    Extremely professional and know what they are doing! I was a little skeptical at first, because their fee is a lot lower than anyone else, at a mere 4%. But results speaks louder than word. I had a vacant studio unit in Stockton that the previous management company was not able to rent out for half a year, these guys took over and helped with the remodeling. They advertised the crap out of it and got it rented in one week! and it rented for $1050/month, which is a good $300 more than I expected. I am very happy with the rent, as well as how quickly they rented it out.

They barely lift a finger…read moreto market your property. * They take 5 business days to process each application. * They will not show the house to any prospective renter until the renter has paid an application fee, submitted their application, had their credit, income and rental history checked, and been approved. Very few tenants are willing to go through all of this for a house they have never seen. * I had to show the house myself or have friends show it. * RNB did not list it on Zillow or Redfin. They said they submitted it to these sites, but RNB never followed up to see why it had not shown up until I pressured them 5 weeks into the process because we had so few inquiries. In the 5 weeks I worked with them their "efforts" produced a total of one applicant. They charged me $600 to break my agreement so that I could find another management company. It's true their contract says they charge $600 if you cancel before 60 days. It's also true that their contract says they will post on CraigsList but they did not do this and Nichelle even told me when I terminated that they did not do this. Their contract also says they will post on Zillow, Redfin, etc. but I checked those sites and it was not there. When I asked for proof that it had been posted there, they simply sent me a page that said "posted to internet." It also says they will post on Social Media which they did not do. It also says they will provide "unlimited showings" yet omits the very important part that they will only show it to prospective renters who have paid $50 application fee, gone through the process and been approved. When I told them I should not have to pay the $600 due to their lack of good faith effort to rent my house and their breach of contract by not doing what their contract says in terms of leasing and being deceitful about the showings, they refused to terminate my agreement, take down my listing to allow me to find another company and refused to return my keys or garage door opener until I paid the $600. I lost that money plus rental income from the time they wasted. I signed their agreements and entered the relationship in good faith, trusting they would make a significant effort to find a renter for my home. I hired them to help me and they only caused me stress.

    Edit to update and clarify a few things: You're right,…read moresaying 10x the amount is an exaggeration. It was probably 2x+ in most situations, but that is a large difference and my hope is that most people have a level of discernment when they read online reviews. For example, I got my 2 broken windows repairs for ~$275, while their quotes were in the ~$400 range for a singular window. Assuming $800 vs $300 - rounded up - is 2x more and that's without adding on the 10% fee for coordination. I had multiple experiences like that and it felt disappointing. I have felt like I've gotten much fairer vendor quotes from my new PM company by comparison even. Not only that, but it took 2-3+ weeks before they even had vendors out there to begin repairs. It took me checking in to find out nothing was being done in the time. Again, isn't that why you have PM company in place? To not have these long lags, especially given the rates you're paying? At least giving me an update so I don't find out based on my own outreach would have been preferred. I interviewed and have reviewed a few PM contract terms. None of them have a 10% coordination fee. None of them charge you to get out of the contract. None of them have fees for empty properties if you leave early. Since I had 2 units under their care, one of which was empty, if I wanted to leave the contract I'd owe them the PM fees and rent placement fees for the empty unit (50% of rent). It's rules like this that made me personally feel like a number. It felt like no one cared that I just lost $10k+ because of the poor tenant placement experience. "Where is the local aspect of going with a local company? I really need to be rung out for an extra $2k?" were the thoughts running through my mind. Maybe I could justify them charging their fees for the placed tenant, but to collect on an empty unit? Yea, that makes you feel like crap after a few bad interactions adding up before this. Regarding the 24 hour service. I can't speak for what happened that night on their end. What I can say is that I called their office number personally - the number on their website - and reached out to my contact (Rosahura) via email. I didn't expect an email response, but I was hoping someone would reach back out from their emergency team. My tenant claims they called multiple times as well, and I am inclined to believe this tenant, but who knows. Because of the urgency, I had to step in and did what I usually do...reach out to a random vendor on Yelp and hope for the best. Thankfully, I found a vendor who was able to help us and repair the water pipe within the following week. I also managed and found the vendor for my roof replacement, had it been my roof, which I paid about $17k for, that 10% fee could have been $1700! Rules like this makes me lean towards feeling that their company works better with the big dogs of the world, like HOAs where they have the funds to make big purchases and not bat an eye. I don't know how they think a small time landlord could pay something like that? Especially for a level of management that I can't see adding up to that amount, because I did it myself. It would be different if they were going on site to oversee the project, but from my understanding, those are just the coordinating fees from using a vendor of their recommendation period. To give them their flowers, they did do a good job of placing tenants in my unit, but the tenants never stayed. So every year I had to pay a new placement fee, and it seemed like no one ever had a great experience on the property. I was always asking why and what I could do to keep people longer, but never got actionable advice. Referring back to the rodent or pest issue, instead of sending people to patch a hole here or fix something there, I wish they would have just recommended we fix the sliding altogether. I would have preferred to fix the entire wall than to give the tenants the experience of just putting foam in gaps. It's expertise like that you hope to expect from your property management team and their professional vendors. I just never felt like I was getting the value unfortunately.

But still had to pay the monthly fee for the benefit package of $51 dollars. and then added monthly pet rent. the rent was raised $100 each year. besides that the last year we were there It was nearly impossible to get a response back within a few days. It seems they have three people running the place and they're all on separate pages. Our move out process was horrendous. I could never get a hold of anybody through a phone call. We did not have use of our master bedroom or bathroom for over month because of construction for a leak we had to sleep in the family room with a two-year-old and also being pregnant. No compensation or offer of anything. said we can sleep in there it was fine. but with cement floors and workers dust all over things it was not safe for us or livable. so we broke the lease a month early of our year ending and was charged $700 or else we would be sent to collection agency and on our rental history if we did not. even after doing a walkthrough with the manager he said all was good pointed out what would need to be fixed. as stated in there move out instructions we got the house, professionally cleaned, carpets, professionally cleaned, and landscaping, professionally done. After paying all of that out of my own pocket, they still took $1,900 of my security deposit. and they replaced the carpets which they said they would let me know if they were or not and they never did, so i wasted my money getting them cleaned. they charged me for things that were already "damaged" before we moved in but because it was not written on move in paperwork we got charged. and alot of these issues were normal wear and tear after 4/5 years of living. so i advise anyone who is going to rent from this property management company to video tape everything at move in, document everything you see. they will nickel and dime you to get anything they can out of you. I disputed the charges and they only gave me the $10 back for a toy that was left at the home they were charging to remove a small toy my child left on a shelf. they also made us remove a lawn mower at move out that was left behind from previous tenants, that was even stated in the lease contract, and shown to them, but if we did not pay to get it removed they said they would charge us. please be aware of this company if you are a renter! its completely unfair how they did this to us tue last few months and reaching a human was impossible via phone, and emails took 3-5 days to get a response back with the move out process. i still never received a phone call back the last month when i would call to ask a question. i would get an email response back from three different people on completing different pages. horrible experience and we treated that home like our own.

In addition, they charge extra just to have your rent auto drawn, which saves time and money in processing and all. Fair housing is out the window and the company should be violated. The attitudes of the ladies in the office when you call or come in is very nonchalant and they don't want to help you at all. They would rather be talking about their BBL's and upcoming surgeries. I have been living with black mold in both my bathrooms causing my vanity to sink, (causing my child to be hospitalized), toilet has been broken since I moved in, every electrical outlet has no cover and at least 1 plug doesn't work. Several maintenance requests have been in but no response. Put in a call to the owner of the company with no answer or call back. I have been in property management for the past 15 years and I have never seen anything like this! This company needs a higher service of standards in all areas of customer service, maintenance and office engagements. Start with striving for excellence.
