This is the worst place I have ever lived. EVERYONE- pay close attention to the reviews. The reviews do not lie like John Sharp does. if you look up his background with his run ins with the law, he's a 7 Time Felon and 4 time misdemeanor yet he says he doesn't rent to anyone who is a felon. In fact the last time he did prison time was because of check fraud which I have four checks and I have pictures of the checks that he changed the amount or whatever it was - all a federal offense. Living there was a nightmare. He was the most intrusive landlord I have ever had in my entire 57 years of my life and I've lived in Honolulu, NYC, London and more and I never felt at home at Forest Oaks. He literally has approached numerous tenants there offering to pay them cash just to put positive reviews on Yelp and other websites. He is also notorious for lying and saying that the people who complain on here with these bad reviews have never lived here which is complete fabricated lies. I am very much real and I witnessed and lived through the wrath of this person (John). Even during Hurricane Harvey with the destruction of all the apartments on the first floor- he is so skeavy that he tried to make all the first floor tenants who lost everything in 3 feet of flood water pay their late fees and other fees that were caused because of the hurricane. And now he continues to lie to potential new tenants that his apartment complex did not flood. If you do decide to look at his public record you will see all of the times he spent in jail. Be "FEE'S" you for everything including if you had a weekend guest he would demand a background check on any guests that you have visiting you in which he never conducted those background checks. It was only his way of making an extra $50. If anyone needs a background check there at that complex it's the landlord himself. He went so far to even "FEE" a resident for $250 because that tenant had a goldfish bowl. This past September we had an argument out in his driveway/ parking lot in which he told me he wanted me to move out and he SERIOUSLY ASKED ME- what would it take for me to leave. So - now he's claiming that I owe him for the rest of the lease even though he told me to leave. In fact, my truck was broken into a few days after our disagreement and mine was the only vehicle that was damaged and he supposedly had a camera system that worked and for some reason that night the cameras weren't working. I have a police report against him regarding my vandalized vehicle as well as the four checks that he forged including pictures of the checks. Most of the residents there keep surveillance cameras in their apartment now because of the fact that John is notorious for walking into apartments and things disappearing in the tenants apt. When they come home lights have been left on, things have been moved and things have been missing oddly enough after John was in there. I also know of two previous tenants who has complained to the city of Houston with small claim court cases. ow let's talk about the Cockroach problem. I have never lived in a place that was inundated with more cockroaches than this place. In fact I used to have to buy cockroach motels constantly. He said he would take care of them one day with the professional exterminator and that professional exterminator was a can of raid. I was ABSOLUTELY IN DISBELIEF ASwell as insulted and appalled that he came in acting like he was going to take care of his problem of cockroaches that were inundating his entire complex with a can of raid. LET ME MAKE THAT NASTY DIRTY CLEAR - it was a can of raid. There were so many other issues there that I could go on and on about four hours but clearly all of this nonsense is simply not worth my time anymore and this information is to help people be aware of THE WRATH OF JOHN. Living there with this pathological liar/ career criminal is a crook. His criminal background speaks for itself, it's a matter of public record. His GOOGLE REVIEWS are worse than Yelp....and Who ever this so called LYNNE WALACE is - she/he does not even live there. AND LASTLY- if you read all the 5 star reviews- it's quite obvious they were written by the same person .... Pay attention to the verbage in those positive reviews - ALL THE SAME VERBAGE. The first week I moved in, I came home and the landlord was in my apartment, inside my bedroom closet looking around even though I never requested any maintenance done. Note: the first thing I do whenever I move into a new place is change all the incandescent bulbs myself to fluorescent/LED. Then I noticed for several weeks he was going in there leaving packages inside my door and I never gave him permission to do so. He changes the filters every month so he or the maintenance man will go in at least once a month. I asked him if I could change it myself, he said no, they never get changed that way. I then said I would leave the old one by the door for proof I changed it. He said it's in the contract that they are allowed to go in there at anytime to do routine maintenance and refused my request. He kept my security deposit and said I agreed to him keeping it for moving out early which is a lie. I agreed to continue paying rent until he found someone, which I did, paying rent all the way up to the day the new tenant moving in. He said he would install an ice maker. It sat in my apartment for 2 months until I bought the parts and installed it myself. I asked him if he would pay for the extra parts I had to buy, he said no. They actually came in my apartment to see how I did it because they wanted to start doing that way. They told me the reason why they didn't install it is because they were shutting off the main water line to install them before which would cause rust to clogged people's faucets plus putting them without water. I always had a problem with cock roaches so bad they were crawling on our small child. we had to rent a hotel room one time to bomb the place it was so bad which did nothing to stop them. I told him I didn't know why there were roaches because we never left food out or dirty dishes in the sink. They came in and found a hole under the sink that lead to the neighbors apartment and that's where they were coming from. Once the hole was filled, I didn't have any more issues. There is not enough parking that's required by law and he makes you feel bad if you park in the visitors section. Then charged me money for an extra parking place. He told me to wash my car. He said I was a messy person when I moved out because I left stuff in the apartment when I left. I only did so because I knew I would not get my deposit back from him and all apartments charge a cleaning fee no matter how clean you leave it. He would would constantly talk bad about other tenants about how their apartments are messy. I am married with a small child. My power went out at night and I called him. He acted like it was a burden and said he would go after he finished eating his dinner. A short time later it went out again in the morning, the breaker burnt up. My wife told him in the morning. When I came home in the afternoon, they never even started working on it and all my food was spoiling. There is a Home Deposit 2 blocks away they have all the breakers you need to fix it. He tried to charge me a double water bill when I moved out and not give me my full key deposits for the gates and laundry and gate remotes. A tenant crashed into my car and car port pole and they were quick to put the blame on me for damaging their pole. When they found out who did it by looking at the security footage. They didn't want to give the footage to me so I could get my car fixed because the tenant was denying it. One night there was a drunk tenant outside yelling at the top of his lungs for 1 hour until the police showed up. Someone purposely lit a fire in the laundry room because he was mad at his girlfriend. He kept asking me to hook him up with my wife's cousin who was living with us for a short time. The neighbor downstairs had a pitbull constantly barking at people and ran up the steps at me. When I moved in he wouldn't give me my mailbox key until I filled out the inspection sheet. I was never late paying rent one time, you would think they would treat people better than this. read more

First of all the best part of living here is that I just walk to the TC Jester Park in just minutes and get my workout going without having to drive to a park, I can just run to it! Especially having the dog park across the street is very convenient as well. This location is conveniently close to so many things....Restaurants, Bars, Pharmacies, Office supply stores, Academy, grocery stores (HEB & Kroger are all about 5 to 10 min. away). Its a small community and that's exactly what I like. When you live in a big apt. complex your just another number and they do not seem to care about you or the things you request. Everything here is updated with granite counter tops, fresh paint and new wood flooring! To me, very cozy and comfy. I have also felt safe while living here because it is gated and right next to a very nice subdivision, so it makes you feel safe for sure. The owner/manager Jon is very approachable & friendly. He is a perfectionist and always wants the best for his tenants. When I put in a maintenance request, they have always taken care of it in a timely manner. They also really do strive to involve the community by having social gatherings from tie to time for us to enjoy!! (before Covid-19) Overall a great place to live!! read more

Right indeed, people are telling the truth about this landlord and blessings go out to you all. After living at this community for two years, reality walks right in your door. John Sharp is a landlord that as soon as you leave you apartment, he is in your home. Must have security cameras inside your dwelling because he is vindictive and if you have a difference in opinion with him, he will damage your vehicle. This man is abusive and women with kids are at risk. Speaking from personal experience after staying on this small property, had no ideal of his criminal background. Invading your home when your not there is one thing but hearing personally from others staying on this property of situations, unspeakable for this site. Since personally living at this location may I suggest to all, heed all warnings from previous bloggers or learn from a personal aspect for yourself. The landlord, Jon Sharp, who is a convicted felon/forger, tried to trick me into signing a contract that was completely different in text from the terms we had agreed upon verbally. This was not an innocent mistake; it was obviously intentional before and after I confronted him about the discrepancy. He then stole my deposit and repeatedly lied to me about his intentions to repay me. He is forcing me to take him to court to retrieve a deposit he fully admits I am owed. He lets convicted pedophiles live feet away from families with children. If you make the mistake of renting here, keep a paper trail of every interaction you have with Jon Sharp so that you can sue him with ease when you have to. He does everything he can to prevent you from having a paper trail: e.g. only accepting service requests over the phone. Record any face-to-face conversations you have with him. I recently moved to Houston and found the Forest Oak apartments as a quiet and secluded place to live. I love the fact that it is across from a park that is open till 11 p.m. The manager John does really well at keeping the landscape and maintenance well taken care of. He communicates well with the tendents and is there most every week day till about dark. My apartment has had many upgrades and I am blessed to call this my new home. It is pet friendly as long as the leash law is used and pets aren't running wild. John has been very good at handling any maintenance problems which hasn't been nothing major but he got right on it. Very good place to have a little family or just a single individual. They have studio, 1 and 2 bedroom apartments that will fit your spacious needs at a reasonable price that won't break your budget. If you are looking for a great location, living close to a beautiful park, bike trails and easy access from I-610 this is the place. I love that the community areas are always kept super clean. The grounds are well landscaped and the pool is immaculate. The size of the apartments are perfect and I really like the all the modern upgrades. The size of the community is just right and they have a security gate that makes me feel safe. The Owner is very attentive and always responds quickly to what ever problem I have and sends maintenance or a service tech when needed. read more

This apartment complex is well kept; however the landlord is intrusive and there is a train that goes by at all hours of the night. They also allow felons to live here. So if you value privacy, sleep, and living w non felons this isn't the place for you. The rent is cheap but you get appliances that work at half capacity and a very closed in environment. read more
