We rented a two bedroom unit for our daughter from On The Hill Property Management through a local real estate agent that works with them. The agent told us that "this was the only apartment I would have to see". My daughter was coming back to Johnson & Wales to work on her graduate studies. Having spent time in Providence before and having seen all the cr*p properties that are out there, I figured that I could simply chalk this up to fast talking real estate agents trying to lease a property. I was wrong. When we walked into the unit, my mouth dropped. There were brand new appliances, hardwood floors, two bedrooms and a brand new bathrooms with Jacuzzi jets. From the first day that we met the duo of property managers for my building, Rich & Leslie they were polite and courteous. Any issues that we had with the lease really didnt matter too much because this is a college town and so much seems to be slanted towards dealing with frat house parties lol. Since my daughter isn't into hard partying, I didnt think it would be a problem and it wasnt...lol We agreed on a fair price for the area. We signed a 2 year lease in return for a reasonable discount. The property management company was always quick with a response anytime that we had an issue with the apartment, mostly via text messages. There were very few issues with the apartment in the first place as it had been taken care of and was relatively new. When the occasional issue arose, the property managers were on top of it within the day and had maintenance people fixing the issue within 24 hours. We felt that the property managers of On The Hill were understanding and fair. 9 months into the lease my husband passed away. The staff at On The Hill worked with me to make sure that we could find something more reasonably priced for my daughters final year, since things were going to be much tighter financially. We had signed a 2 year contract so as a renter, under RI law we would have been liable for all rent through the end of the lease. I was so happy when they were willing to work with me. We both worked diligently to help find a replacement for unit #1 so that we could move to unit #2, which was more in line with my tighter budget. It all happened so quickly and on my last day we were happy to make sure to have professional cleaners get the apartment ready for prospective new renters. Neither of them smoked in the unit, nor put a bunch of holes in the walls, so the rest was pretty easy - just mostly cleaning! Both sets of parents received 100% of the security deposit back, no questions asked. My daughter and her roommate took care of the property, we paid rent on time, and they left the apartment in better condition than when we got it. Being a bit of a slob (she's a grad student and working a zillion hours - no time for cleaning!) I was happy to pay to get it professionally cleaned and wanted to make things as easy as possible for them to rent the place to new people quickly. My dealings with On The Hill made me feel that their staff were fair and the property managers take pride in the buildings and in the rental units. Anyone would be lucky to have them as a landlord. In a city where so many take so much and return so little, this company was an anomaly. I would not only recommend them as a landlord, I would even let my mother and grandmother rent from them if the situation arose. I have been working with Four Star Realty for the past month; house showings, rental applications, visiting with realtors, the works. Today for the 4th time in a row, having been told previously that I was the sole applicant for each property, I was told that another applicant had beaten me to the punch. Somehow, in the hour or so it takes to view a property and apply, some one else in the world was able to view the property and apply (despite my being at the property and seeing no one else save myself and the realtor). So I call BS. Clearly this company has a vendetta of sorts against me, for whatever reason, and is coming up with whatever excuse they can find to not rent to me. The buck would normally stop there for me, but I was curious. I called in and spoke with a Lauren Chappell, the property coordinator/manager. I wanted to know what I was doing wrong that these other invisible applicants were able to beat my applications. Keep in mind I had spoken to other realtors at Four Star prior to this who verbally and via email confirmed the receipt of my application. She tells me that there is no record of my payment or my application (yet I have the email open in front of me saying that she personally had received it). I was shocked, how could two other realtors on separate occasions have claimed to see my application in front of them and then when boss-lady gets on the phone it's gone? I suggest, someone in the chain is lying. Her knee-jerk reaction was to call me unprofessional, a liar, and say that she "won't be doing business with people who call her employees liars" despite no such accusations. This company, and Lauren Chappell specifically, clearly have no integrity in the way they do business nor do they care about their current tenants; all that matters is the bottom line and apparently that is most helped by taking $80 application fees from trusting applicants without any intention of renting to or repaying said applicants. I requested that Lauren find record of payment (or lack therof) at her convenience and to please provide that to me. I will be following up in two days time if I have received no such communication. If at that time I am unable to find a record I will be starting a legal claim pursuant to the Colorado Landlord and Tenant Handbook for misconduct and dishonesty in business operations against Four Star Realty. If you know what is best for your sanity, you will steer clear of Four Star Realty and anyone associated with them. I will no longer be considering their rental properties and will be making sure to inform every one I can of the goings-on of the past month in an effort to destroy whatever hint of a decent reputation remains for Four Star Realty. One of the property managers that worked with us when I lived on California Ave asked me to post my experience while living in that unit last year, because they stated another tenant had complained that management had required her to clean up her PIG STY prior to move out and she had the balls to post a complaint about that prior to even moving out. I said I'd be happy to. We had a great experience and the property management team was always there to help us. The other tenant/roommate was out of control and was a TOTAL PIG with piling up trash literally everywhere. This girl that has posted a negative comment here, actually had numerous complaints to management made by her roommates and everyone else in the house while she lived there because her piled up trash was attracting mice. Literally a 5 foot high pile of trash, pizza boxes with old pizza in it, empty cans with food still in it, old dirty used kleenexes (gross) etc - you name it - were piled up in her apartment and she didn't agree with the reasonable request to clean up. Her roommates complained to management about it and the property managers tried to reason, but there was no way to reason with this girl. Her two roommates actually ended up moving out on her. When she complained online publically here, she hadnt even moved out yet and we found out later she was a month behind on rent! She posted her Yelp complaint on August 20th that she couldnt get her security deposit back unless she cleaned up the apartment. Her lease didn't even end until September, so what the heck was she even talking about. Everyone knows you dont get a security deposit back until AFTER you move out, so this was an outright "Double Bull" lie on Sarah's part. She complained to everyone who would listen that she had to clean up her own pig sty and even texted the property managers that she felt they should do it for her. Here was our experience: We lived here for a year. The unit was provided furnished with leather couches, large beds, and a beautiful stainess range with granite kitchen island. The quality of the apartments were much nicer than any others we saw. We kept our unit neat, but were no means OCD clean. The management team (including Leslie & Rich) were always there when we needed them and were always courteous and professional. The unit was walking distance to campus. Our group was a mix and not everyone stayed in Providence at the end of our lease so we had to move, not by choice. It was a bit more than other units, but it was supplied furnished (impossible to find) and we always had peace of mind knowing we could reach someone in an emergency. They were always available to help us with figuring out utilities and other questions we had throughout the year. Always very prompt and helpful. read more

I would give this company a ZERO if I could. I had to put a 5 so this would post... Four star is the ABSOLUTE WORST. I do not even know where to start. My roommates and I show up on our move in date in the 100° weather to our keys not working. We have to wait almost a full hour to get help or have someone respond to us. The keys do not work for another hour and a person has to physically come with us to fix them because before they were given to us, no one activated them...???? Then we arrive, the window is broken. there are glass shards EVERYWHERE. There is maple syrup covered on the door and floor. There is a giant dent in the front door AND the wall next to it. Then we finally get into the apartment hours after we were supposed to, and it gets worse. The apartment is DISGUSTING. There is old food on the kitchen counters and in the drawers, the drawers are absolutely filthy inside and out, the stove has oil and dirt all over it as if it was used the day before. The walls and ceilings are gross and have dirt all over them. The floor boards are coming up. The balcony is disgusting and was never washed. There is mold on the bottom of the wall. Absolutely filthy. After hours of complaining we finally get someone to come try to "remedy the situation" as they would call it, only to have them tell us that the cleaner NEVER CAME!!!? It was scheduled to come the day after our move in. Why you ask would it not be scheduled to come DAYS even WEEKS before we moved in? Good question. We had the latest move in date of august 21, being we start school 3 days after, and we were under the impression the reason they needed us to wait such a long time to move in was because they wanted to make it spotless and have enough time to clean the place and paint the walls and fix the floors, etc. for 1600$ per month per person this is ABSURD. The service here is disrespectful. Then, a lady at four star who was attempting to help with our keys had the AUDACITY to complain that it was hard for her to help us while us and our parents were talking openly about how frustrated and upset we were. RIDICULOUS!!! The guy at four star who helped us also was extremely rude and was bothered we came back for help. On top of it we were told the bar stools were coming with our apartment and they didn't. The floor plan was deceiving and led us to believe different floor plans resulting in the wrong couch being purchased. The WiFi also cannot be set up because in this building there is apparently no service. Our dishwasher is leaking water and doesn't dry dishes. Our power has gone out in only our apartment. The water faucet is broken. This apartment was NOT ready for us to move into and four star has done nothing to help us. This is so fucked up on so many levels. DO NOT RENT FROM FOURSTAR - YOU WILL REGRET IT! Do not buy into any of the 5 star reviews left by employees. FourStar is a HORRIBLE TERRIBLE AWFUL company that will make you regret living in Denver if you rent from them. They lie, cheat, and sneak charges on your bill to basically take as much money from you as they can. But if you have an issue? Their response is to ignore you, they won't reply to voice mails or emails and it can take months to get anyone to even respond - which is where they promise more lies ("We'll call you back in 45 minutes" they never called back - not ONCE). They promised me my deposit was coming in the mail, but the envelope is clearly marked a full week later, see the images on other internet reviews. They took $600 from my daughters deposit for new keys that I WATCHED HER DELIVER TO THEM. And then charged us cleaning fees when the place was SPOTLESS - Not like when I moved in and there were blood on the walls and tumbleweeds of dog hair in every corner. THERE IS MORE! So much more. There was daily screaming animal abuse from below that FourStar ignored, there was trash all over the property and piles of reeking dog poop, which FourStar ignored, I was being threatened and harrassed by my neighbors, which FourStar ignored. Then, since they are SUPER unprofessional, they didn't bother to mention or give any notice they would be entering my apartment at 7 AM the next morning. I woke up thinking someone was breaking into my apartment, triggering a PTSD attack (because again no notice), FourStar wanted me to pay them $500 for that. The charges from them scaring me and not giving me proper notice? That took 6 MONTHS of ever increasingly angry voicemails and emails before someone acknowledge there were even charges, another 2 to get them removed. I was only there a year, and living there WRECKED my health, I was healthy going in - worrying about hospitalization on the way out. Since moving to The Wesley (lovely place, totally recommend), it's obvious FOURSTAR was the cause of my health woes. FOURSTAR IS HORRIBLE! THEY WILL RIP YOU OFF! YOU WILL REGRET RENTING FROM THEM! If I could give them a 0 out of 5 I would, any review you read on here that is positive towards fourstar is fake, most likely from one of their workers or associates in order to mask the legitimate bad reviews. They are by far the most disorganized and incompetent realty agency in the country, possibly of all time. Their lack of understanding simple math is pathetic and they will do anything to get a buck out of you, no matter what your financial situation is. Aaron Mumford is the most incompetent manager I have ever worked with. The fact he still has his job is a disgrace to all Boulder residents, and his incompetent team of "qualified" employees not only manage to screw up simple rent issues, but also cause immense strain and stress on CU Boulder students and their families. Their staff on the hill is made up of young college graduates who have no idea how to properly run a functioning management company correctly. On top of that, they charge 2 months rent for a security deposit and consistently put ridiculous fees on top of what you are obligated to pay. Hopefully their reign of terror doesn't last too much longer considering they have a corrupt monopoly that is run on the hill here in Boulder. Don't be fooled by their tricks and schemes and no matter what they say, they are NOT here to help the residents at all, and will do anything to squeeze every bit of money out of you. They run these properties for shareholders who only view the properties as a stock and have fourstar "manage" them. They will hire the cheapest labor force to fix any issue if you bug them enough, then won't hesitate to overcharge you for the repair, which wasn't repaired right in the first place. Also don't expect to get your security deposit back when you leave, even if it was in worse shape when you arrived to move in. The Boulder Police and Legal Attorneys will hopefully take action to take this awful illegitimate business down and end their reign of tyranny. I've lived with On The Hill Properties for 3 years now as a Johnson & Wales student. Actually have lived in 3 different units - one on Hudson, one on America St and this year on Vinton. Having lived thru 2 moves and 3 lease-ups I can say without hesitation that Leslie, Rich, Rachel, Dave, and the rest of the team have been wonderful to me and my roommates during the whole time. Whenever we have had issues, they have always been there to help me and will often email or text things to us to help us figure out how to deal with simple things so we don't have to get our parents involved (!) They took time at the beginning of the lease up phase for each time to go over how to set up utilities, how to get mail forwarded, arranging for move in and out, ensuring we could get parking , etc. The whole team has been exceptional and I would give a special shout out to Leslie, Rich and Rachel for helping us out whenever we were stranded or had an issue. For instance, last week we had nearly 3 feet of snow and although we as tenants are responsible for snow removal you can be sure they were all out shoveling and snowplowing us out. It's snowing again today and its expected that we will have a lot of snow (like up to a foot!). They are already out there! During a blizzard we had 2 years ago, we lost electricity and I couldn't get my car out of a snowdrift and I was plowed in by a city plow. It was our first year on our own and we were freaking out. Rich came by with food and toilet paper & make sure we were ok and Leslie even gave me a ride to work at the Mall because my car was stranded. I was so grateful. We did have a few small charges from our 1st place because one of the roommates locked himself out of his room, so broke it down (he should have called for them to open it, but had been drinking!) The charges were all spelled out with receipts and not unreasonable. We have been a bit more careful since then and have had no issues! read more

I'm writing from a parent's perspective. When my daughter was a transfer student/freshman at Johnson & Wales she thought she had her housing locked in for her freshman year. During her Spring Term she got an awesome internship and had to go out of town. She wasn't expecting to go back to school until the fall. Shortly thereafter we find out that even though she had put a deposit down for a for, the school wasn't going to be able to honor housing. Bare in mind we live in PA and my mom was dealing with cancer, so the timing could not have been worse. The college recommended that I call On The Hill and the ladies there were awesome. They lined my daughter up with a roommate situation so we didn't end up having to rent an entire apartment on her own. Bare in mind, we did this all over the phone so I was a nervous wreck that when we arrived the place was going to be terrible. When we arrived to America St, we found we got what I think was the absolutely best apartment for my daughter's situation. She was so happy she stayed for three years until she graduated host this past year. There is absolutely nothing negative I can say about the staff at On The Hill (especially Rich, Leslie, Rachel and Dave) because our experience was nothing short of stellar. My daugher did have some neighbor boys her freshman year that destroyed their apartment, and we were so glad to see them go. Junior and Senior year went without incident. The most valuable thing I thought about the whole set up was that I could contact the property managers. They were very attentive and really cared about the students and the properties. My daughter had several friends that lived in other properties close by, and their experiences with those landlords was quite negative so I know we were lucky and I count my blessings!!! read more

Four Star is the worst business in Boulder by a large margin. I have been trying to get them to remove ice/snow outside of my unit for weeks and they have lied to me multiple times saying that they were going to get it removed. I pay a $75 grounds fee every month and the property manager must be pocketing that cash every month because NOTHING EVER GETS DONE. In the lease agreement, they agreed to remove snow, and other debris that appears from bad weather. Knowing this, I called them 2 weeks ago asking for them to clean out the snow and ice because my roommates have fallen multiple times and its extremely dangerous, and I pay a fee every month for them to do it so I shouldn't even have to ask them in the first place. After being ghosted by the property manager once, I had to call 4star over and over before she finally decided to call me back. She said 4 days ago that she would get someone out to remove the snow and ice.....well guess what???? ITS STILL HERE. 4 star is actively breaking their end of the lease agreement and have decided to let the ice melt for weeks instead of doing what they have promised me through the lease agreement. So, 4star, if you are reading this: when I slip and crack my head open I will sending you the hospital bill. OH!! I cant forget to mention THAT A COMPLETE STRANGER LET HIMSELF INTO MY APARTMENT WITHOUT ANY SORT OF NOTICE FROM 4STAR. ATTENTION RENTERS: Here's how to protect yourself legally against Four Star. FS has a reputation for fraudulently withholding damage deposits -- but the state has a special law to protect you! The legal "burden of proof" is on the landlord to show that the deposit they withheld is justified. That means they need documented proof that the issue didn't exist when you moved in and did exist when you moved out. If a landlord is found to wrongfully withhold a damage deposit, you are automatically entitled to get 3 TIMES that amount back (called "treble damages") + they have to pay for your attorney's fees! The state did this to try and balance the scales since landlords normally hold all the power. You'll need to pay the legal fees up front, and FS will try to be stubborn at first, but if you know you're right then the law is on your side and you'll eventually get your money back (if not more!) Make sure that when you move in/out that you take tons of pictures and videos. Document any specific issues in writing. Be careful when using their online maintenance portal, as you may not have access to it later, so keep local copies/screenshots too. After writing a bad review for four star and reporting them to the BBB I was contacted by four star- What upsets me is when we tried to talk to Four Star OVER A YEAR AGO about our issues living at the lodge in Boulder, they completely ignored us. We live somewhere else in the same city a a way bigger complex whose property manager personally calls the tenants back even though she works at multiple properties. Four star barely took any responsibility and I told them exactly what I will say here- instead of worrying about past tenants like myself writing bad reviews, maybe worry about the current tenants currently living there. I know they don't because once you sign a lease they know they have you. If you want to know four star, don't just read yelp, because at the end of the day it is the Internet and you can't trust everything on here. I advise you to talk to people in the industry and area. I spoke to multiple realtors in the Boulder Denver area as well as attorneys in the area- all say four star has a bad rep. Again only a writing this so others don't get manipulated as I did moving from another state as there is no benefit to me ( I forfeited my deposit, no damage just they made me in order to get out of my lease because I couldn't take one more day in my overpriced box they called an apt, so I've given up a long time ago getting that back) read more

Parents and students beware, this place has the worst service and will completely rip you off! Peter Chase is completely unresponsive and will not give us the courtesy of reviewing our claim against them regarding our deposit return. I have called their office several times and cannot get a live person. I get that college housing is a bit of a racket, but this takes the cake. Our daughter along with 3 other girls rented 1012 10th St, August 2015-2016. It is a 100 year old mess. Any repairs that have been done are sub par, the kitchen is from the 1920's, bathrooms from the 1970's, cabinets and doors are so old they don't function properly, the floors are old and stained and in some places just not safe to walk on. Claire the owner doesn't understand privacy and comes in unannounced and stores a lot of her personal things there and is extremely cheap in the upgrades needed on a home of this age. The deposit we paid was $7,400 and they are only returning $3,856, siting a bunch of trumped up charges for repairs that we should not be responsible for and I guarantee they did not perform most if not all of them. They will probably continue to get away with this unless people start fighting them. Don't let them do this to you! read more

Since I don't believe in duplication of effort, I would refer anyone reading this to my google review of Four Star on The Hill as well. /From my personal experience/ being this year 2018, we had an issue with the place we originally leased that prevented us from moving in. Fast on the scene comes Aaron, the general manager. He was apologetic, professional, fast, and compassionate towards our needs. We are only starting our lease now, but if the past week is any indication the four star described in these reviews is not the four star we dealt with. Large landlords are and will always be a pain to fuck with just given the nature of the business, and I have no illusions about this especially in the boulder property market. However, Aaron has made every possible effort to dispel me of this belief, and I believe it is people like him and Ken Highfill that will ensure that perfect customer service is not sacrificed in this ridiculous market. Any culture shift in a market or line of business only happens with a small group of people, and Four Star is truly lucky to have Aaron as one of them for landlords in the denver metro area. read more

Housing in Boulder is difficult. Many of the big companies such as Four Star own most of the houses/apartments, it is difficult to avoid them, but unless you'd like to spend an excess amount of money and be trapped in a 20+ page lease, avoid getting into a contract with them! It is suspicious enough that they require a $500 holding fee before you are even allowed to view the lease. It is their idea of trapping college students without a reasonable amount of time to consider the deal. There is an excess amount of fees and other requirements they need, including to do this strange online program that "teaches about the differences between living on and off campus". It is an extra $30 and it is a requirement. They do not budge on any of the negotiations that you may request on the lease. The staff at the leasing office are rude as well. I went into the office, expressed my concerns, my own understanding of the legal rights of tenants, and the lease drafter became ice cold to me. Again, as difficult as it is, try to avoid them. As an out of state parent to a grad school student who currently resides in their apartment complex I could not be more pleased with the level of service I have received from FourStar Reality. My son is currently living at the Lodge on Aurora. We have had a few small issues and each time management has taken care of our needs in a prompt, courteous and professional fashion. I am most appreciative of the integrity and honesty of the management (not hiding issues and helping to find a solution such as when my son's car accidentally got towed- they first tried to get the fee waived and then paid for the tow service when a waiver could not be processed.) The reason I am writing the review today is that my son's AC is broken and I was told someone would be out today to fix it and I am fully confident that this will happen.
