So downstairs was always cold. The heater didn't help downstairs but upstairs, it got warm fast. Next, the window is thin so again, air and condensation. Sounds and people were barely muffled by everything. Walls: thin. Thin. Thin! We can hear screaming from one side of our wall and neighbors doing "the nasty" on the other side in the upstairs. Neighbors going up and down their stairs. Smh. Parking. When people have guests over, they take over the parking. Some don't use the guest parking lot outside so we ended up having to park wherever we could. Gym area was not impressive. You get the basics. Pool. The ducks get into it and poop in it but they did have a consistent pool cleaning guy that came throughout the year. Everyone minds their own business. Some neighbors not friendly at all but who cares? Each to their own. Maintenance man is a nice guy! He helped us out for minor things. And was always there for any major repairs we needed I.E. our washer was making weird noises or our food disposal stopped working. One time, water was leaking from the shower handle and I requested maintenance to check it. He fixed it but it came back after my mom had given my son a bath. I called the property manager 5 minutes before 4pm and you can hear the annoyance in her voice. I remained calm, of course. But it was just not needed and unprofessional. I'm not sorry I called you before you clocked out for the day and had only five minutes left to close up. And then last but not least. The property manager. Something's a little off about her, can't put a finger on it just yet. Some say she's nice and sweet. I agree.. to an extent. My SIL did the post-inspection with her because I went out of town. She accused us of having a dog. First of all, my son is allergic to dogs and cats. So that upset me. Next, she informed us we'd get our deposit WITHIN 21 days. Guess what, guys? We are on day 42 and we have NOT received anything. So when y'all move out, PLEASE MAKE SURE YOU MAKE IT CLEAR YOU HAVE THE RIGHT TO RECEIVE IT WITHIN 21 DAYS, which is under California Civil Code sections 1950.5 and 1940.5(g) (2020). I emailed corporate after she failed to email me back about it. All in all, a 3 out of 5 ‍‍ Rent was $2,145 plus utilities (usually $130) and PG&E (ours ran most hours of the day so it was between $200-$250). Would I recommend it? Ehh.

The washer leaks water on the floor, dryer makes this crazy sound, cockroaches found on a weekly, shower caulking is cracked, you can't have the microwave on and the toaster going at the same time or the electricity turns off lol, paint splattered over countertops/toilet handle/towel rack, inside of the dishwasher is rusty, and the list goes on. I wish I was making stuff up cause there are so many things that are wrong here. At first, I wasn't too concerned cause maybe mgmt/maintenance had a lot on their plate and just didn't work on the unit thoroughly before move in. So I put in maintenance requests thinking that they'd come out and just fix the issues without a problem. Not only did they take forever to come out but also poorly fixed things and labeled it "normal" to still have a stove that exploded and doesn't boil water or a dryer that is squealing. They haven't even fixed a quarter of the things I've asked and it's been almost 2 months since move in. TLDR: Property is getting old and management is doing a poor job of upkeep. If you're looking for newer or updated apartments, just spend the extra dollar and go somewhere else.

Our move- in went smoothly and we are loving the property so far. The new company that owns these apartments is extremely on top of their stuff, and it's refreshing to see staff doing general upkeep and maintenance frequently. The pool and grounds are maintained very well. The exteriors of the building are brand new and have a very appealing design. It's nice to just sit outside and enjoy the property. The apartments themselves are BEAUTIFULLY renovated. You can tell it wasn't a cheap paint and polish - the units themselves have had a lot of TLC poured into them and are very modern! Upstairs units have vaulted ceilings but downstairs units do not. The only potential downsides for some people might be the thin-ish walls and parking situation. With it being an older building, the insulation isn't as great as brand new buildings meaning you sometimes hear doors opening/closing, vehicles pulling up, and people walking outside. This is completely normal in my opinion for this style of apartment, though! For parking, you get 1 assigned spot but if you have more than 1 vehicle you have to find parking in limited unmarked spaces or park along the street. This hasn't been an issue for me so far, but others have said it can be sometimes.

I've had more problems with this apartment than the one I was living in , in Stockton We've had problems with the manager Andrea sending us a $50 bill as we "canceled our insurance for our apartment" when I called her to address this bill and we did provide proof of insurance when we first moved in (as it's required) she said she never received proof of Our insurance when we moved in and that's why we got the bill. Called the insurance company who confirmed we DID NOT cancel our insurance and had to resubmit proof and later the bill was dropped. Then a few months later she sent the same bill claiming the same thing and had to do the whole process again. When we moved out she sent a cleaning bill which we thought would be taken out of our deposit but she told us "they switched systems and our deposit was accidentally put towards a month of rent" which she did not disclose when we were living there at all and chose to disclose this issue once asked about it. Now we are stuck paying over $250 since she screwed up on the deposit . Also trying To go to the office was unpredictable as she was never back on time from her lunch (sign when she will be back on the door) ‍ When we moved in ,the apartment was clean and the grounds/pools are maintained. However due to our vehicle broken into, packages stolen and all The problems with Andrea I do not recommend this apartment.
