First, they mis-paid the county out of the funds paid to them by me at closing, generating a $350 late fee from the county. I get a delinquent notice from PWC. I bring this to Prestige, which "they will take care of right away." Three months later I check and the fine is still outstanding and my taxes are in default. Second, they did not fix their own mistake as promised. I paid it myself and pursued them for payment.

Karen followed up with Vicki and I received notification later that day that everything from my end was satisfied for the sale of my home. In the end, they made what could have been a very stressful process into one that was very easy and practically completed by the settlement agent without a hitch. One time, I was convinced by my realtor to use her title company and what a disaster it was!!! With Pinnacle Title, I never had to worry about anything. I dont need to shop around rates because I know that they always give the best competitive rates. Trust me, I have called 5 or 6 companies in the past. Its also not all about the rates but the service that is rendered. I never had to chase anyone for anything with Pinnacle title. They were always one step ahead of me, Always one step ahead of everyone. Calls are returned within minutes and they take the time to explain everything and answer any questions you may have. In our last closing 4/26/22, Pinnacle Title stepped up to the plate when there was a problem with the closing. What is surprising is that, it was not even their fault but the fault of the listing agent!!! But Pinnacle Title did everything in their power to amicably settle the disputes at closing and settle the loan on the same day. Where will you find a title and settlement company that will do that? But when it comes to integrity, their practices are very ummmm questionable, if not outright fraudulent. Before I got into this real estate transaction, I had my dream team trio (Best real estate agent, best loan officer, best settlement office/attorney) which I had been using for numerous transactions for decades and would trust them with my life. Armed with that, my lowball offer on an REO property got accepted, only because I could close within 14 days or less (been doing that for almost a decade). And here's when I was introduced to Gemini.... I received a phone call from Gemini right after I get my ratified contract telling me that they are handling the seller's side, and if I use them, I would save thousands on buyer's title insurance (which was a lie, it was a lot less than that), and since everything is almost done on their side, they can close as soon as I want them to close (another lie). I confirmed if they can close within 10 days, and their exact response was "if your lender can close tomorrow, we can close tomorrow!" (It is scientifically and legally impossible to do that, and I take part of the blame for not sensing this lie/sales tactic). And everything would be smoother without any hiccups (it could actually be true if Gemini was competent settlement office).... So I went with them... BIG MISTAKE... Fast forward, my lender took care of her part in a week, 48 hours prior to the closing, when I get my disclosures from my lender, I call Gemini to confirm, and find out they haven't even gotten started on their part.... And don't know when they can get started... Or tell me for sure how long it could take, maybe weeks, maybe months, they are just busy at this time. Their reason: The person you spoke with at Gemini was not aware of the closing process or our workload. His job is to earn your business! We apologize for the inconvenience and we make sure we will have a staff meeting regarding this issue. The result: The closing got delayed, went past my rate lock, I lost lots of time from my day job, had to reschedule all the contractors, I lost out on the ability to close in the summer time which was exactly a $17,700 loss (in future REI income), an unwinterized REO stayed vacant and open for an extended period of time (when I finally took possession, the windows were busted and most of the appliance were gone, go figure...). The icing on the cake: There were major (10+) violations that they failed to discover/disclose during title search which I'm still trying to fix (the primary job of a settlement company)

Twice our property listing was taken down before a lease was signed resulting in at least a month of lost rent. We had maintenance done that was done poorly. Two rooms in the house were painted (poorly: outlets had paint on them). We were not compensated, nor were the original colors restored. The company couldn't determine which tenants painted so inspections were not great. We, the owners, were charged for the last move out inspection. The house was not winterized (outside water not shut off), and it does not look like the hvac filter had ever been changed. The most unsettling part was that a 2 foot section of the roof cap was on the porch when we moved back in. The neighbors said the tenants before the last tenants reported the damage. Pearson said it was not reported. Even if it wasn't reported the house should have gone through two inspections with a piece of the roof on the front porch. Insurance probably would have covered the damage if it was reported. We have been waiting over two months for our account to be closed out and remaining funds to be returned. I don't know if change in personnel or lack of interest in residential proper management lead to our declining experience, but by the end we felt the company didn't care about our property or our experience.
