BUT Tong made the process so much easier, always answering my questions and researched my concerns. Thank you Tong for your knowledge, your patience and your advice. I am super appreciative of how Tong educated me on the housing market. He was never a pushy sales agent, he showed me houses and the one thing he said, "don't look for a deal, buy a house you love" and that's what I did with Tong's help!     My uncle Rod Bouvia, an agent of Lyon, is the reason we went here. It was a huge mistake. Our first…read moreconsideration he wanted us to complete an offer on a home we liked, because of the school district for our kid. When we found out the home was incorrectly listed online and not part of the desired district he wanted us to continue on in the hope we get in from the wait list, 3 years from now. The next home was listed at 40k above our acceptable limit. When we submitted our offer at a lower amount the seller counter was only 5k less than asking. Rod's response was to consider moving fwd but never helped us to make a counter despite knowing our max limit. Our final choice was met with all kinds of issues. The highlights involved going AWOL on our communications for 2 weeks after our offer was accepted. Not to mention we did our own counter negotiation because he suggested we dont do a home inspection and accept as-is. When the inspection time came he failed to get the inspector access and rescheduled it for 4 days later without telling us, just a few days before our acceptance deadline. By the time we recieved our inspection results we had less than 24 hours to review and accept the home, Fyi, we were out of state on vacation. Due to the lack of communication we never received enough time to follow through with additional inspections, nor advised we could request extensions. Needless to say the concerns in the inspection turned out to be large issues, like plumbing. I believe we uncovered several thousand dollars worth of issues after the fact that should have been negotiated, should we had a proper agent. To sum up, Rod's concern was his own money, as all he ever did was want us to close. He couldnt even use his own office software properly causing DOZENS of revisions. He even backed out of the deal we made, before seeing any houses, to return some of his closing funds. He lied about not agreeing to it and he was shown several emails indicating he greed. His response was to lie about a made up phone call saying my wife decided to give back the funds just days before our closing. Rod also reached out to our lendor during the closing process and made a lengthy defamatory statement about my wife. Luckily it was shared with us. It's as if Rod was trying to sabotage our loan because we didnt use his guy, who was much higher in points. Rod's boss, Gary Bradley, response was a course of several weeks worth of meetings with Rod pleading to return the money he agreed to. His boss also acknowledged several grave errors and issues with performance. However, since the closing occurred and he received his share, Lyon claims they could no longer enforce anything, other than ask he return the agreed funds. Gary has given me the impression only suing Lyon will get me what we deserve back.

We've been trying to get in contact with them for about a week and a half through calls, texts, and even by visiting their office in person, only to find out that no one is actually there. The contact information listed online didn't seem reliable, and we were given different numbers to try instead, which only added to the confusion. I do want to highlight that Adam was great, he was responsive and got back to us in a timely manner. However, he isn't able to assist with property-specific inquiries, so we were referred to Jesse multiple times. Despite being told on more than one occasion that Jesse would reach out, at one point even the same day, we never heard back and were left waiting days without any follow-up. At this point, I can't imagine the amount of loss occurring due to this kind of lack of communication. Since then, we've moved on and are now working with another property management company and are in the process of signing. Overall, this experience has been disappointing, especially when we were genuinely interested in moving forward. It made the process unnecessarily stressful and left a poor impression of the company as a whole.

Better communication from your part would have been incredibly helpful throughout this experience. Not leaving someone to wonder if "applications have been received" or if they are "under review", or the only response you receive is "owner decided to go a different rout", only after you get their attention by submitting a bad review. Furthermore, I would like to emphasize that simply editing a comment or response does not fix the underlying issues or make the situation right.     This is my first time utilizing an all automated/online property manager, but thus far, it's been…read morean incredible experience. I initially toured the property with the current tenants, who were able to give me a good idea and feel of the neighborhood, property management and their overall experience. It seems like an odd idea, current tenants touring prospective tenants, but it's actually invigorating and you get a good sense of what you're getting yourself into. From the moment of leaving the property and being immediately contacted by the leasing manager via text, to the application process being processed expeditiously, to the lease signing....it has been seamless! The customer service is unmatched. Paying the deposit and rent online is quick and easy. This has been a great experience and I would definitely recommend this company to others.

    Emailed ZipRent to tour a rental property. I was told I had to schedule a visit online and upload a…read morephoto of my ID. I emailed back saying I was not comfortable uploading my ID onto a random website and I'd be happy to come into the office and show it in person to verify my identity. I was then ghosted. Edit: after posting my 1 star review (which was 3 days after the original emails), I was called immediately and told there is no office and no way to show my ID other than to upload a picture of it online. While the person I spoke with was nice, there was no solution. If you want to view one of their listings you have to put your private info online, unfortunately. I recently had my identity compromised and am extra careful now about what I put online. While I completely understand that management companies need to vet the people viewing their properties, not being able to have an in-person option makes me uncomfortable, personally.
