But here's what the Friedson Group did for me: Leslie is a consummate professional. She's a closer. She knows the real estate business inside-out and manages to read buyers and sellers like a great marriage counselor; except everybody wins. She sold me my first house 18 years ago in an incredibly tough market were there were 12 other bids, all way above asking price. She got me that house for $20,000 LESS than asking price. Yes, less. Leslie's team and fabulous sidekick Tyler helped my son buy a very cool house in Silver Spring. The inspector she works with helped my son avoid a house with serious flooding issues that would have cost $60,000 to mitigate before even moving in. Her mortgage broker got him a great rate. After my daughter had spent months looking for a house with other real estate agencies who gave her shady advice on prices and contracts, I strongly recommended Leslie. She found my daughter the perfect house in the perfect neighborhood and worked tirelessly to help her put in a bid that worked! My daughter especially liked how Leslie listened to her and didn't let her compromise on her must-haves. Last but not least, after 19 years I told Leslie about my idea to move out of our house in Bethesda, rent it out, and buy a house in Silver Spring to be closer to family. She didn't skip a beat. She helped us think through the pros and cons of this risky endeavor. She knows the market and helped us see the moneymaking potential of the house. When we decided to go for it she told me exactly what I needed to do to prepare our house for rent. She tells it like it; specific important things like "get a new fridge, those lights have to go, use this paint color." She even helped us with the ad to rent the house. It had everything we needed including a park around the corner to let our dog run. And of course we got an amazing mortgage rate. Now our other house is rented and we're getting enough rent money to not only pay that mortgage but help pay the new one, too! Remember what I said in the beginning. We had a positive impression of Jen after an introductory phone call, but ultimately, she was careless and not detail oriented. Compass Search The online search Jen set up had criteria that we were not interested in. The resulting houses were not within walking distance of a Metro station. They also shared walls with neighbors when we said we wanted solely a detached house. We did not look at any of the houses that resulted from the automated search; we only visited houses that we found on our own. We also did not learn of any off-market properties through this search. Offer During the offer phase, Jen acted as an intermediary between the seller's representative and us. The information she conveyed was inaccurate and required follow-up during a stressful time. She stated that the seller agreed to $15K off the selling price. She also said the selling price would be $X. However, doing the math resulted in $25K off, not $15K. We had to go back to Jen to get the correct figures before we could proceed during a tight timeline. Additionally, during the negotiation we were left to ourselves as first time homebuyers to determine what our counteroffer should be. Despite multiple indicators the property was listed over market, Jen did not suggest an appropriate selling price. Rather, she recommended asking for seller credits numerous times, which would result in a higher commission for her since the selling price would be higher. We crunched numbers on our own and verified with an AI chatbot. Inspection Jen contacted a home inspector that she knew. She asked if 2 or 2:30 p.m. would work three days from then. We confirmed 2:30. Jen later emailed saying the inspection was at 2 p.m. We had to clarify with her that the inspection time was indeed 2:30 p.m. Closing Two days before closing, the Compass operations person sent another client's ALTA statement with settlement numbers instead of our statement. Not only did this seem like data breach and violation of privacy, but it was also careless that Jen, who was CC'd on the email, did not verify the attachment. Unbeknownst to us, our actual ALTA statement was higher than what was in the Closing Disclosure the previous week, but we did not receive the correct numbers before closing day, so the payment we brought at closing was significantly short. We had to take time to find the discrepancy and then figure out how to meet the shortfall at 4 p.m. We nearly did not close on time, and our interest rate would have increased.
