DO NOT!!! If you don't have to...DO NOT have business with this place. But if you do, pay attention and KEEP EVERY EVIDENCE you have and TAKE YOUR OWN PICTURES of the property you are renting OR OWNING. Walk through inspection when move in: if you see something wrong? MAKE SURE to tell the person to put it down on the inspection list, AND then take pic of it, dated on the list and everyone get a copy and KEEP IT. Because you will need it when you move out. They want the money fast, but when it's time to return your deposit, all of the sudden they have 21 days to do so, and then a lot of things magically appeared that somehow it was YOUR fault. So many 1 star rating is for a reason people! Please read the reviews and learn from it to save your own booty. You can know and say all you want but they will say they can't see it on their photos so therefore they have to take it from your deposit money. So make sure you have PROOF or else you won't get your money back. BE CAREFUL when you are working with them, they are helping managed but suck at it. Because it's the renter or the owner's fault BUT this company. They say they pulled out the photos and it was fine back when we moved in. Thank goodness I kept the UPDATED check list when we moved in and the management emailed me a copy. So it's not like I fixed it myself. So WARNING!!! Please read reviews. There is a lady whom I dealt with during my time applying for this place and a couple others. Her name is Rhonda she's not the one up front working. She works in the back basically. She is one of the most rudest ppl I've ever encountered I asked to speak to some one higher up than her and she said too bad because the lady is out of the country. When I proceeded to ask for some one else she hung up in my face. She was one of the most negative ppl I've ever met. She never let me finish a sentence, she cut me off each and every time. When i was in the middle of asking a questions she cut me off just to say I have no chance and the landlord won't take me, he doesn't want ppl calling and bugging him. This is absolutely the worse property Mangament company to use. You literally pay them to do absolutely do nothing for you. I was the home owner if something breaks in the house they call and tell you to fix or find someone to fix it. There no help at all. Cathy was my property manager she missed some many things in the move out inspection it was a joke. I had to fix a lot of the stuff with money out of my own pocket and her response is oh well I can't catch everything. But that is exactly what her job is to do. Her and Rhonda would always say the tenants rent was late when I would call 10- 12 days into the month looking for it. Which we found out later was a lie the tenants always paid early. They messed up my tax papers and when I notified them a couple times it was never fixed. There property management company is so bad I really thought about leaving my job to become a property manager myself so no one else would have to go through what I did. One lady in this office Kathy specifically was Overall rude. She clearly doesn't care about the tenants and will hold your security deposit for damage that was already inside the home when you moved in. She will also nickle and dime you for every little thing including cleaning. But don't worry you'll only have to go back to clean it 4 separate times.. then she'll insult you and basically call you a liar on top of insulting you and insinuating you don't know how to do your job, all because you asked for an itemized list of things that she kept adding on after the first list was completed.. the initial inspection list.. she will blackmail you and is rude as hell. She neglected to tell the owner of the property what's going on.. such as a mice infestation she refused to call an exterminator for and said "the landlord is too cheap, he doesn't take care of his property's." and don't forget when you move out all the problems that were never taken care of prior to you moving in, or during your 2 year residency.. yeah she'll keep your security deposit and blame it all on you. If you want to rent from fox reality and management.. I would pass on that, they clearly don't do their job well and you'll basically be f***ed in the end.. try busy bee reality instead. The worst management company ever. They will double charge you so you get no deposit back. They will as a standard practice on references to other property management companies after you leave them. Recommend to not rent to you. Even with perfect payment history. For some reason they ( Rhonda and Gennie ) get some pleasure for make their ex tenets lives hard. As a tenant they will at random without notice show up at your rental and want to look around. Very unnerving and uncalled for . As a past tenet I warn all, that you will pay dearly in the future for renting from them. The owner of the property that we rented from them also dropped them for over charging them . ALL HOME OWNERS do not trust this company. If you value your home do not even do business with them. When I said no pets they said the tenant had a service animal. They refused to show me the lease or any information on the tenant. In the end it was not a service animal the tenant paid a pet deposit for one animal she had 3 animals. By the time the tenant moved out all the floors, walls and baseboards where damaged in every room. They said the did the back ground check on the tenant. I called the last two places the tenant lived in. She did over $20,000 dollars worth of damage to the two previous homes she lived in. My estimates to repair all the damage was up in the $40,000 price. One of the homes they sprayed painted on the garage a person getting their head cut off and wrote "your next" for the landlord. My home I caught them using a water hose spraying the walls and ceiling causing a of damage to the drywall. Fox property said the microwave stopped working it is old. NO! the microwave works. The door on the microwave was broken. When you open the door it hung on one hinge and broke in two different parts just dangling. Cathy Nitchly failed to mark all the damage on the move out list. She failed to complete the move out period. What about that credit check I paid them to do.. that tenant went to a furniture store financed all new furniture and never paid a payment for the furniture. The furniture company is looking for her and she did this two years prior to moving into my house. They do not do a credit check on the tenants they move into your house. They are not to be trusted. They refuse to send the deposit check or the move out list in a timely manner. They where with held all this. They did nothing to protect my home. That obligations of returning your home in the same condition as they got it minus wear and tear. That is the biggest lie I have ever heard. Avoid this company they will rob you blind. Yes, the money they keep for maintenance the 400.00 dollars. They never return that too. I had to higher a lawyer to fire them. They would not give me back my property. They rather put out petty threats to you instead. Do not let them fool you thinking they are professionals and know what they are doing. They are not professional. This is the worst dishonest company ever. You think they got your back because you pay them and that is where the judicial duties are suppose represent. It does not they break every rule in the book. In the beginning of our relationship with Fox Realty they were very accommodating to us. We thought they were different than most management companies. Sorry to say that we are changing our thoughts. Overall, we are disappointed in the professionalism displayed by most real estate management companies. Here is the reality of dealing with the lease of a home: in the beginning they are very accommodating and then you sign a lease. If you are lucky the home is in good shape (mostly this is not the case--they have problems that need fixing but they do not disclose this to you) then these problems surface and you ask the company to fix them; and if it is something simple with an appliance or hvac unit mostly this will get immediate attention but, if there is a major problem with water leaks or faucets they tell you that it is up to the owner and what we have found it that most owners really cannot afford to fix any major problems! Please be aware of this as you go forward in the lease process. They expect you to pay your lease payment on-time yet, they can take any amount of time to fix a major problem! Also, they get to decide whether this problem is 'habitable' or not. Excuse me--who is living in this home? This is not right behavior yet, is practiced industry-wide. These companies need to wake up to the fact that as people mature they may not want to own a home for various personal reasons. This does not mean they are not savvy or professional people. As your customers, we expect to be treated with respect and courtesy. I am sorry to say that the company, Fox Realty, that we are currently leasing a home with has joined the ranks of most other companies that we have dealt with in the past three years. For the most part, Carla over at Fox was great, BUT now that we've moved out of the home we are getting screwed on our deposit. Carla had just completed her "health and safety" inspection prior to us putting in our notice AND after she completed her final walk through sent an email stating "as a whole, the house looked pretty good" but stated blinds were dirty and dead bugs in light fixtures, so we picked up the keys and went to the home and cleaned blinds and light fixtures. No big deal. She also stated the walls are dirty. Well, the walls were not painted prior to our move in and desperately needed it and it's flat white paint so the more you clean the more you emphasize dirty spots. So she stated she would take "solution" to try and clean the walls. Cheap company!! They legally need to paint the walls!! Now all of a sudden their "workers" found things that needed work AND saying our water bill was $498.05 and that they took it out of our deposit to pay so I logged onto CCWD and our bill is only $278. So where's the extra $220 coming from?? Needless to say, this has left a bad taste in my mouth and will never use them again. Can't wait to see what's left of our $1,900 deposit!! read more

DON'T GO THERE! Unprofessional would be too kind. Don't even deserve 1 star. DOCUMENTS ARE A MESS. In email, staff actually stated, "I didn't say I didn't read it, I said, I didn't see it." PROMISES UNKEPT: I was told they'd take about 100 pre-occupation photos. They took 19, all from far away including 4 street view. The house is not for sale. Obviously, there's a complete lack of understanding on what pictures are for. Fox was suppose to get the utilities converted over. They didn't. When I asked, they said they tasked the tenant to do that, and that they'll remind the tenant to do that. Meanwhile, I was getting billed. DIRECTIVES NOT FOLLOWED: I gave specific instructions on contractor to contact in case of repair/maintenance needs. Fox not only disrespected me by continuing to want to send someone else, they lied on how they tried to contact my contractor "numerous times," and how unresponsive my contractor was. In actuality, they never even tried. TRASH TALK: Even after I fired them, Owner just can't help herself. In email, "you've been difficult since first meeting..." I actually never met with her. "embezzlement" because they can't do the math and I pointed it out. I finally snooped out the tenant's phone number. Tenant stated that the name lease is spelled wrong. Tenant pointed it out, but Fox didn't want to bother correcting it. And the serve call was rescinded once I spoke with them about which switch does what. I didn't hire Fox to have to manage them or fix their mistakes! If there was a negative star rating, Fox would be there. read more
