I wholeheartedly agree with the unhappy reviews, this company is definitely dishonest & greedy. I spoke with a rep as she explained the qualifications/disqualifications, I find it quite disturbing to be so adamant about applying KNOWNING YOU WILL BE DENIED after mentioning a few dings, but a definite QUALIFICATION as far as (INCOME/CREDIT)!!! I understand screening processes, but to have so many unpleasant reviews and require/demand A LOT from interested/potential renters is absurd. ($30 per adult fee, $3 miscellaneous fee, if one fail all fail) Credit (Check), Income (Check), Criminal Background (Check, Understandable to a certain point), used as a tool for not renting is ridiculous, ESPECIALLY when your taking money from folks knowing they'll be denied after prequalification standards aren't met (THE NERVE). Leaving in California, we signed with Garner Properties & Management in 2010 as we purchased 2 houses to place on rent in Michigan. Everything was done remotely as we never visited MI to sign anything. We never had any problem: They found tenants, check on their back ground and these people usually stay more than 7 years. If anything happens, they receive a call that is recorded on our account on their website, and we receive a direct email saying what it is about. As their pricing is correct, they do the repairs and take care of everything! When tenants do not pay, they also take care of penalties and courts mess, thank you! Always responsive by emails, so very convenient! They also have a useful website with all the information we need. 10 years later, I would again sign with them and so highly recommend them. read more

The COVID lockdown is over for real estate. How can you possibly be looking out for your property owners best interest and doing everything in your power to rent their homes out if no one returns phone calls or responds to emails? My family and I have been with GPM LLC for almost 3 years. They have been absolutely wonderful to us. Our furnace went out and within 24hrs they had heating and cooling company out and replaced the furnace. We haven't had any other major problems with the home our the company. So I've looked at a few Garner properties and only applied on the last one, as it was a good size for my family. They are not picky on the houses but the rent speaks on that. The application, if done online, costs additional to do it over the internet rather than in person. Silly. So about a week after applying, I get a call back saying that it was denied due to an eviction on my record. I'm confused, I tell them, as I've never been evicted. After further research, it turns out that it was referring to an eviction case 3 years ago, which was due to the landlord (not Garner) not taking proper steps to fix safety issues so I held the rent, which I may add is perfectly legal. I send Garner the paperwork stating it was not an eviction and I have always been good on my leases. The landlord involved in the eviction case was a slumlord and completely disregarded the safety of myself or my children, so it was a consensual case decision that I move out. Garner did not take my horrendous ordeal with this landlord 3 years ago into consideration and called me the next day to inform me that their decision is final. It's unfortunate, to say the least, when you think you found the house for you and already planned all the cleaning to make it top notch only to find out they don't want someone with reliable income because of a misfortunate run in with a bad landlord. Had 6 houses with them. Switched to a smaller outfit. Just too big and impersonal. Not that they did an horrible job. But these are my houses, and I wanted someone who carred about them as much as I did. I don't know the correct way to say it, but made a couple appointments to view my own houses. And the people who showed up to show them, didn't know much about them. And weren't shall we say, of the same quality as the people I had met to sign up with them. If you want a big company, these guys aren't bad. Maybe for someone with 50 houses? But if your life savings are tied up in your houses, and you worry alot, look into someone smaller. read more

After they took my money and made me believe that they would be cleaning and replacing the carpet upstairs they backed out on all of it! I've been stuck in a home where I can't live upstairs because the smell of the carpet(especially in the summer) is nauseating! So here I am a year later and about a $1000 into repairs to make the place some type of home and I get a letter telling me there raising my rent $480 a year. I am a landlord for the past 15 years. I bought a house and wanted someone to manage it for me as I had young children with many activities. So I decided to look for a property manager. So this was my first experience hiring a rental property manager, but this was a bad experience. The tenant they chose, put roaches into my house. I didn't even get the chance to rent from them. I am local and looking to move in with a friend from out of state. We go and look at the house, it looks like the perfect one for us! I understand wanting us to walk through the house ourselves and checking it out, due to Covid safety precautions. But the man who showed us the place was simply unhelpful. Didn't give us any info on the property at all except to tell us what we'd have to pay for. Oh well, we thought, the house looks lovely and just the right size for us. We apply online ($60 for a single application, which is on the steeper end for application fees compared to other properties I've been looking at). We then try to email everything required on the application (two forms of ID, last thirty days of income, tenant ledger, and if there is no tenant ledger, a bank statement showing rent being deducted). I send a tenant ledger/letter from my landlord, plainly stating that I have lived AND worked on the property for the past three years (I was a groundskeeper/manager on a horse farm where I live), and that rent was deducted each month from my pay check. Garner tries to tell me that they need a bank statement, even though the tenant letter clearly states that the rent was already deducted from my paychecks. THEN, after submitting paystubs for two different jobs in the last 30 days (I had recently changed jobs and had income from both new and old job in that time period) I was told that, since I was no longer working there, that they wouldn't count the income. ALL they had asked for was the last 30 days of income. THEN, they told me that I had to have a written letter from my current job, explaining when I started, what my pay was, and whether I was full or part time, all because I had been working there for less than 90 days. Meanwhile, they are giving my friend/roommate the same difficulties because she is moving from out of state and between jobs. I totally understand wanting to make sure tenants can pay, but she is easily able to pay three months rent UP FRONT, to show that she can afford to live on the property, not to mention she is a college graduate and professional whose job is in high demand right now, and is on track to be hired promptly. They decide to discount her 30 days of pay stubs as well because she had just finished up at the job a week and a half prior. Long story short, we got rejected on our application on a technicality, because even though she has more than enough saved up to pay at LEAST three months rent in advance, my salary alone does not make 2.5x the amount of rent. They said ONLY my salary counts (although just barely, since I've been employed less than 90 days) because I am the only one currently employed, which I find hilarious because my unemployed friend has more upfront cash available to her than I do by FAR. Oh, and they dragged this out over the course of five days, emailing us each time to have us jump through yet another hoop or accommodate their ever-changing requirements. Repairs are not being made, there's mold in the apartment, they are charging fees that weren't in the original lease I signed as well as other issues. This is a very unprofessional company. I understand covid may have slowed things down but when one of their repair techs come out and bang and cuss with a child in house that's not right. Then after suppose fix, my water backs up in bathroom sink. I call in April and took til June to fix, I had no water for 10 weeks. They ended up fixing. Another was my house was sold by one landlord to another and Garner took over management. Well city did inspection and I was told to fix half and they would fix half. I was told needed carpet by city. Garner put on list and 2 years later still no new carpet. City said they had to inspect to make sure passed code. Garner gave me date and said I had to be there or 150.00 fine. City never showed and I missed entire day of work. Again they said in 2 weeks we try again and again I take day off and nobody shows. Then March 5 2018 I had a stroke and put into hospital, well then finally they and city show but I'm in hospital and they give me 150.00 fine for not being there. I lost 800.00 for missing 2 days and they said tough luck fill out form and see if they take away your fine and that was denied next day saying I should have had somebody come to house. Now to present. Upstairs neighbor had 2 dogs and got fleas upstairs and I get call and say I must do whatever it takes to get rid of fleas or get evicted. I paid 300.00 plus to get rid of in basement and my floor and stairs leading upstairs. Then I said my lease is about up and need new papers to sign. I just got paper in mail 3 weeks ago saying they are doing a quit on my rental for not signing lease. I have called everyday for 3 weeks and got 1 call back while at work and could not answer on time. I called back 30 seconds later and nobody answer or call me back. Long story short this is a very dirty and crooked company for a renter to deal with. I've been a renter for the past 14 years, and this is the absolute worst rental agency I've ever had to deal with. I dread having to initiate any type of conversation with the office staff, because they are the most impatient and rude women on the planet. Every request or question is met with attitude or a condescending remark. Having a maintenance request completed requires an act of Congress. No one inside the office communicates with each other, so every time you call they have no clue what you're talking about. They refuse to take responsibility for literally anything that happens with your rental property, so be prepared to be a home owner and financially responsible for everything while you're stuck in a lease. The house had multiple problems with the heat and took multiple calls to get someone out and I have a newborn in the house. I moved out of the house and when I looked under the crawl space it had propane tanks under there and the beam going across to support the house was uneven and not even attached they had wood blocks trying to support the house. They are very unprofessional, rude, and nasty. They don't want to fix anything at all. Had to call them out 3 times to patch holes that mice were coming in from outside and they didn't want to do that. Day 2 after we moved in closet door starting coming off the tracks, Oven Fan wasn't installed properly and the bathroom accessories came off the walls. Not to mention I found until we moved 6 months later big pieces of glass in both the front and back yards. I had to clean up what I thought was only dirt but was mice droppings. The utility shelves were dirty and nasty. When you send in your form after you inspect they give you what they want to fix what is basically nothing (which they never came to fix). It was a terrible 6 months and glad I left their property. The lack of care they have for their tenants isn't right at all. read more

They wouldn't even get 1 star from me. This was the worst 1.5 years of my life. From the timenI moved in I had city inspectors in and out my house because it wasn't supposed to be occupied yet. Every time they had to fix something, they only did a cheap repair that never lasted more than a month. Reason being is that anything that gets "broken" after so many months is your responsibility to have fixed. They had to repaint my bathroom and repair my bathroom sink because the vent in the bathroom didn't work. They did one coat of white paint on top of a darker color that still showed through. The sink was falling off the wall and didn't have a pedestal under it. It was literally being held up by the pipes and caulk. How did they repair it? More caulk and a pedestal that was too short so they filled the gap with even more caulk. When I finally moved out, I returned my key and got a receipt for it. I also left a forwarding address. What did they do???? They sent me an eviction notice a week later to the house I was no longer living in. Thankfully I went by to check the mail or I would have missed the court date to let it be know that I had already moved. Later they send me a bill (to the correct address this time) for all the "repairs" they claimed needed to be done. Then later I find out that they still entered an eviction judgement against me. These people are full of shit! Avoid at all cost! read more

The woman that answered the phone when I called this morning regarding a property in Ann Arbor on Village Cir was completely unprofessional and lacked any sort of filter or ept. When I gave her my name she asked why it wasn't one word instead of two, and I had to explain that that is the way it is. She then asked what my background was, I replied, "I'm Chinese." She said, "oh. You speak really [good] English for being Chinese." If I could give them 0 stars I would. Here's a tip, DON'T RENT FROM THEM! They have an F from the Metro Detroit Better Business Bureau for a very good reason. When you file a maintenance request to them per their instructions you don't hear anything back. The front desk staff while polite have NO CLUE as to when maintenance will be performed, in fact they can't give you and answer on anything they are truly glorified message takers. We signed on a property and as soon as we went in the pipes burst, water everywhere in the basement. Although Garner came to repair the pipe within 24 hours, they NEVER came to clean the water damage they said it was our responsibility. There was an infestation of bugs in the house, the shower was non operationational, the heating vents where falling apart and the furnace they just put in had disconnected wires (a health and safety hazard I'm sure). I sent letter on top of letter to them no response I also sent video and photos of of the things that needed repairing. This was a lesson learned for me, to always check the BBB, to check reviews of a place and to check more closely when seeking a space to rent. read more

Worst landlord I've ever had. Wouldn't wish these people on my worst enemy. People in the office are extremely unprofessional. They are usually rude and can never answer any questions. When we moved in house was filthy, lights didn't work, all of the appliances broke at some point. House was supposed to have central air, never got that repaired. The maintenance people are completely incompetent and dress like homeless people. They never fixed a single thing correctly. Basement flooded during the summer storms and the did absolutely nothing about it. Not to mention all the problems we had with billing and what not. If you see a property listed by garner run away. BUT when i applied i called and followed up letting them know my application had been submitted, THEN they said it'll take about a week. Turns out it's been over a month & i have a moveout date one less than 14 days. I told them i was in a time crunch and they said that it was fine they would do what they can. We signed on with Garner Properties & Management in July 2010 when we became unexpected landlords in Michigan. We live in CA. They have been great in so many ways! We used them to refurbish the house when we first inherited it to bring it up to date. They did quality work at very reasonable prices. They have a great website that allows us to monitor expenses from afar. They have screened 2 tenants for us that have worked out fine. We've had only 2 different tenants in 5 years. We don't get calls when things need repair since they email us as soon as calls come in. We don't usually get involved since their expenses to fix things are low. Their costs are reasonable and they are courteous and responsive if we have questions etc. I highly recommend them. We have used them for 5 years so far. read more

I would absolutely consider this company as being the definition of a slum lord. First mess up: they gave us the wrong keys to the house we rented. Second: they wouldn't do anything about the ant infestation when we contacted them at 29 days into the lease. Third: work orders are inconsistent and their system is a disaster. They won't fix anything for 2 weeks and then they'll send someone another 2 weeks later that never got the memo about the job being taken care of. I called for a work order about possible leaking into my house and this week there was over 2 inches of water in my living room. My partner called and they told him too bad. I called with an angry tone and they said they would send someone out that day eventually. We couldn't trust their word and had to take care of it ourselves. Besides, the contractor was ready to come clean it out about 6 hours after the initial call. There's probably flood damage, but we will absolutely be leaving when the lease is up. Aleese gives attitude every single time I call regardless of what I'm calling about. She tried to minimize the flooding situation in our home with 0 care or consideration. Now the roof is leaking where the water heater is hooked up and we're watching water drain into our living room. Hopefully they will fix these issues within the next week....... (Extortion) Ironically, I didnt even know they had a problem with my notice until the 6th of January... Lease ended Jan 31st... Even after reiterating my intent on the 6th did they forced me to stay and pay for an additional month...... freaking amazing.. shall I even mention that they were closed at the beginning of the year (New Years they were closed!) and one could be gotten ahold of!!.. Their response was "You had to fax us on the 1st since we were not in the office" - Totally ignoring that I told their regional manager on 12/9/2013!!!!! Anyways, to make things even worse they're scamming tenants out of their deposit money for fabricated allegations according to other tenants. I pray NO ONE crosses their path.. Stay away like the black plague!!!!!! Lawyer up if you're under agreements with them.. If you're not, well consider a reputable company that has at least some level of ethics. If you MUST deal with these loonies.. Hire a third party to document, photograph your properties. Third party as in someone not related to you or friends. Also, get statements from other tenants and their signatures. In court it will not hold unless they show up with you. Make sure you ask them if they would testify etc. Anyways.. We ran into Garner not by choice.. The original property management company we were with gave it up to Garner. That's where our troubles all began. Security deposit never transferred over. i was getting late notices and and written eviction notices and the whole time we didn't even know management had switched hands!! Couldnt get their shitty online portal correctly set up to get payments made once we were aware of the switch and that was just the beginning.. I had moved out of that property and began a search for a new one. Lucky me guess who the management company is... the property is awesome for the rent so we stayed thinking the issues were merely because of them picking up additional properties earlier this year. Not so much. Seriously every person who works in the office is uneducated or at least have shitty management to the fact they weren't trained on any rhyme or reason, process, method, or even common courtesy. No one knows whats going on with repairs or when work orders are scheduled. 8 times now we have had a no call no show!! neighbors told us the property we are in had the roof cave in the year before on the previous tenant and we started getting water spots on the roof.. i had to threaten to call the city inspector before someone came out. LITERALLY MONTHS!!! When they initially sent someone out to check the roof.. he proceeded to let us know and i quote" I don't do no roofs?!" umm okay.. WHY ARE YOU STANDING HERE ON MY PORCH THEN?? the bs reason is becuase someone had mistakenly said there was a leak in the kitchen ceiling. hahaha tell me what sense that makes when you know its a two story SFR. I am hoping we make it through this winter season without to much hassle i expect some to go wrong considering the age of the house. Anyone who rents from them please keep record of EVERYTHING. My main problem with Garner is I am sick of paying 10% on top of every water bill, pot of paint, rehab or repair undertaken. A fair amount of work seems to take place with out my having a clue it has been undertaken until I see the bills and the additional management fees. The management fees I have paid in the last year have been absolutely extortionate. I have not been able to take home any of the rental income as a result and am making a loss, despite both properties tenanted. I did however talk to maybe 2 people that were nice. Maintenance took weeks to come out for issues. All the windows in the house we rented did not open, except for one that opened maybe an inch. Another of which was obviously broken from someone trying to break in. We pointed this out and asked it be replaced. Which they did... after the lease was up. The house also began to have a major foundation issue where a crack in one of the supporting walls grew and grew over time. When telling them about this it was "nothing we can do". Tile in the kitchen and bathroom eventually started peeling up off of the floor. Oh and I can't forget to mention IT CAME WITH NO APPLIANCES. As a first time renter I was completely oblivious to many many things that were wrong from the start. I paid $950 a month for a house with NO APPLIANCES. carpet started coming up, the backyard flooded and stayed flooded for 6 months out of the year with the same "oh nothing we can do about that" attitude, there was trash left in the attic from previous tenants. The neighbors were nice, they did advise us that the house had never been occupied for more than 6 months at a time... I can see why. There was no AC, the heat sucked in the winter months, looking back and knowing what I know now I wouldn't have even paid $600 a month to live in that dump. ABSOLUTE SLUM LORDS DO NOT RENT FROM THEM. And I would advise that if you have a decent property- don't turn to them for management because they obviously won't take care of it. read more

Its kind of sad really. I put a lot of my retirement money into rental properties. Spent months fixing them up, only to have them treated as if they didn't matter. Took for ever to rent them. I kept checking Craigslist etc, but only saw my houses posted once a week. Then came the repair bills. Yikes. If I wanted to pay yellow pages prices, I would have managed them myself. They are definatly a huge company, no question about that. I guess I just realized I don't want a huge company managing my savings. I'd rather have someone who actually puts in the same effort I do. Thanks Yelp! I found from a referal from this same page. A smaller local company, so far so good. I had 1 vacancy, and they placed someone in 2 weeks, in December no less! Their charging me less to clear snow, less to secure properties, and less to place a tenant! (Only 500 versus Garners full first month) Sometimes bigger isn't really better. read more
