I attended a wedding shower of a friend of mine who lives at One Park Place. From the moment I walked in, luxury was all around. Great location across from discovery green and in the middle of everything great about downtown Houston. The valet was included in the event participation but I parked offsite. The building is very secure, we had to be escorted via elevator to the party room on the 8th floor. The views were gorgeous and the room was very comfortable with plenty of seating for about 45 people. They had setups for food and drinks and we really enjoyed the facility. It was beautiful even without decorations. There was also a pool on the 8th floor. If you happen to live here, they have many resident activities posted in the elevator. Pretty cool place. read more

To Whom It May Concern, I am writing to file a complaint regarding the conduct of a concierge staff member during a recent delivery I made to your property. While performing a delivery on my electric bicycle, I encountered a concierge who behaved in an unprofessional and disrespectful manner. Instead of assisting or communicating respectfully, he spoke to me with an aggressive attitude and threatened to report me in an attempt to have me lose my job. As a delivery worker, I deserve to be treated with dignity and respect. Threatening someone's employment over a minor issue is inappropriate and creates a hostile environment for workers who are simply doing their jobs. I found his behavior intimidating and unnecessary. Customer service staff represent the image of the property, and I believe this interaction fell far below the professional standards expected from hotel employees. I respectfully request that management review this incident and address the matter appropriately to prevent similar treatment of delivery drivers and other visitors in the future. I firmly believe that people should treat others with respect and professionalism. Actions have consequences, and I hope accountability and fairness will prevail in this situation. read more

Impeccable! I lived at One Park Place for the past 2 years and found every aspect of my experience impeccable. From start to finish, the leasing team answered every question I had promptly and made me feel like I was "at home" from the time I took a tour of the building. The concierge and valet staff provided a level of professionalism and service that I have not experienced in any other concierge building I've lived in. The maintenance team was extremely responsive and even helped me with some custom work in my apartment. And everyone was extremely friendly! The building itself is gorgeous and so well taken care of. I loved my apartment - the hardwood floors and stunning views of the city took my and my guests' breath away. The public areas were beautifully maintained; just sitting by the pool made you feel like you were at a luxury resort. I only left because my company asked me to relocate to Washington DC...and I miss OPP and the team there already. If I'm ever back living in Houston, I will be moving back into OPP! read more

I have a friend who lives in these apartments. They are beautiful, the staff is very helpful with parking and customer service. They take care of Her very well from getting her car to managing packages. The lobby is beautifully decorated for receiving guests or a quick visit with a neighbor. One of the floors has coffee ready in the morning. On street level there is an awesome grocery market with unique items as well as everyday staples. Across the street is discovery green park with all its fun wonders. Restaurants surround for an all around amazing atmosphere. read more

So I came here recently for a birthday party. One of my friend's sister actually lives in this building. I didn't even knew this thing existed. It's literally behind discovery green. It is a 37-story building with 346 units of luxury high-rise building. It reminded me something you would find in New York or San Francisco. I only got to check out the 8th floor but the view was spectacular. There is complimentary valet for all guests. And when you enter there is a concierge waiting for you. If you are a guest you can't get on any of the elevators without first getting key carded by the concierge. He also pushes the buttons for you only allowing you access to the floor you are visiting. I guess if you are paying that much you deserve that privacy. This place was no joke, when I got the invitation the first thing I checked out was the website. I thought to myself this is not real. But I've posted pictures from that night to prove how amazing this place really is. If I had the money I would live here, on the other hand if I had that much money to spend on a place like this I'd probably be off traveling the world instead. read more

We used to think One Park Place (OPP) was a good place to live. But the last few months there, and a terrible checkout experience, has changed our mind about OPP and the Finger Companies. OPP withheld a significant portion of our deposit after living there for 4 years in one unit, 8 years total at OPP. They provided us false information at check out, and tried to withhold even more, but after requesting invoices, they backed off- but just a little... At the walk-through, we were told by OPP staff that the carpet was "brand new" when we moved in. It was only after I demanded invoices that it turns out the carpet was not new at all, but had been there for over 20 months prior to our move-in. They also provided us false information about the cooktop at walk-through. They insisted to us that the cooktop was "brand new" when we moved in. They actually said to us, "this was also new when you moved in", and "it had been installed right before you moved in", and "the fading on the glass was not there". It turns out that this information was false. When we again asked to see invoices, only then did they admit the cooktop had actually been placed when the building was built in 2008/2009, making it 12-13 years old! When I had originally insisted to them that it was not new, and already had some fading/discoloration when we moved in, they insisted that we were wrong, and it was in fact, new. I was dismayed that they chose to dismiss our concerns that these were not new items, and tried to discredit our recollection that these items were not new when we moved in. In fact, we were certain that the carpet was not new, because it had indentations from a bed placed there previously. When I told them this, they refused to believe us, and dismissed my concerns. Unfortunately, OPP staff provided us false and misleading information that has created a significant trust issue, and we simply do not trust them, or anything that they tell us at this point. Remember, it was only after I demanded to see invoices that the truth came out about the true age of the cooktop and the carpeting. They provided us false information, tried to make us feel that we were crazy for telling them that these items were not new when we moved in, and the true age of the items only came out after I asked for invoices. Even after all this, they still withheld over $1200 of our deposit, including the need to "replace the carpet", stating it was destroyed by a 6 lb, house-trained Yorkie. One would think that the several hundreds of thousands of dollars of rent that we paid would cover carpet replacement for a carpet that was already almost two years old! Remember this when you sign on- you may very well have to fight for your substantial security deposit when you leave. They also withheld funds from our deposit for a "final water bill". This made no sense to us, since for all of the 8 years we lived there, OPP utilized a third-party utility management company (Utilities Management Concepts, or UMC) to bill for the water and wastewater each month we were in the building. I talked with UMC, and they assured me that they were responsible for billing for all the metered water /sewer usage for my apartment, and that my last bill covered all water expenses up to and including the last day that we were in that building. So, can someone please explain to me how there could be an additional "final water bill" deducted from our deposit if UMC is covering all the metered water usage up until the day a person leaves the OPP building? I requested an explanation and/or invoices documenting this supposed "final water" usage from their lawyer, but no response was ever provided to us. Nothing. Where is the documentation for this "additional water bill"? Finally, the Discovery Green Park across the street from OPP, used to be nice, and we walked our dog there every day, sometimes 2-3 times per day. But the last few months, we were approached daily by individuals who were asking for money. Sometimes they became upset if we did not have money to give to them. One got mad and insisted I go to my ATM and make a withdrawal. In the middle of the day. Really? There were also large numbers of motorized scooters all around, racing around the park at night. We were almost hit several times. One speeding scooter ran and became entangled in our dog's leash and missed his head by a few inches. The driver laughed and kept going. It became dangerous to walk there at night. Finally, every night there were cars downtown circling the park, burning tires and revving their engines into the night, even at 2AM, 3AM, 5AM. Our sleep was disrupted many, many times, even 25+ floors up. Even earplugs didn't help. Needless to say, we have moved out. Several of our friends have moved out as well. read more

If it wasn't for the turrets at the top of this building, this place would have NO distinguishing features. In fact, with the cheap bricks it looks more like a housing project tower. The location is barren too. Nobody lives round here. The pool isn't even heated and they want HOW MUCH in rent? LOL!!!! There's supposed to be valet service, but there never is. The only employees on duty seem to be a fairly desperate sales staff who have been given the thankless task of trying to lease these basic and overpriced units to unsuspecting newcomers to Houston. It's part of the Fingers Furniture empire and that's not surprising because this place is cheap and badly built just like a one big tasteless overpriced armoire. It should really be called "One Bogus Place." read more

One Park Place is incredible. My girlfriend and I moved to Houston in July and spent a month looking at pretty much every apartment complex in the inner loop in Houston, and once we visited One Park Place we kept comparing every other place we visited to One Park Place...so then we ended up moving in! The concierge service is awesome. They are happy to do pretty much anything you ask for, no matter how silly the request. I'm continually amazed by their lack of judgment, because I've asked for some pretty silly things. All of the amenities are incredible. The valet parking rules, having Phoenicia and the MKT bar downstairs is soooo convenient, especially for us who work from home, we don't even have to leave the building! More money for us! The view that we have of discovery green is incredible and expansive, and getting to see some of the events they have there from our balcony is fun! The maintenance service they do continually surprises us. The staff are actually friendly and willing to do what it takes to get the job done. I don't even know what else I could say. This has been the best and most fun place I've lived in so far. Let me know if you have nay more questions about my experience, I'd talk about One Park Place any day. read more

Don't live here if you have children. While most are nice, many of the residents were visibly annoyed by my kids at the pool or in the lobby. Management was not helpful and caused a lot of stress to the point we had to move out. They took a huge chunk of our deposit as well. read more

I was just here this past Saturday shooting a small benefit fashion show for CAMSA (Coalition Against Modern-day Slavery in Asia) in one of the rooms on the 8th floor. The lobby when entering is modern and simple having very tall ceilings giving you that luxurious feel. The apt we were in was simple, basically rectangle center living room / kitchen and two perpendicular rectangle small rooms on both ends that are closed off. I didn't see anything else or notice any other rooms as I was taking photographs of the models. It is very spacious and allows you that modern open feel. At least for this layout. The balcony overlooked discovery green and George R. Brown center. Fairly nice, wasn't a huge fan of the layout of that particular room we were constrained to. The location of this building is great especially those sports athletes who get to go to work nearby. You better be able to afford an arm and a leg for these places. I wish the people who rent these apartments out would donate to my "I need money to pay back my student loans fund." read more

I noticed the two reviews on One Park Place the other day, neither written by a resident, so I thought I would write about our experience in actually living in this beautiful building for over a year. First, the building is fabulous and very striking in its design, furnishings and artwork in the common areas. There is nothing cheap about the place and our guests always remark about how cool and beautiful everything is. The pool is wonderful and very popular in the summer. We have outdoor grills we can use which are also very popular. The fitness center is also nice with plenty of equipment. We had a huge party last year in the residence room and it was great and everyone loved the facility and the staff. We love the diversity of the residents as well. There are empty nesters and young professionals for the most part who are from all over the world. The staff does a great job of providing events for the residents to get together and meet each other, including parties, wine tastings, yoga and musical events to name a few. The staff is great and very helpful. We have had a few snafus with the valet service but the management has been very responsive to our complaints and fixed the problem. The concierges are helpful with packages, guests, and even getting tickets to events or shows. We love our apartment and living at Discovery Green Park with all the events that take place throughout the year. For us it is an easy way to live, close to where we work and worth the rent we pay. read more

I've been living here now for a couple months. This location is A1A, there is so much happening at this end of town and it gets better every week. The services at One Park are impeccable. The regular concierges are friendly, helpful and go out of their way to know residents by name. The management staff is very helpful and responsive, and have a solid calendar of small special events for residents. When you combine that with a private back door into Phoenicia, you've got a plus no other building around me can match. Sure the rents are at the top end of the market, but look at value and location, hard to beat. read more

1) The reletting fee they try to attach on your lease is egregious. Consider challenging it. The intent of the law here was to help the with the landlord with the cost of finding a new renter for the apartment should you not be able to fulfill your lease (i.e $100 -$200 bucks). Certainly not to gouge you to the tune of thousands of dollars should you be forced into a corporate move etc. So catch this addendum prior to signing anything. 2) The deposit is going to be nickel and dimed at the end no mater what. So consider it a loss if you move here. They watch those wood floors and cheap carpet with magnifying glasses after you move. A scuff on a floor and they will use it to pass the cost to refinish the whole floor on your deposit dime. 3) Cheap washer and dryers. AC is noisy and cheap. 4) Apts facing park will have noisy concerts to deal with during evenings. Which seems fun until you need some peace and quiet. Sum it up: Hanging on to egregious fees and deposit money to try to profit from these items versus the purpose they are intended for is not ethical and just a waste of time to argue with them. There are many choices now in luxury apartments downtown. read more

There were a lot of choices in the area but I ultimately decided at this community because of the location and the clear dedication of service from the staff that runs the community. I know that I am going to be taken care of after they made the "sale". There's obviously lots of other perks including valet, a rooftop pool and a classicly styled apartment. I moved into OPP one month ago and couldn't be happier. From the parking attendants and the concierge, to the leasing agents and the management team--this staff aims to please and has not disappointed me yet. They have two qualities I highly value; integrity and accountability. They simply do what they say they are going to do. When they can't or something comes up, they don;t make excuses--they own it. I frequently use the conference rooms for business and everyone continues to accommodate me on my last minute scheduling. The units are spacious and impeccably well maintained. There are lots of happy dogs in this building. My Bull Mastiff Bella is so happy here. She loves walking throughout Discovery Green and playing with fellow dogs in the gated dog park located just across the street. The common areas are beautiful and PRIDE is everywhere. Lastly, the Phoenicia Market on the first floor seperates this property from all the rest. We have direct access and their staff is fantastic too. And the food is just like the word on their T-shirts---YUMMY I highly recommend this building. read more

One Park Place is a great place to call home. The amenities, management and location are fantastic. My favorite aspect of living at OPP is the safety and security it offers. The pool, gym, coffee bar, resident rooms, and lobby are perfect and well maintained. The OPP manager, Katherine, is professional and friendly, and she takes excellent care of the property and residents. She managed a good staff who are also professional and a good team. I appreciate the way packages are managed and the resident activies that are available. The balconies, views, access to restaurants, bars and activities are also a big plus. The best part of living at One Park Place is the service. Curtis is the concierge during the day and he keeps the tone of the building first class. The leasing office is on the same page. They go out of their way to make sure the standard of service is always the highest level. During the recent pandemic, we expected a reduction in service as the amenities were forced to be shut. But Curtis continued to show along with the rest of the staff following the city guidelines. Their professionalism in the best of times is impressive, but their caring handling of a crisis shows how this building is truly the best downtown. We lived downtown for 6 years before moving to One Park Place. Our small business took us in and out of all the other high rises. But it was Meredith and her team that made us realize how special One Park Place is. She carefully reviews all vendors before allowing them access - no other building was as careful. And she curated a great relationship with our business to be sure her residents had the best service. And SERVICE is the best word to describe One Park Place. It's truly exceptional. We have been so happy with our transition here and hope to see more happy residents enjoying the benefits of such a lovely home downtown. read more

Location, amenities and staff are all excellent. Balcony with great views, restaurants, bars, downtown attractions, sports venues all walkable. We have used the resident room for parties and events; the gym has all the equipment we need and pool and grilling areas are just great. Katherine, the Manager, runs a tight ship; all maintenance needs are quickly addressed, the concierge and staff are all friendly and helpful. She and her staff also organize really great social events for the residents including pool and holiday parties, happy hours at nearby restaurants and tickets for some of the House of Blues shows. read more

Parking situation is terrible, you have to through the traffic of Phoenicia grocery store and visitor parking to get into/exiting resident parking. Overall parking and turning is very tight. Valet? Also takes time since they have to drive around the block. Multiple downtown functions shut down streets yearly. Cheap appliances, noisy A/C is normal.. they stapled insulation (which they have done for many residents) and in the end didn't make a difference. Would recommend looking at other places about to be completed unless you need to move here. Management 3/10 read more

Also, I've lived in apartments all across Texas, and never have I met such a wonderful, professional group of people as the ones on the OPP staff. I lived in One Park Place for two years and absolutely loved it! Luxury at Home: I always felt welcomed and respected by all of the management and staff. They constantly sought ways to make life as easy as possible and were successful at making me feel both in a luxury hotel and at home. There was also a neighborly attitude among residents - probably brought on by how happy we all were to live there! Living Downtown: Like many areas of Houston, downtown has grown and diversified a lot in the last few years. It is a great place to live! I know some people have doubts about living downtown but I think it is misinformation and a bit silly - living downtown is absolutely safe. As a young professional I found many great bars and restaurants within comfortable walking distance (Springbok, Pastry War, Hearsay). For someone who values location this is as good as it gets - I walked to work every day and rarely had to drive my car for anything. Why Review OPP: I've had a range of mediocre to bad experiences at other buildings in Houston but I rarely write reviews because honestly, it takes time away from checking my Facebook feed ;-) However, the staff at OPP deserve an excellent review. Con: Well... it's a bit expensive but you are getting your money's worth with this location and amenities. read more

I never write reviews, but I was compelled to do so when I saw less than five stars for this amazing property. I have lived at OPP since it opened in 2009 and cannot imagine living anywhere else in Houston. The property is superbly maintained and the staff is without equal. They go out of their way to look after every tenants unique needs; they even insist on changing the light bulbs in your apartment for you. The private entrance to Phoencia market means you never have to worry about running out of supplies when you are entertaining. Complementary valet service is outstanding. If you need anything, just ask and one of the staff will do their best to help you. On site shoe shine, dry cleaning, car wash and detailing is convenient and reasonably priced. The French bistro in the building is reasonably priced and they deliver meals to your door. The residents are from all over the world and range in age from newborns to folks in their 90's. Truly a vertical neighborhood. During my 11 years living in downtown Houston I have looked at all the ownership and rental buildings in the area and I have concluded that none of them offer the quality of life that OPP does. read more

Nice on the surface, but live there for a while and you'll realize that it's not the best experience in terms of value for money. Most of the residents have been from out of town and they don't know downtown Houston is a ghost town on nights and weekends (getting better, but not there yet). Most people who come expect a similar downtown experience to New York, London, Copenhagen or elsewhere. My sense is that there have been enough of a revolving door of these type of tenants that the management does not need to worry about it too much. Rent is overpriced because of all the "amenities" they offer. While their monthly resident parties seem nice, they're usually not fully attended, which means you're paying extra for stuff like this (but it's OK, who doesn't mind being nickeled and dimed?). They bought all brand new patio furniture last year which is only 1 season after having some of it replaced that was damaged in high winds (I guess they have enough money to do that). Similar thing with the furniture in the lobby and resident rooms, which was only a few years old, but apparently did not make enough of a posh impression, so it's out. The building is only wired for AT&T, so hopefully you like slow internet and terrible customer service. Newer buildings are wired for multiple services, giving you a choice, if you like that sort of thing. The unit seems to work fine most of the time. Garbage disposal has to be fixed every 4 months or so and rather than replace it they just do something to it that is equivalent to a Band-aid solution until it breaks down again in another 4 months. They have a gym. It's nicer than some hotels, but not quite a full workout experience. They have actually taken equipment out in the past 2 years making it necessary for me to join a gym (so there's another surcharge incurred as a result of living here). They have a pool attendant during the summer because apparently we all behave like children who can't control ourselves, and we're not allowed to have more than X number of guests at a time. Frankly, I can expect things got out of hand when they first opened the building and had a bunch of Rockets players living there. But this pool guy (nice guy, just doing his job) is completely unnecessary as I have never seen the pool overrun by any one group. There are always ample spaces to sit out, so why do I need this guy busting my stones every time I go out there to make sure I'm on the list to get in like some nightclub. News flash, I'm already paying for the privilege, thanks. Valet staff are often clueless. I pull up in the car and they don't open my car door or the building door for me, looking at their phones (or something) instead. Takes them forever to get your car too. I had a guest a couple of days ago we parted company in the lobby, I went back downstairs 10 minutes later to pick up a package and my guest was still waiting for his car. Most of the management staff are nice, but the building manager is a real piece of work. She's an old crank who doesn't negotiate with you, it's all a bunch of cheap parlor tricks to get you to pay more (like when I go to the grocery store and something I used to get for five bucks now costs six, but it's discounted from eight, so I'm getting a deal right?). One redeeming quality is the automated package notifications you get from the concierge staff. Nowadays in the 'renters' market induced by falling oil prices (i.e. drooping demand) and surging capacity (over 1000 units coming available in the next 15 months downtown) there are a lot of other places which offer amenities that are better. The competition has seen what One Park Place has to offer and topped them. Not to mention, they are probably in a part of town with something to do (yes the Toyota Center is right there and so is the Ballpark, but not much nightlife to speak of because residency in downtown just isn't in high volume). The building management actually sent me a renewal letter asking for a rent increase claiming they are at 99% capacity (where exactly are all these people, because they hallways, resident rooms and other common areas are usually empty...) with a long list of people anxious to move in. Feel free to do so and you can join the marijuana smoking guy on my floor that the management says is only smoking a cigar. Or (probably the same) guy who left a lovely puddle of vomit on the floor a few weeks back. The response from building management, "We can't control stuff like that.. we cleaned it up right?" Actually, you can control it by not letting those kind of people into the building in the first place. As long as their money is green, it seems not to matter to Finger. I'm sure this place was great in it's earliest days, but quality of service and quality of life has gone way downhill since I've been there. Pity too, but there are so many other choices now downtown, and the surrounding neighborhoods. read more

I lived in One Park Place from 2011-2012, had to relocate temporarily, and as quickly as possible moved back in to One Park Place in 2013, where I've lived since. I think it's the best place to rent in Houston if you work downtown. Everything is convenient (great grocery store - Phonecia - and restaurant - MKT Bar - on the first floor, free valet parking, easy dry-cleaning drop-off and pick-up, 24 hour concierge, etc.). The staff is incredible (extremely professional, responsive, courteous, helpful - e.g., coordinated with mechanic during the week to have maintenance done on my car; quickly make all requested repairs; regularly ask unprompted if there's anything the unit needs in the way of maintenance) - everyone from the responsive leasing agents, to the awesome building manager, to the fantastic and friendly concierges and valet guys, to the great maintenance team who quickly and competently fix or assist with basically anything you can imagine in your unit. The units themselves are beautiful - all top of the line finishes, fantastic views, etc. And because it's a high rise, the construction quality is top-notch and I never hear anything from neighbors above, below or to either side. It's also really safe - lots of barriers to entry, security cameras, and again, 24-hour concierge so there's always someone watching the lobby, elevator monitors, garage, etc. As long as I can afford it, I will live here because it makes life so much easier and more comfortable. read more

We moved into One Park Place just after it was completed. Everything about our experience in this amazing building was First Class. We enjoyed the excellent staff and management team. Maintenance issues were resolved quickly with one phone call. The valet service for ourselves and our guests is a real plus for a building Downtown. The Phoenicia grocery store was a such a great addition to an already wonderful place to live. The location of the building is so very convenient. We found that we hardly used our car. The pool area is like a luxury resort and the rooms available to host parties on the eighth floor are more like something one would find in a Five Star Hotel. The balcony was a probably our favorite thing about our unit. We would enjoy having a latte from the courtesy coffee bar each morning while sitting on our balcony and enjoying the great views. Discovery Green in our front yard with a dog park and ice skating rink has helped make life at OPP memorable and very special. read more

I have been living at One Park Place for 2 months and it is even better than expected. The apartment itself is perfect - stainless appliances, hardwood floor etc (check out the photos online, they don't lie!). The common areas are always clean, from the fitness center, the hallways, the lobby etc. The maintenance team is prompt, requests are completed within 24 hours, but honestly I have never waited 24 hours! BUT the really great aspect are the staff and management team. They want to help you, they want your OPP experience to be perfect. Whether its question for management, or the valets getting your car, you will always be greeted with a smile and helpful attitude. I may never move! read more

Great place and have lived here for four years. We have a great view of Discovery Green and enjoy the park daily. The pool is a great place to go in the summer and is located next to the gym. read more

This is the nicest, cleanest, and most convenient building in Houston. The staff is unfailingly polite and helpful. The concierges are first rate and incredibly polite and helpful. This is far and away the finest rental property in the city. read more
