and realize that there are strangers in your apartment - they just walk right in. But worst of all, they are HOSTILE. Staff are instructed never to talk to tenants. Management has one way conversations. No manager ever comes to the office because the last thing they want to do is talk to you. They might talk AT you but they never listen. Almost all of the people who lived here when Munz owned it have left already or they are leaving now. This place sucks. read more

This property has gone downhill under the management of Focus Property Management. Loud construction started right next to my unit with zero advance notice to tenants. I work nights, and despite calling and texting management, the noise continued. There was no schedule shared, no apology, and no attempt to accommodate. This wasn't an isolated issue. On a previous occasion, management threatened to remove us from the property over patio furniture while we were out of state -- even after we had already notified them and they acknowledged it. The communication was unnecessarily aggressive and stressful. We also went over 24 hours without heat during extreme winter conditions (around -20°F), which felt unsafe and was not handled with urgency. Between the lack of transparency, the repeated issues, and the way tenants are treated, I ultimately submitted a notice to vacate. If you value clear communication and basic respect, proceed with caution. read more

The worst property management ever!!! They took over a property on madison east and have been horrific. So let's start with the outrageous rent increase of $150, on top of some made up $45 "amenities" fee that's non negotiable no matter if you use them or not. Also they regulate water usage through a third party water company. Which entails no matter if you use cold hot any running water your charged for it. Also I required maintenance in my unit and it's been 3 in a half weeks now. Still haven't been addressed! Also I feel like they are trying to gentrify in some ways. Last but not least one of the past owners of the property were great the response times were good for maintenance they didn't up charge to an unaffordable rate and charge for water. This company is absolutely horrific. They never answer any of their maintenance requests. The lease they want you to sign is a complete joke. I moved out of my apartment because of how bad their services are. No one is ever in the office. No one ever answers the phone calls. The "rules" that they want you to follow is nothing I have ever seen on most leases. I do not recommend this company at all. Let me explain some of their lease "rules": You have to pay for their legal fees if you take them to court. If you lock yourself out of your apartment, you have to pay them $100 to let you back inside. They are allowed to come inside your home anytime of the day/night without even letting you know. They will charge you $350 if your items are outside on the lawn in front of your home. They expect you to take care of any bug problems, but you aren't allowed to use herbicides or pesticides. Everyone I talk to has had such a bad experience with this company. Can't wait to watch this company run themselves into the ground! read more

Since they bought the property I live at village green east they have added additional fees to the base rent $45 ground maintenance, snow plowing. Then there is the gas, water sewer. There are no individual meters for any of the utilities. They have some formula they are using to determine what individual units use. They don't take in consideration if you live on the first floor or the second which make a significant difference or if you are conservative with what temperature a person keeps the apartment at. Now we received a letter telling us it is mandatory that we take TDS internet with a discounted rate. I have internet service half the cost of their special discount. All along during the process we were told that it would be optional to take TDS service which obviously they lied They will beginning charging everyone a monthly fee beginning in 2/01/26. I would never recommend anyone to rent from this management company. Basically the only thing they offer is to rent is your individual apartment and tenants pay for all the services to maintain their property. Don't trust anything they tell you. I asked for 72 hours notice, they declined. they said I'm wi they only need 12 hrs notice. they have 6 1/2 weeks before I move, but they are unreasonable. Worst experience ever from start to finish. First sign should have been not being able to see the place til move in. Then you're stuck because who wants to try to find a new place within a few days of seeing it. Next, all the fees they can't seem to explain. Part of those fees are for maintenance which you are better off doing yourself. Also, maintenance does horribly at maintaining the property. They do bare minimum and leave snow removal and salting of sidewalks to tenants. ​They are all about money and not about the people. Husband and I have been tenants at one of their Oshkosh properties for 3 years. We paid $915/month when we moved in with a different management company. Focus bought the place and they have raised our rent to $965. Now they've raised it again to over $1,000, with no updates to the property. The amount for this tiny 2 bed apartment is absolutely not worth it. There are no amenities besides 1 washer and dryer per building, and they got rid of water and heat being included. They'll tell you they're raising rent to reflect the market prices, but I think they are comparing it to all the other properties they own in the area, and using that to justify raising the rent more. They will also charge you $30/month to park your car in the parking lot where you can touch your car from your window if you leaned out. Not sure why we have to pay a monthly service fee of $25 which is supposed to cover parking lot and building maintenance, and also a fee to park my car in a spot that was already there for tenants to park in. It's not like the hundreds of potholes are actually fixed to justify it... They also never sent an email or physical notice of the rent going up. I found out because I went to check something on the app we pay rent through, and saw a shared document that was dated 15 days before I opened it. At that point, it was too late for me to give notice if I wanted to end my lease. Communication needs to be better for such an important piece of information. I asked if they could please start giving us a physical letter for this info and got no response. There are also keypad locks on the outside doors, and half of them are missing keys and don't work. And the icing on the cake, I got an email yesterday for June's itemized charges and they're charging me $2,190 for rent, when they told me it would be $1,095. Today, I went into the app where we pay rent and saw the incorrect rent charge on there TWICE. You would think if I'm already paying them this much, they can afford staff that knows how to double check such things. If this isn't a mistake, then they completely lied to their loyal tenants that have paid rent on the first of every month every single month for the last 3 years. I spoke to a neighbor who moved in in February and she said her rent is different than mine, for the exact same unit. I also noticed a response to a previous bad review on here that says " Resident Support: Our team is available 24/7, 365 days a year for questions, concerns, and support. In addition to centralized assistance, we also have dedicated teams on-site daily to assist with property needs." This is simply untrue. They take at least 2 days to get back to you if you have questions or maintenance requests, if they ever get back to you at all. The last maintenance request I put in to have the keypad locks fixed was cancelled with no follow up. Eventually one door did get fixed after a week and a half of the latch being taped open, but now the front door keypad is broken too. And good luck if you ever need anything after 5 pm on a Friday, you will not hear back until Tuesday if you're lucky. Oh, I almost forgot about the crumbling balcony support! A few weeks ago they let us know that one of the entrances would be blocked off because the balcony support is falling apart. About 2 weeks ago I saw what looked like someone fixing it, but no they just moved the caution tape and it's still incredibly unsafe and falling apart. Stay away from this shady company!!! read more

They charge random fees like $250 move in charge (help us move in then) and a $25 monthly maintenance fee for lawn care and snow removal (aka: basic landlord duties for an apartment complex). Maintenance left our ceiling leaking. The basement flooded and they plugged in an electric fan which sat in over an inch of water. When you move out, do not expect your security deposit back. You are expected to clean as though it's your profession yet they will still charge you every penny. They take advantage of people at every turn, I highly encourage people to look elsewhere for housing. read more

DON'T RENT FROM FOCUS!!!! I am only a week into my lease and I absolutely regret it! My move-in experience was trash. From the very start I struggled opening up the damn door. Only to realize the lock is messed up. So I basically have to shoulder check the door to get in and I have to pull so hard to get out. Absolute fire hazard, but that's not important at all! From there I discovered that the garage door opener that was supposed to be left in my apartment at move-in of course wasn't there. Then after speaking to maintenance (Rio, who is by the way amazing) I am told the garages are shared garages. That never was disclosed to me and I was lied to about the garage being connected to my actual apartment. Thanks move-in specialist Veronica! Side note: They have move-in specialists that know absolutely nothing about the property and have to constantly "ask" someone else. Once Rio finally brought a newly programmed garage opener to me we both discovered the garage to be left in a disgusting state. It was filled with junk and has a pipe leak which looked to be "fixed" by something wrapped around the pole to "solve" the problem. That "fix" didn't stop the water from still leaking. So, not only was I lied to about the garage, but I can't even park in there if I wanted to because it's absolutely disgusting. Oh but it doesn't stop there, everyday I find something new. From the kitchen cabinet randomly falling off to shower faucets being half-ass attached to the shower. It blows my mind that this apartment set vacant (hence the rent being lowered for this unit) for however long and still was not move-in ready. There's no way that a walkthrough was done on this apartment prior to me moving in. If that was the case the door situation would have immediately been caught before I even moved in. I have tried to reach out to whoever runs this shithole, but of course I get the run around and no callbacks. I think it's also important to note that maintenance requests were supposed to be put in by 2 employees that I talked to 1 being the day of my move-in, but that never happened. It's crazy how once they get your money you will truly become just a number. They could careless since they don't have to live here and pay rent for things that I actually can't use. I've lived here over 17 years , all was good until focus took over. Doubled rent cost , was a nice peaceful place to live until the lower tenants moved in. It's the spot where all the 20 year old hang out. Alot of crotch rocket motorcycles speeding in and out , riding them into the apartment, wheelies , reving them , coming and going all day. Went to management with videos , they didn't do anything. Thought winter would be quiet but they got w dogs that bark loudly nonstop up to 2 am. Sent audio proof and police were also sent but nothing is enough to evict. 2 sets of tenants living above them moved out because of them but focus doesn't care. We were doing everything we could to get out of there a now that we did they have completely collected money in ways I didn't know was possible. lil Back story we were moving but were told we had to pay a extra month(July)even if we weren't living there due to them needing 60days in advance(I called in the phone n let them know but there's no record of it i Had to put moving out on AppFolio) so we pay July rent so we don't get an eviction. Guess what happens next... they lock us out of our apartment July 1st. So we paid rent to be locked out?we had a couple things still inside I got everything out. Now they are trying to keep the entire security deposit-190$ for clearing out an EMPTY apartment 500$for bulk idems and 250$ for 7bags. An 150$ for cleaning fees. I don't care about the cleaning I would have left it in worse shape now if I knew all this would happen so now we are down over 2thousand dollars. The apartment was left in great shape my kids messed up two pairs of window blinds which obviously we would pay for. It's crazy to me how they can keep all our money when their whole problem with the company is they have no communication. Focus Property Management bought the apartments I live in about a month ago. In that short time, I have become incredibly frustrated with them. I am hoping my feedback will lead to improvements in the future that prevent the issues I've dealt with from happening to me and the other residents. To start, they had the wrong apartment listed as the one I was renting, so I had to go out of my way to get that fixed. I wasn't really bothered by the issue at the time, as I understand they have a lot to take care of with acquiring the apartment complex. Then, only a few days after, I got a long text stating I had a basket of clothing sitting outside my building and I need to be mindful of my neighbors and bring it inside. None of that was about me and I immediately replied stating that. After an hour of no response, I went to the office to resolve the issue. When I got there, the only employees there were leaving for the day. They did not inform us that the office hours had changed, so I was a bit irritated that the building was already closed. Thankfully, the two employees were willing to talk with me and assured me the issue would be resolved, and it wouldn't have any negative repercussions for me. While there, I met a resident who lived next to the person the text was meant for. Thanks to her I learned that the person who the text was for was in a different building, on a different road, and with a different apartment number, which meant there wasn't any reason I could see for the mix up to happen. It was very irritating for me to be stuck dealing with these issues. I also learned from the resident I met that her partner and his father, who both live at the apartments, also had their addresses mixed up, just like I had experienced. I was also quite displeased to find out that they decided to close down the office at our apartments. I had gone there a number of times to be assisted in the past, and much prefer it to being assisted over the phone. From those issues I had already gotten a negative impression of Focus Property Management, but what just happened to me is what motivated me to leave this feedback. I received an email telling me that I have a rent renewal document to view. This confused me, as my lease had just renewed less than a month ago. Upon viewing the document, I was horrified to see that they wanted me to renew my lease in two and a half months for an increase in rent of $100 dollars a month. I was of course, very alarmed to see this. So instead of relaxing on my day off, I wound up felling quite stressed. I had to pull up the lease I signed to verify that they legally could not increase my rent in the middle of my lease. After reviewing the lease, I confirmed that they could not increase my rent, and had to call the company to fix yet another issue. On the phone I was told that they didn't have a copy of my lease, so I had to send them a copy so they wouldn't try to increase my rent. I was made aware that the previous management didn't give them a copy of my lease, and I can understand that. However, if they did not have my lease, then they should have reached out to me so they could review it before sending me documents to illegally increase my rent. While reviewing the new documents they sent me, I read about several rule changes. I found that they have decided that anyone who leaves large items for disposal outside the dumpsters is to be charged $500. That is fine with me, however they also stated that if they cannot determine who left the item, they will then divide the charge up among residents. I have seen many times items being left out, and I am not okay with having to pay more of my hard earned money due to the actions of complete strangers. I was planning to keep living at the apartments I'm at for a while, but with everything that has happened in the past month I am 100% certain that I will be moving out once my lease is done. I was much happier with our previous property management. The only positive thing I have to say is that the employees I have personally spoken were all very nice and helpful. I'm glad that they made resolving the issues I have had as simple as can be. Despite this, my overall conclusion is that Focus Property Management clearly needs to put more effort into ensuring they aren't causing their residents frequent inconveniences and frustrations. It would go a long way if they had checked they had the right person before sending me that text, or getting a copy of me lease from me before sending me that renewal. I sincerely hope they will learn from their mistakes and do better in the future. read more

We weren't able to see the duplex before signing the lease, I moved in yesterday and my heat has not worked. We weren't able to get in before yesterday because of "renovations". Tell me why my heatsource is a radiator that is at least 40 years old, why the floor in the kitchen is chipped and marred, and why my oven is not only filthy, there aren't any shelves in it. I only noticed that because it's my only working heat source. Hopefully it improves with time, but this seems like a slumlord situation so far. Plus you pay a yearly fee for plowing and lawn care. But beware you never know when the company they have doing the plowing will get around to your driveway and when they do it half ass job. This place is a criminally minded organization, ruthless in their pursuit of fines and unwarranted charges at the expense of individuals with bad credit and living in poverty. They purposely rent to people who can't find a unit anywhere else due to poor history, legal issues, or credit so that they can get away with murder knowing their tenants have no where else to go. The property is run down and they think by replacing a few doors and repaving a parking lot they can raise rent and add more fees. Meanwhile the units themselves are dilapidated and in bad need of repair. My ceiling was literally draining and pouring water from a busted pipe above me and it took them 3 days to address it. They only came once I threatened to contact the city. The storage units flood, and many of my belongings sustained water damage, and then to add insult to injury, they told me I had to empty my storage unit or I'd be charged a $100 fine. Now I see according to the new lease they want people to sign, it's because starting in June they'll begin charging tenants $25/mo. if they want to use the designated storage unit assigned to each apartment. Do not rent from this unethical, greedy excuse for a company. They do not give tours of their units. They have an excuse for every complaint on here. That should say something about what their trying to hide. I have one month left on my lease and I can guarantee they won't be giving me my deposit back. Our complex was purchased earlier this year by this company. We have had one unpleasant surprise after another. Our overall cost of housing was increased by 20% almost immediately; with some of the most ludicrous fees added on imaginable. We're quite sure further increases are coming. We lost our on-site management and maintenance requests are now either ignored completely or simply denied. Many residents have moved out in disgust; some to even more expensive housing. Those of us choosing to remain are doing so in spite of this company. We loved our apartment and its location (we still do!); it was a big reason we moved here. And now we're sadly interacting with greedy, soulless, plastic and bureaucratic Focus Property Management - truly the Spirit Airlines of property management. I really didn't have any issues with the company or staff until it came time to move out. It was impossible to get a hold of anyone. I tried texting the "text" number in my resident portal. No answer. I tried calling the "call" number also in the resident portal. Also no answer. I went to the website to see if there was contact info there. The phone number was the same as the one in the resident portal. Tried calling again. Someone did answer (don't remember her name) She told me that she was unable to help me, so I was transferred to another lady (also don't remember her name). This woman did not answer but had a voicemail box. I got no call back despite leaving my name, phone number, and my apartment information. I have since gotten two things from them. 1 being the email that this survey was in (doesn't answer my questions). I also received a document through the resident portal (also doesn't answer my questions). I have created a list of all of the things that were not ideal in the Aspen ridge apartments. 1. Packages stolen several times 2. No laundry in the building (had to go to the next building over and it was advertised in a way that made it seem like it was in the same building.) 3. Neighbors would leave nasty trash bags outside of their door for days stinking up the whole building 7. Constant stench of cigarettes no matter how many times everything was cleaned 8. Poor water pressure 9. The air conditioner was loud and didn't work properly (was basically a fan) 10. Neighbors appeared rude 11. uneven flooring 12. The parking lot was regularly filled up with nonresident vehicles causing me to have to park elsewhere (on the road) 13. High electric costs in hot months (especially because the air conditioner did not work well) 14. A ton of hidden fees that made my rent go from $849 a month to almost $1,100 a month. 15. Maintenance fixed a leaking pipe within a day, however, there was no follow up nor was I told when they would come by to fix it. 16. When preparing to move out they wanted to do an inspection, so they sent a text in the evening of the day before saying they would be there the next day and gave an 8-hour window that they would show up. 8 hours? That is ridiculous. 17. This apartment was the definition of "landlord's special" everything had layers upon layers of paint on it. Definitely would not recommend renting through Focus! I was so sad when the owners sold the apartments and everything downhill from there. Less than 500 sq feet for almost 1k a month and rent increases every year by over $100 to force you to move out so they can remodel and charge more rent. On top of that there are fees for everything and nothing included. There's even an annual fee now for lawn care and snow removal.... Speaking of, snow removal is "once per snowfall", never timely, and crap job! If you can avoid it... don't rent with Focus! read more

Focus property management took over our property October 11, 2023 and from then on we had to deal with the nonstop issues and them saying we want to help you guys but there's nothing that we can do. Last night our apartment building was shut up again for the third time and yet again, they're saying there's nothing that we can do. We rely to until that the cameras worked but confirmed after speaking with their that, the cameras actually aren't active. Myself and other tenants have continued to reach out for months now, requesting to end our leases, so that we can vacate this property, and they have refused to allow for us to terminate the lease they constantly say they are here to help and pride themselves on how well they treat their tenants but that's definitely not true. I thought Barada was bad, but they have nothing on Focus property management . this is the worst company I have ever dealt with outside of Barada and if there is anything myself or anyone else can do to get this company shut down I am hoping that it gets done. These people do not care about their tenants or our safety at all, yet here we are paying them $1000-$3000 just to live in a rundown property, where our maintenance request go unheard, where multiple different acts of violence have become the consistent normal, where all issues are swept under the rug and never addressed, and where we are treated like we don't matter. I really hate it here and I despise this company and it's people. They obviously don't believe in karma. read more

we rented from this management company for a year. The apartment was listed as a 55+ property. we requested an appointment to view the property and were ignored and finally were told they had no one available to show the property and that there were pictures on line. Photos only showed LR and Kitchen. We did eventually view it. The 1st week we had several neighbors complaining about management. Many residents were quite elderly. Complaints ranged from maintenance issues to payment issues and failure to return calls. We experienced all of the above. when lease came up for renewal, we were advised by letter that our rent would be going up $200. Additional items addressed in the letter did not coincide with this property. I texted and called many times for 3 weeks to discuss. Never received a response. We moved. Our former apartment is now listed for under the rental amount they expected us to pay. BEWARE! This company contrary to their motto is not interested in the welfare of the residents but only in exploiting them! Elderly residents being duped. shame on Focus Management! read more

Pretty Website, pretty pictures of Units, but the reality is that these units are not worth the price. They are pricing these apartment on par with apartments of the same square footage. They should be 300 a month cheaper, or the money should be invested in thousands of dollars of renovations and not cheap surface level fixes. My heat does not work, my bathroom mirror is held on like a picture frame by a single nail, all the floorboards have gaps, and my door doesn't fit in the frame quite right. My electrical outlets are all crooked, and I am missing a piece of shelving hardware in the cabinet, the maintenance done is quick and dirty and they want to charge 899 a month for something that is worth 500. This place is painted over, looks pretty on the outside, but once youve been here a couple weeks the horrible reality sets in. You made a mistake if you rent with focus. read more
