I had two properties with Garner and they were horrible. The right hand doesn't know what the left is doing. They actually told me my property was rented out when it wasn't. Then they told me that I needed to lower the price because there were no bites. Only to find out...they forgot to put up the listing after a potential tenant fell through. Over a month went by and then I was the one that discovered the mistake when Googling my property got no results. They didn't update their system. They are also not clear about billing. We would receive invoices and have no idea what they were for. I also failed an inspection because a faulty smoke detector they supposedly repaired and invoiced me for was not actually repaired. They also don't communicate well. I had to send email after email to get any kind of updates. I think Larry Garner is a good guy, but the people he has working for him are going to cause a lot of problems for a lot of people due to their deficiencies. They were my first experience with a property management company and rather than make my life easier, they made it harder. I've opted to sell both properties at huge losses rather than continue as a landlord. read more

Absolutely horrible experience with this company, if I could give 0 stars I would. When both my husband and I lost our jobs we moved out of state and had our real estate agent help find a tenant. After about 6 months in our property, the tenant stopped paying rent. We hired Garner to handle to eviction and find a new tenant because it was just too much to deal with on our own from 1,500 miles across the country. (And we have zero experience as landlords.) The eviction process and all the court appearance scared the tenant's family and they stepped in and finally paid us the $8,000 is back rent. We were so happy to see any of that money, that we didn't think too much about all the invoices we were receiving that we had no idea what they were for - "Legal Fees" and "Management Fees" well beyond what was discussed just like other reviews said. Well shame on us. After the eviction process was over, Garner actually suggested that we let the tenant stay!! "You know, because now he's paid all the rent." And because they're too lazy to find a new tenant. We agreed because they said if he stopped paying again, they would take care of it. Well not only did they never make him sign a lease on our property, but of course 3 months later he stopped paying rent again. And they did nothing!! They were impossible to get in contact with and had little to no communication with us. They actually told us that its not their job to baby these people and bug them for rent, they're adults! What the hell are we paying you for?!?! Maybe some people have enough money and don't care whether their tenants are paying, but we need that money to pay our mortgage and bills. We decided enough was enough at this point and tried to fire Garner. This was of course another process in which cost us even more money. We have since hired a new company and now almost a year later, today we received an email stating that they found an error in their accounting system and they forgot to bill us $400 in "Legal Fees", with no other explanation, just send money. I had to call multiple times to get through to someone about scheduling some tours. Two of the three times, the hold music stopped and then I was hung up on. When I finally got through to someone, I was interrogated about our credit scores and income. I was already aware of the requirements and would not have called if we did not meet them. Then the lady asked about pets and I said we would be bringing 1 dog. I genuinely do not know what type of dog she is. The lady asked if there's a possibility that she is mixed with a pit bull and I said maybe but I didn't know. She said that they don't allow pit bulls or rottweilers. She listed a few more breeds but at that point we couldn't even apply so I stopped listening to the breeds. Throughout the entire call the lady was very rude and didn't even state her name. Complete slumlords. Had no heat in the upstairs. Mold on window sills. Within the first week we found plumbing repairs done with packaging tape. Garage leaked so bad we couldn't store anything in it. Not all of the electric outlets worked. Old doors, paint cans, and etc where left in the garage when we moved in. Never fixed anything unless the city got involved. When they did fix things they did a terrible job. Left unpainted drywall though out the house, rusty nails all over the backyard when they replaced the garage roof, totally messed up the reglazing of the tub, and etc. I repeat do not rent from them they are complete slum lords. read more

My advice to anyone looking to rent a property would be for you to run as far as you can from this company. We moved in 4/30 and before we even got into the property we pulled up and the whole house was boarded up when we called they said oh sorry we will send someone out now. Mind you they took our deposit of 1450 and gave us keys and when we went there we couldn't even get in,it was 700 and the guy didn't show up til 8 to even let us in. My movers were waiting outside for a hr for the maintenance man to even come. Then we get inside and there is an abundance of things wrong we wrote it all down and turned in the repair checklist 5/5 and we still haven't had any repairs finished. The back window is boarded up and they keep saying we are waiting for the window to come in. Mind you it has been a month and if the property wasn't up to par we shouldn't have even been able to move in. They constantly figure out ways to charge you and not give you the rent payment. They removed my furnace without my permission, had to go through a major dispute in order to refund the money for the removal. Then they replaced it with components missing. They did not monitor my property and the tenants virtually destroyed my property. They took all the money that the tenant left for deposit due to their myriad of charges. This left me with thousands of dollars in expenses to fix the property. It is obvious from the responses to previous reviews that these people due bad business and do not care about making their customers happy. They are a disgrace. Garner properties is nothing but a scam business how.is they going to take the wsterbill out your rent even when you put some on the waterbill and take you to court telling judge you did not pay rent and charge you a late fee. You call the office to talk to some authority and you get the runaround and they try to evict you when you try to make payment arrangements. They dont even wsnt to send you a renewl leade and every year they go up on the rent. I have a two bedroom and they almost charging me for a three bedroom i am disable with two kids and we lost a lor of clothes due to leaking roof and kitchen cabinets fell and destroyef my food and dishes and they want compensate me for that and i call days before it was about to fall and they waited until it fell to come out. Terrible management company. At first they seemed like a good company, but after you sign with them , you are forgotten. Absolutely horrible experience. Someone from the company showed up and triggered the alarm and didn't know the code *which was given to them, I called the garner to see if by chance they were at the property , but no answer, so I told the alarm company to send someone and I was charged $35. I only found this out when I called garner again the next day, left message, then they called back saying yes it was their fault . When I asked to be reimbursed the $35 *Brenda was very rude and said NO. I explained again what happened and she was very rude and said she would call back. Also after a couple break-in attempt calls from neighbors I went to the house in Detroit to find they don't even lock the deadbolts!! Also I found a tenant after they couldn't for 6 MONTHS! They still tried to tell the tenant no , but offered them other properties. They managed my property for 6 months which was rent-ready, and I ended up getting $0 and paying them $550. False information in MLS for rental properties. Immediate occupancy means just that: once approved and deposit is received/lease is signed, tenant should have immediate access to the property. According to this company, once they have approved an app, and they have received the deposit money, they will take anywhere between 2 and 4 weeks to turn over the keys to the tenant. This was a blanket statement followed by a quip about how their company cannot do everything in a timely manner because they are sometimes doing many properties a day. When it was stated to the company that they cannot list the property on the MLS as immediate occupancy, the company indicated, "We can't control what is put on there." Yes, actually, your company listed the property on the MLS, which requires you to be truthful. No one but your company put the listing on the MLS. Will be reporting all listings indicating immediate occupancy to RealComp. Potential tenants, beware, it will be 2-4 weeks to get keys to a property AFTER you have given them your deposit money. Potential clients, beware, this company will delay everything with regards to your property. You will be better off listing through a true Realtor and either doing a landlord's job yourself, or hiring it out to someone else. Maybe they've bitten off way more than they can chew, but there is nothing efficient or practical about it. The call was recorded. Sadly, zero stars is not an option, it would be more accurate. Absolutely horrible property management company. If you're looking to rent a place and Garner Properties is managing it, I strongly encourage you to immediately look elsewhere. If you own a property and are looking for a management company, find another company. Literally, any other company. Or manage it yourself, you'll probably do an infinitely better job than this company. Allow me to elaborate. First of all, I somehow get a bill every month threatening to evict me if I don't pay the monthly rent, even though I paid a year's rent in advance. Their reasoning? The "computer system doesn't understand it", or something to that effect. Secondly, it seems as if they don't understand what "we'll call you back" means. To me, it means I will receive a call from them in a timely manner to update me on the matter at hand. To them, it means they will completely forget about you until you call them a few more times and explain what's going on to a few different people just to be told that nothing has been done to remedy the issue. The dryer in my house hasn't been working for, oh, 3 months now? About 3 months, and what have they done? Pretty much nothing. I feel I've done all the work in trying to get it fixed. They forgot about me for a while, no surprise there, so I had to call every few days to remind them that this needs to be fixed. I think they got fed up with me or something, because they ended up giving me the phone number for the maintenance guy, as if it were my responsibility to contact him and let him know my dryer needs to be repaired. (I thought that was the property manager's job?) Whatever, I need my dryer fixed, so I called him. Took him about 8 weeks for the "parts" to be shipped to him. He finally comes out to fix my dryer, but surprise, something goes wrong. Apparently I need to contact the property manager and tell them to do something about the floor around the dryer so he can pull it out and fix it. At this point, I realized my dryer was never getting fixed, because there's no way I'm playing one-way phone tag with them again. I'm just moving out. They should at least offer to reimburse me for all the money I've spent at the laundromat. On another note, the heater in my house hasn't been working for the past 2 months. Haven't even bothered contacting them about it. What's the point? Another point that should be brought up, I gave them my 30 day notice that I would be moving out. I'm told that I need to personally make a 30 minute drive out to their office (after weeks of dealing with the stress of packing and moving), in order to return the keys to them. No offer of a pre-stamped/addressed envelope that I can put the keys in and mail to them, just a threat of being charged another month of rent if the keys don't reach their office by the first of the month. Shouldn't the locks be changed between tenants anyway? I'm getting the impression that they don't do that. (That can't be safe) So, in summary, this management company is one giant slumlord that takes on too many properties that they can't effectively manage with little care to the tenants residing in them or the owners of the properties they represent. The residence has failed inspection which I was not surprised about. However, until I move, I will demand this company do their job according to Michigan law. The company does not return phone calls. After that didn't happen and multiple attempts from her to find out why, I called. I am the director of finance for a property management company in Nashville. After I called twice Sarah I believe finally told me it would be September 9th. I realize in the state of Mississippi they have 45 days to return. If I could give 0 stars I would as well! When our furnace went out this past winter they didn't rush to get it fixed for me and my 2 kids (3&6). They had a repair man out to fix a leaking pipe and he cut off our hot water in the kitchen. We have called 3 days in a row to get someone out and haven't gotten any calls to have him out. We are still without hot water due to this mans mistake and were being punished for it! Outlets in the basement still don't work, light socket in the basement is still hanging with exposed wires, and the bathtub still leaks water from behind the cold handle! Don't ever rent from them, after a year they raise rent $40 if you sign another years lease but if you go month to month is another $80 like rent isn't already high enough! read more

Do Not Allow Garner Properties & Management LLC to manage your property. I have a rental property and signed up with GPM to manage the property. We paid all of the start up fees that were required. We were then told approx. 2 months later that Garner Properties had a tenant to place in the home. We were assured that the renter had a good employment and rental background due to the extensive background check that Garner properties requires before leasing to a tenant. Garner Properties collected exactly one months rent from this tenant. We later learned that she had a history with social services and Detroit Edison of renting properties and then vacating the property before eviction occured. This tenant occupied our rental for approx. 7 months without paying any additional rent while Garner properties "Followed procedure to have them evicted" I called Garner properties on numerous occasions to find out when we would be receiving rent payments and was given the run around Now Garner properties has sued me for over $1400 in repairs and court fees to have the tenant who they approved to occupy the home evicted. I had to call their office to tell them that the tenant had vacated the property and they needed to put a stop on the eviction. Garner properties failed to have the eviction process stopped and the city executed the eviction and kicked in a kitchen window to gain access to the property that had already been left vacant by the renter. When I called them to tell them we were owed money to have the window fixed in the middle of the winter so the pipes wouldn't burst we were told that Garner properties was not responsible for the damage, because the city executed the eviction. They were told 2 weeks prior that the renters had vacated. Total rip off we never collected more than one months rent and now we are being sued for court cost when the renter occupied the property for more than 7 months. read more

All I can say is do not rent 316 E Milton in Hazel Park, MI. The roof leaked for about 2 years. It was finally fixed, but the big hole that remained in my upstairs ceiling was just fixed yesterday. I bet this is because we are getting ready to move out and they want to get it fixed up to rent out right away. The garabage disposal wasn't working recently and my husband called about it. We were told it would take 2 weeks to fix, so we just fixed it ourselves. I have 3 kids and the oldest is 4. Can you please tell me how I would go 2 weeks without a garbage disposal? Not to mention, if you ask Garner about it, they will just say they don't have record of us calling. The plug in the kitchen can't be used. We have to run an extension cord down the basement stairs to plug in our refrigerator. Now this wouldn't be a huge issue, except the basement walls leak whenever it rains or snows. The plug in the living room started sparking last month. We called about it and no one ever came. They have no record about that call either. My husband shut it off and capped the wires, so the house wouldn't burn down with the kids inside. The paint is chipping all over the house and this is an old house, so hopefully my kids don't have lead poisoning. Some idiots came yesterday to paint the house. Seriously? How are you going to paint the house when I have 3 kids inside? They also wanted to clean the basement walls since there is mold from the leaking walls. The guy that was handling this decided it was a good idea to stand at my back door with the door open and smoke his cigarettes. He obviously has no understanding that I have kids in the house and don't want smoke around them. And he obviously doesn't care that I have a heat bill to pay. And by the way, cleaning the mold off the walls doesn't fix the walls from leaking. Maybe you will try to seal them again (like the last management company did), but just a heads up...... it won't work. I cannot wait to be out of this house and I hope that this house gets demolished by the city. The cost to fix the foundation would be more than the house is worth. I hope that I never, ever have to do business with your company again and I think you should be ashamed that you treat people the way we have been treated. I work for the best mortgage company in the world and we pride ourselves on customer service. I speak with hundreds of people in any given month and if I ever treated anyone the way that we have been treated, I would be out of a job before I hung up the phone. read more

Garno Property Management is the most awful management company I've ever had the displeasure of working with. They are rude, lie about fees, and don't return calls or emails. We lived at one of their properties for one year. About 6 months into the lease they sent us a billing statement for over $1200, saying that we owed back rent and about $700 for water. We tried calling and emailing them multiple times to ask about the water charges since our lease said that they pay for the water. It wasn't until near the end of our lease that they said they would sue us if we didn't pay. When we contacted the water company we found out that Garno was negligent in applying for a business water account and that was why the water bills were astronomical. They tried to make us pay for their business fees! We sent them a check for just over $1200 for a rent check (that they lost!) and other bills we weren't aware we had to pay. We recently moved out and got another billing statement for $1350. The statements doesn't say that they received our check for $1200 even though our bank says they cashed it. The woman who answers the phone (if you're lucky enough for them to answer) is very rude and totally unprofessional. She had the nerve to tell my fiance "you need to grow up and pay your bills and act like an adult" when he was simply inquiring about a bill. I feel bad for anyone that falls prey to their scams. I would give them a negative review if I was able to. The rent was cheap, but the hidden bills were ridiculous. If you need a place to live, I guarantee a box on the side of a road would be more accommodating. read more

They are not even worth one star. I was transferred to them by SPM Property Managers who was doing a good job without even being asked. I was receiving constant rents less the usual expenses. But since Garner took over I am the one who ends up owing them $1000's every month. When I started questioning their bills and told them I am downloading and copying their bills as they all looked dodgy, they cancelled my access to my account. When the tenant starting complaining that she was never sent a water bill, I started smelling a rat. So I transferred a property to another agent. Garner evicted the last tenant in January 2015 and rekeyed the property for the 4th time in about 6 months or so and apparently securised the property on eviction. Yet when I transferred the property to another Manager they gave false keys and said they had no other keys. I have invoices for these. So I decided to transfer my other property too to another agent and guess what the same thing happened and they had as usual rekeyed the property and worse the property has been trashed! all nder their custody and stewardship. Te properties had heating and new furnaces a couple of months before and there was a tenant all the time. Now everything is missing including toilets!!! To all INVESTORS. BEWARE: Garner Properties is the Worst Management firm I have dealt with in my past 15 years of owning rental income property. Do not be fooled by their enticing 7% management fees, when they are done sucking the blood out of your income stream, you will be happy to switch to another firm and pay the standard 10%. I had a dozen houses I was transitioning and consolidating under one firm. After transferring only 6 houses to Garner, I had multiple problems with the employees and owners alike. Chris Garner in particular, who is the most unprofessional, arrogant, and crooked owner I have come across in this business. Lack of response to emails, lack of follow ups on getting properties on the market, missed meetings and non-returned phone calls from employees, (one of whom I told the owner, Chris, that we will never interface with again), OVERCHARGING FOR SERVICES, not crediting our account for appliance rentals (and arguing the point when confronted !!), etc, etc... I not only stopped transferring homes, I started pulling my properties from them every time a lease comes up for renewal. The list of problems are so numerous, it would take me a hour to explain, so I will only detail three of the latest problems. 1. Recently we needed to meet a City inspector at a home for an annual inspection. We made it perfectly clear to Garner NOT to send their runner, which they charge a crazy $45 per hour. They sent one anyway and tried to bill us for 7.5 hours of the runners time. Now I know quite well that if you call the city the day of the inspection, the Inspector will give you a 2-hour window in which they will be at the house. Can anyone tell me how that translates into 7.5 hours? Yep, Garner could not either when pressed for an accounting of the person's time. 2. We learned the hard way to have our account marked "OWNER TO HANDLE" all repairs. Just the other day, a drain needed to be snaked. I received a notice, and replied the same day that Our plumber will be handling this service. The very next day, I get an email stating Garner sent their plumber WITHOUT OUR APPROVAL, charged us by $70 more than our plumber charges, and the snake job did not fix the drain issue. They actually had the nerve to ask if we wanted them to resend their plumber out again. 3. We had a tenant move out and a move out inspection completed. Garner said they did not plan to place a lockbox on the property, but did not explain why. Instead they said they would send us the keys to the property so we could get the needed repairs done, to get the house back on the market. A WEEK LATER, they asked what address to send the keys. When I confronted Chris Garner why the keys were not sent a week earlier as previously stated, and backed up my complaint with his actual email, instead of apologizing for his mistake, he took the same arrogant tactic of saying they did their job properly and that they would drop this property now from their management. GREAT ! Saved me the trouble of removing it from them. Then I asked for our security deposit back. As you can guess, I am still waiting for a confirmation that our account was credited for our security deposit. May have to get our attorneys involved if they try to keep those funds from us. I rented from garner properties and never had an issue until I moved. I moved at the end of my lease. I was sent a bill weeks after I moved. I was expecting a refund for my security deposit. I contacted the company they advised me they charged me an extra months rent and I would have to write a letter with my complaint. I wrote the letter and was contacted by Elise who stated I still owed the money because they never receive my 30 day notice. She also mentioned that I was not suppose to mail my keys to them. I advised her I sent the letter I even included a copy of the notice with my complaint, I also told her that I spoke with someone in the office who told me I could mail the keys in. She offered no solution just that I owed the money. She said if they were wrong they would be able to go to the homeowner to get my refund but she was not going to the owner. I lived at the property for 2 years and never been late on rent and always contacted them when there were repairs need, I also left the house in good clean condition. I seen them on the news a few weeks ago for there shady practices I'm disappointed that they scammed me as well. read more

I have been renting from garner properties for less than 2 months now. It has been the worst renting experience I have ever had. They have an office in Taylor but manager properties throughout the metro Detroit area. They expect you to come to Taylor in the beginning to drop off the security deposit. They do not give you any other options and due not work well with a realtor. They expect you to go there for the lease signing( in my case the rental way about 50 miles away. Now they want me to drive my checks there, during business hours because they do not have a drop box. Initially they had many options to pay rent. But because I made a mistake with the new fee and direct debit I can no longer use any of these systems. How many of you have made a mistake with a new withdrawal coming out of your account? I still have the option of mailing it but if it is not there by the 5th it is late and my roommate is disabled and gets their income on the 3rd of the month. But lets talk maintenance. The property I moved into Had major plumbing and electrical problems from the moment I moved in. I reported it within a few day as I discovered it right away after moving in. They took zero initiative to get these things fixed. I had to call day after day for three weeks to get the plumbing fixed. The [lumber didn't show for three scheduled appointments. When they finally did show they did a good job of fixing things. but the property management company damaged the floor when reinstalling it. The electrician finally showed up a month after reporting the problems. But his solution didn't fix the problem. They still exist today. This company seems to care very little about their customer. You'll find that out very quickly at the lease signing but by that time you've invested a non refundable 500 dollar deposit. Please do your research before renting from GARNER PROPERTIES. read more
