    Cockroach in the silverware drawer

I've been an Airbnb customer for almost 10 years and never had an experience as bad as this one. We arrived at the cabin around 930pm the first night. The place seemed fine, but when we opened the information binder a cockroach ran out of it. Then when we opened the silverware drawer another cockroach ran across the utensils to the back of the drawer. It stayed still long enough to take a picture then I smashed it. I messaged the host and asked to be contacted asap, no response. While we were out, I was contacted around 11am the next day by the host. I explained the situation and requested to be relocated. The request was denied. When we returned to the cabin the air conditioning had not been working and the temperature was 81 degrees in the cabin. I've been a heating and cooling technician for 40 years and I knew something wasn't right with the ac because it has an extremely loud airflow noise, but barely any air blows from the vents. I checked the ac unit and found it was almost twice the size (a 3 ton ac for 800-1000 sq ft) it should be to work for the ductwork and size of the home. I messaged the host again. When I spoke to the host I explained the ac problem and again requested to be relocated. I was told the only thing available was $300-$400 more. With cockroaches and an ac that didnt work, the host should have moved us there at no extra charge but he refused. I was told I would be refunded for my stay. Once Airbnb got involved, I was told I would only receive a 30% refund. I paid a total of $595 and received only $101 refund, far from the unjust 30%. Airbnb has gone downhill recently while tacking on more fees. Guess it's time to take my business elsewhere.

Would never work with this company as both a property owner and guest. Extremely unprofessional and tough to get ahold of.

They put us in their Carriage Place property, which was run down. For the presentation, we drove to Stormy Point Village where we were shown a nice 4 bedroom cottage. We asked if our 75k points would cover a stay here and he said yes, but only in the 2 bedroom cottage, which was totally fine with us. Spoiler: 75k gets you a 2 bedroom cottage in Jan/Feb for the week. Because our 75k points couldn't be rolled over to next yr nor saved in Trading Places, we had to use them or lose them. We opted to stay in Stormy Point for the week, but 75k only gets you a studio in Aug in Stormy Point Lakeside, which is their dilapidated building. After complaining of the issues in not 1, but 2 studios, they allowed us to move to a cottage. The cottage has issues too, but better than the studios. We were told about an owner's information meeting that would take an hr. Turns out it is a "New Owners Orientation," which is their term to upsell current owners. Nick was our sales guy and he started the meeting with "No offense but I usually don't meet with people like you." And he continues to state that he's so high up in the company that he only came in because they had a shortage of employees that day. When I told him that we weren't interested in upgrading, he then says "Don't take this the wrong way but I can read people like you. I'm not trying to sell you anything." Well, Nick is a liar because they tried to get us to upgrade to 200k points for $17k to use all the perks of our timeshare since they have re-vamped it. I'm sorry but if I'm already an owner, I should already get to use all the new perks after a re-vamp without needing to pay more. I'm not sure where my HOA goes but it's clearly NOT at this property. Save your time and money and DO NOT give Capital Vacations another thought. If you are so set on staying in Stormy Point Village, you can book directly and pay $100 more for the week than what I pay for my HOA without the headache of this company.

If it was a time share presentation we might have gone; we've met some interesting presenters. We've also met some we didn't like, but you get that anywhere. If you read the requirements carefully, save everything, record dates and phone conversations, you shouldn't get stung... unless you are dealing with actual crooks (that is what sites like Yelp are for). We were scheduled for a presentation at a Williamsburg site when hurricane Sandy struck the east coast. That was ETTSI, and they handled the necessary one day cancellation, rescheduled without complaining about the short notice and refunded our initial deposit (that took a letter to speed things along). Vacation Services of America sounds like a little too much trouble, even for me. So I am steering clear of them; I just tossed the invitation in the trash. Be careful what you write in reviews on sites like Yelp. If Vacation Services of America has serious complaints they may also have lawyers. The one star is for the deceptive letter; we're told we qualify but I expect many questions before we actually qualify; an award which I suspect has many requirements is no award. It is highly doubtful that "previous attempts to reach you" is genuine. We do have a caller ID which records any calls; email is easily verifiable and we haven't had a piece of mail lost in, oh lets see... never.
