Needless to say, I was a bit skeptical as to whether anyone could help us given our circumstances and didn't really want to waste anyone's time which I prefaced in my first call with Patrick. Not only was he completely understanding to my feelings of frustration and hopelessness he was confident he could help my wife and I out and get a loan done for us which was encouraging to hear! To add to the stress we were under some deadlines to get the deal completed and although it took us a little while to get everything completed, Patrick always kept his cool demeanor throughout providing us with timely, clear communications and setting realistic expectations during the entire loan process. It was truly a pleasure working with Patrick! If you're looking for a person with integrity who can help guide you through the complicated loan process, Patrick is definitely the man you want to work with!

I am reporting him for bad practice and will be taking legal action providing all evidence of his unlawful behavior. He shared private credit scores without our consent via email without hiding our social security numbers. He was extremely Rude to me in the last text message which I will be posting for anyone who cares to see. Save yourself and your family from doing any business with this crook.

    I had a horrible time buying a house with the "Sales Consultant" from Lennar. I'm writing this…read morereview for everyone to be aware when they are buying a house from a sales rep named Sandra Mejia. Her and her team will try to block you from choosing your own lender if the builder already has a lender in place. This caused us multiple headaches and delayed our loan process which ended up hiking up my interest rate. When I put down the deposit for the house, I made it very clear that I already had a lender in mind and that I would most likely not be moving forward with the lender that they're providing (Eagle Home Mortgage). However, they convinced us that a preapproval from the builder's lender is needed, and once I decide to change the lender, I should be able to do so. After I got pre-approved, I've asked them many times when I could change my lender, and they kept on waving off my question with ambiguous dates. As the dates passed by, they informed me that I wouldn't be able to change my lender prior to 30 days from closing mark. After a lot of back and forth emails and text messages, they said they'll talk to their management team and gave my lender an unrealistic date to provide all the loan documents by. We asked for the Escrow's information so that we could shuffle around and prepare the loan documents, but they conveniently ignored all emails/texts for two weeks and informed us that all these documents are needed in 1 day. After shuffling around, we were able to prepare all the loan documents, and sent it to the escrow. However, it was such an unpleasant experience, as it was very obvious that she was forcing our hands to make her own commission. Later, I found out from my neighbors that they were forced in to the loan and had a similar experience. The lender process was not the only unhappy experience I had with her. Prior to choosing our current house, we put down our deposit for a different house (Single story). However, we decided that we wanted to buy a 2 story house and asked her if we could move our deposit to the other house that just opened up. She told us that the house is already taken and there is nothing she could do about it, so we decided to take our deposit out from the single story house and exited the office. While we were walking to our car, she ran out of the office and told us that the 2 story house that was apparently already "taken" has just opened up. It was very obvious that she was trying to force our hand to buy the single story house... Overall, I had a very unpleasant experience. The process of buying a house without these hassles is already very stressful because you're tying yourself down to a half-million dollar loan. She only provided ambiguity and chaos during this process. I'm simply writing this review, so that the future home buyers don't fall in to this trap. FYI - Nothing was wrong with the builder. The house is amazing. Hence, why I gave two stars instead of one.

    Believe every single negative review you read about Valley Home Development…read more Steve and Nikki Vallejos, along with their salesman Daniel G., sold me on an advertised 90-day turnkey solution. "Construction to occupancy in 90 days" as stated on their website and documentation. The reality was that eighteen months later the ADU finally got completed. Even factoring in very tail-end Covid related supply chain issue there's no excuse for such a gap been expectation and reality. But then again when no-one shows up to work for 4-5 weeks at a time, what do you expect. Bottom line: You should question any timeframes and deliverables they present to you, even if you are only planning on buying one of their DIY kits. Here are just a few of many examples of how Steve and Nikki operate aside from the extreme misrepresentation of their fictional 90-day turnkey solution: They sold me upfront on a comprehensive express warranty from 2-10 Home Warranty. This warranty was never delivered despite my efforts to get Nikki to respond. She communicated that she was following up with the 2-10 warranty people for status (implying that she had already submitted the paperwork), but I subsequently confirmed by talking to a 2-10 representative that neither VHD nor Nikki submitted any application for our warranty. I'll let you be the judge whether or not you should expect VHD to fulfill any warranty, express or implied. They were attempting to line up an unlicensed electrician to work on our ADU. I put a stop to that before any work was done. Sorry, but having a business license (which he did) is not the same as an electrician license (which he did not). Not to mention extremely bad form, to put it lightly, as a general contractor to not properly vet whether or not your sub-contractor is properly licensed. Long story short, after a subsequent electrician hiring blunder by VHD we ended up getting our own licensed electrician not only to ensure we had a licensed electrician doing the work but also to ensure a quicker timeline to completion. Steve and Nikki are changing their business model to attempt to move away from the construction side of the business. However, you'll note on their sales/marketing website (that goes by a different name than Valley Home Development) they list themselves, VHD, as a construction partner so nothing is really changing. Steer clear of Valley Home Development! Note: There is a glowing 5 star review right here on Yelp from a David D., and apparent very satisfied customer. However, it looks like he's actually one of Steve and Nikki's partners as his company is listed on their partner page.

The people that own and run this business (Steve and Nikki) were terrible to work with. They were terrible business managers, were not transparent, didn't manage expectations (or set false expectations to make the sale), and provided terrible customer service. They also didn't own their glaring mistakes, of which there were many, never apologized, and don't appear to be learning and getting better, which seems confirmed by consecutive years of terrible reviews. If you go with them be sure to get a lawyer, put penalties into the contract for non-performance and delays, and beware!!! The list of mess ups is too long to detail, but a few things I'd call out is that it took them 20+ months from signing the contract to complete a tiny 392 sq ft ADU. They struggled with cashflow the entire time, didn't have enough workers and sometimes even brought out unqualified workers, mismanaged the permitting process (missed key deadlines and had to re-apply), asked for payments before milestones were met, made some glaring design mistakes (put sewer pump by front door), etc. Fortunately, their on-site contractor Fausto and his hands-on builder brother Esteban were fantastic, honest, friendly and professional, and did everything they could to get the job done and done well, in spite of their bosses who hamstrung them. Final result is solid. If Fausto ever goes out on his own - hire him!!! Or if you run a building company hire him away from VHD.

Honestly, the fact that he was willing to come out on a Saturday just to work around our crazy schedules told us everything we needed to know right off the bat. From that first meeting, Mike just 'got' it. He didn't just listen; he offered real insight on how to open up the space and make it actually functional for our family while keeping the modern look we wanted. Even when the inevitable hiccups popped up, Mike always had a workaround ready. He wasn't just a guy we hired; he felt like a partner in the whole process. Our home is beautiful, and we can't recommend Mike enough if you're looking to start your own project.

This included a complete demo of the master bath (including removing the tub and extending the shower) and partial demo of the guest bath. I was very happy and pleased with the results. From the beginning of the design phase through the final touches of the "punch list" my HQR Project manager, Ronnie Illan, was in constant contact with me. He helped me with materials questions, project timelines and even picked up some of the materials for me. From the beginning it was clear my satisfaction was his number one priority. The contractors HQR used on my project were equally friendly and easy to communicate with. Even when I made some changes in the middle of the remodel (which is bound to happen!) everyone was friendly and accommodating. In short, I was very pleased with the work HQR did and I would highly encourage others to include them when you are getting bids...I'm sure you won't be disappointed! Attached are pictures of both remodeled bathrooms. I've included pictures of the original master bath as well as the 3D rendering of the remodeled master bath BEFORE any work was done. Notice how close the new Master Bath is to the 3D rendering.

    We INSIST !! ..... let CK Construction do your remodel / construction projects!!…read moreMy wife and I hired Chris K. earlier this year to do our full kitchen remodel (tear-out from the studs all the way to final, new kitchen) Simply put, this general contractor has it all: Always operates in a professional manner, he's trustworthy, flexible, detailed, highly skilled, cleans up, organized, AND shows up on-time & communicates well. Even his sub-contractors (workers, electricians, countertop stone pros, etc.) are just as skilled and reliable as he is. Oh... and his pricing is quite fair too! We are VERY happy customers.. not only with the final outcome, but with the entire process.... made possible & lead by CK Construction. We'll be hiring them again next year for our next project. If you're looking, CK Construction is HIGHLY RECOMMENDED.

    Contacted late April for an attic stairs installation. Spoke to Chris briefly and followed up with…read morea text message with details. He replied that he had a backlog of a month or so, and to go ahead and get the stairs delivered and he would reach out if he got an opening in the meantime, and to follow up in a few weeks. After having the stairs sitting in my garage for a month, followed up and was again told it would be a few more weeks and he would reach out. Well, it's been six months and I became concerned that the warranty on the stairs would expire before I even got them installed. Ended up giving up on the endless wait and having someone else solve the problem.
